Miami architectural tour scheduled for March
The American Institute of Architects Florida Southwest Chapter has announced its 2017 Miami Architectural Tour to be held on Saturday, March 4. The theme of this year’s tour is “The Art of the Architect” and it will highlight the sculpture for urban life. Attendees will receive a guided tour of downtown Miami’s most artistic and vibrant architecture. Tour stops will include designs by Pelli Clarke Pelli Architects (Adrienne Art Center for the Performing Arts), Herzog & de Meuron, Architects (Perez Art Museum Miami), Grimshaw Architects (Frost Museum of Science), Zaha Hadid Architects (One Thousand Museum) and Arquitectonica Architects (Brickell City Centre). Charlotte development director honored for work
Charlotte County Economic Development Director Lucienne Pears was named one of the Top 50 economic developers in North America by Consultant Connect, a consultancy that matches communities with business site selectors. ‘Green’ buildings open in Ft. Myers
Suncoast has built 13 “green” buildings since 2013—five of which are net zero buildings, meaning zero electricity is used. Both the training center and the service center are expected to be net zero, relying on a total of 696 solar panels and other ‘green’ resources. The buildings’ efficiencies and solar power usage will save the credit union approximately $32,000 annually in utility rates. In total, Suncoast Credit Union has saved $305,000 annually due to its green and solar initiatives. The most heated debate in the Florida Legislature this year could be the future of Enterprise Florida, the state’s de facto commerce department, and Visit Florida, the tourism bureau for the state. As related industries drive much of the economy in Southwest Florida, the region has already become a battleground in the fight to swing public opinion.
Following a difficult year for both state agencies where financial decisions and transparency issues incited criticism, state Speaker of the House Richard Corcoran has championed the defunding of both Enterprise Florida and Visit Florida. A bill that would do that cleared its first committee vote on Feb. 8, when the House Careers and Competition Subcommittee voted 10-5 in favor of advancing the legislation. Rep. Halsey Beshears, R-Monticello and chairman of the subcom-
mittee, said the move was important to show the Legislature would act as good “stewards of money.” But the vote immediately drew sharp criticism from Gov. Rick Scott, who launched a statewide tour to rally business support for Enterprise Florida and Visit Florida. His first roundtable meeting took place at Marine Concepts in Cape Coral, where he brought together business leaders to discuss how business recruitment and expansion services help grow the economy, while tourism marketing efforts attract

