A WHIRLWIND FALL I have always thought of Condo Living and New Home Living as a monthly chart of Calgary’s residential growth, after all we keep track of all the new communities and new show homes to give our readers the most information on where to find a new place to live. This fall, we’ve been busier than ever trying to keep track of the latest new home and community developments that have been launched — and our weekends are pretty much spent attending these events, as the mileage in my car will attest. One typical Saturday covering this fall’s launches took me from show home openings in Harmony in Springbank just west of Calgary, to Copper’s Crossing in Airdrie, back to the northeast Mattamy community of Cityscape, then to the new Calais bungalow villas in Quarry Park in the southeast, and finally to Cranston’s Riverstone (I live nearby so it made sense to make this my last stop). Whew, I get jetlagged just thinking about it. Our Calgary Home Living Facebook and Instagram pages are a great way of knowing of these events. Just look for the #showhomesaturdays tag. One of the biggest movers of this growth is Anthem — both their land development arm, and their multi-family company. Anthem’s massive Waterfront condo in downtown Calgary is our cover feature this month as it launches the final two buildings called Landmark for this most ambitious undertaking. Anthem United has also been busy, most recently with the launch of their two West Macleod communities of Pine Creek and Sirocco at Pine Creek, which along with neighbouring Belmont, pretty much corners the market in Calgary’s deep south. This month, we also talk about ZEN townhomes by Avalon Master Builder. They have been on a tear lately with three new ZEN townhome projects, one in Seton (called Sequel as it is their second here), another in Riverstone and also in Chinook Gate in Airdrie. Then there’s NEXT MONTH: Remington Development that has been enjoying Christmas issue a lot of success with their series of multi-family developments in Quarry Park, the latest — Gates II — is featured inside. Then there is Partners Development Group, which is opening the new show home for their hit ARRIVE at Crestmont West townhome. We also have a couple of additional features on Bucci’s Radius and Jayman BUILT’s Lyric — the first purpose-built for-lease development by the renowned builder. Fall is just beginning — and despite the sometimes unpredictable weather in these parts — it can’t stop us from charting Calgary’s new home market’s continued growth. We’ll see you around.

These West Macleod neighbourhoods aren’t the only new communities Anthem United is developing in the Calgary region. There’s a whole string of them that have launched recently or are already in the market. These three young communities bring Anthem United’s total land commitment in the area to 585 acres. This is, by far, the largest development in this growing area and will bring more choice to prospective buyers. “South Calgary has been in need of new development for years,” says Anthem United marketing manager, Megan Starke. “Silverado was the last community in the area to be developed and our portion of the community was finished in 2014. We are excited to be back in the area west of Macleod with three fantastic communities for people to choose from.” Pine Creek, located south of Belmont, is spread out over about 120 acres and has a projected population of 2,400. Sirocco at Pine Creek is located further to the west, bordering the Sirocco Golf Club. The latter will have a total of 176 acres with 1,400 homes and an estimated population of 3,500 upon completion. The builder partners for both communities are pretty much a who’s who of Calgary’s residential construction industry. In Sirocco, Trico Homes, Sterling Homes, Shane Homes, and Morrison
Homes are building front drive homes priced from the $500,000 range. NuVista Homes will be offering executive paired homes. Down the road in Pine Creek, Trico and Sterling are building front drive homes from the $400,000 range while paired homes, priced from the $330,000s, will come from Morrison and Shane. As the price levels indicate, Sirocco will have a higher profile than Pine Creek, offering more amenity lots — some overlooking a pond in the first phase while many in future phases will back onto the golf course and environmental reserve. But, says Starke, despite the price variance, affordability and quality remain at the forefront for builders in both communities.

Westman Village provides the perfect setting for multi-generational living

he moment they set eyes on it, Bob and Louise knew that Westman Village would be the perfect downsizer home for them. Little did they know how perfect it would be for the entire family. Bob and Louise knew that the family home they had lived in for 30 years in Shawnessy was no longer fit for their changing needs and they had been planning to scale down for some time. But they had not really seen anything in the market that answered all their needs. They were intrigued by the promise of Westman Village, and when they saw for themselves the Village Centre — the fantastic in-house amenities facility at the heart of Westman Village — they just knew right away that they finally found what they were looking for. “I was getting tired of all the work that still had to be done around our old home — the yardwork, the shoveling of walkways when it snowed — we knew we wanted a home that didn’t require as much maintenance,” Bob says. “We wanted a lock-and-leave lifestyle, which would free up our time to travel, to meet with friends,” Louise adds. “We knew that the Reflection condos of Westman Village offered a great lifestyle that would answer all our needs, but it was the awesome amenities of the Village Centre that convinced us immediately that this was the home for us.” Best of all, Westman Village also gave them the opportunity to bring Bob’s 97-year-old mother, Vera, to live closer to them. Vera had lived in her home in Acadia for more than 60 years since she came to the country as a war bride after World War II. Even after she was widowed, she had no intention of ever leaving the home. “It took a little longer for me to clean the house, but I was doing fine by myself,” she tells Condo Living. That was until a nasty fall last year. “We finally were able to convince her that she can no longer live by herself and it would be best if she moved in to The Journey Club in Westman Village, that way she can be taken care of and she can live closer to us too,” Louise says. Bob and Louise hadn’t even considered the opportunities for multi-generational living when they first looked into Westman Village, but it has certainly worked out. “Vera moved in to her new home even before we did,” Louise says. He adds that the new commercial amenities that have opened in Westman Village make it even more appealing. “I’ve already transferred my pharmacy and dentist here,” he says. “Our grandkids also love staying here, there’s tons for them to do. We were able to take them to enjoy the lake over the summer,” Louise says. Bob and Louise have settled in nicely in their estate-style two-bedroom, two-and-a-half bath condo in Reflection with an incredible view of the lake. The $1.6 million single-level suite, just under 2,000 square-feet certainly reflects their stylish tastes, but they both agree it is the totality of Westman Village’s vision that they have fallen in love with. “The Chairman’s Steakhouse is a great new addition,” Louise says of the new five-star restaurant that just recently opened. Journey Club and her $3,800 a month rent covers most of her needs including meals. She is enjoying immensely the company of her new neighbours and living close to Bob and Louise who are just a few minutes walk away. “I like the convenience of it,” she says, adding that although she was never one for change, she has certainly come to appreciate these new living circumstances. “I’ve made a lot of new friends with the neighbours and there’s always some social activity going on. aint and wallpaper can dramatically change the look and feel of a room. If you’ve been dreaming about transforming a space in your home from dull and typical to a room that has style and personality, consider applying some of these inspirational ideas to your walls. Painted feature walls can be a great way to adjust the proportions of a room. For example, a long space with darker walls at either end can feel cozier, particularly if the hues you choose create strong visual contrast. Likewise, a too-high ceiling can be ‘dropped’ to create a sense of intimacy and better human scale when painted in a richer colour. They are also wonderful for calling attention to architectural elements such as fireplaces and other features, especially if you are creating a focal point in a room.

