ABOUT TEAM MEMBER

Dori Wittrig

Dori Wittrig’s love affair with real estate began at an early age. A member of a homebuilding and real estate family, she knew her path long before her college years, and afterward, made a beeline straight into the industry that first welcomed her in 1984.

Dori launched Sonoran Lifestyle Real Estate in 2001 and led the company to prestigious opportunities including Balera at Fire Rock; the Villas at Copperwynd; JW Marriott Residences in Loreto, Baja; Torreon Golf Club/Torreon Retreat; The Summit at Crestview, and more.

In 2020, she purchased RE/MAX Sun Properties and successfully merged the two reputable companies.

Dori is a rare breed in the industry who possesses both analytical skills as well as an acute understanding of the nuances of how people live in their homes. Give her a few minutes of your time and she will know exactly the right style of home your family needs. She provides clients with techniques for furnishing, staging, outdoor enjoyment, and improvement projects.

When analyzing market trends, Dori helps her clients cut through the mental clutter with custom reports that bring clarity to those trends. Many of her clients are busy executives and business owners who want clear information.

Dori excels at finding cutting-edge ways to promote homes by using the latest in internet technologies, intelligent advertising, and intense management of the sales process.

Toni LePoer

Toni joined Sonoran Lifestyle in 2017 after a career in hospitality and spa management. She decided to scratch her itch for helping people to fall in love with their homes by entering the world of real estate.

She is co-owner of a contracting and design company with her husband. When in Washington, DC, they specialized in renovations to historic accuracy.

Through these experiences, Toni’s love for homes and helping others create their own places to love and grow made her transition to real estate natural. Her certification as a Luxury Home Marketing Specialist gives her the right tools to help meet her client’s needs in a competitive market.

ABOUT TEAM MEMBER John Weil

John began his career as a realtor in 2015. Growing up in Lamorinda, CA, just twenty miles from San Francisco, he was surrounded by a family of realtors, designers, and contractors. They unwittingly set the stage for him to bring his energy, passion, and community commitment into a real estate career.

But before he stepped into that career, John got a degree in Resort and Lodging Management. He held positions with Starwood Hotels and Resorts in San Francisco and Four Seasons Residence Club in Scottsdale.

The challenges associated with providing world-class service to high-expectation hotel guests make John’s experience in hospitality the perfect background for his role as a realtor. His certification as a Luxury Home Marketing Specialist gives him the right tools to help meet his client’s needs in a competitive market.

John was recognized by the Scottsdale Area Association of Realtors as a “40 Under 40” in 2019 and 2021. He is a graduate of the Fountain Hills Leadership Academy and serves on the Fountain Hills Soccer Club board.

John and his wife Ashley relocated to Fountain Hills, her hometown, in 2013. They are the proud parents of four children. They love spending family time in the pool, hiking in the Sonoran Desert, and attending community events.

SELLING YOUR HOME TESTIMONIALS

CHALLENGING INTERNATIONAL MOVE

About three years ago we decided to sell our house in The Netherlands so we could move to the USA. We made a list of our wishes, like a warmer and drier climate than The Netherlands. When we decided to buy a home in Rio Verde, the challenges of an international move started. Dori helped us in a very personal way to overcome those challenges. It was a special contribution to have Dori’s entire team, and now we have a new home here.

A WELL-CONNECTED TEAM

I wanted something smaller and contemporary that was convenient to town with great access to biking and hiking. I thought the perfect home would come on the market, I would hand someone a check, and I’d have a house. But we bought this house and gutted it and remodeled it with Dori’s help. She helped us find a contractor and figure out a layout and plan. She’s well-connected in the community and knows almost every builder and all the tradesmen. Dori helped us figure out that what we really wanted was to “right size”. If you’re at that point in your life, Dori is the person you would want to call.

HELPED BUY, SELL, AND MANAGE MY PROPERTIES

When I first met Dori, she helped me get involved in the Fountain Hills Leadership Academy. When it came time to buy, since I spent so much time in Fountain Hills on the weekends, I knew this was the place for me. I found a beautiful little condo closer to the park where I went with my dogs, and we lived there for a year. When I had the idea of getting a bigger place, I went to Sonoran Lifestyle Team. Dori started showing me homes and I found one that ranked 10 out of 10 on my checklist, and that’s the home I’m in today. I found it convenient to work with Dori’s team for both of my needs of buying a home and finding property management for renting my condo. If someone is considering moving to Fountain Hills, they need to visit the Sonoran Lifestyle Team.

BUILDING AN INVESTMENT PORTFOLIO

Anyone who is interested in building an investment portfolio would be well-served to deal with Dori. She has pointed us in the right direction for great investments and helped us to sell and reinvest in other parcels. She knows our personalities, what motivates us, and what’s important to us. She doesn’t waste your time on things that don’t have the value you’re looking for. She’s just good at what she does! She did a masterful job in helping us find a new home in Fountain Hills.

