My Facebook account lights up with unbelievable sunset shots from locals this time of year and it makes me realize I’m not the only one who truly appreciates the fall season in the South Bay. Sure there isn’t droves of people laying out on the beach in the brisk fall weather but isn’t the view of the coastline another significant reason we all live here? And with the advent of picture phones and social media, I just love seeing someone else say ‘I love the South Bay’ with a simple shot posted to Facebook. It’s also the time of year I’m getting ready for the 2012 selling season and most Realtors I know are doing the same. There’s no better time than the fall to shoot photos of your upcoming listings with the gorgeous backdrop of the crisp skies and I’ve even noticed difficulty booking my photographer as a result. The La Venta Inn was constructed in 1923 in what is now the City of Palos Verdes Estates at a cost of $17,000, and was originally named Clubhouse 764 and was also referred to in some early historical documents as the Wayside Inn, The La Venta Inn was the first structure constructed on the peninsula. Architects Walter and Pierpont Davis designed the building and the famous landscape architects, the Olmstead brothers, designed the gardens. Given the name, la Venta, meaning “the sale,” it was originally built by the managers of the Palos Verdes project as a clubhouse for the entertainment of prospective land developers and home buyers but became the social center for Palos Verdes, hosting many weddings and dinner outings. The first large La Venta party was held in 1924 on the three-acre site, when 200 realtors were wined and dined in the beautiful setting. The Palos Verdes Project’s plan was a huge success, and soon homes started appearing on the landscape following the Mediterranean architectural example of the inn. The inn was also used as a backdrop for several silent movies in the late 1920s. In the 1930s, the La Venta Inn became a famous black-tie restaurant, and many Hollywood celebrities of the time used the Inn as a weekend retreat, including Charlie Chaplin, Rosalind Russell, Greta Garbo, Cary Grant, Charles Lindbergh, Errol Flynn, Betty Grable, Bob Hope, Gloria Swanson, and Tyrone Power. Frank Conroy, a Broadway stage actor, purchased the inn in 1941 and hosted lavish Hollywood parties, but with the onset of World War II, bomb scares and blackouts prevented visitors from attempting the long, winding drive to the inn, and it was all but abandoned. During World War II, La Venta’s tower was utilized as a 24-hour lookout point for the U.S. Coast Guard. In 1944, at the end of World War II, the inn was purchased by the Schnetzler family, and they converted it into their own private residence. They worked on renovations and lovingly brought the expansive gardens back to life. Dorie Matthews, daughter of the Schnetzlers, told the Daily Breeze that there were occasions when people “would just come in the front door, sit down and ask for a menu”, not realizing it was now a private residence. The Schnetzlers eventually reopened the inn to the public in 1957, and for ten years, Mrs. Schnetzler assisted with arranging weddings and celebrations on the grounds, acting as innkeeper. Over the years there have been instances in which developers made overtures to buy this valuable property, but the community consistently rallied to the defense of the inn and its history, and it was eventually designated a nationally recognized historical landmark. Since 1992, the New York Food Company has managed the property and hosts numerous private party functions every year.

We take our limitless entertainment choices for granted, ranging from countless movie theatres with 3-D special effects, to DVDs delivered to our door so we can watch movies in the comfort of our own home. But in 1923, it was big news when the local paper announced that a $200,000 theatre would be built at the southwest corner of 13th street and Hermosa Avenue – the only one of its kind for miles around. Fifteen years after Hermosa became the nineteenth incorporated city in Los Angeles County, a local banker, Ralph Matteson, had the ambitious idea to build a movie theatre in Hermosa. Detailed plans were drawn up for a 1,200-seat structure housing a $20,000 pipe organ, and a contest was held to name the new theatre. For the Metropolitan’s grand opening, the ornamental, Neo-Classical style theatre premiered Circus Days, starring Jackie Coogan, who later became a resident of Hermosa Beach. Several novelty acts performed, and it’s said that the enthusiastic crowds finally emptied out of the theatre well after 2:00 in the morning. Other classic films screened in the Metropolitan’s early years included She Done Them Wrong, featuring Mae West, and The Little Giant, starring Edward G. Robinson. Vaudeville shows and stage acts, popular for that time period, were frequently held at the theatre. The Hermosa Beach Review described the Metropolitan’s ornate design as “jazzed plaster decorated in various colors … a beautiful entrance under a marquee of rare artistic design.” Theatre patrons were surrounded by expensive wall hangings and pricey paintings, and sat on sofas and leather opera chairs while enjoying listening to the Robert Morgan pipe organ. Brenda Bibee, former Hermosa Beach resident, recalled going to the theatre in the late 1940s with her older siblings. “For 20 cents, we could see a newsreel, a cartoon, and two shows,” she said. Later, in the mid-50s, Ms. Bibee worked at the theatre’s box office and helped people to their seats. “It was a beautiful theatre

