Southern party
If you haven’t been to the south of Calgary lately, you’ll be amazed at the kind of growth that it’s enjoying right now. The area west of Macleod Trail on the southern border of Calgary has become a beehive of activity, illustrated by last weekend’s big party celebrating the launch of Anthem United’s Sirocco at Pine Creek and Pine Creek communities, and the second phase of Belmont. Highfield Land Management also got in the act with the opening of the adjacent Hudson in Creekstone. Let’s not forget Mattamy Homes’ Yorkville that started this new round of development along Sheriff King Street. Then there is our cover feature on Legacy in the southeast, which continues to be a leader in growth in the city, garnering the second highest number of new residents last year across Calgary. Its developer, WestCreek Developments, has done a lot to foster a strong sense of community here, and you can read all about it in our cover story. What this all means is that there is so much more opportunities for homebuyers to find what they are looking for — pricewise or style-wise — in these new growth areas across the city. More homebuyers might just be encouraged by the latest news from Ottawa about a new incentive to help middle income Canadians get the home of their dream. The federal government launched a new national program on September 2, 2019, aimed at helping thousands of families across the country buy their first home. Called the First-Time Home Buyer Incentive (FTHBI), the program offers eligible buyers up to 10 per cent of a home’s purchase price to put toward their down payment, thus lowering mortgage carrying costs and making home ownership more affordable. Is it enough? Maybe not, but many are hopeful that it will at least boost confidence among buyers — especially those buying a home for the first time — that they can afford their dreams. Our show home profiles this month also gives hopeful homebuyers more opportunities in finding a home that can be right for them. Cedarglen Homes is coming out with their M Series, a new, innovative take on bungalow living in Seton. While Excel Homes’ flexible Stanley plan has been a best seller in Livingston in the north. We give some love to our northern communities too, as we take a look at what Apex Developments’ Carrington South has to offer in this popular community just off Stoney Trail north. While Hopewell Residential unveils its new Arbour Lake West, the first new community in this well-established part of the northwest in a long time. LEGACY CONNECTIONS Creating community connections is the point in Legacy
F
or the developers of Legacy, Calgary’s popular southeast community, the plan has ever been to create moments of connection for its residents. Elegant entranceways, decorative roundabouts, even public art were already sprinkled around the popular southeast community in its earliest stages, and now all of these have borne fruit in the most spectacular way. “We wanted to create a community that made it easy for neighbours to get to know each other; build an environment with several points of interest than can spark conversation and start friendships,” says Kalida Manarin, marketing manager at WestCreek Developments. It is in this way that the two-time BILD Community of the Year winner has lived up to its promise as a family-friendly, recreationoriented, amenity-rich community that enjoyed the second highest population growth in the city last year. There are already four state-of-the-art, colour-coded playgrounds dotting the community (Orange, Blue, Red and Green are open, and Yellow is coming soon) and 15 kilometres of pathways that span the length and breadth of Legacy. “You never even have to leave greenspace when you walk from one end of the community to the other,” Manarin says.

Brandi Holmes, who has lived in a duplex here for two years, says she appreciates all the greenspace. “I love walking my dog, Cricket, around the community. The pathways and 300 acres of environmental reserve give us all the opportunity to stretch our legs, it’s so safe and friendly too.” For Dijana, Brandi and many other residents of the community, it is also the wide range of affordable home product choices that has made Legacy so irresistible. “We’ve been renting ever since we came to Canada in 2015, and we never thought it would be possible for us to

own a home,” says Dijana, who immigrated from Croatia with her husband, Robert, and daughter, Ema. “But we were lucky enough to find one that more than fits our lifestyle and that we could afford as a single-income family.” Brandi agrees. “My duplex is just right for my lifestyle, plus I have a fenced yard where I can play with the dog.” “Pathways, parks and playgrounds were among the first to be installed, so were lovely public art pieces and even the entrance feature ‘ruins’ and watch tower that gives Legacy much of its character were mostly in place even before residents started living here,” Manarin says. West Creek Developments has also encouraged community get-togethers with their periodic Stampede breakfasts and block parties through the year. “We have a strong homeowners association that is really active in the community that just serves to create stronger ties,” she says. The 150,000 sets of Christmas lights WestCreek installs every year for the holidays always make it seem that such a festive, family-oriented community to begin with. Busy commercial areas are now open, including Legacy Corner, and more are on the way. These include the muchanticipated Legacy Village, which has some establishments already open and will be fully operational shortly. Then,

