A Quick History of Atlanta
T
he city of Atlanta is located on what used to be Creek and Cherokee Indian territory. White settlement around what is now Decatur began in 1823. Twelve years later the Cherokee Nation conceded their land in exchange for areas in the Western United States and the famous Trail of Tears followed. In 1836, the Georgia General Assembly voted to begin construction on a Western and Atlantic railroad. The Atlantic railroad was to go from Chattanooga to an area west of the Chattahoochee River simply named by the Assembly “Terminus.” From this point up until the Civil War Terminus began to develop and underwent a name change to Marthasville and eventually Atlanta in 1847. The economy boomed as Atlanta became the main railroad hub for the ever growing tobacco and cotton markets that spread throughout the Southeast. By the time the Civil War began, Atlanta was one of the fastest growing cities in the South. However, things began to change when Georgia became the fifth state to succeed from the Union on January 19, 1861.

tlanta was one of the most pivotal cities in the Confederacy during the war, as its central location and extensive railroad system made it a pivotal part of the Confederacy’s supply effort. Ulysses S Grant eventually realized the importance of capturing Atlanta, and created a plot to take the city and split the Confederacy in two at the same
time. Beginning in Chattanooga, General William Sherman, under Grant’s orders, began his “March to the Sea.” The most critical battles on his campaign occurred in Atlanta, including the Battle of Peachtree Creek and the Battle of Atlanta. With Grant and Sherman’s newfound stress on “total war,” a system of completely destroying the Confederate infrastructure as well as its army, Atlanta burned to the ground on November

11, 1864 as Sherman and his army left the city on their way to the Georgia coast.
F
ollowing the war, Atlanta was left in the same problem as most southern cities as it faced the uphill battle of reconstruction. However, the city eventually emerged from the ashes, and developed into one of the fastest growing metropolises in the South.
In 1868, it was named the fifth capital of Georgia, and in the twenty years following the War, Atlanta became the industrial and commercial center of the South. Over the first half of the 20th century Atlanta continued to become, with a lot of help from Coca-Cola, the economica center of the Southeast. In the 1960’s Atlanta also found itself as the center of the Civil Rights Movement. In fact, the most famous figure in the movement, Dr. Martin Luther King, Jr, was born on Auburn Avenue in downtown Atlanta. Under the leadership of Mayor Ivan Allen, an advocate of desegregation in schools and civil rights legislation, Atlanta successfully made its way through the civil rights and continued to grow up until the 1990s.

n 1990, the International Olympic Committee chose Atlanta to host the 1996 Olympic games, and with its selection transitioned from a strong regional city into one of the fastest growing cities in the world. The city spent the six years leading up to the Olympics in constant preparation, and the city grew even more as a result. This growth has not stopped, and today Atlanta is truly an international city. It is home to Hartsfield Jackson International Airport, the busiest airport in the world, as well as 14 Fortune 500 companies including The Home Depot, the aforementioned Coca-Cola Company, Bellsouth Corporation and Delta Airlines.

