Original Development Plans for Palos Verdes Project By Maureen Megowan / RE/Max Palos Verdes Execs The original development plans for the Palos Verdes Project proposed by Frank Vanderlip and E.G. Lewis, the developer brought in by Mr. Vanderlip in the early 1920’s, included a number of very exciting proposals which were never implemented. These included: • A breakwater was proposed in Lunada Bay which would have created a sandy swimming beach. A clubhouse was proposed to accommodate bathing and beach parties. • A Marina and yacht club was proposed to be built at Bluff Cove around the corner from Malaga Cove that would have included a grand club house building at the top of the cove as well as a yachting marina. The Pacific Coast Yacht Club was formed in 1927 to construct the marina planned to enclose some 66 acres of water and providing moorings for 400 hundred craft. • A plaza area was proposed to be built in the Valmonte area at the intersection of Via Campesina and Palos Verdes Drive North in addition to Malaga Cove Plaza and Lunada Bay plaza which were constructed. The original plans called for the Lunada Bay Plaza to be constructed on Avenida Mirola, a few streets to the south of the current location of the plaza on Yarmouth Road. The original plans called for a grand Italian shopping plaza with tower. • E.G. Lewis had proposed the construction of a monorail from downtown Los Angeles to the Palos Verdes Peninsula with a spur line to the San Pedro Harbor. • The original plans for the Palos Verdes Project in the late 1920’s called for the construction of a golf course in the area currently occupied by George Allen baseball field in upper Lunada Bay. Plans also included the construction of a magnificent golf club on the bluffs overlooking Portuguese Bend, to be known as “Los Palos Verdes Country Club”. • Frank Vanderlip planned to develop the area above the current Point Vicente lighthouse including the present day Terranea Resort and the Rancho Palos Verdes City Hall area as an Italian hillside village, to be occupied by craftsmen who would live, work, and sell their wares. These grandiose plans were primarily dashed by the Great Depression, but fortunately much of the carefully laid out plans for the development of Palos Verdes survived and were implemented.

The Sweetser House Redondo Beach Landmark

At the busy intersection of Pacific Coast Highway and Beryl stands one of the most familiar homes in Redondo Beach history. Although you’ve probably driven by it numerous times, you may not know the story of the stately Sweetser house. The two-story, white clapboard Sweetser house sits on 18,000 square feet of land, an extraordinarily large residential lot for the surrounding beach area. Built in 1921 at a cost of $5,000, the 2,600-square-foot, Colonial Revival home belonged to Chase and Lillian Sweetser. The home was designed by architect E. W. Stillwell, a noted architect during the time period who was also known for publishing small plan books focusing on bungalows, Colonial Revival, and Romantic styles of architecture. The Colonial Revival style of the home was unusual for Redondo Beach at the time, and happily reminded the Sweetser family of their mid-western roots, as they had left the Midwest in 1911 to journey west. According to the Redondo Beach Historical Society, the home’s interior details were carved from rare Tennessee gum by an expert craftsman who also did the woodwork on Pullman railroad cars. The interior walls were originally covered in artist’s canvas, a method commonly used in the 1920s to help prevent cracks in the plaster, and the walls were hand-painted and gold embossed. Chase Sweetser was a merchant in early Redondo Beach and opened the Camino Real Grocery Store. He was an early investor in the Coca-Cola Co., later serving on its Board of Directors. His son, Chase Jr., served as president of Coca-Cola until 1961, and lived in the home until his death in 1987, long enough

to see the Sweetser House and its adjacent 1909 “guest house” added to the National Register of Historic Places in 1984. Both the main home and guest house were locally landmarked in 1990. Chase Sweetser III sold the property in 1989 for $950,000 to a mortgage finance executive who had received permission from the city to operate his business out of the house. This was possible as the residence had become eligible for special consideration for reuse and an historic overlay designation was placed on the building. The house was again sold in the early 1990s, and shortly thereafter sat vacant for several years. The property was purchased by a chiropractor in December 1998 for almost $2 million. He subsequently planned to tear down the property’s guest home and build a café and day spa in addition to his chiropractic office, but he eventually gave up his plan after a lengthy, unsuccessful battle with the city over the proposed renovations. The current owner purchased the home in 2003 and now operates a wealth management firm from the house. In the early 1900s, when Redondo Beach began to establish itself as a popular beach resort, many families built cottages or homes for summer use only. The Sweetser House, sitting on top of a grassy hill, represents a period in time when Redondo was trying to attract families to live in the beach community yearround. It continues to stand as a visual reminder of a fast-growing period of Redondo Beach’s early history.

