“There’s close to one billion in investment dollars for project development in Cape Coral right now,” said Ricardo Noguera, City of Cape Coral Economic Development manager. That’s how Noguera opened his recent presentation to a gathering of local commercial realtors and investors—and got their immediate attention. Noguera, who has held his current
position for the past eight months, has hit the ground running, not walking. With over 30 years’ experience in economic and community development around the country, Noguera told the group, “While we have permitting problems here, ‘permitting challenges’ is a national issue, not just a local one. Of course, we are working to improve the process, but of course, this is always a work-in-progress.” He added, “So we want to be as creative in our approach to commercial development
as we can be to help you, the commercial investors and realtors, bring business to Cape Coral.” Noguera noted that of the 120 square miles that comprise Cape Coral, 110 square miles are zoned residential. The challenges to development are many, he shared, and include a severe lack of industrial land, a lack of infrastructure and the scarcity of office space. “We need to cluster development, especially in South Cape, and we need to bring in employers who will hire millennials.” GROWTH See page 16

Hoffmann Family buys Hertz Arena, Everblades

The Hoffmann Family of Companies has entered into an agreement to purchase the Florida Everblades and the Hertz Arena. Plans are underway for a complete renovation of the 8,284-seat, multipurpose arena. The improvements will include enhanced skyboxes, food services and installation of a state-ofthe-art scoreboard. Hertz Arena, which opened in 1998 as Everblades Arena, hosts a variety of events including concerts, Cirque du Soleil, Disney on Ice, boxing and trade shows. The venue offers

When other states started authorizing farmers to grow hemp, it didn’t take long to realize there was no place to sell it. Because no structures had been put in place for processing and manufacturing plants, state officials found themselves rushing a regulatory structure through so farmers could offload their first harvests. Holly Bell, Florida’s first Director of Cannabis, plans to learn from that mistake. She said the Department of Agriculture and Consumer Services will make sure all parts of the burgeoning hemp industry can move forward as soon as new rules unroll later this fall. “When our farmers are ready for a cash flow, we want to encourage them to get going,” she said.

Bell spoke in August at the Citrus Expo and Vegetable and Specialty Crop Expo, where growers from around the region gathered to hear her discuss this new and just recently legal product to diversify their inventory. Just a few years ago, there were no legal reasons to grow cannabis in Florida. Now, medical marijuana dispensaries pop up in more shopping centers each week. Soon, farmers will grow non-narcotic hemp crops. With the 2018 federal farm bill allowing hemp to grow, a budding industry will soon emerge in Florida. The Legislature this year authorized a pilot program for growing hemp in the Sunshine State, and state officials are nearly done weeding through a stack of public suggestions.

Companies to Watch is a statewide competition that identifies companies expected to see significant growth over the next several years. The GrowFL Florida Companies to Watch awards program—now in its ninth year—honors 50 select second-stage companies from throughout Florida for developing valuable products and services, creating quality jobs, enriching communities, and broadening new industries throughout Florida. Chosen from 500 growing second-stage nominations from throughout, Florida, the 50 companies named as the 2019 Florida Companies to Watch honorees generated nearly $1 billion in revenue and added over 900 jobs between 2015 and 2018. Together, the honorees project a 35 percent increase in revenue and 37 percent increase in job growth in 2019 compared to 2018. “These stand-out companies are all led by entrepreneurs, and have demonstrated their capacity and intent to grow,” said Dr. Tom O’Neal, GrowFL executive director. “They also all have critical intellectual property or a niche position that gives them a competitive edge in their markets,” he said. Quest for Success, a college preparatory program in Naples, celebrates its 25th anniversary since opening in 1993. In 1993, local businessman Tad Dekko and local educator Gene Oliff founded the Quest program. They began with only 10 students, but now 25 years later, Quest has assisted over 1,000 students achieve their goal of attending college and ensuring a future of limitless achievement. From the moment Dr. Kamela Patton, Superintendent of Collier County Public Schools since 2011, began speaking, I was riveted by her energy and passion for her subject: bringing the Collier County school system to the next level of excellence, which to her, is all-encompassing. “Half is not enough,” she told her audience of local Naples professionals. She shared the principles of STEAM vs. STEM (Science, Technology, Engineering, Math.) The “A” in STEAM stands for the Arts. As Patton explained, “STEM learning takes place in the left half of our brains: the Arts, emotion and creativity, among other things, reside in the right half of our brains.” While the STEM and STEAM concepts are not new, they are, in many ways, just taking hold in our educational system. Patton is set to entrench STEAM in the Collier County public education system. One of the ways this is being accomplished is

