The Naples Area Professional League of Executive Services, a business-to-business networking organization, announced details of its annual dinner, scheduled for Thursday, Nov. 9, at Hilton Naples. The event is open to the public and will begin with a cocktail reception followed by a dinner with two guest keynote speakers, NFL alumni David Jones and Ikaika Alama-Francis. “Our members are especially excited about this year’s annual dinner,” said Nicole Ryan, president of NAPLES. “We hope the public will join us in what promises to be a fun and eventful evening, highlighted by our former professional football players and speakers.” DINNER See page 15

Charlotte State Bank & Trust salutes Southwest Florida Business Today for 10 years of serving the area business community, and as we celebrate the bank’s 30th anniversary in 2017, it’s clear our missions are similar. We are committed to providing top flight business banking to our Charlotte County customers, while offering full-service commercial real estate lending to business owners in Charlotte, Collier and Lee counties and beyond. Our commercial lending team has more than 125 years of combined experience in helping business owners acquire new property, refinance existing property and grow their businesses. Our team is headed by Senior Vice
President and Senior Credit Officer Maryann Mize, who appears regularly in these pages and has been a leader in the business community for many years. She is based in Charlotte County along with our other commercial lenders, bank President Craig DeYoung and Vice President Eric DeYoung, both of whom gained loyal followings through their professionalism and dedication to service. We established new loan production offices in Collier and Lee counties, as well as opening a new full-service office in North Port in Sarasota County. The bank’s Collier and Lee county representatives, Cristin Madden and Kim Donnelly respectively, hit the ground running and are working with dozens of clients looking to grow and expand through purchasing, refinancing or leveraging commercial property. Breathe. Breathing is an autonomic function meaning we don’t have to think about it consciously. Stress has been proven to cause our breathing to become shallow and short. In turn, our brain and body are less oxygenated and our decision-making abilities become compromised. When you find yourself becoming stressed try this: Take a deep full inhalaBY SHANE tion to the count WALKER of four. Imagine Guest Columnist the air being pushed down beyond your lungs into your stomach. Hold the breath until the count of four and exhale slowly to the count of four. Repeat as necessary. Breathing is the first thing we do when we enter the world and the last thing we do when we leave it—breathe more! Unplug. In today’s society we have iPads, televisions, laptops, desktops, radios and iPhones plugged into our heads. Bottom line, we are overstimulated. Scientist have shown that interfacing with technology slows the alpha waves in the brain. Alpha waves promote relaxation and insightfulness. Lower levels of alpha waves have also been linked to depression. Our seemingly constant attachment to technology has made us busier than we are successful. Create boundaries and set cut-off times where you detach from technology and consider only checking email at set times throughout the day. Get adjusted. If stress has been intense for a prolonged amount of time it is possible your body is beyond its adaptive capacity and the emotional stress you have experienced has translated into physical stress. Many people brush off problems like neck pain/tension, headaches and upper mid back pain as “normal.” However, the misaligned spinal bones caused by stress can exert pressure on the nerves and lead to further damage. If you have not had your spine properly analyzed and adjusted, consider it. A specific, scientifically applied chiropractic adjustment can release tension in the spinal chord and liberate your nervous system giving you the “reset” you need to function at 100 percent. Matt Caldwell announces tax relief plan for state’s agriculture Representative Matt Caldwell announced his proposed tax relief plan to help Florida farmers recover from the damage left in the wake of Hurricane Irma. The plan includes proposed cuts to Florida’s Tangible Personal Property Tax and Motor Fuel Tax, which are taxes that nearly every farmer, agrelated business, and small business pays. Representative Matt Caldwell said:
“After touring the state and observing the losses and damages incurred by the agricultural community, it is clear that we need to help Florida farmers get back to business. This legislative session we should pursue temporary tax cuts, which is a principled way to help farmers recover from the challenges they are facing post Irma. We should specifically consider reductions of the Tangible Personal Property Tax and
the Motor Fuel Tax. These taxes affect nearly every farmer and temporary relief of these burdens would be a broad based way to provide relief without picking winners and losers.” The Tangible Personal Property Tax levies annual property taxes against equipment, such as tractors, tools and production facilities, totaling more than $25,000. The Motor Fuel Tax levies taxes against the sale of motor fuel
and agricultural businesses can currently receive a rebate of fuel taxes for off-road/farm use. The proposed plan would offer a rebate of the Tangible Personal Property Tax for the time the equipment couldn’t be used or was damaged from the storm and would extend the rebate of the Motor Fuel Tax to include onroad use related to storm recovery as well.