Georgia College Guide Since 1993, the Georgia Lottery has awarded over $4.7 billion in financial aid to over 2 million Georgia residents entering college through the HOPE scholarship program. (E-7) Average sales price (2010): $760,987 In 1837, Henry Irby purchased 203 acres in what is now the center of Buckhead for $650. He opened a tavern and grocery store at the northwest corner of Roswell Road and West Paces Ferry Road that became a stopping place for travelers in the sparsely populated wilderness. Before long, the community that grew around Irby’s store became 2 known as Irbyville. At some point in the mid-1800s, the head of a large deer was put on a post not far from the tavern, and from then on, the area became known as Buckhead. By the early 20th century, Buckhead had become a posh suburb of Atlanta, where many of the city’s wealthiest people resided. The area was annexed into the city of Atlanta in 1952, and as early as the 1960’s, Fortune magazine described it as “the top encampment of business executives in the Southeast,” and that remains true today. Sometimes called “the Beverly Hills of the East,” Buckhead is home to one-of-a-kind estates, an abundance of trees, the Southeast’s finest shopping and restaurants, and some of the nation’s best private schools. Some of the neighborhoods within Buckhead are Tuxedo Park, Garden Hills, Haynes Manor, Brookwood Hills, and Chastain Park.
Average sales price (2010): $531,695 Druid Hills dates from 1905 and is one of Atlanta’s oldest neighborhoods. The area was designed by Frederick Law Olmstead, who also created Central Park in New York City. Olmstead planned Druid Hills with winding, tree-lined streets and small parks, the most famous being Ponce de Leon Park, a picturesque string of parks along Ponce de Leon Avenue. The neighborhood contains some of Atlanta’s most historic mansions designed by such notable architects as Walter T. Downing and Neel Reid.6 In fact, one such home was featured in the Academy Award-winning film Driving Miss Daisy (1989). The community is anchored by Emory University, Emory University Hospital, and the internationally recognized Centers for Disease Control and Prevention (CDC). Druid Hills is also home to the Fernbank Museum of National History, Fernbank Science Center and the Callanwolde Fine Arts Center.

MIDTOWN (E-12)
EAST COBB (Marietta and Roswell) (C-2) Average sales price (2010): $399,501 East Cobb draws families who seek a suburban lifestyle with relatively low property taxes and excellent public schools, which are among the top 10% in the state including three of the state’s top 10 highest achieving high schools. East Cobb is also renowned for its competitive youth sports leagues. The area’s upscale shopping includes The Avenue at East Cobb.
Average sales price (2010): $943,534 Development of Ansley Park began in 1904 when a group of businessmen led by Edwin P. Ansley purchased a large plot of land north of the city, creating Atlanta’s first northern suburb.3 Today, Ansley Park is no longer a suburb but an oasis of grand homes and green spaces set against the backdrop of modern skyscrapers in nearby Midtown. The neighborhood is revered for the architectural significance of its homes and inspired land plan, which incorporates wide parkways and majestic parks (Winn and McClatchey). Ansley Park is home to Ansley Golf Club (1912), which has been ranked among the top nine-hole courses in the United States by Sports Illustrated magazine.4 Many Ansley Park residents are also members of the nearby Piedmont Driving Club (1887), one of the most prestigious private country clubs in the Southeast.
Average sales price (2010): $468,247 Midtown was once a mostly commercial and business district but in recent years has become home to trendy families as well as individuals who are downsizing from larger homes. New Midtown residents are drawn to the area’s many new high rise condominiums as well as dining and nightlife options, some of the best and most cosmopolitan in the city. Midtown is also a huge cultural draw as the area is home to the High Museum of Art, Woodruff Arts Center, The Fox Theatre and Piedmont Park. Efforts are currently underway to create The Midtown Mile along Peachtree Street, a stretch of retail shops that is intended to rival those along Michigan Avenue in Chicago.
MORNINGSIDE / V.A. HIGHLANDS (G-11) Average sales price (2010): $583,920 Morningside was first developed in 1923 following the success of the Virginia Highland neighborhood to the south.7 Development of Virginia Highland began two decades earlier than Morningside when the Atlanta Streetway Rail Company extended a trolley line to the area from Five Points in downtown Atlanta.8 In fact, both neighborhoods were developed with the streetcar in mind. Morningside shares many similarities with Virginia Highland, including a preponderance of Tudor and bungalow style homes, small parks, and mini villages with restaurants and boutique shops. BROOKHAVEN (G-7) Average sales price (2010): $760,987 Brookhaven was developed in 1911 by the Mechanical and Manufacturers Club, who hired Long Island golf pro Herbert H. Barker to design a nine-hole course on the property. A year later, the Brookhaven Country Club opened as Atlanta’s second golf course (after East Lake in 1906). North Fulton Average sales price (2010): $370,581 The term “North Fulton” refers to the area of Fulton County north of I-285. North Fulton was still a sleepy, mostly rural area 30 years ago but as a result of GA 400 opening in the 1970s, economic development boomed. Today, North Fulton is the prime relocation destination for many public and private companies moving headquarters and office operations to metro Atlanta. The area is home to perhaps the largest concentration of top-performing public schools in the state - 31 in all. North Fulton and neighboring Forsyth County to the north are also a golfer’s paradise, with more than two dozen public and private golf courses. Many of those golf courses are within prestigious country clubs such as St. Ives, St. Marlo, and Country Club of the South. The area is also home to many horse farms, with the Milton area retaining much of the county’s rural tradition. ALPHARETTA (D-4) Average sales price (2010): $357,480 Alpharetta traces its history to the time of the resettlement of the Cherokee Indian Nation in the 1830’s. Farmers and merchants who were the fortunate winners of land lotteries developed the first permanent settlement in the area known as New Prospect Campground. In 1858 the town was chartered and became the seat of newly formed Milton County. The name Alpharetta comes from the Greek words “alpha” meaning first and “retta” meaning town. Over the next 75 years, Milton County lacked significant growth due to lack of railroad access and the onset of the Great Depression in the early 1930’s. Milton County avoided bankruptcy by merging with Fulton County, and as a result, the first county roads were paved.1 Most of the Alpharetta you see today however is the result of the development of 2,950 acres for the Windward community beginning in the early 1980s. This master-planned community of approximately 2,400 homes features a 197-acre lake, sports complexes, an acclaimed golf course and a large office component, which is home to many public and private companies. DUNWOODY (C-9) Average sales price (2010): $428,327 Located near upscale Perimeter Mall and the Perimeter Business District, which the Atlanta Business Chronicle recently called “the city center of Atlanta,” Dunwoody began to take off in the 1970s following the completion of I-285. The construction of the Williamsburg–style Dunwoody Village was the first of several upscale shopping areas in the south part of town. Today, the community is home to Dunwoody Country Club and Golf Course and is served by two of the highest achieving elementary schools in the state, Austin Elementary and Vanderlyn Elementary. A new school, Dunwoody Elementary, opened in 2009. MILTON (C-2) Average sales price (2010): $569,680 The town of Milton was created from an area of unincorporated Fulton County in 2006. Long renowned for horse farms and its bucolic rural countryside, the area has grown in recent years through the addition of upscale neighborhoods such as Alpharetta County Club, Trophy Club of Atlanta, and White Columns Country Club. Milton boasts excellent schools, many of them newly-constructed in just the last several years. Areas within the town of Milton include the quaint historic district of Crabapple and the villages of Birmingham and Hopewell. 1