there’s the massive, 64-acre Township development going up near the entrance to the community along Macleod Trail, which will be roughly two-third the size of the Shawnessy commercial centre. “This will be a big hallmark for Legacy and its residents,” Manarin says. T
he art of Feng Shui dates back thousands of years, originating from China, and is now more prevalent than ever with people all around the world wanting to use this ancient method to design their spaces, homes and businesses that is conducive to bring good fortune. In literal translation, feng (pronounced, fung) means “wind” and shui (pronounced, “sh-w-uhey) means “water”. In Chinese culture, both wind and water are essential for calling in good fortune and protecting against or mitigating negative energy. Feng Shui aims to promote good chi, meaning “energy”, through understanding how the placement of yourself and objects within a space can help bring balance and harmony to all aspects of your life. Good fortune is not just about wealth. Good fortune is inclusive to areas of health, happiness, career, relationships, education, wisdom and more. Feng Shui is a complex field of study and is a discipline that requires years to master. Seeking advice, I invite a longtime family friend and recently retired Feng Shui Master, Dr. David Lai, over to

talk about Feng Shui. Not only did he enlighten me, he went to great lengths to Feng Shui my new home just as he had 10 years ago in my previous house. Dr. Lai says, “Feng Shui is not a religion. It is about balancing the five elements of nature to create harmony. These five elements are wood, fire, earth, metal, and water.” While some may assume Feng Shui is overly complex (which, rightly so, is a technique best handled by a professional), others may think the opposite and have their doubts. In truth, basic Feng Shui principles are simple notions rooted in common sense you can easily incorporate into the layout and design of your home to bring in positive chi in to your life. THE ENTRANCE OF YOUR HOME. must have nice curb appeal with a bright, open and inviting front entry. Make sure the outside surroundings and exterior of your home is well taken care of and clean. Landscaping should be nicely manicured and as Dr. Lai explains, there should be no objects obstructing the pathway — like overgrown tree branches, street lamps, electrical boxes and garbage bins — leading to your front door. He calls these objects of obstruction “poison arrows.” A poison arrow may create accidents or legal problems. The cure is simple; use a piece of hanging crystal to fix the poison arrow, Dr. Lai advises. You want to make sure good chi can find its way into your home. CALGARYHOMELIVING.COM
KEEP YOUR WINDOWS CLEAN. Windows represent your ability to see clearly. Windows are considered to be your eyes to the outside world of opportunity and when they are dirty, it can cloud your judgement and make you feel less motivated. PLACE YOUR FURNITURE IN COMMAND POSITION. To set up a room in command position means placing the main piece of furniture where you can see the door without being in direct line with it. The idea of command position is so that you are never in the direct line of fire and that whatever comes your way in life, you are best situated to deal with it. GET RID OF CLUTTER. Clutter is stagnant chi, which can drain your energy, make you feel sick or stuck in life. Dr. Lai says, “seeing the mess will create feelings of confusion, frustration and chaos. If you keep clutter, there is no room for growth, opportunities or new things”. Put it away or get rid of it. This includes things like clothes you will never wear again or broken electronics. SURROUND YOURSELF WITH FRESH AIR AND LIGHT. Open windows for fresh air to circulate and natural light to come in. Air purifiers are good options to clean the air while artificial lights are great