In November 1913, Mr. Frank Vanderlip had acquired approx. 16,000 acres of the Rancho de los Palos Verdes. He had grand plans to develop the Palos Verdes Peninsula; however World War I curtailed his plans. In 1922, a real estate developer named E.G. Lewis acquired the Palos Verdes Project, which would constitute the future City of Palos Verdes Estates and part of the MIraleste area of the current day City of Rancho Palos Verdes.The community was called Palos Verdes Estates and had decreased in development area by one-fifth, from the original 16,000 acres to 3225 acres. Vanderlip held onto 13,000 acres in the southern portion of the peninsula for future development. Mr. Lewis was an entrepreneur and a visionary and was the founding father of two model cities, University City in Missouri (founded by Mr. Lewis in 1904 in conjunction with the 1904 World’s Fair) and Atascadero, California (founded as a utopian colony by Mr. Lewis in 1913). He was also a successful magazine publisher and investor where he made a fortune, but unfortunately later in his life disgruntled investors filed numerous lawsuits against him. Mr. Lewis had plans to raise $35 million to develop the property by syndicating interests to investors. Mr. Lewis, unfortunately had a checkered past and had been accused of fraud in several previous investment schemes, including oil wells, almond tree farming, and a magazine. On March 30, 1922, the Los Angeles Examiner published a telegram it had received: “Suggest you investigate E.G. Lewis before running any more of his adds(sic) if you honestly wish to protect your readers. In one set of circulars he holds out gigantic promises and in another set he sidesteps past due obligations to his thousands of old oil investors. In my opinion he is paying for his big Palos Verdes advertising campaign with money diverted from investments in his huge unsuccessful doodlebug oil promotion in Montana.” The cable was signed J.E. McDonald. His history with Lewis was unclear, but he appeared to be a previous victim. After Lewis’ schemes for Trust Indenture Notes met with distrust by The Title Insurance and Trust Company of Los Angeles in February 1923, a new real estate trust financed by some 4,000 investors was created, and the revived Palos Verdes Project was again under the financial management of Vanderlip. Mr. Lewis was sued for $20 million by previous investors and in 1925 he declared bankruptcy. In 1927, he was sentenced to six years in federal prison. He was paroled in 1931 but was sent back to prison for violating parole. Released again in 1935, he returned to Atascadero, where he spent the rest of his life as a penniless recluse and died in 1950. 4,229 early investors in the Palos Verdes Project meeting at the Los Angeles Philarmonic Auditorium

FOCUS ON THE SAND SECTION Manhattan Beach, CA - The Sand Section, located just south of Los Angeles, on one of the best beaches in the United States, is one of the most unique niche real estate markets in the country. From the oceanfront Strand properties, to the postage stamp sized multimillion dollar lots; from bungalows, to mini estates. It has been called everything from the ‘Endless Pier’ to the ‘Horseshoe Pier’, yet even through all of the destruction and development, which has seen it change shape seven time, the Redondo Beach Pier has remained a focal point in the community for over 100 years. The pier has become a place where people, no matter the decade, can come to relax and feel the sun shine across their face and the wind streak through their hair. Residents and tourists, young and old, have also been able to cast their fishing lines, get a bite to eat, and go shopping.

Fun Facts The pier has been a prime filming location for two popular TV series’, ‘The O.C.’ from 2003-2007 and ‘Riptide’ from 1984-1986. The 1993 pier reconstruction plan was to initially include a carousel, wax museum, aquarium and at least three new restaurants.

Different Piers Through the Years Wharf No. 1- 1889-1915 – Made of iron and wood, its main function was to aid in timber delivery from ships and trains. It was destroyed by a storm.

Wharf No. 2- 1895-1920 – Constructed in the shape of a Y, with one side divided for railroad tracks and the other for fishermen and tourists, it was greatly damaged in 1919 by a storm and later torn down for safety reasons.

Municipal Pier- 1995-Present- Announcing its reconstruction in 1993, the restored pier is 70,000 square feet in size and sits 25 feel above the water.

Taken in the early 1900’s, the pier was bustling with cargo ships. Also in the background is the popular tent city, where people would rent a tent with a wooden floor and light bulb for $1 a night. 5. Before the Santa Monica Pier amusements, there was the ‘Lightning Racer’ in Redondo Beach. Built in 1913, with local children calling it their own pet monster, it had more than a mile of track that had many swoops and dips. 6. With bamboo fishing poles as high as some buildings, fishing on the pier became a popular way to spend one’s time, whether by catching fish or just the sunset.