In the early days of the 1900s real estate buying frenzy, some Redondo Beach land parcels were bought and sold five times in a single day, at successively higher prices. When analyzing the real estate market, how do you know when it has really changed for the better? HEADLINES. Just reading headlines in the news can give you a clue where things may be headed. Real Estate trends are based more upon consumer confidence levels, than almost anything else. Of course there are significant driving factors which include the overall economy, the mortgage meltdown and other global factors, but it is you and your neighbors that really create the effect of any significant movement in real estate prices. Take a look at this week’s headlines... WARREN BUFFET ON CNBC: I’d Buy UP ‘A Couple Hundred Thousand’ Single-Family Homes If I Could. DS NEWS: Housing Crisis to End in 2012 as Banks Loosen Credit Standards RIS MEDIA: Housing Expected to Add to GDP for First Time in 7 Years NATIONAL ASSOCIATION OF REALTORS: January Pending Home Sales Rise, Market on Uptrend DS NEWS: Proposed Bill to Speed Up Short Sale Process and Prevent Foreclosure. ED KAMINSKY REAL ESTATE TEAM: Multiple offers on our listings are back in 2012. These headlines are easy to find and positive news is definitely dominating
national Real Estate sections today. What about on the local level? What is happening in our back yard? Outside of following the headlines, just take a look at the faces of local realtors, and see if their 5 year frown is starting to turn upside down. From the more active agents you can hear sighs of relief that their listings are now selling before having to spend their entire commission on advertising. Sellers are thanking them for quick successes, and there is talk of multiple offers on many of the properties that are hitting the market. If you are thinking of selling, it is possible that you could actually realize more money now than you did in 2009-2011. Does that mean property prices have appreciated? Well the overall statistics haven’t shown that yet but there is no question we are now witnessing sales of homes at prices we know we couldn’t get 18 months ago here in the South Bay. Comparing inventory levels of homes for sale vs. those in escrow gives you the best look at the trend that is starting to take shape. In November of 2010 there were 4,231 homes for sale and 627 of them went into escrow; that is equivalent to about 7 months of inventory. Today there are almost half as many homes for sale at 2,395 and 885 of them went pending in January of 2012; that leaves only 3 months of inventory on the market. This is a tell-tale sign of a buyer’s market standing eye-to-eye with a seller’s market. Looking at the Manhattan Beach Real Estate market over the last 14 months we saw an inventory high of 169 homes for sale and we are currently down to 95 homes for sale in Manhattan Beach, of which 34 of them went pending last month.

You don’t have to get in a major bidding war, but you do have to be very realistic about what you offer if you want to end up with the home. It is also possible that if you do miss out on your dream home, the next one to come along could cost more money.
NOTE TO DOUBTERS: if you don’t believe the market has hit bottom or is on its way to recovery, you might be right. We all look at the data available and make our best educated guess on what may happen. However if I was that smart, I would have bought more property in 1995 and would have sold everything I owned in 2006. That is not what I did. Your perspective on the data available is what will motivate you to do what you believe is right.
ED’S BEST GUESS: by viewing the combination of a 5 year decline in Real Estate prices along with historical low interest rates, I trust that 2012 may be the best year to buy Real Estate that we have seen
in the last 40 years. If you are a move up buyer there is no doubt that now is a great time to make that move. If you are buying for the first time and you have saved your pennies, then I say dive in! If you are downsizing and want to finally be a seller that can enjoy the selling process and not have to wait 6 months to sell your home, right now might be the time for you. In all cases be sure to consult your lender to confirm your qualifications, they may say guidelines are loosening but I haven’t seen it yet. In addition, you should definitely seek advice from your tax advisor regarding the ramifications of buying and/or selling. After you determine if the timing is right for you, call the best Real Estate agent that you can find and drill them with questions on how they will best represent you and your situation.

It’s easy to get lost in all of the shops and restaurants in the Riviera Village, not to mention the ocean views that are only a block away. Yet, in between lies The Village Garden at 1728 South Catalina Avenue, an oasis of trees, plants and flowers. Looking more like a forest, trees arch over the entryway, flowers line the walkways and gurgling water can be heard throughout to create a relaxed, eclectic vibe. But, it isn’t just the space, it’s what’s inside. Owning The Village Garden for the past four years with his wife Sophia, Rocky Post creates most of the items for sale, which include: mosaics, fountains, mailboxes and home/garden knickknacks. “Everything in here is one-of-a-kind,” Post said. “The stuff here isn’t like Home Depot. Each thing is unique.” Without any formal training, Post insists he fell into creating such pieces. It wasn’t until he read an article in Sunset Magazine about how to make a specific garden fountain out of terra-cotta pots in 2005 that he realized he had a knack for it. “I didn’t know I could do anything artistic at all. I always appreciated stuff like