It is meant to create a place where both teachers and community partners provide handson experience for students, according to Patton. STEAM “challenges” currently take place regularly. Patton explained, “These are competitions devised to make the kids better-prepared for the workplace by exercising their analytical and problem-solving skills.” The overall goal, Patton shared, is to help all students at all levels (and not just by grade level), to be better equipped for “life after school” or what she called “life ready.” More than prepping students for college or a career: it is about equipping them with the tools necessary for navigating the maze we call adulthood, or more generally, life. These tools include emotional intelligence, intellectual understanding of oneself and practical knowledge. The kids don’t have to be intellects to get all this: they do, however, need to be shown how
to grow, develop and adapt, using these skills to navigate “life after school,” whenever that may occur for any individual student. And this part of teaching kids, Patton reminded the audience, is not just left to the school system. She pointed out, “Parents are the child’s first teachers.” Having recently returned from a visit to my hometown in the Chicagoland area for my ?th high school reunion, what Patton shared resonated deeply with me. After touring my old high school, of which very little of the physical school buildings remain, I also realized that there is very little remaining of how and what we were taught as well. Back home in Southwest Florida, Patton made clear to me that serving and preparing our students today for the world of tomorrow is no easy task. It is all of our jobs—together—to help the children of our community to become students; for our students to become contributing community members; for our students to make viable and vital contributions to the growth of our local business community and the Southwest Florida economy at large.

Environmental Risk-Management marks 20 years By Steve Hilfiker Guest Columnist After nine years with a consulting engineering firm, I just had to move forward with the business plan. While honoring my no-compete agreement, I wired a construction trailer for dial-up AOL, fax and phone, and was ready to go. 1999 proved to be a good time to start an environmental risk-management business. A major surge in Florida real estate was just getting underway. The insurance claim, remediation and forensics service markets were evolving, and I had some strategies for those sectors that worked.
Today, we’ve added environmental engineers, geologists and indoor air quality specialists, along with other scientists, technicians and technology professionals to a rock-solid, administrative foundation (which is one of the strengths of the firm). This team equips us to handle a broad range of environmental conditions. We’ve realized that some of our most important work for Florida’s environment over the years hasn’t been accomplished out in the field, but rather indoors, as we lead industry associations, develop colleague-surveys, review policy and participate in the development of state legislation.
As we look to the future, we see the job is just getting bigger. During our 20 years in business, Florida’s population has expanded from 15 million to 21 million—with another 9 million newcomers projected to arrive by 2050. ANNIVERSARY Naples Zoo celebrating 100 years as a garden, 50 years as a zoo 2019 is a big year for Naples Zoo. We are celebrating 100 years as a botanical garden and 50 years as a zoo. Our story began back in 1919 with the work of Dr. Henry Nehrling, an accomplished and greatly respected botanist and ornithologist. Following a debilitating frost that compromised his research and plant collection in central Florida, Nehrling re-established his nurseries in Naples in 1919, in what he referred to as his “Garden of Solitude.” By 1925, more than 3,000 species of ornamental plants, shrubs and trees were growing in what had now become H. Nehrling’s Tropical Gardens and Arboretum. Nehrling, referred to many as “The Father of Florida Horticulture,” had effectively designed Florida’s first wilderness garden right here in Naples.