with red velvet curtains,” she said. “There was nothing else like it. And on Saturdays, there were special shows for the kids with prizes. The kids had so much fun on the weekends.” From 1979 to approximately 1981, the theatre was known as The Cove, and showed popular surf movies as well as numerous screenings of the Rocky Horror Picture Show. There were also the occasional punk rock band performances, a huge hit with the emerging local punk rock crowd. The name changed again to the Bijou, and it became known for eclectic film screenings consisting of foreign films, art pictures, and other lesser known releases – movies that were otherwise impossible to see in the South Bay. The Bijou may also be remembered for how easy it was to smuggle in a taco-burrito from Diana’s Taco Burritos at the end of Pier Avenue, also now gone. Rumor has it that some former Bijou patrons regularly smuggled in alcohol to enjoy during their movie viewing, although this cannot be confirmed. The elegant Art Deco building was almost demolished due to the need for retrofitting to meet the state’s earthquake requirements. Discussions were held to level the building and replace it with a parking structure. The Hermosa Beach Historical Society swung into action, and the building was eventually designated a historical landmark in 1999. Retrofitting was completed, and refurbishing began on the exterior. The detailed façade has been preserved, and the interior space is now used for commercial/retail purposes. Two red, worn, leather seats remain on display at the Hermosa Beach Historical Museum, along with other theatre memorabilia such as posters and handbills of the various shows from years gone by. Old theatre photos from a bygone era are displayed, and if you close your eyes, you can almost hear the melodies of the pipe organ and the applause of an appreciative audience.

ou have decided to live in the South Bay: the commute to work is ideal, the school systems fit your needs, the weather pattern meets your approval, and everything is almost perfect. Ah, but what about your budget? You haven’t saved quite enough for that $10 Million water front home on The Strand in Manhattan Beach or the 4,000 sq.ft. Palos Verdes castle at $3 Million, and honestly the payment on an $800,000, 2 bedroom bungalow in Hermosa Beach just doesn’t seem to fit the pocket book. Where do you live? Where do you buy? Fortunately, the South Bay is one of the most diverse areas in the entire Country. No matter what your budget there are great places to live in the South Bay outside of the Beach Cities and the Peninsula that are not only affordable; they are as diverse as the people that live there.
The South Bay has many cities, communities and neighborhoods to choose from. Starting with TORRANCE to the East, it is the largest of all of the cities and houses four separate High Schools. The schools are award winning and the prices can vary from the $200,000 range for small condos, all the way up to and over $1 Million for beautiful single family homes. The most expensive homes are typically located on the most Southern and Western part of Torrance in an area called THE HOLLYWOOD RIVIERA which is bordered by Palos Verdes and reaches all the way down to the beach. LOMITA is a small city bordering Torrance which includes a hillside area called LOMITA PINES that borders Palos Verdes and offers rolling hills and some views. CARSON is a large city that is home to the Home Depot Center where The LA Galaxy and others play professional soccer. It also houses a state-of-the-art training facility for some of the country’s best athletes. You can actually find condo pricing under $100,000 here as well as newer homes in gated communities that are much more expensive. SAN PEDRO, a historical harbor town, is a bustling port city and one of the busiest in the world. The housing in San Pedro has a tremendous mix of single family homes, condos and apartments. Home prices can fall as low as $200,000 and yet still hit beach level prices along the southern coast, which offers tremendous views of the Pacific Ocean and Catalina Island as well as the Port itself. “I knew he couldn’t live without me,” jokes Lisa Wehrly as she recalls the office romance that brought her and her husband David together in the late 1990s. “We tried keeping it a secret from the boss,” David chimes in, “But it turns out he knew all along.” Now married 20 years, the other open secret in the couple’s lives is their mutual passion for France and Italy, which is written all over the custom-built Manhattan Beach home they share with their three children. Not content with bringing back Venetian glass figurines or a painting by a local artist to commemorate their European vacations, the Wehrlys’ souvenirs include fireplaces, floors and a roof. “We know what we like,” Lisa says in reference to the reclaimed flat terra cotta tiles that were salvaged from dilapidated buildings in France to create the home’s unique roof, a departure from the more common barrel tile roofs that dot the Southern California landscape. What makes the Wehrlys unique in their quest to outfit their five-bedroom home with European antiquities is a genuine reverence and appreciation for the objects and their history. A floor-to-ceiling limestone fireplace in the living room, reminiscent of the kind one might see in the bedroom of a Loire Valley chateau, is embellished with a scallop shell medallion and carved scrolling on the mantle. “At the time we bought it, the French government was limiting the number of antiquities leaving the country,” Lisa explains. “So we secured the right paperwork and documentation in order to bring it home.”