iTech prepares graduates for employment Before Immokalee Technical College opened in 2010, Principal Dorin Oxender did his homework. He met with local business leaders to discuss workforce needs, encouraged them to serve on advisory boards, and created long-lasting partnerships that now number 168 active businesses. “The goal of iTech is to place our students in meaningful employment,” he said. “We’re not just training them but putting out a product, so to speak, that local companies want.” The school draws students from the five-country Southwest Florida region and has an 88 percent placement rate – as high as 100 percent in some of its 19 technical programs. Regional businesses like U.S. Sugar and Arthrex are benefiting from these collaborations and their ability to help Oxender and staff create the curriculum. They’re finally able to fill long vacant jobs with skilled employees. For iTech graduates, it’s the start of a well-paying job without relocation. “These are careers with benefits and insurance,” Oxender said. “One of our heavy equipment mechanics made $70,000 his first year.” Many of the programs address specific needs and were outfitted with multimillion dollar machinery and equipment donated by local businesses and some heavy hitters, including the Caterpillar Foundation, Komatsu and Vulcan Industries. When U.S. Sugar expressed a need for diesel mechanics and journeymen, iTech and two other
post-secondary schools offered semester-long introduction to machining courses. The other schools dropped the class while Oxender ramped up his program: 1,500 hours of class time, paid summer internships, and a job practically guaranteed upon completion. U.S. Sugar paid tuition and supplied tools for an existing employee and two outside applicants. They graduated in November 2015 and “came on board as full-time journeymen this year making $24 to $29 an hour,” said Matt Kindermann, the company’s human resources manager. “They’re 20 years old, making good money plus benefits and have zero debt.” The Immokalee Foundation also partners with iTech in its mission to break the cycle of poverty through education. The nonprofit agency works with local students, awarding college scholarships and paying tuition at the technical college. “We recognize post-secondary education doesn’t have to be completed at a traditional college or university,” said executive director Steven Kissinger. “There are very good jobs in the trades. Students receive certifications and come out with a job debt-free. One of our students graduated with six ASE certifications—the equivalent of eight years seniority.” Six students sponsored by The Immokalee Foundation are currently enrolled in iTech’s heavy equipment program. Community service tops Pushing the Envelope’s priorities Since opening its doors in 2006, Pushing the Envelope (PTE) has experienced tremendous growth and success. What started as a direct mail and printing business has grown into a marketing communication firm, providing marketing strategy and direction for clients both small and large. This is accomplished through the many public speaking sessions PTE staff volunteer to provide and through quarterly, complimentary Power Hour sessions where PTE hosts attendees and provide educational sessions on varying marketing communication topics. Rise Up is rounded out by the company’s robust internship program. Hosting three to four interns per semester, PTE helps shape future industry leaders. PTE has hosted interns from as local as Florida Gulf Coast University and as distant as Miami and The Netherlands. At its core, PTE is about marketing communication strategy and measurement. Cushman & Wakefield brings Naples 701 to market Cushman & Wakefield announced that it has been named exclusive advisor in the disposition of Naples 701, a 188-unit garden product in Naples, FL. Cushman & Wakefield’s South Florida Institutional Multifamily Team of Vice Chairman Robert Given, Executive Managing Director Zachary Sackley, Senior Managing Director Troy Ballard, Director Neal Victorand Financial Analyst Aaron Mandel have been chosen to market the asset for Preston Giuliano Capital Partners. The asset will go to market unpriced. Naples 701 is a two-story, 188-unit multifamily garden product developed on an 11.81-acre site at 3531 Plantation Way. The property was previously planned as a condominium conversion before Preston Giuliano re-assembled the units and reverted it back to an apartment community and collapsed the HOA in March 2016. The property is currently 97 percent occupied and is achieving an average market rent of $883, or
$1.91 per square foot. Recent leases are being written at $1,135 per month. The interior finishes of the units at Naples 701 include white cabinets with granite countertops, plank-style vinyl flooring, and GE white appliances. Kitchens have a double-wide undermount sink and a white Frigidaire refrigerator, Naples 701 offers a full amenity package, including two resort-style pools, a tennis court, 24-hour fitness center, barbecue and picnic areas, and a dog park area. Naples 701 is ideally located two miles southeast of Downtown Naples. The property has convenient access to a wide selection of retail with 4.2 million square feet of retail in a 2.5 mile radius, with various dining and entertainment options available along the Tamiami Trail. The property’s location offers residents an easy commute to the region’s major employers in Naples, Estero, Bonita Springs and Fort Myers via its access to major transportation thoroughfares such as Interstate 75 and the Tamiami Trail.
The immediate area near Naples 701 has seen the development of single-family home communities, such as Isles of Collier Preserve, which are selling for over $1 million. Naples Botanical Garden underwent a $15 million expansion, adding a new visitor center in 2014. Fifth on Fifth is a new mixed-use development currently under construction that will feature retail and luxury condominium residences. “Naples 701 is positioned to benefit from the strong fundamentals anticipated for the area as well as the ability to further enhance cash flow by continuing an in-unit renovation program,” said Sackley. “The property has experienced double-digit rent increases on some of their most recent leases.” “The Naples market has seen a tremendous renaissance over the last few years with some of the strongest occupancy and rent growth trends in the Southeast United States,” added Given. “The lack of quality product, demand for rentals and centralized location make Naples 701 a compelling investment opportunity.”
R.D. Johnson Construction completes Woodruff Institute renovations R.D. Johnson Construction has completed the second-floor renovations at The Woodruff Institute for Dermatology & Cosmetic Surgery, on Walden Center Drive in Bonita Springs. The project was an interior renovation of 2,134 square feet of existing medical office space and 1,600 square
feet of white shell space. The existing medical office space remained open and in operation throughout the length of the renovations. The R.D. Johnson Construction team carefully considered the safety, noise and containment of dust and debris throughout all stages of the project in order to accommodate the existing tenant’s

Florida Realtors release annual housing report Florida’s housing market wrapped up 2016 with more new listings, higher median prices and fewer sales of distressed properties compared to the year before, according to housing data released by Florida Realtors. “This past year was marked by tight housing inventory throughout Florida, particularly in the range of $200,000 and under,” said 2017 Florida Realtors President Maria Wells. “Buyer interest was high and home sales likely would have been even stronger if there had been enough available for-sale supply to satisfy demand. Realtors across the
state stand ready to help buyers and sellers understand their local housing market trends. “Florida’s economy is in growth mode, more jobs are being created and mortgage interest rates, while rising, remain at historically low levels, which will continue to spark buyer demand in the coming months.” Statewide closed sales of existing single-family homes totaled 268,731 in 2016, up 0.9 percent compared to the 2015 figure, according to data from Florida Realtors research department in partnership with local Realtor
boards/associations. New listings for existing singlefamily homes rose 2.2 percent in 2016 compared to 2015. The statewide median sales price for single-family existing homes in 2016 was $219,900, up 12.2 percent from the previous year. The closed sales data reflected fewer short sales statewide in 2016 compared to the previous year. Short sales for condo-townhouse properties declined 38.7 percent while short sales for single-family homes dropped 35.3 percent.