ROSWELL (B-5) Average sales price (2010): $329,663 Like Alpharetta to the north, Roswell was home to the Cherokee Indian tribe until the 1830s. About the same time, gold was discovered in north Georgia, and the ensuing mining rush prompted a man named Roswell King of Darien, Georgia to investigate the area. Traveling on horseback, Mr. King followed Indian trails to the Chattahoochee River near what is now Roswell. The vast forests and the rushing waters of Vickery Creek inspired him to construct various mills, which were incorporated as The Roswell Manufacturing Company in 1838. Mr. King offered homesites and investment opportunities to his friends and associates from coastal Georgia, and a community was built. Mr. King’s associates constructed magnificent homes along with cottages and apartments for mill workers, a general store, a church, and an educational academy for the children. Originally chartered in 1854 and part of Cobb County, Roswell was ceded to Fulton County to facilitate the merger of Milton County into Fulton County in the 1930s.2 The mill operations remained active until 1975, when Roswell became popular as a bedroom community for Atlanta. Much of the town’s original charm remains within Historic Roswell which is home to boutique shops and upscale restaurants. SANDY SPRINGS (A-9) Average sales price (2010): $501,110 Named for a spring that is still in existence today, the recently formed city of Sandy Springs (2005) is comprised of diverse neighborhoods, many with popular swim and tennis clubs. Residential development began in earnest in the 1950s, and commercial development took off in the 1970s following the completion of I-285 (1969). In recent years, architects and builders have flocked to the area to build mansions on the area’s sprawling lots. The city’s main shopping district is located along Roswell Road between I-285 and Abernathy Road. SOUTH FORSYTH COUNTY (F-3) Average sales price (2010): $326,905 Forsyth County was created in 1832 from a partition of former Cherokee Indian lands, it was named for Virginia native John Forsyth, who was Governor of Georgia from 1827-1829 and Secretary of State under Presidents Andrew Jackson and Martin Van Buren. The county is home to Lake Sidney Lanier, a reservoir created by the completion of the Buford Dam on the Chattahoochee River in 1956. The lake is named for 19th century musician and poet Sidney Lanier, a Macon, Georgia native who penned “The Song of the Chattahoochee.” In 2008, Forsyth County was named the 13th most wealthy county in the nation by Forbes. com and the wealthiest in the state of Georgia, with much of the wealth concentrated in the southern part of the county. 3 The county consistently ranks as one of the fastest growing in the country as many new residents move to such upscale communities as Chattahoochee River Club, Laurel Springs, Polo Golf and Country Club, St. Marlo Country Club, Windermere, and Vickery.

