The rush of fall
My life is one long (sometimes strange) road trip. My weekends are usually taken up visiting the newly opened show homes and communities in and around Calgary. But this fall has really been one for the books. Just check out the mileage on my car! A typical Saturday covering this fall’s launches took me from show home openings in Harmony in Springbank just west of Calgary, to Cooper’s Crossing in Airdrie, back to the northeast Mattamy community of Cityscape, then to the new Calais bungalow villas in Quarry Park in the southeast, and finally to Cranston’s Riverstone (I live nearby so it made sense to make this my last stop). Whew, I get jetlagged just thinking about it. Our Calgary Home Living Facebook and Instagram pages are a great way of knowing of these events and joining the fun. Just look for the #showhomesaturdays tag. As I have always said, I think of our New Home Living and Condo Living magazines as a monthly chart of Calgary’s residential growth, after all we keep track of all the new communities and new show homes to give our readers the most information on where to find a new place to live. One of the most amazing growth we’ve seen is in Cochrane, and the booming young community of Heartland is part of that growth. They are our cover feature this month and we get an insight on what has made it so popular and why its residents are calling it the friendliest place in town. Another one of the biggest movers of growth is Anthem. Their various land holdings in and around Calgary offer some of the biggest selections of home products. Just check out their twin communities of D’ARCY and Wedderburn in Okotoks. Our feature inside talks about how these two new communities on the northern part of Okotoks will set the tone for growth in town for the future. The two show home profiles we feature in this issue were part of the fall rush of launches and grand openings. Mattamy Homes’ The Smythe in the young southeast community of Yorkville unveils the homebuilding and land development company’s new wide-shallow homes. It certainly presents a terrific curb appeal with a profile not so dominated by the double front garage, and it also makes for extended flexibility in the floor plan, allowing even a bedroom suite on the main floor, or a spice kitchen. Genesis Builder Group’s Lilac in Sage Meadows in the northwest brings a new design that will completely move you, literally. It has one of the walls on the main floor on moving tracks so it can create a room or create more space at a touch of the button. It’s transitional living space in the whole sense of the phrase. Fall is just beginning — and despite the sometimes unpredictable weather in these parts — it can’t stop us from charting Calgary’s new home market’s continued growth. We’ll see you around.

HOME IN THE HEART OF COCHRANE Heartland has grown to be a family favourite
C
ochrane’s scenic, nature-blessed beauty has always been the reason why people have fallen in love with this western heritage town, but the amenity-rich and affordable lifestyle offered in the popular community of Heartland is what makes living here a dream. This recreation-minded, family-friendly community on the western edge of Cochrane has been on the fast track to growth. The 250-acre community will have just over 1,450 residential units on build out, and it is almost at the halfway point. An estimated 1,500 people already call it home, and it has developed a reputation as the friendliest community in Cochrane. “If you’re looking for that small town feel and close knit community Heartland is the place for you. Heartland has a charm that I’ve never experienced in any other community,” says Michelle Walker, area manager of Excel Homes in Heartland. “Whether it’s downsizers, young couples just starting out, or families they all have a common ground; they’re down to earth,

easy going people. This is hands down the friendliest community I have ever had the experience to be a part of,” she says. It is easy to see why residents have fallen in love with it. Heartland’s developer, Apex Developments, has put in place all of the ingredients needed to create a masterpiece community that everyone wants to be a part of. A much-loved and much-used pathway system is in place, including a new paved connection from Phase 3; there is a CP Rail pedestrian crossing connection to neighbouring communities that is being constructed; two playgrounds for various ages and abilities are already here; and the extrawide green-lined boulevards that give Heartland a great natural feel are all part of the developer’s collective effort that has made it such a popular community. “A commercial area is under construction too, which will include a gas station, convenience store and even a Tim Hortons,” says Morgan Gowland, development coordinator at Apex. “We will also be the future home of Cochrane’s new RCMP station.” Residents also love the accessibility offered by its location. convenient access in and out of the community but also to all that Cochrane and the surrounding area has to offer. But what has been its most important factor is the affordability and wide range of home products that are offered in Heartland. Single-family front-drive garage homes, laned and front-drive garage duplexes and both no-condo-fee and traditional townhomes are available here at some of the most affordable prices in the region. Certainly at a better price than what you would expect to pay for the same home in Calgary. The community recently launched Phase 3, which will have all single-family front-drive garage homes from Pacesetter by Sterling Homes and Excel Homes. “There is even a small selection of lots large enough to accommodate a threecar garage,” Gowland says. “But you will have to act fast if you want one of those premium lots.” Phase 3 has some of the prettiest mountain views in the community with easy access to the river, a pond that adds an aesthetic (and functional) touch, and also benefits from Apex’s tree-planting program. Single-family front drive garage homes here start from the $360,000s. Diane Blackman, area manger for Pacesetter who just opened new show homes last year, says now is the best time to buy a home in Heartland. “The recent release of Phase 3 offers a wide selection of lots to choose from, including walkout lot options; there is also time limited promotions,” she tells New Home living. Pacesetter offers several models of two-storey front-drive garage singlefamily homes in Heartland from 1,704 to 2,694 square-feet starting from $380,000. They also have bungalows from $370,000 and laned duplexes from the $300,000s. Excel Homes offers front-drive garage homes here in both duplex and singlefamily variations. bedrooms, Walker says. They range from 1,411 to 1,683 squarefeet. While the single-family double front-drive garage homes are available in three- or four-bedroom plans and go up to 2,233 square-feet. “Our single-family home product starts from the $360,000s (1,563 square-feet) with a full size double car garage,” Walker says. “If you are a first time home buyer there is no better time to buy, it’s a buyer’s market and prices are more affordable than they’ve been in a very long time.” Adele Kerr, marketing manager at Birchwood Properties, agrees and says the affordability of their Brand townhomes have made them a huge hit in Heartland.