for lighting up dark areas of the home. Light and air quality is the strongest manifest for good chi. Dark spaces can represent neglect in certain aspects of your life. KEEP THE BATHROOM DOOR AND TOILET LID CLOSED. The bathroom is considered to have dirty chi as waste and germs collect in there. Toilets also symbolize the flushing away of money and good chi. When not in use, it is best to at least keep the toilet seat closed and when you can see the toilet from another part of the home, keep the door closed to prevent negative energy from spreading to other areas of the house. FIX BROKEN THINGS. If your door is squeaking, it can sound like crying or whining. These are considered to be negative emotions and can affect your mood and well-being. I must share a story of when two years ago, my husband and I were in the process of selling our previous home. Just weeks prior, the doctor CALGARYHOMELIVING.COM
told him his creatinine levels were abnormally high which can cause kidney failure. We happened to be putting the house on the market, which sold within a day and during the home inspection, a leaky ensuite toilet was revealed. We had it repaired and a week later, the husband comes home with creatinine levels back to normal. What does this have to do with Feng Shui you ask? Dr. Lai explained to me during this visit that leaky toilets in the home can cause kidney problems. Coincidence? I think I’d rather be cautious than sorry. ADD PLANTS. Plants are a great natural air purifier. They help bring the outdoors in and foster unity with nature. Plants are thought to be prosperous. DECOR WITH VARIOUS SHAPES IN THE HOME. Different shapes represent different elements — square represents earth, rectangle is wood, triangles are fire, wavy is water and round represents metal. By incorporating all these different shapes, you are creating balance and harmony in your space. PUT AWAY ELECTRONICS. It is important to be able to remove yourself from these disruptive gadgets as they emit strong and less positive energy mentally, physically and emotionally. Family nights, a time for bonding, are tough when everyone is glued and addicted to their electronic devices. Electronics should be removed from the bedroom especially as this is your place of rest and rejuvenation. My visit with Dr. Lai was ever pleasant and enlightening. Feng Shui is never doom and gloom as there is always a remedy for everything. Flow and balance are so important in design and complement Feng Shui principles. While I share the basic principles of Feng Shui with you, there are many other factors that go in to the true calculations of Feng Shui. Dr. Lai tells me that based on my birth date and time, the four pillars and direction of my new home, I cannot place plants in the kitchen as this will incite me to spend money while placing plants in the living room will bring in money. My take on it: I’ll put more big plants in the living room and will keep a couple of small plants in the kitchen. After all, what fun is there in working hard and not being able to spend at least a little of it? In the case where you don’t have a Feng Shui master to do the calculations for you, evenly disperse the plants so at least there is equal input and equal output. A little bit about Dr. David Lai: Dr. Lai started his Feng Shui practice in 1967 studying with Feng Shui Master, Ting Chuen Tang, in Hong Kong. By 1979, he earned his Certificate as a Traditional Chinese Medical Doctor. He also has a degree in Internal Treatment and Surgery. Dr. Lai moved to Calgary in 1990 and has been an active academic member acting as the Acupuncturist Examiner in Alberta since 2003 and Feng Shui Instructor at Mount Royal University. Even as a retiree, he is called to provide consulting, which includes most recently contributing to creating a harmonious environment for the pandas at the Calgary Zoo. NL

