Living In a Modular World Flexible seating sets for outdoor spaces make the patio more functional for different uses Interest in patio furniture is picking up again in time for the warmer months, and this year, there’s an increased focus on flexibility. This season, modular patio seating will be the hot item – these sets can be arranged in multiple ways to accommodate all sorts of outdoor activities. Patricia Bowling, vice president of communications for the American Home Furnishings Alliance, says companies introduced more outdoor modular furniture pieces this year than ever. “We found this style was largely being targeted to a younger consumer,” Bowling says, specifying consumers in their 20s and 30s. “The flexibility of modular furniture is ideal for a young consumer who
is still defining their lifestyle and changing their living space every few years.” Families and people who entertain also are attracted to this type of furniture, which can be pushed together for lounging in the sun or separated for individual seating at a party. As with any furniture, Bowling suggests first considering how you plan to use the space before purchasing. “One thing to keep in mind with modular furniture is if you want it to do double-duty with dining seating and lounge space, you may want to look at low cocktail tables,” or you’ll need a
separate dining area. Steve Elton, chief brand officer for furniture manufacturer Brown Jordan, says the company’s “number one” collection has a sectional piece in it. Due to the popularity, half of next year’s seven or eight new collections will include modular seating, Elton says. “It has some great function, and you can make some great forms with it,” Elton says. “(Modular seating) is not a fad. It’s not going anywhere.”

Inviting Interiors
Is your space charming? Learn the intangible aspects that help create an inviting home Unlike real estate agents who use the term loosely, interior designers are generally earnest in their attempts to define what gives a home charm. Two new books released this spring by the same New York publisher are devoted to that very purpose. As each makes clear, it’s easier to assemble a showcase of charming homes than to describe what makes them so.
“I sort of define charm by what it is not. Charm is not about impressing,” says Susan Sully, author of “Houses with Charm: Simple Southern Style” (Rizzoli, 2013). “Houses with charm don’t say, ‘Look at me!’ They say, ‘Live in me.’ They’re inviting.” When she began scouting houses to feature in her book, Sully found that all manner of architecture and styles might qualify because charm is
defined not by appearances but by “an unaffected spirit that puts people at ease.” Charm finds expression in houses old and new, and in interiors that are traditional or modern. A Greek Revival mansion and a modest cottage can both charm occupants because “charm is more of an attitude than an aesthetic,” Sully explains. “When a person is charming, you feel like you can let your guard down. A charming house does that. It puts you at ease.” How is this sense of ease accomplished? “It mostly depends on how well elements of the environment address matters of practicality and function,” says Jane Schwab, co-author of “The Welcoming House: The Art of Living Graciously” (Rizzoli, 2013). “A gracious or charming home tends to have obvious places for people to sit comfortably, obvious places to put down a drink, obvious places to read.” Finishes and materials are selected with approachability and sensory engagement in mind. Even in a grand home, Schwab and coauthor Cindy Smith like the look and feel of sisal rugs and use silks and velvets sparingly. Touchable objects are a must. Mix textures so eyes and fingertips can light on “something soft, something sleek, something with a distinctive weave, and maybe just a bit of leather,” they suggest. Also incorporate nuances and details that do not call attention to themselves but create an element of surprise when people come upon them, such as curtains with a scalloped hem. Perhaps the richest source of charm in a home are “the things that separate the house from anyone else’s — the artwork, the way they arrange flowers,” Smith says. If a space lacks charm, “it is probably missing something that expresses personality,” Sully says. “On my mantelpiece I have a nest
I picked up on a walk. I have things here and there that I love because they are beautiful and spark a memory. These aren’t things from a catalog.” On the other hand, there are elements that inviting homes should avoid. Clutter chokes the charm right out of a room, Schwab says: “It’s important to create negative space so that the eye has an opportunity to rest and appreciate what it’s going to see next.” She adds that special objects take on greater significance and charm “when they are fewer and far between.” An overhead fixture as the single source of light is another “charm killer,” she says. Have three levels of lighting – table lamps, floor lamps or sconces, and overhead fixtures. Schwab, Sully and Smith live and work in the South, but their definition of charm — as indefinable as it is — is shared by designers in other regions. “To me, charming represents a combination of items, such as memories, beautiful collections and more, that create our own personal visual patina,” says Warren Sheets, of Warren Sheets Design in San Francisco. “A charming space is warm and inviting with plenty of personal style.” Don’t be fooled, though. Charm in the real estate world is wholly different from the world of design, decorating or remodeling. The word “charming” in real estate listings usually is a red flag signaling that a property is small, cramped and perhaps outdated. Studying Chicago listings, the authors of the bestselling book “Freakonomics” found that the term correlates with less desirability and lower sales prices. How charming is that?