Thomas Edison once said, “There is always a better way. Find it.” In 1997, Edison National Bank/Bank of the Islands was founded on the belief that there is a better way of banking. As the oldest locally-owned bank in Lee County, we offer customers the benefits of local-decision making, community roots and individualized services that only a local bank can offer. Additionally, we wanted to make banking more about our customers with personalized solutions, meaningful relationships and exceptional service. Over the past two decades, the bank has introduced new services for our customers without sacrificing these important fundamentals of good banking. We offer online and mobile banking, a courier service for businesses and no-fee access for customers at Publix Presto! ATMs. We’ve also expanded our team with additional bankers and customer service representatives so that we can assist with the increasingly individualized needs of our customers. Finally, as a local bank, we have an undeniable interest in the future growth and well-being of the community we serve, and our company is proud of the positive impact we’ve made in Southwest Florida. Transdev to start AV shuttle network in Babcock Ranch
Transdev, a leader in multi-modal mobility solutions, together with development group Kitson & Partners, announced the opening of the first autonomous shuttle network in North America scheduled to begin operations in Babcock Ranch in November. Babcock Ranch will start running multiple Transdev-operated autonomous shuttles, with the long-range goal of working with Transdev to bring ondemand mobility options to the nearly 50,000 residents in the new community. Kitson & Partners and Transdev officials said they share a vision for the future of mobility that aims to reduce or eliminate the reliance on vehicle ownership and use while lowering the environmental impact of transit through sustainable alternatives. Babcock Ranch will serve as a living laboratory on the development of the mobility-as-a-service (MaaS) platform, with car-sharing, bike-sharing, autonomous shuttles and pods and charter transit all planned for future phases of the mobility plan. “This is a game changer,” said Dick Transdev will unveil the first autonomous shuttle network in North America at Alexander, executive vice president of Babcock Ranch this month. A partnership with the Renault-Nissan Alliance was agreed to earlier this year. Transdev is also partnering with Delphi on two openroad autonomous networks in France: in Normandy and the Parisian suburbs. Signature Speaking clients benefit from Blackman’s experience
The humble beginnings of Signature Speaking is a truly inspirational story about how its founder, Linda Blackman, while standing in the unemployment line, created a vision that would launch a business to help many, including someone just like you. Blackman had been one of the youngest television female news anchors and reporters. She went on to become one of the country’s first cable talk show hosts. Blackman anticipated job security. So it came as a surprise when the company where she worked as a cable talk show host fell on hard times. They began letting employees go— including Blackman. She had developed a good rapport with the guests on her talk show, kept in touch with them and recalls: “As I stood on that unemployment line, I thought about
those I interviewed on my show and had a strong feeling that I just might be able to help them and their companies communicate their messages with maximum impact.” As the saying goes, the rest is history. If you depend upon the spoken word to make a living or get your point across, you need Blackman. Blackman Blackman utilizes her background along with consulting and training, to teach clients how to handle the media, deal with a crisis, become a better public speaker, sell more effectively, introduce new products or services and enhance business development— Blackman even helped
a client secure a multi-year, multibillion-dollar contract. Blackman ‘s clients, whether an entrepreneur, small business, big business, non-profit, from the private or public sector, work with Blackman in private one-onones or group training sessions. H2 Innovation Center contract awarded Stevens Construction has been awarded the construction management services of H2 Innovation Center, located on College Parkway in Fort Myers, announced President Mark Stevens. The news came after investment firm Youngbloods announced the company would drop its current brand in exchange for The H2 Organization in an effort to expand investments beyond that of Seed and Series A tech capital. Stevens Construction will be providing an exterior façade and interior renovation to the existing 123,656-square-foot Atrium building. With construction starting next month, H2 Innovation Center will be a state-of-the-art workspace with innovative technology, a fitness center, spa and restaurants. Studio+ is the architect of record. Formed in 2015 by entrepreneur and tech investor Matt Hurley, Youngbloods manages private capital for a wide array of investors through the U.S and abroad. The H2 Organization shortly afterward announced the addition of Lana Zumbrunn to its leadership team.