It was in the mid-1950s when Julius Fleishmann renovated and dramatically expanded the property. He cleared a trail through the gardens, removed years of debris, nurtured old plantings, planted new species, and dug lakes. In 1954, the garden was ready for the public, complete with an array of tropical birds and now called “Caribbean Gardens”. Without Nehrling and Fleischmann, Naples Zoo at Caribbean Gardens wouldn’t be the beautiful, lush attraction it is today. The animal exhib-
its were built around the plants, so we could keep that beauty. We honor our history by maintaining accreditation as a certified arboretum. The Zoo’s dedicated horticultural staff works diligently to maintain and preserve the horticultural beauty created by both Nehrling and Fleishmann, while also adding new plants to delight guests. Two years after Irma, a reminder to stay prepared
As we passed the second anniversary of Hurricane Irma, the powerful Category 4 storm remained etched into our memories. But before Irma there was Wilma, and before Wilma there was Charley, and before Charley there was Donna. According to the National Oceanic and Atmospheric Administration, 42 hurricanes and tropical storms have come within 100 miles of Sanibel Island over the past 100 years. That’s essentially one tropical cyclone either hitting Southwest Florida, or making a very close call, about every two years. So statistically, we’re due. Of course, Mother Nature doesn’t work that way. NOAA forecasters issued their midseason forecast, and because the El Nino cycle in the Pacific Ocean has ended, conditions are more favorable for development in the Atlantic Ocean, Caribbean and Gulf of Mexico. The update calls for 10 to 17 named storms, including five to nine hurricanes. Of those hurricanes, two to four could be major hurricanes. At first glance, it seemed like Southwest Florida recovered fairly quickly from Irma. Most major roadways were cleared within a few days, and a majority of debris piles were picked up within four to six weeks. Many businesses reopened later in the week and schools were back in session the following week.
As a commercial roofer, we obviously were extremely busy in the days, weeks and months following Hurricane Irma, as were other roofing companies in town. Irma was the fifth-costliest U.S. hurricane on record with damages estimated at $50 billion. Pre-storm preparations often center around stockpiling food, water, batteries, gasoline and boarding up windows. Their phones, if they’re even working, will be ringing off the hook, and to them, you’re just another number showing up on their caller ID. Here are four items for your roof prep checklist that should be finished long before the cone of uncertainty

Monarch Graphics started in New York as a letterpress shop using lead type in 1979. Since then, the business has transformed numerous times going from letterpress to offset and offset to digital. Starting a business at 21 years old is not completely unheard of. Most times, young entrepreneurs find their excitement, passion and work ethic can carry them through and make the business successful. But in order to establish the characteristics needed to sustain the business and solidify the longevity it takes to continue to be successful, is a much harder task. It takes volume, consistency, ethics, standards, relationships, forethought, financing and a little bit of luck. Enter Chris-Tel Construction. What began in 1989 is still going strong today. As a 21-yearold kid (essentially), Howard Wheeler had the determination and knack for doing the right thing coupled with the construction knowledge he learned from working for his dad and uncle. Common social media mistakes small business owners must avoid Small business owners who are entering the world of social media can take one of two roads: achieve marketing success or fall into the common traps. While it’s essential to have a strong social media presence, it’s also important to avoid the pitfalls that many brands experience in the social space. Business owners might feel pressured to post constantly, or might feel like they’re using each platform incorrectly. This is the perfect time to stop, take a breath and remember the five common social media mistakes to dodge: • Don’t react, act. New business owners should never act without a
strategic plan. Make sure to define your goals and outline how you will achieve them. • Quality over quantity. An account with over 10,000 followers is impressive but it means nothing if they’re not quality leads. It’s more beneficial to have a valuable audience that connects with your message and product. • Don’t settle. Designing, curating and writing quality content can become overwhelming. It’s better to only create a few remarkable posts than overload your social platform with too many “ok” posts that do not meet the necessary criteria to reach your intended audience. • Copying the competition. Some-
times it’s easy to glance over your shoulder at the competition for ideas but it’s important to change that mindset. Every business is unique and that should reflect across your social media platforms. Who do you want to engage with? What do you want to tell your audience? What resources do you have to tell inimitable stories? Answer those questions and don’t worry about what everyone else is doing. • Ignoring the results. Don’t do it. It’s easy to feel like the job is done after posting to a handful of social media accounts, but checking analytics is key. Monitoring your progress will help you figure out what’s working and what you need to adjust to move