A Decade Perspective

A decade is a good point at which to look back and assess where you are. I did that the other day as I was preparing the monthly statistics for our members at the Spokane Association of REALTORS®. The association has collected and shared statistics on the Spokane real estate market for more than 30 years. Here’s what I wrote as a summary to my report ten years ago, April 2003: “Residential sales in Spokane County continue strong with year-to-date sales numbering 227 ahead of last year. A total of 580 homes had new owners during the month. Average sales price during April is $130,593. Exceptional mortgage rates continue to fuel the housing sector of the economy, which makes homes an outstanding, buy. New construction home sales number 268 year-to-date, 53 ahead of 2002.” Between then and now, we have gone through a recession and a housing market reset. In April 2013, a total of 442 homes had new owners during the month. Average sales price during April was $174,118. New construction home sales number 151 year-to-date. So, ten years ago in April, 138 more homes sold in the Spokane market than this past April; ten years ago, local builders had constructed 117 more new homes at this point in the year. These numbers confirm what you know and what our members report from the field - Spokane did feel the recession just like the rest of the country and did experience a housing market reset.

These numbers, though, also show the resilience and lasting value of home ownership. Those who bought an average Spokane home ten years ago and held it for ten years gained $43,525 in equity. Even through the most difficult economic years since the Great Depression, the value of a home goes up.
Spokane REALTORS Announce Annual Awards
I am encouraged as I look at the Spokane real estate market today. Just last week, this newspaper quoted association statistics that showed new home construction lifting the Spokane housing market: 218 new homes were built and sold in the first four months of this year, 100 more than in the first four months of last year – a 76% increase.

Pass the Classic Patterns New tile patterns and tilemaking techniques mean more options for floor and wall coverings
S
ubway and mosaic patterns are classic options when tiling a kitchen or bathroom, but other patterns open a whole world of possibilities. “Laying tile down in not-so-traditional patterns is an easy way to add visual interest and texture to your home,” says DeeDee Gundberg, product development and portfolio manager at Ann Sack, a high-end tile and stone company. “And if you use plain field tile, it’s affordable. Just mix together different sizes and colors to create a unique design – the options are endless.” Experimenting with patterns is a relatively new trend in tile. “It used to be that the biggest risk people would take with tile is laying it on the diagonal instead of square [to the walls and ceiling],” says Lee Nicholson, owner of Filmore Clark, an artisan tile store in Los Angeles. “But now they are more comfortable buying rectangular tiles and laying them in herringbone, basket weave, chevron and ikat patterns,” Nicholson says. “It adds personality to a room without requiring bold colors and makes lower-priced tile appear much more high-end.” For those customers with a slightly larger budget, the newer waterjet technology has made it possible to create tiles in any
sort of shape and with rounded edges, not just straight lines. “Tiles are looking more free-flowing and organic with the new technology, meaning all sorts of interesting patterns are possible, like damasks and florals,” says Nancy Epstein, CEO of Artistic Tile, based in Secaucus, N.J. “It’s still pricier than saw-cut tile – maybe $110 a square foot instead of $30 a square foot – but it isn’t as prohibitively expensive as hand-cut tile.” While these newer tile patterns fit in with modern homes, they also work with classic décor. “A lot of these patterns – herringbone, for example – are very traditional,” Nicholson says. “We’re used to seeing those patterns with wood floors, so giving your wall tiles a similar treatment won’t look out of place.”