Anthem United hosts West Macleod communities block party ANTHEM UNITED HOSTED Calgary’s biggest block party of the year that saw the renowned land developer open the two new communities of Pine Creek and Sirocco at Pine Creek in the West Macleod area in the city’s south. Along with the community of Belmont, which Anthem United launched last year and is now on the second phase of developing, Pine Creek and Sirocco at Pine Creek will bring the developer’s total land commitment in the area to 585 acres. This is, by far, the largest development in this growing area and will bring more choice to prospective buyers. “South Calgary has been in need of new development for years,” says Anthem United marketing manager, Megan Starke. “Silverado was the last community in the area to be developed and our portion of the community was finished in 2014. We are excited to be back in the area west of Macleod with three fantastic communities for people to choose from.” Pine Creek, located south of Belmont, is
spread out over about 120 acres and has a projected population of 2,400. Sirocco at Pine Creek is located further to the west, bordering the Sirocco Golf Club. Cochrane’s newest community unveiled QUALICO COMMUNITIES AND Slokker Homes opened Cochrane’s newest community: Rivercrest in Cochrane. First-time homebuyers get Federal Government support HOMEBUYER MARKET GOT some much needed federal help, as the Government of Canada launched an innovative new tool to help middle class Canadians buy their first home. The federal government launched a new national program on September 2, 2019, aimed at helping thousands of families across the country buy their first home. Called the First-Time Home Buyer Incentive (FTHBI), the program offers eligible buyers up to 10 per cent of a home’s purchase price to put toward their down payment, thus lowering mortgage carrying costs and making home ownership more affordable. The FTHBI works by reducing monthly mortgage payments required for first-time homebuyers without increasing the amount they need to save for a down payment. This program complements other measures taken in Budget 2019 to support first-time homebuyers with their down payment such as an increased RRSP withdrawal limit from $25,000 to $35,000.
The Government of Canada has allocated $1.25 billion over three years (starting in 2019) for this program. The Incentive will be available to first-time homebuyers with qualified annual household incomes of up to $120,000. At an event hosted by Trico Homes announcing the launch of the program, The Honourable Kent Hehr, Member of Parliament for Calgary Centre, says he is confident that this is just the boost that the ailing housing market in Calgary needs. “The First-Time Home Buyer Incentive will reduce monthly payments on a first mortgage by up to $286 for 100,000 families across Canada looking to buy their first home — that’s a significant savings per year,” Hehr says. The event was held at Trico Homes’ Gem Series homes in Redstone in the northeast, and Trico Homes President, Tom Chisolm, says he is hopeful that the incentive gives buyers “a reason for optimism” in buying their first home. “It has become very challenging for many
first-time buyers to enter the market. As a result, Trico Homes has worked very hard to create innovative new products for first-time buyers that are not only affordable but also offer desirable features and the most square footage possible within their budget. Trico’s new RedStone Gems product line combined with the new First-Time Home Buyer Incentive is a positive step forward in helping them achieve their home ownership goals,” Chisolm says.

FROM GREENS TO HOMES Shane Homes, Quantum Place work to repurpose part of Hamptons golf course TO USE AN OLD golf term, Chris Ollenberger finds himself involved in another do-over, of sorts. Ollenberger and his crew from QuantumPlace Developments have been in the midst of repurposing a small practice area and holes 14 and 15 of the upscale Hamptons golf course, turning them into residential enclaves. In all, 68 lots for estate-style homes have replaced them. The two affected homes have been relocated. Shane Homes, along with its Wenzel Developments arm, purchased the property from Windmill and are building all but four homes in the two pockets. Cedarglen Homes will build those four homes, leaving Shane with the enviable challenge of designing and building the rest of that phase and all of the second. By the way, possessions have started to take place in the first phase. Quantum Place has a history with golf courses. It has been involved in the redesign on the former nine-hole Harvest Hills course being redeveloped into housing by Cedarglen. And earlier, Ollenberger took up the tools to do some redesign at what was going to be an extension of the Stewart Creek course in Canmore. But back to The Hamptons where the redevelopment project started in 2015 when Barry Ehlert, head of Windmill Golf Group, approached Ollenberger to help him with conceptualization, planning, approvals, and construction to inject some new energy into the 18-hole track via two repositioned holes, improving other holes

— all to create new challenges. “It’s a common challenge for golf courses to be able to find the capital needed to undertake improvements, as the amount of golf being played has declined over the years — and Windmill was looking to separate from the pack by investing back into the course,” says Ollenberger. And as things worked out, the redevelopment was a win-win for Shane and for Windmill. Shane purchased the land from Windmill in 2018 and set about doing what it does best — creating housing. “It was an opportunity for us to provide upscale homes for people living in the area to move without leaving the neighbourhood,” says Dave Rickett, vice-president of operations and cost control for Shane. At the same time, adds Ollenberger, selling the land to Shane allowed Windmill to focus more attention on its high-profile
Mickelson National Golf Club currently under construction in Harmony. Shane then asked QuantumPlace to carry on with the project work it had started earlier — but with some tweaks. “I think we have formed a very productive team. With our combined experience we have modified the second phase mildly to offer more walkout lots, maximizing retention of existing trees and integrating a new community garden into the plan, plenty of green space and pathway connections for the whole community to enjoy, and a playground that was needed,” Ollenberger says.
