Esplanade Club Association Rule Highlights
Pets: Owners are allowed 1 dog or cat under 25 pounds. Lobby elevators should not be used for transporting animals. Animals are not allowed for lessees or guests. Animals are not permitted in the pool, chickee hut, or grill areas.
Leasing Unit: All leases must have the prior approval of the association. No lease shall have a term of less than 90 days, with 4 permitted per year.
Use Restrictions: Each unit is restricted to single family use. In the absence of an owner, immediate family is allowed to occupy the unit.
Management: The Manager will be responsible for the day to day operation of the Association’s business affairs and Esplanade Club facilities. The Manager’s specific duties will be at the direction of the Board of Directors. The Manager’s office is open for business Mon-Fri 8:30am-4:30pm.
Smoking: Smoking, vaping and e-cigarettes are prohibited in all common areas.
Parking: RVs, boats, and trailers are not permitted to park in any area except to load or unload.
Contractors /Construction and Deliveries: Working hours are from 8am-5pm Monday through Friday. Any unit renovation is restricted to the period from April 15th to the Wednesday before Thanksgiving.
Amenities:
Pool/Spa: Hours from dawn to dusk. Everyone must shower before entering the pool or spa. Towels should be placed over furniture when suntan or protective oils are used. No glass or other breakable objects are allowed in the pool area.
Chickee Hut/Fireplace Area: Available on first come – first served basis.
Grills: Residents must turn off gas, clean grills, and close lid after use. No cooking, no grills, no fire pits or ignition sources of any kind are permitted on balconies or patios.
Steam Shower /Fitness Center: Appropriate gym clothing and sneakers are required. Children age 11 and under are prohibited. Children 12 through 15 may use the facility if accompanied by a guardian. Hours are 6am-10pm. Steam shower is only to be used after a workout or steam session and not for regular use or in lieu of a shower in an individual’s unit.
Social Room/Kitchen: For the use, enjoyment, and benefit of all owners. It is a multipurpose facility and all owners are encouraged to use the facilities whenever it is not reserved. Hours are 8am to 11pm.
Car Wash: Automobiles may be washed only in the designated area.
Bicycle Racks: Bicycle storage racks are located on the second level of the garage for the use of the residents. Availability is on a first come-first served basis.
Paddle Boards/Kayaks: Storage racks are located on the backside of the sunset deck (west side of the pool) for the use of the residents only. Space is limited and is strictly on a first come-first served basis but is limited to two (2) paddle boards or one (1) kayak per unit. There are no assignments or reservations. Maximum capacity of storage rack is 15.
Dog Park: A dog park is available to the residents of the Esplanade, Enclave, Vistas and Villa Mare. The park is located on the east side of the Esplanade property between the small FPL building and Gulf Shore Blvd. North. Dogs may be unleashed in this area. Specific rules governing its use are posted at the park.
About Park Shore
From a parcel of land that captured one man’s vision, to the gorgeous community it is today, there’s a lot of history and milestone moments in the development of Park Shore.
In 1964, when Raymond L. Lutgert purchased an undeveloped parcel of land in Naples, Florida, he alone envisioned the potential of the 760 acres bordered on the west by a mile and a quarter of pristine Gulf beach and on the east by U.S. Highway 41, the primary north-south route through Southwest Florida.
During the next four years, Lutgert would lead a team of architects, engineers and land planners in the creation of a landmark plan, establishing not only the first planned unit development district in Collier County but also one of the first in the State of Florida.
The plan for the Gulf-front section of Park Shore created Venetian Bay, a navigable body of water separating the mainland portion of Park Shore from the Gulf-front community. It established a serpentine design that artfully arranges 29 land parcels amidst five beachside parks, four open-space commons, and a meandering beach promenade. The design created a natural dune system that has established a prestigious community of homesites and pioneered underground utility and storm water systems in Naples.
From 1970 to 1983, the Lutgert Companies began to build what we now know today as Park Shore. Their first Florida condominium was Colony Gardens, a unique combination of mid-rise apartments and townhomes with private docks on the bay.
By the mid-1990s, Park Shore was becoming known as one of the most premier places in Southwest Florida.
