SAN PEDRO’S WHITE POINT RESORT BY MAUREEN MEGOWAN / RE/MAX PALOS VERDES EXECS Between the turn of the 20th century and WWII, the White Point area of San Pedro was home to a thriving Japanese community of abalone fisherman and farmers. In 1899, 12 Japanese fisherman leased beach front property at White Point from Ramon Sepulveda, a descendant of Jose Dolores Sepulveda, the original Spanish land grant owner of San Pedro, with the intention of establishing an abalone and lobster fishery at that location. By 1903, they had earned enough money to construct a cannery at the fishery. This profitable industry ended in 1908 when it was alleged that these settlers were using fishing as a front for spying on coastline activities. Laws restricting how much shellfish could be taken were also enacted when the lobster and abalone population was quickly depleted. After the fishery closed, the area became a Japanese farming community and a resort locale. In 1915, Tojuro and Tamiji Tagami, with the help of Sepúlveda, developed the area as the White Point Health Resort, a sea side resort centered around a sulfur spring at the base of the cliffs. Tamiji suffered severely from arthritis but after several weeks of immersion in the hot water from the ocean, he recovered and was again able to work. So they built a bathhouse and then constructed the balance of the resort which consisted of a two story 50 room hotel and restaurant with a dance floor, three salt water plunges, an enclosed boating area, a bathhouse, and a pier which ferried tourists to a nearby fishing barge. Local children often bathed in the sulfur water on their way home from school. Doctor would send patients to the resort for the therapeutic powers of the hot springs, and tourists would stay there for the beauty of the weather and location. Various disasters in 1928 and the late ‘30s, led to the decline and eventual closure of the property when storms damaged the pools and some of the buildings. In 1933, an earthquake sealed off the sulfur springs. Although the Tagamis continued to operate the hotel, they never actually owned the land. Ramon Sepulveda could not legally sell the land to Asian immigrants under a California law which prohibited ownership of land by those not eligible to become citizens. Although the hotel continued to operate despite these set-backs, the final blow came in the late 1930’s with the rise of anti-Japanese prejudice and depressed economic conditions forced the closure of the resort. After the start of World War II, The federal government took over the area, becoming part of the nearby Fort MacArthur military complex. The resort’s buildings were demolished, and fortifications were added to the shoreline and nearby hillside. The state of California bought the beach area in 1960, and it became Royal Palms State Beach. In 1995, the land was acquired by the county of Los Angeles and became Royal Palms County Beach.

REDONDO BEACH HISTORIC LIBRARY THE JEWEL OF VETERANS PARK

If you had been a local sailor in 1895, at some point you probably would have come across Pier Number One in Redondo Beach. There you would have found a small reading room filled with donated books, allowing an escape from the hardships of sailing life. Although Pier Number One was swept out to sea during a major storm (occurring in either 1907 or 1915, depending on whom you talk to), this modest reading room was the humble beginning of the future Redondo Beach Library. Redondo’s first free public library opened in 1909 in a room in the City Hall on Emerald Street, and over the next twenty years, the growing library struggled with space problems for its 450 volumes. The library soon became so popular that by 1917 the collection filled the entire west wing of the City Hall. By 1928 there was an unquestionable need for more space, and a new site along the Esplanade was suggested by the Chamber of Commerce. Designed by architect Lovell Pemberton and built at a cost of $45,000, the new main library in Veterans Park was opened in July of 1930. A three-story building, the library combined both Spanish and Dutch colonial styles with arched windows and gables on its north and south wings. Art Deco moldings decorated the front façade, and windows were set in almost every wall to allow unrestrained views of the bay. Built just to the right of a Moreton Bay Fig tree which still stands today (and is itself a registered landmark), the library boasted 20,000 volumes and served an appreciative population of 10,000 residents. During the Depression, the library briefly became part of the Los Angeles County Library System. Staff took voluntary pay cuts, performed janitorial work, and paid the light bill out of their own salaries. In 1937, with better financial times, the library withdrew from the County System, and by 1943 there were