this, but I never thought I could come up with interesting ideas of my own and make them happen,” Post said. “I began to think about other things I could do and that’s how it started and just snowballed from there and now I’m at the place I want to be. “There is nothing I can’t do now as far as making it work.” Producing anywhere from 50 to 60 fountains a year, Post uses The Garden as a place to test out his creations. For about six months, he makes sure they run properly and are able to hold up outdoors. For the fountains and everything else he makes, Post uses mostly recycled materials, from farm equipment to watering cans to ship laterns. He even peruses local estate and garage sales for ideas and supplies. “I’ll see something that someone else thinks is junk and I’ll think about wanting to get a hold of it and use it in what I am doing,” Post said. “That has become the way I think now. I’m a lot more clever then I was before and it’s fun. “I’ll see something that sings to me. I just have an eye for things now.”

Anyone who went to grade school in the Golden State may remember learning about the missions while studying California history. For Palos Verdes Estates resident Michael Potter, it was a history lesson that stuck well beyond primary school. “My father was from the Midwest and moved to California after World War II,” recounts Potter. “He was seduced by the missions, and when the time came for me to do my mission project in the fourth grade, my dad was really excited about it.” The elder Potter drove his family from mission to mission, and a young Michael “developed an appreciation for the style through osmosis.” This appreciation evolved into a passion for the Spanish Colonial Revival style, a passion Potter would eventually share with his wife, Margaret. Both native Californians, the Potters lived in Europe and in Washington, DC at different times for their careers. But their mutual appreciation for early California architecture—and a desire to live near the ocean—eventually
brought them back to California in search of the quintessential tile-roofed, Spanish-influenced home. At the time they purchased their Palos Verdes Estates house, it looked less like a Spanish Colonial and more an amalgam of styles reflecting the personal tastes of various owners over the decades. Built in the 1940s and remodeled extensively in the 60s, 80s and 90s, the Potters were able to look past the home’s disjointed renovations and focus on its historic pedigree and striking ocean views. It’s hard to imagine that the impeccably appointed formal living room, with its 16th century Spanish antiques, Malibu tile and Moorish archways, once resembled a Parisian fin de siècle apartment. “There was gold leaf and white marble everywhere,” Margaret describes. “You feel bad pulling things like that out,” continues Michael, “but we wanted to make the home consistent with the period.”