Homes typically sell for 7% more and 50% faster if properly staged because your home looks its very best. Whether you work exclusively with your RE/MAX Sun Properties agent or with a professional stager recommended by your broker, staging your home is a must to get top dollar in today’s marketplace.

After

20 STEPS TO HELP YOU SELL YOUR HOME

20 STEPS TO HELP YOU SELL YOUR HOME

As a homeowner, you can play an important part in the timely sale of your property. When you take the following steps, you’ll help your RE/MAX Sales Associate sell your home faster, at the best possible price.

12/20

FIRST IMPRESSIONS

The fewer obstacles between prospects and the true appeal of your home, the better.

1

Make the Most of that First Impression

A well-manicured yard, neatly trimmed shrubs and clutter-free patio welcome prospects. So does a freshly painted front door. Work with your landscaper to blow away all leaves and needles, and be sure to freshen up paint on yard walls. The fewer obstacles between prospects and the true appeal of your home, the better.

2

Invest a Few Hours for Future Dividends

Here’s your chance to clean up in real estate. Clean up in the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. A paint refresh adds charm and value to your property. Prospects would rather see how great your home really looks than hear how great it could look, “with a little work.”

3

Check Faucets and Bulbs

Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don’t let little problems detract from what’s right with your home.

4 Don’t Shut Out a Sale

If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect’s mind. Don’t try to explain away sticky situations when you can easily plane them away. A little effort on your part can smooth the way toward a closing.

5 Think Safety

Homeowners learn to live with all kinds of self-set booby traps; rollerskates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for uninitiated visitors.

6 Make Room for Space

Remember, potential buyers are looking for more than just comfortable living space. They’re looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.

7

Consider Your Closets

The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity.

8

Make Your Bathrooms Sparkle

Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.

9

Create Dream Bedrooms

Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must.

SELL YOUR HOME
16824 E. Avenue of the Fountains Fountain Hills, AZ 85268 info@SunPropertiesAZ.com 480.837.9801

10 Open up in the Daytime

Open all blinds and make sure windows are clean so you can show off the views and yard spaces.

11 Lighten up at Night

Turn on the excitement by turning on all your lights – both inside and outside –when showing your home any time of the day or night. Lights add color and warmth, and make prospects feel welcome.

12

Avoid Crowd Scenes

Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they’re likely to hurry through. Keep the company present to a minimum.

13

Watch Your Pets

Dogs and cats are great companions, but not when you’re showing your home. Pets have a talent for getting underfoot. So do everybody a favor; keep Kitty and Spot outside, or at least out of the way.

14 Think Volume

The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity.

15 Relax

Be friendly, but don’t try to force conversation. Prospects want to view your home with a minimum of distraction.

16

Don’t Apologize

No matter how humble your abode, never apologize for its shortcomings. If a prospect volunteers a derogatory comment about your home’s appearance, let your experienced RE/MAX Associate handle the situation.

17

Time to Go for a Drive

When it’s time for a Realtor Showing, it’s best to clear out and let the Agent work with their Buyers directly. They know their Buyer’s wants and needs, and you may say something that absolutely turns off the Buyer without even knowing it! This also gives the Buyer the opportunity to express objections the Agent can handle, which they may not feel free to do with you in earshot!

18

Don’t Turn Your Home into a Second-Hand Store

When prospects come to view your home, don’t distract them with offers to sell those furnishings you no longer need. You may lose the biggest sale of all.

19

Defer to Experience

When it’s time to talk price and terms, allow the professionals to speak for you. If your agent feels it’s appropriate to include you, be brief ... Seller’s can frequently offer too much information and overwhelm a prospect.

20

Help Your Agent

Your RE/MAX Associate will have an easier time selling your home if showings are scheduled through this office. You’ll appreciate the results!

LIGHTEN UP AT NIGHT

Lights add color and warmth, and make prospects feel welcome.

PRICING

COMPARATIVE MARKET ANALYSIS

Your broker will provide you with a careful analysis of the right price for your particular home, showing properties with similar amenities that are currently on the market as well as those that have actually sold.

INITIAL PRICING MATTERS

A brand new listing is shown more and generally sells for a higher price than older listings. Fair or not, prospective buyers begin to wonder why it hasn’t sold.

Another important consideration is financing. In today’s market, homes must be priced accurately to qualify for a loan.

Make no mistake. We want you to get the highest possible price for your property. However, when a home is priced too high for the market ...

• It attracts lookers, not buyers, drawn to viewing more expensive properties.

• It scares away buyers who would be willing to pay the fair market value.

• It may be used by other agents to make their properties look like better values.

ASSESSING THE OFFER

When you receive an offer on your home, your RE/MAX Sun Properties agent is with you every step of the way, evaluating the positives and negatives of each offer. Only after you’re comfortable with all the terms – including price, repair limits and possession – will your broker recommend you accept an offer.

DETAILS, DETAILS

Your broker will take care of all the usual paperwork, including sale agreements, addendums, counter offers, etc., but also the government mandated compliance documentation.

• Prior to closing the transaction, your broker will review your final closing statement to ensure that it was prepared correctly and provide you with the expected bottom line.
