Manhattan Beach is built on sand. Planks were laid in the sand on Manhattan Avenue for vehicles and along the Strand and side streets for pedestrians. In the early days, old timers speak of walkways disappearing, small structures sliding and the sting of the sand. The dunes were a major problem. Some were 50 feet to 70 feet high. Developers were plentiful and several of the larger developers such as George Peck, who owned the northern section of the area including north of Rosecrans, John Merrill, who was laying out the southern section which was between First Street and Center Street and just west of the Santa Fe tracks to The Strand, and Frank Daugherty, who had 20 acres from Marine Avenue to 15th Street and east of Highland Avenue to the railroad tracks, agreed that only one name should be given to the area. George Peck was calling his area Shore Acres after a Santa Fe junction sign. John Merrill was calling his area Manhattan after his hometown in New York. According to Frank Daugherty, a half dollar coin was flipped and “Manhattan” won.

It is believed that this occurred in 1902 because the railroad changed the junction name to Manhattan. The first downtown building was built by Merrill around 1901, a small frame building later used for city offices.  Most of the early buildings were beach cottages. Families would come from Pasadena and Los Angeles on the trolley or Santa Fe train and a real estate agent

The development of the defense industry brought many people to the South Bay to reside and work. Much of the land east of Sepulveda was developed to house the influx of people.

Imagine for a moment that instead of clocking into your 9-5 tomorrow, you were waiting to find out if a swell in Tahiti was happening, and then whether you could get on a stand-by flight in the next 12 hours. This is Alex Gray’s reality – chasing after big waves all around the world, and often packing at a moment’s notice.

Starting Young As a 10-year-old kid growing up in Palos Verdes, Gray was thrilled to catch his first wave at Torrance Beach. “I could barely carry the board, and I didn’t even make it past the shore break,” says Gray. “I’m in the shore break, crying, with the worst rash of my life from this old foam board from the 70s. But I think my dad pushed me and I got one wave that I stood up on. That was it. I just remember that moment. That was the best thing I ever felt in my life.”

“I was angry — my attitude toward surfing changed,” says Gray. “I lost the love and the fun. Luckily, I have such great sponsors who basically came to me at the end of the year and said, ‘hey, stop, take a break.’ Everyone could see I just wasn’t happy, I wasn’t myself. They were like, ‘just go do something new.’” Gray realizes now that it took that frustrating setback for him to realize that competitive surfing is not what he was ultimately meant to be doing. “Now, I basically chase swells around the world, along with trips for magazine articles, and advertisements for my sponsors,” he says. “I’m typically living out of

The Universal Sport Surfing has been described by some as “a great equalizer” — an activity in which every person is equally up against the elements, and therefore it doesn’t matter what you do on land for an occupation, or what stage you may be at in your life. It’s how you conduct yourself in the water that counts. This is yet another reason why Gray loves the sport. “You can be a professional surfer, a doctor, a lawyer, — you can be any rank in society, and when you go surfing, everything vanishes because you can surf however you want,” explains Gray. “There’s nobody to tell you how to do it. It’s a freedom of expression; a form of art. And if you’re having a problem during the day and you go surfing, you kind of lose yourself. Whether you like it or not, you are forced to be in the moment, especially when you’re riding the wave. Every time I’ve come out of surfing, I’ve never felt worse than when I entered the water.”

Always at the Beach Gray is also certified as a scuba diver, so when there aren’t any waves, he takes a boat out that he owns with friends and they go lobster diving or spear fishing. “It’s a great way to build your lungs,” he says. “Both of these coincide with surfing. You find yourself underwater in situations you’re not used to, and it’s all about calming yourself. It’s another form of meditation.” Gray is in the ocean as much as possible, whether it be surfing, paddling, or diving. And if he’s not in the ocean, he’s at the ocean working out and training, as he knows the importance of being physically fit and on top of his game in order to surf the biggest waves.