Lewis Crook:
Lewis Edmund Crook, Jr. graduated from Georgia Tech’s Department of Architecture in 1919 where he studied under Francis Palmer Smith. After graduation he joined the other architectural master-minds at Hentz, Reid & Adler. Neel Reid took special interest in Crook and he quickly became “Reid’s favorite draftsman,” (Lewis Edmund Crook Jr, Architect). Like Reid, Crook was a master of classical design, but he knew how to adapt it to a family’s modern needs. He however, did not let classical design trump regional thought. He seamlessly blended the Classical Revival Style, which was already present throughout the South, with the new Georgia School of Classicism being heralded in by Reid to create a distinctly Crook Georgia Classic. In 1923, Crook and another Hentz, Reid and Adler architect, Ernest Daniel Ivey, formed their own firm, Ivey and Crook, and went on to design and build a distinguished list of Buckhead and Atlanta homes and buildings.

Neel Reid:

An Atlanta native who grew up in Macon, Neel Reid returned to Atlanta in 1904 to work in the office of architect Willis Franklin Denney. Reid and his future business partner, Hal Hentz went to Columbia University’s School of Architecture, where they studied with New York beaux-arts architect Charles McKim. From there they went to the Ecole des Beaux-Arts in Paris. Returning to Atlanta in 1909, they founded Hentz and Reid architectural firm. Reid was a master of his craft and left a tremendous mark on architecture in Georgia. His homes were classically designed and perfectly proportioned. In the book Architecture of Neel Reid in Georgia, James Grady wrote, “Reid was a master of scale; it is the indefinable essence of his work.” Inspired by the Italian architectural interplay between garden and home, his lasting legacy is his masterful fusion of the two into an inextricable, elegant whole. Reid came into his own in 1916 when he designed the Hills and Dales Estate in LaGrange, Ga. He described the home as “Georgian Italian.”

Influential Atlanta Architects
The Georgia School of Classicism: The early 20th century, particularly the years between 1910 and 1930, was the Golden Age for residential architecture in Atlanta. One architectural firm, Hentz & Reid (later called Hentz, Reid & Adler, then, after Reid’s death in 1926, Hentz Adler & Shutze) was singularly responsible for the great works of this period. According to the book Landmark Homes of Georgia 1733-1983, “these academically trained architects were consummate artists who could make any historical style of architecture into their own.” One of the firm’s founding partners, Neel Reid, would become the father of the Georgia school of classicism, a school that, according to the book “Neel Reid, Architect of Hentz, Reid & Adler and the Georgia School of Classicists," spawned numerous careers and other firms, set lasting professional and aesthetic standards, and fostered the architecture department at the Georgia Institute of Technology.” Among the renowned Georgia architects who flocked to this new breeding ground of architectural thought were James Means, Philip Shutze and Lewis Crook.