more than 32,000 books on the shelves. Many local residents recall frequenting the Veterans Park Library and borrowing more than just books. “In the late 1940s, there was an area inside the library that allowed children to check out toys,” recalls Patsy Murray, former Redondo Beach resident and now living in Hermosa Beach. “I remember as a young girl walking from Pacific Coast Highway over to the library to borrow toys.” In later years the library struggled to keep up with population growth and redevelopment. Although the library’s architecture and beautiful location secured it a place on the National Register of Historic Places in 1981, there were concerns about the building’s age and ability to withstand earthquakes. After serving as Redondo’s main library for sixty years, the historic library closed in July of 1991. In July of 1993, ground was broken for construction of a permanent library adjacent to City Hall, and two years later the new Redondo Beach Main Library opened at 303 N. Pacific Coast Highway. The Veterans Park Library Building was internally remodeled and opened in 1996 for special events. Now known as the Veterans Park Community Center, the 13,333 square foot historic building contains a grand ballroom, banquet room, mezzanine, meeting rooms, catering kitchen, office, bridal room, restrooms, elevator and storage area. The building is leased exclusively to Spectrum Catering for special events. As you wander through Veterans Park and admire the library, be sure to stop next to the Moreton Bay Fig tree and gaze toward the pier. It’s easy to imagine those long ago days when sailors pulled up to Pier Number One, eager to sit in the reading room and escape.

You’re on a mission to find your dream home. It’s the one you have thought about for years. The timing feels right. You’ve saved for your down payment. The Real Estate market is showing signs of a future recovery; so how do you know if the home you have your eye on, is really “the one”? There are occasions albeit rare ones, when a buyer walks into a home and is overcome by love at first sight; where they open the door and say, “WOW! This is it! This is exactly what I have been looking for my whole life! Mr. Agent, write up the contract now, I’ve got to have this house.” The harsh reality is that most buyers are more methodical about their search, especially in a flat or down trending market which makes them really question if they are standing in a buying situation that is the perfect fit. After twenty-five years of working with buyers and recording hundreds of millions of dollars in sales, one thing I have figured out for certain is that what turns on one buyer certainly may have the opposite reaction for another. A home and its location can appeal very individualistically. To find that keeper, one must identify their top “must haves”. (Although, I do caution most buyers to have flexibility on this “must have list”.) When shopping in the beach cities like Manhattan Beach, Hermosa Beach, Redondo Beach and Palos Verdes, buyers quickly realize that due to the high price of Real Estate, fulfilling their entire “must have” list is a tall order. Can you imagine how many calls that come in from buyers who step foot in the South Bay and tell me “I can spend ONE MILLION dollars. I would
like a very nice 4 or 5 bedroom home. I prefer a back yard big enough for a pool. I would like to have a sweeping view of the ocean while at the same time be walking distance to the beach. Oh, and I want the home to be in the best school district in the area. In addition, I would like to offer 20% or 25% off the list price because everyone knows it’s a buyer’s market right now.” It’s easy to lean back and let out a huge sigh of frustration, but after hearing that request no less than a thousand times in my career, I quickly learned it is just another opportunity to help a new client learn things about the market they just haven’t had the opportunity think about yet. Am I going to ask them to “settle” when they have held out for all these years for that dream of finding “the one”? Absolutely not. But I will help them look at their list and determine what is a reality for them and then I go to work finding it for them. How do I help this buyer identify the perfect home for them within the best possible parameters? It is a critical process. There are 5 major key elements to focus on when choosing a home; the importance of each varies dramatically from buyer to buyer.

Your list of amenities can range widely from quality of construction, architectural style, finish style and upgrades, special features like a built in home theatre or bowling alley. Don’t laugh: I just listed one with a two lane bowling alley complete with disco lights and a state-of the art sound distribution system similar to those found in a multimillion dollar night club. Timing your home purchase is as important as any of the factors. When I refer to timing in this case I do not mean simply timing the market. It’s about finding the ideal time for yourself. In other words, if you have outgrown your home, if you have been relocated, if you are downsizing or maybe just upgrading, then it may be time to make
a move. Make sure you can afford what you are buying and buy when your needs to move exceed your desire to stay where you currently are. My advice: when making your dream list, put an “F” next to the items that you are most willing to be flexible with, then share your list with your agent. Remain as flexible as possible; with prices as high as they are in the South Bay, finding a home with absolutely everything you want is very challenging to say the least. What’s important to be aware of is that you most likely aren’t the only person operating off of a “must haves” list that looks like yours. Chances also are that you aren’t the only qualified buyer, ready for a quick escrow either. If you are fairly picky and you finally see a home that seems perfect, there is a good chance you are not alone. When you lay eyes a home that gives you the chills (in a good way), make an offer. Don’t let it be the one that got away.