I started my Commercial Mortgage Brokerage Business in October 1980 when interest rates were 18%, Jimmy Carter was President, and the world was scared with the Iran crisis. The irony was that even though the interest rates were high, lenders were doing deals, there was a demand for mortgage money. Then, like now, developers calculated the cost of funds into their project. Life continued. Big news… 40 years later, we have so many more lending sources. From the traditional “bankable” deal, which commands the lowest interest rates (as of Oct. 15 approximately 4-4.5%) to non-bankable but very good deals with rates between 5.5 and 7%. And now we have no income verification Commercial deals where the owner does not have to show personal tax returns or in some cases does not even have to show leases; the loan is based solely on Loan to Value. One constant over the 40 years is that more and more
real estate owners need someone to guide them through the myriad of lending products out there and help them select the one that is best for their needs. In many cases, it is not necessarily the lowest rate. It could be a 90% LTV, or it could be a longer term. Each deal is different. When it comes to predicting growth in Southwest Florida, look to the east. At the Southwest Florida Commercial Real Estate Symposium, hosted by the Naples Area Board of Realtors in September, speakers said the most exciting commercial opportunities might be in some surprising places like North Fort Myers, Lehigh Acres and Golden Gate. North Fort Myers John Talmage, Lee County director of Economic Development, welcomed the chance to see fresh activity in a community too often associated with blight. “North Fort Myers is getting ready to happen,” he said. He noted Players Circle Theater will soon open a 200-seat venue at the Shell Factory, bringing a cul-
tural institution into one of the community’s most recognized landmarks. Soon there will also be a 1,000-seat steakhouse open on Business 41. Meanwhile, redevelopment at Hancock Square Plaza and renovation at Merchants Crossing will bring new activity to commercial spots on U.S. 41 largely dormant since the Great Recession. Lehigh Acres Talmage said the east Lee County community remains ripe for a boom. There’s already tens of thousands of housing units set to come online in Lehigh Acres, but there’s a great need for job creation. Right now, Lehigh Acres has the longest average commute time for any community in America. “That’s not sustainable,” he said. So there’s efforts underway to extend corridors
like Alico Road behind the Fort Myers International Airport, creating commercial opportunity. Joel Boulevard is similarly being curated by growth. Golden Gate Mark Strain, chairman of the Collier County Planning Commission, said that inland development also has seen serious acceleration in his county. He said 2019 marked a year of historic growth in the region with new starts in places like Ave Maria. “Out east, we see commercial lagging behind rooftops,” he said. But with some 20,000 people expected to move into Golden Gate, that will soon change. He noted an Aldi’s on Immokalee Road and a Sprouts Farmers Market coming to Logan Landings. As utilities expand beyond east Naples, there will be growing interest in commercial uses for land. “People hear ‘Go west!,’” Strain said, “but in Collier County, people go east.”

Seagate Development Group began construction of Gulf Coast Biologics’ training center, located on Veronica S. Shoemaker Boulevard in Fort Myers. Conditioned Air, Honest Air announce merger Conditioned Air and Honest Air Conditioning of Venice announced a partnership under which Honest Air will be acquired and operate as a division of the Naples air-conditioning contracting and service firm. This merger expands Conditioned Air’s presence in Sarasota County and enables Honest Air Conditioning to provide enhanced products and services. “This is a great partnership as our two companies share the same core values and a commitment to serve our customers with honesty and integrity and to provide service that will exceed their expectations,” said Tim M. Dupre, president and CEO for Conditioned Air. Once the transaction is completed, Honest Air Conditioning will operate under its existing name as a division of Conditioned Air. A number of improvements also are in the works to allow the company to better serve customers, such as an updated dispatching/operating software program. “We will have more access to employee training programs to ensure that we have the best technicians in
the market,” said Nicholas J. Wright Construction Group awarded Burnt Store Road widening project Wright Construction Group has been awarded phase two of the Burnt Store Road widening project in Charlotte County and construction of the $26-million project is scheduled to begin later this fall. The 4.5-mile project will encompass widening the remaining portion of the roadway in Charlotte County from two lanes to four lanes divided and connect the already expanded sections to the north and south. Additionally, the project will include the installation of new drainage systems, force mains, water mains and box culverts as well as placing 400,000 cubic yards of fill material. The widening of the major north-south corridor roadway will help accommodate future growth and the uptick of residential development hap-