James “Jimmy” Means grew up in the construction business. His father was a Macon, Ga., building contractor who moved his family to Atlanta in 1906. In 1917, at the age of 13, Means got a job as a part-time office boy at the famed architectural firm of Hentz, Reid and Adler. After graduating from Tech High School, Means enrolled in architecture courses at the Georgia Institute of Technology, but he left without getting a degree and returned as an apprentice to Reid. Although he went on to a 50-year successful career, he was never a registered architect. Throughout his career, he was known for quality of craftsmanship and purity of detail. He often rescued and incorporated elements of older buildings into his designs. His work frequently echoed early New England and tidewater Virginia styles or historic European houses. He also was widely known for restoration and reconstruction work.
Philip Shutze:

Philip Trammell Shutze was born in 1890 in Columbus, Ga. In 1908 he earned a scholarship from Georgia Tech where he studied under Francis Palmer Smith, who marveled at Shutze’s innate abilities and understanding of proportion. In his free time, Shutze worked at the fledgling firm Hentz & Reid. During his junior year he traveled to Europe to study architecture, and that trip left an indelible mark on his thought and style. He went on to study at the Columbia School of Architecture and the American Academy in Rome. Upon returning to Georgia, he began working at Hentz, Reid & Adler and was assigned the job of designing The Andrew Calhoun House. One of his first projects was The Edward H. Inman House, or The Swan Coach House, which has been called “a culmination of the domestic architecture of Georgia and a quintessential example of Georgians’ love of beautiful houses and Gardens in the classical revival tradition.” (Classic Atlanta)

THE ARCHITECTURAL PERIODS OF ATLANTA
AND
Many people who have never been to Atlanta envision the city as a stronghold of Southern-style homes with large white columns, but in reality the area offers a wide mixture of architectural styles that correspond to national trends in architecture across the globe. The following list captures the most common architectural styles found in the Atlanta and where to find them. PRE-CIVIL WAR ERA (1800s-1860s) Virtually no homes exist from this time period, as a large portion of Atlanta burned to the ground during the Civil War. Madison (east of Atlanta) and Newnan (southwest of Atlanta) are the only towns close to the metro Atlanta area with significant homes that date prior to the war. In fact, the majority of the homes found in metro Atlanta today were built after 1970, when the population of metro Atlanta was less than 1.8 million. Since 1970, metro Atlanta’s population has grown to encompass nearly six million people, and differing architectural styles experienced similar growth.
Cottage STYLE (1910s-1940s) Reflecting many different architectural styles including Craftsman, Cape Cod and Tudor, the term cottage is used to describe a home that uses space very efficiently. Most cottages in Atlanta were built in the 1920s, ‘30s and ‘40s and are commonly found in areas such as Buckhead (including the neighborhoods of Collier Hills, Garden Hills, Loring Heights, Memorial Park, Peachtree Hills, Peachtree Park, Ridgewood Heights, and Springlake), Decatur (city proper), Morningside, and Virginia Highland.
POST-CIVIL WAR ERA (1865-1870s) While Atlanta underwent an economic boom following the Civil War, very little residential housing, which was mostly in the downtown Atlanta area, exists from this period. These homes were long ago torn down and replaced by commercial buildings and skyscrapers.
VICTORIAN AND QUEEN ANNE ERAS (1880s-1920s) Conceived and developed in the 1880s by entrepreneur Joel Hurt, Inman Park was Atlanta’s first planned community and offers Atlanta’s greatest concentration of Victorian and Queen Anne era architecture. Along with Inman Park, Grant Park and Downtown Marietta also feature excellent examples from this period.
CREATIVE ECLECTICISM (1910s-1940s) Creative Eclecticism is a phrase used to describe the works of the architectural firm Hentz, Reid & Adler (later Hentz, Adler & Shutze). The architects of this firm studied throughout Europe, and this academic background influenced not only their designs but also the architecture of Atlanta for a generation. Their work, with strong Beaux Arts, Federal, Georgian, Tudor Revival, and Italian Renaissance influences, was called Creative Eclecticism because, according to the authors of Landmark Homes of Georgia, Hentz, Reid and Shutze “could make any architectural style into their own.” Ansley Park, Buckhead and Druid Hills offer the greatest concentrations of work by the firm with Druid Hills offering perhaps the most consistent representation of the period. However, the Buckhead area features the firm’s most notable works (i.e. the Swan Coach House).
CRAFTSMAN ERA (1910s-1930s) The Craftsman-Style home, so named for the Gustav Stickley magazine that published house plans incorporating the Arts and Crafts ideals of late 1880s and early 1900s, is found in neighborhoods such as Decatur, Grant Park, Morningside, and Virginia Highland. In the late 1990s and early 2000s, the Craftsman-Style made a comeback in Atlanta, as many builders reintroduced the style with modern touches. These new homes are found on in-fill lots in older neighborhoods of Atlanta and in new subdivisions completely dedicated to the Craftsman style.