What does a former entertainment publicist do after wrapping up a career built on rubbing elbows with the likes of Bob Dylan and Michael Jackson? She goes to the beach, of course. Linda and Kevin Rosen of Manhattan Beach spent three years searching for the perfect lot to build a home for themselves and their three teenagers. Foregoing today’s nomadic lifestyle trends, the Rosens wanted a house that their children could come back to as adults. “We built the house so that we could have elderly relatives visit, and at the same time be comfortable when we become elderly,” Linda Rosen said. She raved about the elevator that connects all four stories of their contemporary Sand Section walk-street home. “We have 49 steps from bottom to top, and I can climb them now, but I don’t know what that will be like when I’m 85.” Characterized by sleek angular exteriors and an open floor plan, the home, designed by Jonathan Starr of Starr Design Group in Hermosa Beach, features eclectic touches that counterbalance the modern with the traditional. “We
gave the roof a modern twist by making it asymmetrical,” noted Starr. He tilted the angle of the roof to accommodate large, fourth-floor picture windows that open onto a generous ocean view. “[The angle] expands toward the beach and the sun and all the great things you want to look at.” Rosen credits contractor Alan Lieberman of Red River Contracting in Manhattan Beach for coming up with an idea to keep the beach views crystalclear. “The windows have little valves that turn on automatically to rinse off the sand and grit,” Rosen said. “This morning there was dew all over the windows and sand blowing around, so I just turned on the valves. It’s brilliant.” In addition to the window sprayers, automatic shades open and close on a timer to protect the interior wood surfaces and furnishings. On the fourth floor where the kitchen, views and upper balcony are, the Rosens cook, entertain or simply unwind. Thanks to the abundance of windows, the space is well-lit and gives off a warm, inviting energy, a feeling

that is lacking in many contemporary-style homes. Crowned by visible mahogany beams, the modern appeal of the front living space is offset by an exposed stone wall. Rosen had seen a similar concept in a home decor magazine and knew instantly that it would work in her home. The stone, imported from Israel, is similar to Jerusalem limestone. “It’s a juxtaposition between the really old and a little bit of contemporary,” Rosen said. The contrast between the old and the new lives on in the furniture. Dark mahogany chairs are adorned with nautical-style upholstery and decorative pillows, echoing the casual elegance of a contemporary beach resort. A 200-year-old rustic worker’s bench from a French farm adds an anachronistic flair and is a nod to the family’s former residence, a Mediterranean-style custom home in Manhattan Beach’s Hill Section. Rosen jokes that she sold the entire contents of the Mediterranean home on Craigslist. However she is quick to point out that certain pieces, such as a 300-year-old grandfather clock that once kept time in a French farmhouse, “are part of our family. We bought it 15 years ago, but it will remain with us.” The ornate, stately clock rests near a decidedly modern powder room whose centerpiece is a backlit agate sink in amber tones. The golden hues complement a floating, latticed mahogany ceiling that adds
dimension and visual interest to the space. Heirlooms and delicate, polished stone aside, the home is built for durability. Limestone floors can withstand anything from parties with upwards of 50 guests, to a group of teens filming a dance sequence for a recent school project. “In the summer, I’ll have 30 kids run up the stairs, head into the kitchen and empty my refrigerator, then run back down,” Rosen shared. “We really built the house for the kids. There’s an outdoor shower, and a separate bike storage room adjacent to the garage. In the old house, they used to run their bikes between our cars and scratch them. Now, I don’t have to worry.” Starr wholeheartedly supports his clients’ vision. “This is a house for kids and a house for a family. It’s not supposed to be a statement; it’s supposed to be a place to live, a place where you can put your feet on the couch.” Starr described the process involved in building a home where the focus is livability. “Things happen during construction,” he stated. “When you design a house, you think you might be able to see the ocean, but you really won’t know until you’re out there building it. We realized during construction that if we raised the breakfast nook about eight inches, you could see the view.” Rosen adds that the inspiration for the breakfast nook and kitchen color scheme came from a
prominently displayed photograph she and her husband purchased in Las Vegas. The image, a 3-foot tall vertical rectangular shot of a small fishing boat floating atop a turquoise sea, set the tone for aqua-striped upholstery in the nook, and emeraldgreen accents from natural plant arrangements. With an eye toward sustainability, the Rosens chose high-efficiency lighting in the kitchen, and a circulating hot water pump system that runs only during peak times, such as in the mornings for showers and at night when the kitchen sink is being used heavily. In addition, each room is outfitted with a European-style heating and air conditioning unit that operates for one-third the cost of a traditional thermostat system, according to Rosen. “We were thinking ahead to when the kids leave. We could just heat the living room and our bedroom, which would be more energy-efficient.” Each of the home’s five bedrooms has an ensuite or adjacent bathroom, a feature that Rosen decided on not only to accommodate her children’s needs, but once again looking ahead. “When the kids come back with families of their own, it’s just so much easier if everyone has their own bathroom. I also made sure that each bedroom could fit a queensized bed versus a twin, so two adults could sleep comfortably.” Comfort is king in the family’s casual living space on the second floor. A soaring interior wall of exposed Jerusalem limestone—dramatically uplit at night—is visible directly ahead as one descends a flight of floating steps. From the family room, the floating staircase is visible through a mahogany open-slat wall, a feature that allows natural light to filter down from the home’s upper floors. A set of floor-to-ceiling bifold doors opens onto a spacious outdoor living room in the home’s front yard, adjacent to the walk street. In the summer months, the doors can be left open to capture ocean breezes. The basement level, which Rosen jokingly refers to as the dungeon, is anything but. Not only is it well-lit, but there is no trace of mustiness or humidity, an issue that plagues many beach cities homes with lower levels built into the ground. The Rosens consulted with experts in waterproofing and air conditioning. As a result, a special air conditioning and heating system comprising a network of underground pipes connects to a vent in each basement-level closet, allowing for abundant air circulation. Built primarily for storage, the basement level gets plenty of use, thanks to the kids’ gaming room, a guest bedroom and a climate-controlled wine cellar with old-world flourishes. Nestled between wine racks, a counter made from a slab of Jerusalem stone with a rough-hewn edge adds a rustic flavor while providing a practical spot to pour and taste wines. An onyx backsplash offers a modern contrast to the traditional styling of the wine room. In the front yard succulent garden, which received a seal from the Manhattan Beach Botanical Garden for meeting water efficiency requirements, Rosen reminisced about her early career in entertainment publicity. Although she once traveled the world in rock-star style, there’s no place she’d rather be than home at this stage in her life. “I love sitting on my balcony and watching the dolphins. Today they were playing with the surfers, and it made me think how lucky I am to live here with my family.”