We both grew up in typical 1950s California Ranch-style homes,” Margaret says. “But there’s something about Spanish-style homes that’s everlasting.”
“
The road to bringing the home back to its architectural roots was paved with a long line of contractors who were not shy about expressing their concerns. “Most of the prospective contractors we interviewed said ‘Rip it down,’” Michael recalls. “Finally we found someone who said, ‘I will recommend ripping it down, but I’ll still work with you if you decide not to.’” Originally built with a vertical orientation, Margaret notes that over the years the home gave way to a California Ranch-style sprawl. Outdoor patios were converted into enclosed spaces by previous owners, resulting in a series of oddities including a 1960s slump block fireplace that obstructed an ocean view, and a hallway with two different ceiling heights. The Potters spent hours at the Malaga Cove Library poring over historical photos of the area’s original 1920s architecture to get ideas on how to give their home the character and feel of a 1930s mission-style home. They provided their architect and designer with photos from the period to help convey their vision: A Moorish-influenced Spanish Colonial Revival. Although the couple held weekly design meetings with the contractor, they frequently deferred to the construction and design team on various details. “It was a collaborative process, and I got vetoed a lot of times,” Michael recalls. “You have to respect them because they’ve done this a lot,” Margaret adds.
“They’ve seen a lot more houses than we have.” What set out to be a year-long renovation stretched into 18 months, but the Potters agree that the process was well worth it. The home was taken down to the studs, and nearly all rooms but the formal living area had to be restored to their original Spanish Colonial Revival style. A self-described technology geek, Michael did extensive research and found period fixtures online. The home’s light switches are early 20th century push-button plates, but with modern features such as dimmers. Two 19th century chandeliers on the first floor were sourced on EBay. Both were designed to hold candles but were later retrofitted for electricity. Despite its 6,500 square feet of living space, the home feels warm and intimate. With five bedrooms and 7.5 bathrooms, Margaret quips that “the only good thing about all those bathrooms is it meant we could buy more tile.” Most of the tile used in the home came from California Pottery and Tile Works, whose products are fashioned after designs created in the early 20th century by the Malibu Potteries and Catalina Clay Products. Colorful tile along the baseboard of a first floor powder room features an intricate Spanish baroque design modeled after a similar pattern at the Adamson House in Malibu. Adding to the Moorish look are two Moroccan ceiling lanterns.
An oversize mahogany Moorish star set into the second story ceiling carries the arabesque theme and is visible from the entryway. Hanging from the center of the star, a Persian-influenced chandelier adds a period touch over the front entryway. Below, a curving staircase—original to the house—leads to the second floor. Once again, the Potters removed gilt railing that was added during an earlier remodel and replaced it with wrought iron that is more true to the Spanish Colonial style. Elaborately patterned, colorful ceramic tiles on the risers add dimension to staircase. While living abroad, the Potters amassed a well-curated collection of fine antiques. Their appreciation for historical objects often found them buying a piece and worrying about where to put it later. One of the more dramatic examples of this are two weathered wooden columns, which Michael says were salvaged from a 16th century European Catholic church. He and Margaret stumbled upon them in an antiques store in the Netherlands, and now they are embedded on either side of an alcove in the second-floor hallway. “We both loved them instantly but had no idea what we’d do with them,” Michael laughs. “Our designer came up with the idea of where to place them in the house.” Just about every corner of the Potter’s home holds a historical piece sourced from places as exotic as India or as pedestrian as Hollywood. In the kitchen, 400-year-old blue and white porcelain tiles from Holland add a touch of the old world to the vent hood above the range. Across the room from the kitchen, a wooden cabinet catches they eye on the far wall of the family’s den. The cabinet’s hand-crafted, bi-fold doors, carved with a repeating Moorish star motif, keep modern electronics out of view when not in use. The cabinet was built by a local craftsman and modeled after wooden doors from a Moroccan home that Margaret saw in a magazine. Whimsical details throughout the house are an extension of the Potters’ unique blend of eclectic taste and unpretentious approach to home design. A set of grinning miniature gargoyles, salvaged from a classic Hollywood Disney home that was torn down, perch mischievously on wooden beams above the den. A pair of brass dragon doorknobs lends an edgy energy to the doorway leading to the family’s game and media room. And upstairs in the master bedroom, a gothic window frame from a derelict 19th century London building now makes a statement as a dressing room cabinet fitted with a mirror and a niche that holds decorative bowls. Michael and Margaret finish each other’s sentences as they describe their passion for the Spanish Colonial Revival style, a passion that borders on reverence. “We both grew up in typical 1950s California Ranch-style homes,” Margaret says. “But there’s something about Spanish-style homes that’s everlasting.” Michael is quick to add, “Today, the tendency [when renovating a home] is ‘How can I reinvent everything.’ For us, it was, ‘How can we learn all the secrets that already exist about this style.’ It’s more interesting to find the real genius that was here before we came along.”

It’s an old adage repeated often in daily life, “Where there’s smoke there’s fire.” However, the saying doesn’t hold true for Cocoon Fires and its designer Federico Otero. Starting the company a little over three years ago in Miami, Otero uses an ethanol based fuel in his fireplaces, creating a smoke free environment that requires no flue. “It is fairly a new system. We are trying to maximize it and that is how we came up with the shape of the fireplaces,” Otero said. “It was always a thought to make it light and have a retro-modern feel.” And light it is, weighing only 16 pounds. The fireplaces also come in three different models and six different heights, from 3.3 feet to 4.8 feet. The Aeris model, Otero’s original concept, hangs down from the ceiling, while the Terra model has three legs that allow it to stand on the floor and the Vellum model can be placed on a wall. “It was my hope from the beginning to create something graceful and simple, to try and make it an appealing object that was fun to look at and truly be an accent piece to any room,” said Otero. Born in Peru, Otero studied at Purdue University and has traveled the world to find inspiration in the pieces he creates. Yet, it wasn’t until he was working on an interior design project that Otero found out about the technology of using ethanol and decided to use it in creating fireplaces. “I’ve learned so much from everywhere I have lived and traveled,”Otero said. “My designs have a strong link to the architecture, materials and techniques I have seen and even practiced myself.” Selling the fireplaces across the globe, from Egypt to England, Cocoon Fires began selling fireplaces in the United States last year and now have three distributors in California and three others in Atlanta, Chicago and Alexandria, Virginia. With prices ranging from $2,250-$3,450, depending on the type of finish, Otero is also hoping in the near future to expand the company with new colors and finishes, as well as new fireplace designs. “I always wanted to work with eco-friendly and sustainable products,” Otero said. “I believed and still do believe that is a great opportunity and something that is important and real.” For more info visit: www.cocoonfires.com
