The end of March certainly came upon me quick this year and it seems like just a few days ago my daughter had her Christmas recital at school... or maybe its because I keep replaying the precious moment in my head as a proud father. I’m reminded far too often about how time goes by too quick when you’re raising kids and with only just a few years under my belt I get it. Amelia, my 3 1/2 year old, has already become an excellent debater of which foods are to be considered ‘snacks’ and which are ‘meals’ (Cheetos, by the way are now ‘meals’ for youngsters if you didn’t already know...) Professionally, I know it’s not the same, but you’ve got to be convinced by now that home prices are back on the rise with the end of a great 1st quarter in the Stock Market, analysts stating the ‘double-dip’ recession is merely a scare of the past, and some really impressive South Bay home real estate statistics. In fact, March alone closed out with a 14% raise in number of homes sold year over year and a 6% y/y growth in price per square foot - now that’s impressive!! Ah, where has the time gone...

Immediately after purchasing the Palos Verdes Peninsula in 1916, Frank Vanderlip engaged a study to compile weather information about the entire Palos Verdes Peninsula.
From the data from that study, Vanderlip determined that the most
consistent mild, sunny and fog free weather was in the Portuguese Bend area of the Peninsula. Vanderlip chose this area for the Vanderlip’s summer home, which was constructed in 1916 as the first residence on the Palos Verdes Peninsula other than a couple of ranch houses that no longer exist. The home was copied from their vacation house in Scrub Oak, New York. The Cottage is located at 99 Vanderlip Dr.,

and although over 3,800 sq. ft. with 4 bedrooms and 4 baths, was initially called the “Old Ranch Cottage”, and is now known as “The Cottage”.

Scarborough-on-Hudson estate “Beechwood”. Frank Vanderlip’s wife, Narcissa Cox suffragist in New York. She was also a good friend of Eleanor Roosevelt, and was instrumental in her involvement in politics. She and Frank had 6 children (Narcissa, Charlotte, Frank Jr., Virginia, Kelvin, and John).

In the mid-1950’s, a large landslide hit the Portuguese Bend area when grading was done to extend Crenshaw Blvd. from the top of the Peninsula to Palos Verdes Dr. South. The Vanderlip family relocated a small building that had served as the original real estate sales office for the Portuguese Bend area to a lot adjacent to the Cottage. It now serves as a 1 bedroom 1 bath guesthouse to the main house. Mr. Vanderlip and his family always stayed at the Cottage when visiting Palos Verdes until his death in 1937. Other buildings were added to the Vanderlip’s Portuguese Bend estate in the 1920’s including a small guest house and garage called “La Casetta” and a larger guesthouse known as the “Villetta”, now known as “Villa Narcissa” (named after Frank Vanderlip’s wife). Villa Narcissa was occupied by Elin Vanderlip, the wife of Kelvin Vanderlip, from 1945 until her death in 2009..

Frank Vanderlip loved birds, and for many years maintained an aviary just below The Cottage, including a pond for the birds. Mr. Vanderlip introduced the peacocks to the Palos Verdes Peninsula. The Palos Verdes Art Center will feature the Cottage on their annual homes tour on April 13th and 14th.

Redondo Beach Woman’s Club and the Redwood Clubhouse written By Denise Kano
How many clubs can you think of that can claim their membership ranges in age

PERFECTING THE PITCH Selling real estate is just that: selling. This means that the person that is promoting your home should know how to sell. That doesn’t mean that should sound like “used car salesmen” talk, however they should understand what is important about the home and know how to point out the features and benefits of a property to the potential buyers and, even as important, the agents in the marketplace. Southern California Real Estate is unique and can vary dramatically from block to block. You can’t learn everything about a property on a computer. A great salesperson knows about the benefits and details of the product for sale and knows how to convey it in a way that touches on what buyers need. For a buyer to put their signature on a contract they need to feel confident
NEGOTIATIONS The art of negotiation is as important as any of these topics in Real Estate marketing. More deals are lost in the final few thousands of dollars when egos get in the way. Negotiation takes great skill, especially in a market where sellers are disappointed with their current values and buyers are nervous about making a financial mistake. Getting them to see eye-to-eye can be a challenge. Sellers need accurate information about the current market status and what buyers are willing to pay. Buyers need to know when it is safe to step up a few dollars. This guidance is based on many factors, including the value of the property based on comparable homes, the benefits of low interest rates and how it affects their payments, as well as long term projections of the Real Estate market. Providing this information to buyers, sellers and cooperating agents is critical and it must be done without offending anyone whenever possible. This is no easy task when someone feels they are giving up money from their pocket. Everyone in the transaction wants to feel like they have come out on top. Helping them all get to that feeling is a job that takes a tremendous amount of practice and experience.
MOTIVATING THE BUYER’S AGENT A motivated agent that represents buyers goes a long way when selling a home. Many sellers wonder why buyers’ agents need so much motivation since they are getting paid a hefty commission to sell one house. The fact is the national average for homes sold by a licensed Real Estate agent is less than 3 per year. After deducting the percentage given to their brokers, their annual office expenses and taxes, the

average agent ends up barely making enough to survive in Southern California. Even though you may not be hiring the average agent to market your home, there is a good chance one of them may have your buyer in their car. When agents are being paid a full commission or a higher than normal commission for a home, you do see increased showings that often can result in the seller netting more money in their pocket. Buyers make the final decision when it comes to buying your home as well as how much they are willing to pay for it.
VALIDATING CREDIBILITY Credibility goes a long way when your home is being marketed. It would be like asking a heart surgeon who has performed 2,000 successful heart surgeries over the past 20 years whether or not it is advisable to have a bypass. Compare that to asking one who has just completed his first successful heart surgery. They both may have the same answer and they both may be correct in their answer, but you may not move forward with the suggested surgery if you are hearing it from someone that hasn’t yet earned their stripes. The track record and reputation of the company and agent you hire does affect the decisions of your buyers. It tips the scales in your favor whenever possible.
INNOVATION Innovation will get your property to stand out in a crowd. Doing the same thing everyone else does can keep your home hidden. Innovative marketing can create a buzz around your property drawing attention to the buyers that are ready to buy. Being aware of the current technology and knowing how to attract the multigenerational buyers that exist today is imperative. Generation X and Gen Y buyers are shopping for real estate completely differently than yesterday’s buyers. Even the way they make their final decision is different; they take full advantage of all of the information available at their fingertips and rely less on the opinion of one agent. Staying ahead of the curve in marketing and communication brings great value to a seller.
THE GLOBAL MARKETPLACE
Going global has a new meaning today; at least it does when you make the decision to sell your home. “Going global” means opening up the possibility of finding a foreign buyer who will pay you more money than a local buyer. Investing in U.S. Real Estate is a practice that is becoming one of the more sought after safe investments for foreign money. There are many global financial concerns, and those who have money are looking to protect it. The United States has always been, and continues to look like, one of the safest investments.