Growing up in the town of Reeseville, Wisconsin, a rural area about an hour and a half outside of Milwaukee, Joe Pfeiffer was constantly surrounded by wood barns. Yet, it wasn’t until he laid down wood flooring from an old local barn in his own home and got so many compliments from friends, that he decided to start The Vintage Wood Floor Company with wife Vanessa. Since its inception six years ago in Costa Mesa, the company has tried to create oneof-a-kind floors from antique reclaimed materials. Its three main collections include: The American Barn, The European Estate and the Vinter’s Collection. Scouring the country and even the World for wood ‘worn by the wind and tempered by time’, The Vintage Wood Floor Company works with wood from 300-year-old European chateaus to 100-year-old railroad cars to Amish homes from the 1800’s. The company even creates natural flooring from 3,000 gallon oak barrels and Civil War era cottages. “The floor really tells a story,” Pfeiffer said. “All the floors are unique in the way they look and where they come from. “You own a piece of history.” Getting interest from Seattle to Nantucket for such craftsmanship, Pfeiffer said that many people and companies throughout the South Bay have purchased such custom floors, including The Tin Roof Bistro in Manhattan Beach. The company’s work also extends past wood flooring and into the realm of wall paneling, beams and bar and counter tops. And just like the wood flooring, most products have no stain and highlight the natural colors of the wood. “I’m traveling throughout the year to find new sources of wood and to get new ideas for how we can use it,” said Pfeiffer. After selecting the type and style of their wood flooring, which can range in price from $13-$18 a square foot, customers can expect the one-of-a-kind, hand crafted floors to be finished and installed in about 12 weeks, according to Pfeiffer. Manufacturing one piece at a time in its Costa Mesa factory, The Vintage Wood Floor Company takes its time with each commissioned floor, choosing not to use heavy duty machinery to complete the job. “It may sound goofy, but each piece of wood had a life before being made into a floor,” Pfeiffer said. “And you can really see that in each piece we put together.” FOR MORE INFORMATION GO TO: www.vintagewoodfloors.com