Incorporating 15th to 18th century artifacts into a 21st century home comes with some challenges. The flooring in the living room, dining room and kitchen is made with 18th century Dalle de Bourgogne flagstones, which were recovered from derelict homes in France’s Burgundy region. “Some of the stones were threequarters of an inch thick,” David notes, “and others were three-and-a-half inches thick.” This meant that the floor had to be dropped enough to accommodate the thicker tiles, while the thinner ones were floated on the cement. While a good portion of the home’s reclaimed elements were imported from Europe, some were found locally through sheer serendipity. The sink in a ground-floor powder room is hewn from a stone that bears an inscription in Latin and could easily blend in with some of the ancient artifacts found within the walls of Rome’s Coliseum. However, Lisa had to travel no further than Orange County to discover it sitting on the floor of an antiques shop. “They told me it was from Italy, but that was all they knew,” she says. For the most part, the Wehrlys’ vision for the style and feel of their home was fulfilled using reclaimed materials from France and Italy. The items they could not find overseas were either sourced stateside or made by Los Angeles-area craftsmen and artisans who have mastered the art of recreating old-world elements

using new or reclaimed materials. A ceiling in a hallway off the kitchen bears dark wood beams that look as if they came from the dining hall of a 15th century French hunting lodge. In reality, they were purchased at Vintage Timberworks in Temecula, where wood from old barns is used to create period-style design features. Kitchen and bathroom cabinets crafted in the tradition of heirloom French pieces were made by Beau Sejour in West Los Angeles, which specializes in old-world European design and construction. Accessories throughout the home are carefully curated to evoke an authentic European flavor. Hand-painted Italian Deruta tile (see sidebar) in an upstairs bathroom is at home with a locally-sourced, modern lighting fixture that could easily pass for hand-blown Murano glass. “People either love or hate this bathroom,” Lisa says with a laugh. “It’s the most Italian-looking room in the house. We met a man in Deruta who hand-paints the tiles, so we worked with him for this design.” Any couple that has ever built a home from the ground up can usually mine their experience for humorous anecdotes about knock-down, drag-out arguments over wallpaper. Not the Wehrlys. “David and I work well together,” Lisa says. “Sometimes he’s passionate about something like the ceiling, and I’ll be passionate about marble. But we have fun with it,
and it brings us closer together. One of us will have an idea and the other will say, ‘That’s great! I never thought of that.’” One of David’s hallmark ideas was inspired by a seemingly impractical space. The home’s basement is completely underground, which required the construction of a shoring wall in addition to the interior wall. The long, corridor-like space between the two walls was only about three feet wide, but where the builder saw construction filler, David saw a wine cellar. The couple fashioned the floor using leftover flagstones from the main living area and extra honeycomb-shaped terra cotta tiles from the rooftop terrace. They installed wine racks and added an arched door with a clear glass panel to create a climatecontrolled storage space for David’s wine collection. Visible through the wine cellar door are two Deruta ceramics made from terra cotta barrel tiles. One is painted with the profile of a Renaissance-era noblewoman, and the other is a portrait of a gentleman from the same period. The portraits are hung so that they appear to be gazing at each other. The woman’s portrait bears the inscription, “Carpe Diem.” The other is inscribed with the Latin “Toto Corde Meo,” or ‘with my whole heart.’ For the Wehrlys, home is all about the heart.

Deruta ceramics: A centuries-old Italian tradition In the heart of Umbria, about 12 miles south of Perugia on Italy’s E45 highway, lies the tiny town of Deruta, population 8,100. Overshadowed by nearby Assisi, most tourists traveling north from Rome may pass through it if they’re making a pilgrimage to the neighboring hometown of St. Francis. However, a pilgrim of a different kind may actually stop in Deruta to pay homage to one of Italy’s most treasured forms of craftsmanship. Considered among the largest producers of majolica, or glazed Italian ceramic ware, Deruta is synonymous with museum-quality pottery and fine dinnerware and decorative objects. Although the earliest commissioned pieces date back to the 13th century, it wasn’t until the beginning of the 16th century that the town’s craftsmen established themselves as masters of majolica. Known for its colorful, precisely drawn designs, Deruta pottery began gaining popularity in the mid-1300s thanks to the town of Assisi, which was already starting to attract hundreds of pilgrims. Deruta produced terra cotta tableware for the inns and taverns of Assisi, and a growing demand for keepsakes that visitors could purchase and take with them gave rise to souvenir ceramic bowls bearing the saint’s image. Today, Deruta is home to more than 200 majolica workshops and the Romano Ranieri School for Ceramic Arts. Thousands of merchants throughout Italy continue to hawk brightly painted majolica bowls, paperweights, plaques, tree ornaments, tiles and larger items such as bathroom sinks and fountains. However, much of the items for sale at tourist-oriented shops are not Deruta. Anyone who wishes to purchase authentic pieces in Italy should do some research to find a reputable vendor before traveling. Deruta ceramics can be purchased in the U.S. at independent boutiques or high-end retailers such as Barney’s New York, Neiman-Marcus and Tiffany & Co. The tournament featured a closest to the pin contest, long drive contest, an opportunity to win a BMW courtesy of Nick Alexander BMW, an amazing silent auction and grand prize was a 5 night stay for 2 at the Aqua Wellness Resort in Nicaragua. Through the generous efforts of local individuals and businesses, the first annual Commissions for Education golf tournament was a huge success.
