A Glowing Report Card

This newspaper recently reported, “Spokane’s housing market took home a glowing report card, at least for the first half of the year.” After several years of dismal activity in the real estate market – both locally and nationally – this comes as very good news. Most who are looking to buy or sell a home are interested in the market for homes on less than one acre. The sales of these are up 20 percent over last year. From January through June this year, 2,469 of these were sold. At the same time last year, 2,046 of these were sold. The highest priced single home sale so far this year in our area was on the South Hill that sold for $1,000,000. The South Hill is the strongest micro market for real estate in our area this year. However, Liberty Lake was the strongest for June with regards to new construction. Of the 49 new homes sold in Spokane County last month, 15 were in the Liberty Lake area. If we look at the Spokane market overall, prices are climbing up. The median sales price of all homes in our area so far this year is up 5.9 percent, currently sitting at $162,500 over last year’s $153,450. How do I know all of these numbers? The Spokane Association of REALTORS® collects the raw data from the Spokane Multiple Listing Service through which almost every home in Spokane is listed. It gives us a highly accurate look at where we are. I report these numbers to our members via email as well as to local journalists who report them to you – including the article from which I quoted at the top of my column today.
Our REALTOR® members are, of course, pleased with how the market is turning around, as are many of you who have been waiting for a thaw before acting on buying or selling a home. With interest rates on the rise, my advice to you is to consider this cost of money in your plans – and its upward trend – and move sooner than later to start your transaction. The best place to start is with a phone call to your local REALTOR®. While it would be unfair for me to recommend any one of our members in particular, I can tell you that all of our members subscribe to the REALTOR® Code of Ethics, are required to earn a minimum of annual continuing education credits and must be licensed by the state of Washington before they can do business with you. Ask your friends and business associates to recommend a REALTOR® to you based on their good experience – we all love a referral. Also, search online for a REALTOR® who may possess certain additional credentials that apply to your situation: SRES (Senior Real Estate Specialist), for example. ake new friends, but keep the old. One is silver and the other’s gold. That adage now applies to one of the hottest trends in interior design. When it comes to metals in the home, silver – the most popular finish for decades – has had to step aside for gold. “Even five years ago, the design community turned its nose up at anything that was gold or brass,”
says Jason Oliver Nixon, partner in the interior design firm Madcap Cottage Interiors in Brooklyn, N.Y.“But in the past year, we’ve seen a huge resurgence in interest from our clients in golds and bronzes.” This transformation is due in part to a change in the preferred aesthetic. Nixon says, “People are returning their homes to more traditional looks. Designers had been going with minimalist tendencies but are now adopting a grander look, and gold goes along with that. Gold is almost like custom jewelry for the home – it can feel handmade and bespoke – whereas silver can feel more runof-the-mill and mass market.”

ust because staircases are functional and constantly getting stepped on doesn’t mean they don’t deserve a little interior design attention, too.These three projects prove that stairs can be both practical and pretty.

On the more difficult side of the home-improvement scale is tiling a staircase.Adding patterned tile to staircase risers is creative and makes quite an impression on guests.“We were almost done building our home when we had to decide what to do with the staircase – it was our final project,” says Deb Delman, a high school teacher in Portland, Ore., who built her home from the
ground up.“The rest of the house is full of artistic projects, so we knew we wanted to do something unusual and really colorful with the stairs. I’d tiled our bathroom before, and it turned out nice, which made me think of tiling the riser.” Delman chose a beautiful Mexican tile and got to work. The toughest part was cutting all of the tiles to be the right size and shape for the risers, she says.“We ran out of tile toward the end and had to make a sort of mosaic design on the bottom step.” After the installation, Delman finished it off with black grout that wouldn’t show dirt.“All in all, it took us about 100 hours to get the project finished – two full weekend days and a lot of weeknights,” she says.“But the end result was worth it.”

If there’s a project that doesn’t need a lot of time or know-how, it’s this one:With a few swipes of a paintbrush, plain balusters can be transformed with an ombré paint job. “We were in the middle of renovating the staircase and I thought it would be fun to paint the balusters in increasingly darker shades of blue,” says Angie Campbell. Campbell, a marketing director, keeps a blog
For those who feel comfortable measuring and creating patterns, chevron stripes can add a bold punch to your risers. “My stair risers used to be plain white, and after only a few years they started looking really dirty from people walking up and down them,” says Sharon Askew, an interior decorator in upstate New York and writer of a blog called
Serendipity.“So when I saw an online video showing how to paint chevron stripes on the risers, I thought: I can do that!” Askew started by cutting a piece of heavy cardstock (she actually used a cereal box) into a triangle shape. That way she could trace the edges for her lines and the angle of the stripes would match from one riser to the next. She then painted a base coat of white on the risers, penciled out the pattern, taped the areas she wanted to stay white with blue painter's tape and brushed over the exposed sections with black paint.“It sounds complicated, but the whole thing took me less than two hours,” Askew says.“The next day I did a few touch-ups where the paint bled, but they are holding up great. And they make me smile every time I walk up the stairs.” © CTW Features