Inn on Fifth completes $5 million renovation
Inn on Fifth & Club Level Suites downtown Naples completed a $5-million renovation, promising to elevate the guest experience at its landmark buildings on Fifth Avenue. On Oct. 1, following a four-week closure, the Inn on Fifth reopened its doors on a new chapter of elegant design and enhanced comforts. The renovation included refinements to the hotel’s enchanting rooftop pool courtyard and introduced a new level of sophistication to all 119 guest rooms, with special touches such as porcelain tile flooring, custom quartzite bathroom vanities and contemporary lighting. “The Inn on Fifth has had a major influence on the area, becoming a hub for the Naples lifestyle and everything that is new and next,” said owner Phil McCabe. “This renovation is just the latest chapter in a story that keeps getting better and we will continue to rewrite the pages of this Naples classic that’s been pleasing visitors and locals for years.” Known for stylish furnishings, contemporary design and luxurious bedding, each of the hotel’s 119 spacious, elegantly appointed rooms and suites received significant upgrades during the renovation. Guest bathrooms have been redone and now feature shower curbs, benches and vanity tops of all-natural Brazilian mercury quartzite; contemporary lighting; locally designed custom vanities; and floor-to-ceiling porcelain. Dressed in sleek black frames, ESW sliding glass doors were installed, providing a blend of form and function. With high impact, sound resistant Optiblue tinted glass and ergonomic handles and locks, sliding doors let in Florida sunshine without all the heat and ensure easy access to furnished terraces or Juliet balconies. Guest rooms now also feature Swiss porcelain tile flooring, which captures the soft veining of natural stone in porcelain tile. In addition to guest rooms, the renovation included a thorough reimagining of the hotel’s tropical rooftop pool terrace and courtyard. Large sections of the courtyard have been completely resurfaced using Dignitary ColorBody porcelain tile and Siberian Sandstone from Daltile. Turf was added to the pool deck’s lush landscape and creating green patio space for guest rooms opening onto the pool and courtyard. Due to its popularity, the poolside gazebo is being replaced with a larger structure offering more seating and a shady setting to relax. Topped with a black aluminum rotunda, the gazebo roof incorporates windows to let in more natural light. The hotel also added a permanent outdoor bar in the courtyard.

Pampered Pet Resorts to open in December Lots of people claim animals are their life. But when life includes six dogs, three horses, four goats and three cows—like Pampered Pet Resorts coowner Joyce Aliaga’s does—this phrase rings true. A 12-year certified dog trainer and former canine facility manager, Aliaga and her business partner, Frank Hake, a construction industry veteran, fellow animal lover and professionally certified dog trainer, recently joined forces to create a new dog boarding and daycare facility. Construction for Pampered Pet Resorts, located in Naples on Bush Boulevard, began in January. The facility is scheduled to open in December. The difference between Pampered Pet Resorts and other local pet boarding and daycare facilities? This one will be open 24 hours a day, seven days a week, 365 days a year, which offers patrons greater flexibility for pickup and dropoff. According to Aliaga and Hake, in addition to offering round-the-clock care, the new, 9,000 square foot facility will offer a ratio of one pet handler for every 15 dogs. All pet handlers will be pet CPR and first aid certified, as well as FEMA certified for emergency management during natural disasters. “There’s nothing in the world we wouldn’t do for an animal,” said Aliaga. “When your dog trots through our door, he or she will immediately be-
come part of the family.” Pampered Pet Resorts’ primary services will include dog boarding and daycare for all breeds, feeding and medication, and basic grooming. The facility will offer splash pads for water play, artificial turf for outdoor runs, restaurant-grade cleaning systems, an online reservation system, and live video cameras, allowing owners to check in on their pets. The facility has a natural gas-powered generator with the capacity to fully power the building in the event electric service is interrupted. “We are 100% committed to providing the same level of care for your pet as they receive at home,” said Hake. Several specialty programs will be offered at the resort, including one-on-one basic training and enrichment; puppy and senior dog programs; private play; water play, and unaltered male programs. Pampered Pet Resorts will serve as a shelter location for pets during weather-related emergencies such as hurricanes. The facility will also dedicate a select number of spots to Humane Society Naples, in addition to offering pet safety classes to the community. Co-owners Aliaga and Hake plan to launch a Pampered Pet Resorts location in Bonita Springs in the next three years.