Zumbrunn, known internationally for her work in technology startups and economic development, will serve as the investment firm’s director of Innovation and Culture. Zumbrunn comes to Southwest Florida as a titan of the startup investment world, having helped secure millions in private capital for a diverse network of entrepreneurs, startups and small businesses. “I’m excited for this new opportunity with H2,” said Zumbrunn, “and I’m equally excited about the great impact our work will have, not only nationally but here in Southwest Florida. It’s an area poised for the kind of growth I’ve seen elsewhere in the nation. I’m eager to introduce this area to the future of business and economic development.” Hurley stated: “Lana is an excellent addition to our team. Her extensive experience and her high energy really help round out what we’ve been building here for some time. We are glad to have her on board, and we are anticipating some big things out of her before the end of this year.”

Hurricane Irma to have short-term effect on real estate market
What we have all witnessed in the aftermath of Hurricane Irma is truly remarkable. From the tireless work of our first responders, utility workers and public service employees to the charity organizations and volunteers assisting neighbors in need, we’re grateful for everyone working to restore Southwest Florida. All of your selfless efforts are a testament to the compassion and resilience of our beloved communities. These people mentioned above are working day and night to clean up and restore services to residents. For most of Southwest Florida, private property and businesses that sustained damage will also be a priority in the rehabilitation effort. As one of the oldest real estate firms in Southwest Florida, we have weathered a few hurricanes, most recently Charley in 2004, Wilma in 2005 and now Irma. We understand the restoration phases that we will be enduring together in the following weeks. On the more positive side, based on our experience over the last 60 years, we anticipate that there
will be minimal disruption to activity in the real estate market. Dottie Babcock, chief operating officer for John R. Wood, states: “Any downtown in the short term is likely to be because sellers want to complete repairs and clear debris from their landscapes before they begin showing their properties. Southwest Florida has enjoyed a balanced market over the past several months, BY BETTY with a wide selection of availKAMPFER able properties for sale and Guest Columnist many buyers ready to secure their place in paradise. We do not expect that to change. Given the sales history of 2017 year-todate, buyer demand should remain strong, leading to a very busy 2017-2018 ‘season.’ Likely, prices will
not be impacted significantly, and if they are, only for a short time.” Dottie advises that the important thing for buyers and sellers is: “Do Not Panic! Good decisions are seldom made in a state of anxiety, and although there are no guarantees for the future, history indicates that the market will remain strong and investment in Southwest Florida real estate will continue to be a prudent one.” As your local real estate brokerage, we are deeply invested in the health and welfare of all people who reside in Southwest Florida. It is our objective that we are available as a resource to answer any questions you may have regarding upcoming developments that may positively or negatively impact our communities. Betty Kampfer has enjoyed 30-plus years of successful sales experience, and is a member of the John R. Wiid Platinum Circle of Excellence. She can be reached at bkampfer@johnrwood.com.
Florida’s housing market remained on track through August Florida’s housing market continued its positive track in August, with more closed sales, increased pending sales, more new listings and rising median prices, according to the latest housing data released by Florida Realtors. Sales of single-family homes statewide totaled 25,235 last month, up 0.9 percent compared to August 2016. “Housing market trends we have been seeing for months in Florida continued in August,” said 2017 Florida Realtors President Maria Wells, broker-owner with Lifestyle Realty Group in Stuart. “More owners are deciding to enter the market and list their homes for sale, while demand from buyers continues to grow, especially for homes in the $250,000-and-under
range. Homes are continuing to sell quickly, though tight inventory is putting pressure on rising median prices and creating affordability challenges for many first-time buyers.” The statewide median sales price for single-family existing homes last month was $240,000, up 6.7 percent from the previous year, according to data from Florida Realtors Research department in partnership with local Realtor boards/associations. The statewide median price for townhouse-condo properties in August was $170,000, up 6.3 percent over the year-ago figure. August marked the 69th consecutive month that statewide median prices for both sectors rose year-over-year.