“Brand consists of 95 townhomes in total. There has been such an incredible response from buyers that there are now only 10 townhomes remaining,” she tells New Home Living. “Homes are selling really quickly. We had six sales last month and will definitely be sold out before the end of the year. People are recognizing the incredible location and value and taking advantage of a purchase while they still can.” Still available are the 1,055-square-foot Devon, a two-bedroom model with oversized single attached garage from $249,900. We’re proud to be a part of the community and Cochrane as a whole,” says Rohit’s Stuart Wen. At 1,508 square-feet, Rohit’s Casa townhome features three bedrooms and two-and-a-half baths and starts in the $290,000s. “People love the purposefully designed main floor with extra windows for more light, the tall 9-foot ceilings and open concept design. As a host, you can cook or prep in the kitchen yet still join in the conversation, especially from the oversized 10-foot kitchen island,” he adds. Wen says people are buying now because of low interest rates and attainable prices. “Some first-time buyers are also taking advantage of the new federal First Time Homebuyer Incentive program.” The First-Time Home Buyer Incentive (FTHBI) program offers eligible buyers up to 10 per cent of a home’s purchase price to put toward their down payment, thus lowering mortgage carrying costs and making home ownership more affordable.

THEY MAY NOT exactly be identical twins, but the two new communities of Wedderburn and D’ARCY in Okotoks offer the similarities that count. Both developed by Anthem United, these two young communities straddle Highway 2A in the northern tip of Okotoks. Both offer the kind of small town living that Okotoks is famous for, and Anthem United’s trusted, family-oriented design makes them an affordable, amenity-rich alternative to buying a home in Calgary. “People are drawn to Okotoks for its distinct character and picturesque location,” says Anthem United’s Manager of Marketing, Megan Starke. “There is strong community spirit, ample local amenities and direct access to the mountains. Buyers who move from Calgary fall in love with the town and buyers from Okotoks are already sold on the lifestyle and want to stay here.” Although Wedderburn and D’ARCY have similar products, where the two communities differ is in the size and style of homes they offer. They will share Gateway Village — a mixed-use retail/commercial/ office in the heart of the development at the entrance to Okotoks. Gateway Village is being developed by Anthem United’s sister company, Anthem Properties, and is expected to open with a grocery store in the next two years. WHEN SMALLER IS BETTER The M Series of bungalows by Cedarglen Homes is a throwback, and a good one I GREW UP IN a Second World Warera bungalow. It was nothing fancy, just a cottage-roofed home of less than 1,000 square-feet, but was plenty big enough for my parents, my brother and myself. There were two bedrooms (one shared by my brother and I), a bathroom that limited capacity to one person at a time, a living room, and kitchen. The always-damp basement had enough space for an octopus-armed furnace, oil tank, a bit of storage, and a washing machine. We didn’t need anything else, really. Life was simple then, and amenities were pretty basic. Then somewhere along the endless road to the future, bungalows got big, bigger, and bigger yet. Builders offered more, buyers wanted more, and technology got, and is still getting, higher. So, believe me when I say I was shocked, but pleased, that Cedarglen Homes released plans for its M Series homes that will bring back smaller bungalows, some with two bedrooms, and one bathroom on the main floor that is accessible from the master bedroom and the main living area of the home — and with a basement that will remain a basement, unless the buyer wants to pay for development. Brookfield’s vice-president of Calgary communities is excited by the bungalow idea. “Cedarglen has designed an innovative product with the customer in mind and that will compliment Seton’s vision. They will create an exciting urban streetscape and appeal to a wide range of customers,” he says.
While Mullen says interest has been shown by various segments of consumers, but adds that the demographic that has shown the most interest to date includes couples looking for something smaller than their existing home, who don’t want to deal with stairs any longer, or want to be nearer to children and grandchildren. As part of its marketing program for the bungalows, Cedarglen says: “Buying a home is an investment, and as a homebuyer you want to have options.
