haart is quick off the mark with Help to Buy The haart estate agency has been inundated by house purchasers keen to take advantage of the Government’s newly extended Help to Buy scheme. Five times as many people as usual contacted haart, part of the UK’s largest independent estate agency, and twice as many actually registered to buy after David Cameron brought forward the start date of the latest phase of the scheme. Purchasers now only need a minimum deposit of 5% whether the property is old or new, which means the required deposit for an average mortgage will reduce from £33,948 to £7,218 nationally, and from over £60,000 in London to £12,800, according to Spicerhaart and CML data. As a result, more people than ever can now obtain a mortgage. Paul Smith, haart Chief Executive, said: “We’re one of the first agencies to respond to the Government’s change in legislation by having Help to Buy advisers in all our branches. “As such, we’ve seen incredible interest from people wanting to get on or move up the ladder, making this our busiest October for nine years. This means there has never been a better time to sell, as second steppers – ie those already in their first owned homes – recognise there’s a lot of pent up demand from first time buyers.”
haart.co.uk
Until now, Help to Buy was only available to buyers of new-build properties up to £600,000 where the Government provided an equity loan of up to 20%, interest free for five years. The new scheme now includes all properties, old and new, with the Government underwriting the lender’s risk by being a guarantor for up to 15% of the loan. In both cases, the purchaser will need a minimum deposit of 5% of the purchase price and funds are also required to cover stamp duty, legal fees and moving costs. Borrowers will also have to meet the scheme’s various requirements. Properties bought for investment purposes are excluded. Mr Smith added: “We predict that property transactions will rise by 11% over next 12 months, which will moderate the current excess demand in the market, taking the pressure off house prices. We see house prices rising only moderately in the coming months.” haart will be providing regular advice videos and information via its website, www.haart.co.uk. People can also call their local branch between 8am and 10pm everyday.

“Having a particularly awful experience with the agents I sold through, only served to highlight how excellent the service I received when buying my new property from haart Basildon. From the offset the service I received from haart, in particular from Steven, Scott and Oliver, was top notch. They went above and beyond to keep me in the loop, making sure I was aware of everything that was going on and never pushing me into any decisions. I felt like haart really understood where I was coming from and how stressful the process was. Whenever I saw any of the team they were always smiling and courteous and asking if there was anything they could do to help. I cannot fault the service I received from haart Basildon and would happily recommend them to anyone. I never felt like they were just after the commission and on numerous occasions they went beyond the call of duty to make things easier for me, rather than faster for them.” Janice Jordan, Essex

Magnificent seven take haart in south Essex haart has expanded its distinctive estate agency network, opening new offices in Benfleet and Leigh-on-Sea, bringing its total number of branches in South Essex to a magnificent seven. Castle Point Deputy Mayor, Cllr Jackie Grovier, cut the ribbon in Benfleet in September while Cllr Paul Lawrence, Vice Chairman of Leigh-on-Sea Town Council, did the honours in Leigh. Both branches offer properties for sale and let, alongside legal, financial and surveying services, with financial advisers on hand from Just Mortgages.
Staff in Leigh on Sea include Branch Manager Shane Harris, Negotiator Jasmine Sales and Trainee Negotiators Frankie Olney and Darren Eldridge, plus Just Mortgages Financial Adviser Michael McCartney. Telephone 01702 474477 8am to 10pm everyday.
The new haart branches replace Spicer McColl, also owned by Spicerhaart, the UK’s largest independent estate agency group. Chief Executive Paul Smith, who founded the group almost 25 years ago, said: “This is an exciting time for haart, not just in Essex but across the country. We have established ourselves as ‘the estate agent of choice’ for people looking to buy, sell, let or rent.” There has been a significant investment in both branches, with new fascias, walls and flooring together with state-of-the-art computer and telephone systems. The branches come with dedicated break out areas where customers can discuss their needs in a more relaxed, informal environment as well as touch screen computers where they can browse local properties for sale or rent. Benfleet Branch Manager Scott Luttman is supported by Negotiators Hayley Saunders and Michael Lee, Trainee Negotiator Bradley Hanness, Administrator Hayley Redding and Just Mortgages Financial Adviser Leandra Metcalfe. Telephone 01268 756177 8am to 10pm everyday.