According to the National Association of Realtors, the national median sales price for existing single-family homes in July 2017 was $260,600, up 6.3 percent from the previous year; the national median existing condo price was $239,800. Looking at Florida’s townhousecondo market, statewide closed sales totaled 9,716 last month, up 2.6 percent compared to August 2016. Closed sales data reflected fewer short sales and foreclosures last month: Short sales for townhouse-condo properties declined 39.4 percent and foreclosures fell 49.1 percent year-to-year; short sales for single-family homes dropped 34.8 percent and foreclosures fell 45.4 percent year-to-year. “As August’s
data shows, the winding down of the niche market for distressed properties that has existed in Florida over the past several years, along with the general shortage of homes for sale on the more affordable end of the market, has slowed down year-over-year sales growth,” said Florida Realtors Chief Economist Dr. Brad O’Connor. “At the same time, we’re seeing strong price growth year-over-year, but it’s actually quite modest relative to the doubledigit percentage growth we’ve experienced in recent years.” Inventory continued to tighten in August with a 3.8-months’ supply for single-family homes and a 5.4-months’ supply for townhouse-condo properties, according to Florida Realtors.

We offer equipment leasing for commercial accounts so you can get the machinery needed to increase your profitability. Most businesses are considered, such as Construction, Restaurant, and HVAC, and we welcome startup companies- bank turn-downs and storied credits. Terms can be either 24, 36, 48 or 60 months payback, and you own the equipment at end of lease. We also have a program whereby if you do not want to own at end, we will take it back. We ask for a one-page application for established businesses, up to $250,000, without financials, and we promise quick decisions (usually within 24 hours). We can consider applications as high as $2 million with financials. Trucks, trailers and limos can be leased, both new and used, with similar terms as above. We can handle all the titling paperwork so it can get done quickly. Factoring receivables is also offered where we buy your invoices and pay you in advance. This allows you to increase your cash flow. Once you use this method, chances are you will want to continue, because of the ease and flow of payment to you. Another new program we offer is an advance loan for that emergency situation like buying inventory, hiring more help, expansion, etc. Payments are arranged to meet your budget and paid back over a short period of time, with l2 months being the maximum. (We have gone as high as 18 months, however.) The entire process is quick and easy, with funds in your account within five days. There are many benefits to using our leasing programs, such as 100-percent tax deductible. Preserve cash by not tying up your capital. Save your bank line of credit and lower monthly payments, to name a few. Factoring receivables helps with your internal flow of money so that payables can be made quickly. You can get discounts by doing so, and it offsets the cost of factoring. The advance loan allows you to generate monies quickly to satisfy the immediate needs you are facing. One other program is purchase order funding. This is where we can buy your purchase order from the customer, advance up to 65 percent so your order can be started, and factor the invoice. You now have completed the order, and have not used any of your own monies, plus gained the customer. It’s a win-win situation for your company. We are a courteous, service-oriented company with customer satisfaction our main goal. Contact us toll free at (800) 829-2340. Email us at equities@att.net or visit equitiesfunding.com.
NOVEMBER 2017
SWFL cities named to fastest growing list WalletHub has named multiple Southwest Florida cities among 2017’s fastest growing city in America, based on local economic growth. The personal finance website announced the rankings on Oct. 2. Fort Myers was ranked as the secondfastest growing small city in the U.S., behind Meridian, Idaho. In total, 40 Florida municipalities were included in the study, with Lehigh Acres ranked third and Cape Coral ranked at No. 15. To determine where the fastest local economic growth has occurred, WalletHub’s analysts compared 515 cities based on 15 measures over a period of seven years. The metrics were based on two key dimensions: Sociodemographics, which includes population growth factors, and Jobs & Economy, which studied factors like job growth, new businesses, regional GDP and home prices. Fort Myers experienced the nation’s highest decrease in poverty rate, declining 2.92 percent during the seven-year study period. Conversely, Shreveport, Louisiana experienced the highest increase in poverty rate (1.55 percent). Fort Myers also earned the nation’s top ranking in job growth and median house price growth, along with a ninth-place ranking in population growth. The WalletHub study also ranked municipalities against others of similar size: Large cities (more than 300,000 people), midsize cities (100,000-300,000 people), and small cities (fewer than 100,000 people). Frisco, Texas was the fastest-growing municipality overall.