FPRA celebrates 35 years in Southwest Florida
This year marks the 35th anniversary of the Southwest Florida Chapter of the Florida Public Relations Association’s dedication to programs and activities that enhance the success of public relations professionals in Lee, Collier, Charlotte, Hendry and Glades Counties. Southwest Florida is one of the largest chapters of public relations, communications and marketing professionals in Florida representing more than 70 organizations within sectors including education, tourism, government, nonprofits, private business and agencies. Atilus, full-service web development and digital marketing firm, celebrated its 14-year anniversary on Sept. 21. Atilus was founded in 2005 by owner and CEO Harry Casimir while he was still a student at Florida Gulf Coast University. Originally named “Unique ID Web Design,” the company was renamed “Atilus” in 2007 after Casimir’s grandfather. What first started as freelance work building websites turned into a full-service digital agency, offering web design, web development, digital marketing, ADA website compliance and web hosting. The company was originally started in Casimir’s apartment in Bonita Springs and has since moved into its own commercial space. It now employs eight full-time staff, most of whom are also Florida Gulf Coast University graduates, each with their own specialty in a different aspect of digital. Day of Joy, a women’s conference with a mission to help local educators, began in Upstate New York in 2009 with 10 girlfriends sitting around Yvonne Conte’s dining room table with an idea. Heart & Soul Healing Arts and Massage Therapy just celebrated our Sweet 16! Heart & Soul is a family owned and operated wellness facility in Cape Coral offering a variety of natural treatments. Massage, Reiki, Reflexology and Himalayan Salt Therapy are just a few of our holistic offerings. We currently have eight licensed massage therapists and a Reiki Master on staff. Our treatments can be customized to meet each client’s individual needs. Heart & Soul has evolved over the last 16 years from humble beginnings. Originally, we only offered massage therapy, then added spa services. Since we’re committed to enriching body, mind and spirit and understand that healing happens on every level, we know shifting our services is oc-
casionally necessary. After moving to our current location three and a half years ago, we made adjustments to emphasize focus on intuitive Reiki healing, Himalayan Salt Therapy and additional offerings for couple’s massage. 865+ people have experienced the benefits of our Salt Mist Serenity Lounge and private salt treatment room since adding this unique option. We like to educate people about the healthful benefits of all of our services and do so often through social media posts. We encourage our followers to engage with us via social media and reward them with special perks when they do. Gov. DeSantis announces SWFL created more than 16,000 jobs Governor Ron DeSantis announced the Naples area added 5,100 new private-sector jobs in the past year. The area’s unemployment rate was 3.2% in September, down 0.3% from one year ago. The Fort Myers area added 11,000 new private-sector jobs in the past year. The area’s unemployment rate was 2.9% in September, down 0.3% from one year ago. The industries with the highest growth over the year in the Naples area were leisure and hospitality with 1,600 new jobs, construction with 1,100 new jobs and trade, transportation and utilities with 1,000 new
jobs. In September, the Naples area had 4,560 job openings and of those, 790 were for high-skill, high-wage STEM jobs. The industries with the highest growth over the year in the Fort Myers area were education and health services with 2,500 new jobs, professional and business services with 2,300 new jobs, construction with 2,200 new jobs and trade, transportation and utilities with 2,000 new jobs. In September, Fort Myers area had 9,912 job openings and of those, 1,881 were for high-skill, high-wage STEM jobs.

Businesses at Tin City, including Pure Florida, suffered for weeks after Irma’s winds and storm surge compromised the sea wall and the entire complex nearly sank.
Two Years After Hurricane Irma, investments continue at Tin City Two years after Hurricane Irma made landfall in Southwest Florida and inflicted severe damage to the docks at Tin City, the restoration and rebound process continues. Businesses at Tin City, including Pure Florida, suffered for weeks after Irma’s winds and storm surge compromised the sea wall and the entire complex nearly sank. The storm also caused catastrophic damage to the dock where Pure Florida’s historic sightseeing vessel, M/V Double Sunshine calls home. Dozens of employees were out of work for weeks during the initial recovery effort. Although Tin City officially reopened for business in October 2017, the long-term engineering project of sea wall restoration had just begun. In March, Tin City completed its major
10-month post-Irma restoration featuring a modernized, wider walkway with plenty of space along the new waterfront boardwalk, and the complex rebuild of the seawall that supports it. Throughout these challenges, Pure Florida continued to make significant investments in its operations at Tin City. Boat engines were upgraded, new roofs constructed on all buildings and new signs installed throughout the complex and a covered seating area constructed for guests. The next evolution of Pure Florida’s investment at Tin City is underway. Now docked next to the historic M/V Double Sunshine, Pure Florida’s new M/V Sea Flight is a state of the art high speed fishing vessel coming into service soon.