Quadrum breaks ground on resort-style senior community Lee County Assistant Manager Glen Salyer joined Quadrum Global and DeAngelis Diamond at a groundbreaking ceremony to mark the start of construction on Avida Senior Living, a resort-style community for assisted living, independent living and memory care in Fort Myers. Located on a 32-acre site on Gladiolus Drive, adjacent to the 279-acre Lakes Regional Park in South Fort Myers, the $95-million development will feature 125 assisted living apartments, 35 memory care apartments, 272 independent living apartments and 28 cottage-style residences. The 488,265-square-foot campus will provide residents with a bar bistro, private theater, dining hall, pools and spa, four open-air courtyards and other amenity areas. Quadrum, an international real estate development, investment and management firm, is developing the facility, and DeAngelis Diamond, a Naples-based construction firm, is serving as general contractor for the project. Quadrum has formed a separate entity, Quadrum Senior Living Management, to manage the community’s construction and operations. Colin Marshall, a senior living veteran with more than 20 years of management experience ranging from on-the-ground property-level management to portfolio-level oversight, leads the entity. Advanced Insurance Underwriters acquired by Risk Strategies Risk Strategies Company, a privately held, rapidly growing national insurance brokerage and risk management firm, in December boosted its real estate expertise, one of its core practice areas, and with the acquisition of business insurance specialist Advanced Insurance Underwriters (AIU), headquartered in Hollywood with a branch office in Estero. Terms of the deal were not announced. The fourth largest independent broker in South Florida, and among the top 60 privately held insurance agencies in the United States, AIU specializes in commercial property and casualty insurance with additional capabilities in employee benefits, private client services and other specialty insurance programs. Included in the acquisition is Advanced E&S Group, a managing general underwriter. “With this partnership we now have the market capacity to be the market leader in our core specialties by offering our clients risk alternatives never before available in this market from other brokers,” said Robert A. “Rob” Grady, AIU’s Estero branch man-

Dane Eagle, R-Cape Coral, who as an ex officio member voted in favor of eliminating the agencies when the bill was heard in subcommittee. At a roundtable held in Eagle’s district, Scott said he was “disappointed” in the representative’s vote. Afterward, Eagle responded on social media. “I do not believe in taking from Company A to give to Company B,” Eagle said, highlighting a concern about the use of business incentives as a prime means of driving growth in
the state. Eagle said Enterprise Florida has a 70 percent failure rate and should not continue. “We will not engage in corporate welfare or crony capitalism by taking from the many to give to the few.” Critics of incentives note failed business ventures such as medical research facility Sanford Burnham, which relocated to Florida after being lured with $350 million in incentives and is now seeking to leave the state. On the Visit Florida side, a $1-million contract for entertainer Pitbull to make a music video promoting the state drew heavy fire last year. But state Rep. Joe Gruters, R-Sarasota, said killing Enterprise Florida and Visit Florida would be shortsighted. “The whole conversation needs to be focused on jobs and whether we as
a state give businesses the best opportunity they can get,” said Gruters, the lone Republican to vote against gutting Enterprise Florida in committee. “What we need to be doing is making sure these programs are run better.” He noted the agency does more than direct incentives, and that it markets the state commercially. Even House members in support of the legislation acknowledge a bill that gutted Enterprise Florida and Visit Florida with no alternative in place likely wouldn’t get supported in the state Senate, and would almost certainly be vetoed by the governor. But the Legislature ultimately budgets funding for programs, ensuring both sides a strong position to fight from as the legislative session kicks off this month.

Founders of FL Star make mark on Southwest Florida real estate landscape In the six short years since its creation, FL Star has made an impressive impact on Southwest Florida real estate. A conglomerate of real estate entities led by David E. Torres and Gary Hains, Fl Star is currently building single-family homes at Arrowhead Reserve in Immokalee, developing and constructing Milano Lakes, a new 296unit apartment community in Naples and most recently Sapphire Cove, a new residential community in Naples, among other projects. FL Star provides management services for commercial and industrial
buildings for real estate owners and condominium associations including maintenance, collection of rents and financial reporting.