CONTEMPORARY AND POSTMODERN (1960s-PRESENT) Very few contemporary or postmodern homes exist in Atlanta largely because of the area’s emotional ties to traditional Southern architecture. However, a few contemporary and postmodern homes began to appear in the 1960,s as more people moved to Atlanta from other parts of the country. These two styles have differing features in that the contemporary style incorporates no mixture of historic details or quirky features while postmodern homes combine traditional features with newly invented forms. The most architecturally significant contemporary and post modern homes are found in Buckhead and Sandy Springs.
CREATIVE CLASSICISM REVIVAL (1990s-PRESENT) In the 1990s, a number of talented local architects and builders reverted back to classical architecture. This revival of Creative Classicism continues today and is marked by homes that incorporate a number of different styles (Beaux Arts, Craftsman, Federal, French Eclectic, French Provincial, Georgian, Italian Renaissance, Regency) but with notably cleaner lines and less ornamentation than the Creative Eclecticism period of the early 20th century. The use of natural materials such as slate, stone, brick, rough hewn wood and repurposed building materials is paramount with the goal to give the homes the appearance of historical integrity. The finest examples of these homes are in Buckhead and North Fulton but others are found throughout metro Atlanta.
NEO-ECLECTIC TRADITIONAL (1970s-PRESENT) Neo-Eclecticism emerged with the rebellion against modernism and a longing for more traditional styles. Builders throughout Atlanta borrowed freely from a variety of historic traditions that were customized using a mixture of features selected from construction catalogs. Dunwoody represents metro Atlanta’s first full-fledged foray into Neo-Eclecticism. Formed in the 1970s around a Williamsburg-inspired village, homes in Dunwoody epitomize the use of traditional styles with mostly Georgian influences. Neo-Eclectic architecture spread throughout metro Atlanta as development of the area ballooned in the 1980s and 1990s. John Wieland, an Atlanta builder and developer whose company became one of the largest homebuilders in the Southeast, has built more homes in the neo-eclectic traditional style than any other builder in metro Atlanta.
NEO-MEDITERRANEAN (1980s-PRESENT) Inspired by the Spanish Revival style of the early 20th century, Neo-Mediterranean architecture is marked by the prodigious use of smooth plaster (stucco) walls and chimney finishes, clay roofs, and terracotta or cast concrete ornaments. Beginning in the 1980s, this style continues to be a popular choice for builders today. The best examples of the Neo-Mediterranean style are found in Sandy Springs and in newer neighborhoods in Alpharetta and Duluth.
POST WORLD WAR II RANCH (1940s-1960s) Inspired by the Prairie-Style home of Frank Lloyd Wright and a staple of real estate developers after World War II, the post-war ranch is found in the areas of Buckhead (Lenox Park, Margaret Mitchell, Pine Hills, Wildwood) Decatur (Fernbank, Lavista Park, Sagamore Hills, Toco Hills), Marietta, Sandy Springs and Smyrna. COLONIAL REVIVAL STYLE (1910s-1940s) The Colonial Revival-Style home, based loosely on Federal and Georgian house styles, was the most popular historic revival house between World War I and World War II. The style was arguably the most popular style of home built by wealthy Atlantans of the period. Many still stand today and are predominantly found in Buckhead and Druid Hills.