Paint is easy to change so once you are ready for a fresh look, bring out the orange in the painting as the new feature wall colour.
Colour selection does become extremely important, as the wrong combination (feature vs. ‘standard’) can fail miserably. There are, of course, a couple of good rules of thumb to consider. First off, warmer colours (red, yellow, orange) tend to ‘advance’ on our eyes while cooler ones (blue, green, purple) tend to ‘recede’. This is helpful to consider when making your choices as ultimately they will contribute to the success of your efforts. Secondly, contrast keeps our eyes from moving around a space as it stops the flow of your gaze at every intersection of lighter and darker colours. Oftentimes, people are reluctant to paint smaller rooms in deeper colours, thinking that they will make them appear smaller. Nothing could be further from the truth. Whether pale or bold, consistent colour on walls and ceilings will help your eye travel, effectively erasing all edges and corners. Remember the power of contrast the next time you need to raise or lower a ceiling—or pull some far-flung walls closer together in your home. These are just a few things to keep in mind when designing your wall. But I’ve always felt that pictures say a thousand words, so let’s go on a photo tour of what exactly we mean by the power of a feature wall. CL

Who and how to handle rodent infestations in condos
Q:
Dear Maria; Do you have any helpful tips on mitigating the problem of mice infestations in condominiums? And who is responsible for the cost of Pest Control Services.
A:
Multi-residential communities are one of the hardest places to get rid of mice, mainly because they can hide in various different locations throughout the building. With the cold weather finally hitting Calgary, we are not the only ones looking for ways to stay warm over the next several long cold months. Yes, those pesky little creatures are looking to take up residence in your condo. In most infestations of mice, access begins outdoors and through the common property. It could be through a number of access points; hallways, utility closets, vents, walls, balconies, windows and doors left open, carports, the garage, garbage enclosure or failures in the building envelope system are just a few. Unless you live in a bare-land condo where owners are responsible solely for their own building as defined by the condo plan, pest problems in condo buildings — meaning those that have condo fees — is a little more complex. Pest control service, in my opinion, is two sided — the responsibility of both the condo corporation and of the owner. As a condo board, it is vital for them to take proper measurers in mitigating mice activity around the building. Hiring a professional pest control company can
easily do this by having them investigate, make suggestions and having them place exterior bait station around high traffic areas that rodents are known to take shelter. Here are a few tips that the condominium board can take to help in the mitigation of mice around the building. • Seal and fix entrance points into the building. • Ensure that waste, recycling and compost bins are emptied regularly. • Keep sheds, garbage enclosures, storage areas, the parking garage clean and dispose of unwanted items. • Remove unwanted undergrowth – cut back trees and shrubs, which may provide cover or access to the roof. The sooner the corporation takes responsibility and coordinates the removal and control of mice, the greater chance of protecting property and preventing future issues. As for the residents themselves, as soon as you see evidence of mice inside the common property of your condo you should notify the condo manager immediately. Your condo manager can work with your board to take the necessary steps to help address the problem. But a pest control company can only do so much. They may have full control of the common areas but only you can control what happens inside your unit.

HELPFUL TIPS FOR CONDO-OWNERS Bring your garbage and recycling directly to the common enclosure and place it inside the proper receptacle. Please do not place waste on the ground this does not help and will contribute to increased mice activity in a building. Keep your home clean: If there is nothing to eat, they will be less likely to stay for dinner. In other words; keep all food stored properly in airtight containers. Don’t forget to clean up after your pets and children. Seal possible entry points: Mice can get through small tiny holes. Keep lids closed on your garbage can, recycling and compost bin, and ensure your garbage is being emptied regularly. DO NOT leave garbage, compost or recycling on your deck, balcony or on the floor. Fix leaky taps, sweating pipes and open drains. Bird and squirrel feeders are a pretty addition to any home, but keep in mind that mice are attractive to their food source. These little critters may be cute, but they can sure cause havoc in your home if not properly addressed. Until Next Time … CL
