Why it matters. by Rob Higgins, Executive Officer Spokane Association of REALTORS®

It takes hard work and practice to be good at something. There is a big difference, for example, between a piano player and a pianist or a violin player and a violinist. Likewise, there is a big difference between a real estate agent and a REALTOR®.

It is the responsibility of the Spokane Association of REALTORS® (itself 102 years old), to enforce the REALTOR® Code of Ethics among its members. We, and REALTOR® associations across the country, have been doing this since 1923.

This year marks a good year for me to make my point since 2013 is the centennial of the REALTOR® Code of Ethics – one of the reasons why it matters to work with a REALTOR® in your real estate transactions.

Proudly, the Ethics Committee declares, in 1924, that the “jazz and joyride stage of realty operations has had its day. It is the business of REALTORS® to see that the new era of service to the individual and civic responsibility has come to stay.”

The REALTOR® Code of Ethics traces its roots back to 1858 when the first formal ethical rules for real estate professionals were written into the bylaws of the Baltimore Board of Real Estate Brokers and Property Agents. There were two rules which, simply, discouraged members from stealing one another’s listings. The national conversation on real estate ethics gets serious in 1908 with the founding of the National Association of Real Estate Exchanges in Chicago – the organization now known as the National Association of REALTORS®. In 1910, the national association splits this conversation into two parts: the broker’s duty to his clients and the broker’s duty to his fellow brokers – both based on the Golden Rule (“Do unto others as ye would that others should do unto you.”). In 1913, the Code of Ethics committee submits its proposal for a national Code of Ethics at the association’s third annual convention – the document we know today as the REALTOR® Code of Ethics. The pioneers of our profession are strong supporters and enforcers of ethics. In 1916, the association adopts the term “REALTOR®” to distinguish members who abide by the Code of Ethics from “curbstoners,” or unethical real estate dealers – a distinction my colleagues and I continue to make today.

This history becomes relevant every time a REALTOR® helps a client close a deal. Every REALTOR® must – under the eyes of client, colleague and community – behave in strict accordance with the REALTOR® Code of Ethics and successfully complete Code of Ethics training every four years. Since April is National Fair Housing month, this is a good time for me to share that the REALTOR® Code of Ethics has demanded “equal professional services to all persons regardless of race, creed, sex or country of national origin” since 1955 – nearly a decade before these ideals become national law through the Civil Rights Act of 1964. So, when next you wish to buy or sell a property, consider the long-held tradition of ethics among professional real estate men and women – those who use the Blue R and the title REALTOR® - for it is they who embody the Golden Rule in real estate today and represent your best choice as partner in buying or selling your home.

coatings fused to a substrate – a natural, earth-derived material such as stone – or with heat and pressure. They offer a wide range of options for colors. Thermofoil, by definition, is a laminate but not a high-pressure laminate. Generally, it consists of flexible vinyl applied to engineered wood. It comes in a rainbow of luminous colors (apple green, cherry red, wine red, orange, yellow, cobalt); offers a high-quality sheen on an easy-care, chip-resistant surface; and may incorporate metallic elements in its finish, like the paint on a sporty car. Thermofoil cupboards “offer a glossy look that’s more affordable than a painted finish, and it’s reasonably durable,” says San Diego, Calif.-based kitchen and bath designer Jamie Gold, author of “New Kitchen Ideas That Work” (Taunton Press, 2012). High-gloss paint is another option, though it’s not widely available straight from manufacturers. It’s possible to refinish wood cabinets with high-gloss

In fact, lacquering may even be beyond the skills and equipment of home improvement professionals, Gold says:“You get a better finish from the factory because they have equipment and systems in place to control the multistep lacquer process.” Lacquering results in a harder finish, which Williamson likens to the coating on the M&M shell, whereas high-gloss paint is more like a malleable Skittles shell. Besides the expense, lacquering has drawbacks.“It makes for a gorgeous, deep, rich, lustrous finish, but if it gets damaged, you have to replace the whole cabinet door – you can’t just touch up something that shiny,” Gold says.“In a busy household where kids are banging into things, it may not be the best option.” With laminate or thermofoil,“You can get a very similar high-gloss look for less, and it’s more practical,” she adds. fter shunning them for years in favor of wood and wood veneer, homeowners have fallen in love again with laminate kitchen cabinets – not the kind that look like wood, but a new generation of gleaming laminates with a high-gloss finish. It’s not just glossy laminates that folks have taken a shine to. Sleek, shiny cabinets are all the rage, from lower-priced laminates to high-end lacquered finishes that impart a modern or retro look, depending on the styling.