That’s a goal of our family — to start a foundation through surfing that can help people. We’re working toward that.” Gray also enjoys speaking to kids at local high schools and reminding them to stay true to themselves. “There’s always somebody who thinks that what you’re doing isn’t right, or someone to tell you you’re doing it wrong,” he said. “I tell kids that the best they can do is be themselves. You’re going to come to adversity, you’re going to come to forks in the road, there’s going to be peer pressure. Just listen to your heart and be true to yourself. You don’t have to follow what everybody else is doing.” With all of his travels, Gray often wondered where he would want to put down roots. He was curious if he would someday discover that one perfect surfing location and he would never want to leave. “It seemed like every time I came home I fell in love with the South Bay more and more,” he says. “It really is the people around here that I love. Everybody supports each other. I always feel whenever I come back to the South Bay and Palos Verdes, everyone’s just real. I realized this is where I want to spend the rest of my life. I want to raise a family here.” Gray recently bought a home in Torrance, which he describes as, “perfect, in a great community with young families.” He fully enjoyed the house-hunting process and feels the South Bay is unique in that people can find whatever they are looking for here: a family home, a beach cottage, and everything in between. “It’s really easy to feel at home around here, no matter what city you’re in,” he says. “And the surfing community around here is so great; it’s such a good vibe.”

T H E S T R A N D. F R O N T R OW L I V I N G . The Strand stands alone as one of the greatest addresses in the entire country. The combination of near-perfect year round weather, easy access to Los Angeles for business, great school districts and of course, beautiful beaches makes it one of the most expensive real estate options in America; you have to pay extra if you want the “Front Row”. The Strand, technically a street, is the most westerly road of Manhattan Beach and Hermosa Beach. It is actually a pedestrian and bicycle path that travels the entire length of both Hermosa and Manhattan, and does not allow motor vehicle traffic. In Manhattan Beach, there are two separate paths: one for bicycles and the other for foot traffic. You can always spot the tourists as they unknowingly walk on the bike path causing near crashes for all the “Lance Armstrong “–type hopefuls speeding by. Homes on The Strand have access to the street just East of the beach. This is Ocean Drive in Manhattan Beach, and either Hermosa Avenue or Beach Drive in Hermosa. On the Strand alone, there has been over $200 Million dollars in sales over the last three and a half years – and that was in the so-called recession! Property on the Strand has the unique ability to maintain value when other neighborhoods around the country are suffering. The unique feature of living on one of the best beaches in the world is that it is always in high demand, and with a limited supply, prices are generally maintained. There certainly has been some depreciation, but not nearly as much as that seen in other areas. As a matter of fact, one home I sold on The Strand in 2009 for $9 Million has recently resold for $10.5 Million – that’s nearly a 15% increase in what most would say was a declining market! The Strand continues to defy the odds and could possibly be one of the best real estate investments today. The styles of homes on The Strand range from the original 1920’s bungalows to spectacular multi-lot estates. In Manhattan Beach, land value starts out close to $5 Million, and goes up from there depending on location. Furthermore in Manhattan, the most expensive locations are South-facing corner lots that are walking distance to downtown, as they allow the most natural light to enter the home. In

addition to that, owners have more distance from their neighbors on one side. In Hermosa Beach, the more expensive locations are typically on the North part of The Strand. There, street traffic is lighter and it is almost equal distance between the downtown districts of Manhattan and Hermosa Beach. Another interesting tidbit is that many Strand owners only use their homes parttime, as the property is either their second or third home; some of the owners have full time residences in different parts of California or out of state. There are actually owners that live in Manhattan Beach, but only use their Strand home as a weekend beach house or a place to entertain – not too shabby. Yes, that’s a lot of money put on luxury but knowing most of those owners, they are equally generous in supporting many charitable organizations. Now, there is a drawback to living on The Strand: privacy, or lack thereof. Homes are built approximately six feet away from each other, which can both affect natural light conditions while inviting in some of the neighbors’ conversations (whether you want to hear them or not). What’s more, as far as beach pedestrians go, you have a fairly steady flow looking in at you and wondering what you are having for dinner. Currently, prices on The Strand range from a low of $2.4 Million dollars for an 1,100 square foot home on a sub-standard 1,500 Square foot lot, all the way up to over $20 Million for a double lot. The newest home available is a 2010 custom home at 2634 The Strand in Hermosa Beach. The home boasts a contemporary design with over 4,400 square feet of pure luxury on three levels, plus a rooftop deck and its own home theatre. It is priced at $7,199,000.