Lacquer in particular “has more of a glamorous look to it, and people are warming up to it,” says Elaine Williamson, principal, Elaine Williamson Designs, Dallas. The trend is consistent with a “return to elegance” in interior design as a whole, she adds:“People still want clean, tight design but with a little bit of pomp and circumstance, and that’s what lacquering does.” Homebuyers and remodelers have three main choices for glossy cabinetry: laminate or thermofoil, high-gloss painted wood or lacquered wood. Laminates are thin, layered plastic

paint, but it takes a lot of work to achieve a glass-like sheen.“For the best result, you need an oil-based paint, and it needs to be spray-applied, not brushed on, or else you’re likely to see brush strokes,” says Joseph Irons, president, Irons Brothers Construction, Shoreline, Wash. The prep work is time-consuming because any scratches and imperfections that aren’t properly mended will be magnified by the glossy finish. And if painting over wood, the grain might show through, Williamson warns. Sanding, priming and several thin coats of paint are required for a smooth finish. A capable do-it-yourselfer can refinish cupboards using high-gloss paint; however, lacquering is “an art better left to the pros,” Williamson says.

Consider adding a patio, which will be useful even in winter in cold climes. “There are a lot of opportunities to have a beautiful landscape that meets your idea of beauty in a much more eco-friendly manner,” says gardening expert and author Melinda Myers. Planting a heartier native species instead of grass can cut down the amount of mowing and watering you lavish on your lawn. It’s better to find species that are slower-growing. Those are species that are labeled ‘no-mow’ or ‘lowgrowing’ species. They don’t need as much mowing because they don’t grow as quickly. Those species also cut down on things like fertilizer because they prefer an environment that’s not as rich.

All About Ombré Color gradient pattern continues its style takeover – the walls, furniture and accessories in your home are the next target

says. “If the colors are next in the spectrum, say, red next to purple, it can work beautifully, but I wouldn’t do complimentary colors as it gets very distracting.” However, it takes a lot of skill (or a trained professional) to apply the specialty treatment of dip and dye on the walls, Peris says. “It can be pricey, but I see homeowners embracing the trend more on home accessories.”

Dip-dyed ombré hair has taken over celebrity and style magazines for the better part of a year, and this increasingly popular pattern made a quick jump to clothing, nails and much more – including home décor. Now, ombré generally refers to the pattern where one color gradually shades into another, creating a gradient. Those looking for a subtle ombré usually stick with the same color, moving from light to dark, architectural color consultant Rachel Peris says. Based in San Andreas, Calif., Peris recommends ombré pattern for her clients’ walls when they are looking for something different. “I definitely think that the trend is up and coming,” she says. It’s important to choose the right colors, she warns. Stay in the same color family, with “cool” blues and greens or “warm” burgundy, saffron and olive, Peris

On the more affordable end, this centuries-old technique of dyeing is used on textiles like frill blankets, throw pillows, floor rugs and upholstered furnishings. And the love for ombré has extended past its dye-based roots. Designers are using paint or other color techniques to recreate the pattern on non-fabric items, like mosaic tiles or wooden spoons. “People take a lot of interest in ombrédesign furniture such as chests, tables and chairs,” says Sara Cukerbaum, principal designer at SLIC Interiors, Austin, Texas. The ombré pattern creates a distinct, dynamic look. “When I think of ombré, I always think of an odd 60s vibe,” says Christine Phillips, blogger and interior designer at Viola PR and Design Limited, Kohler, Wis.

But, be careful to not go overboard. “If it’s misused, like anything, it can throw a bad monkey wrench into [design]. I think people shouldn’t shy away just because they don’t know how to use it. It’s like a very unique Indian spice,” Phillips says. “But, the key is not to do too much ombré on too many pieces and get carried away,” Cukerbaum adds.

But with a bit of creative planning, design experts say, anyone can achieve that “wow” look. “It’s about creating a piece of art, a piece of character that people are going to design a room around… creating something they’re going to want to live with for a long time,” says Barb Blair, founder of Knack Studios, a furniture design business in Greenville, South Carolina, and author of the book “Furniture Makeovers.” The key lies in the details. Here are a few important ones to consider:

Bold color

“To make an old piece look modern and fun, you have to pick an unusual color,” says Jill Sorensen, an interior designer and founder of Virginia-based firm Marmalade Interiors. “For a dresser, you might want to go with turquoise, or purple, or emerald green. Then it will stand out.” A person leery about going bold all over could opt to add touches of color instead, to places like the inside of a bookcase or cabinets.