Get Crafty with Clutter These repurposed household items can become useful storage to help keep you organized to organize your home that even DIY beginners can craft.
Revamped Entry Bench With a pocket hole jig, some glue and a few nails, Dickman turned two old closet doors into a hall tree, which holds coats, shoes and other miscellaneous items. “What it takes mostly is vision and creativity,” says Dickman, who lives in Colorado Springs. “It’s not so much skill, it’s more about seeing how to put the pieces together.” Dickman used one full-sized door for the back of the entry bench. She cut the second door into two long pieces, and then cut those again to form side panels, armrests, the bench and a drawer panel. After assembling it, Dickman painted and distressed it, and she added a few finishing touches, like hooks and a decorative door knob. Since all of the wood was reclaimed, she spent only $53 on the project, which went toward hardware and decoration. “When I see something that is usable waiting to go to the landfill, it breaks my heart,” Dickman says. “I think of how full our landfills are, and I think, ‘That could be something beautiful and useful,’ and why would we toss it?”
Repurposed Magazine Rack Gail Wilson used a discarded bi-folding door to create a magazine rack. Total cost of the project? Zero. “It was a curb find,” Wilson says, who writes about her projects on her blog, My Repurposed Life. “I just removed every other slat in order to give room for the magazines to hang.” Wilson used a tool to achieve flush cuts on the slats, but you can get the same result with the claw end of a hammer. Simply snap the slat in the middle and then remove it from each side. After that, Wilson spruced it up with some spare paint.
Soup Bowl Storage Here’s a clutter-clearing tip for crafty people: Don’t buy a new set of storage containers – use what you already have. Creating a DIY storage solution is a great way to recycle and repurpose things that would otherwise go the way of the trash bin, and the end product will keep the rest of your possessions organized. To choose materials to repurpose, get creative. “When I see something that’s sitting in someone’s driveway waiting to be picked up by the trash... [it’s] almost like money in the bank,” says Hillary Dickman, who blogs about her home projects and green living at The Friendly Home website. Here are three repurposing projects
Miki Steiner needed a way to bring some order to morning chaos, and she found a solution in an unexpected place: plastic soup bowls. Using a utility knife, Steiner cut a hole in the bottom of plastic soup bowls. She spray painted them and then nailed them to the wall. “I store all sorts of knick knacks needed before leaving the house like keys, sun glasses, gloves, gum, etc.,” says Steiner, who lives in Israel and blogs at her website, Miki’s Design. “Instead of searching for these items in a rush every time I get out, it is all lined up waiting for me.”
If you’re wondering where to find an old shutter or door, Wilson says it’s not as hard as you might think. “I know a lot of people are embarrassed to do curb shopping, but I find the best way to ask for stuff is on Facebook,” says Wilson, who lives in Louisville, Ky. “I’ll say, ‘I need an old crib,’ and people have this stuff! Your friends and family have this – they just don’t know you need it.”

It’s not just wealth, taste and insider knowledge that distinguish the vacation homes of renowned interior designers from the rest. Whereas most people’s vacation homes offer an escape from work, for decorators they provide just the opposite – an opportunity to bring work home in a meaningful way, with room for experimentation. The results appear in “Designers Abroad: Inside the Vacation Homes of Top Decorators” (The Monacelli Press, 2013), a new coffee table book by Michele Keith featuring 22 vacation homes around the globe. The book brings out shared characteristics that can serve as hallmarks to others who own vacation homes or wish to create a vacation home vibe in their everyday abodes. Three such hallmarks, according to Keith, are lowmaintenance materials and furnishings; areas and features designed specifically for entertaining; and design elements that reflect the native character of the host country. Though Keith finds the homes otherwise “all so different,” other commonalities include natural and reclaimed materials, large windows with views, provisions for privacy and solitude when needed,

outdoor living areas, sumptuous guestrooms and climate-specific features like shaded clerestories (high windows) and in-floor radiant heat. For husband-and-wife design team Courtney and Robert Novogratz, who bought a second home in Brazil, easy maintenance is a key concern because they have seven children and a beach nearby. Washable denim slipcovers and polished cement floors “make for easy housekeeping,” Keith says. In her second home in Spain, New Yorkbased designer Fawn Galli, a mother of two, opts for cowhide rugs because they can be swept easily. Less time cleaning means more time relaxing with family and friends. “Everyone wants low maintenance in a vacation home,” Keith says. Speaking of entertaining, it’s no wonder that guest comfort and casual gathering areas are high on the list of priorities as well. Many designers create entertainment areas that bring together the indoors and outdoors. Ample seating arranged into “conversation areas,” daybeds for napping and extra robes and slippers are just a few of the amenities intended to make guests feel not at home but far away from their everyday responsibilities and concerns. Passing along advice from a decorator featured in her previous book, “Designers Here and There: Inside the City and Country Homes of America’s Top Decorators” (The Monacelli Press, 2010), Keith says hosts should “test out” guestrooms for convenience and comfort by spending the night in them. “Is the light the right distance from the bed? Do you have a clock and extra blankets? A water pitcher and glasses?” she asks. “Guests don’t like to ask for special treatment, so you want to make sure of these things beforehand.”
New York-based designer Michael La Rocca goes further in his second home in Sri Lanka, making the guest bathroom identical to the master bath, each with a glass-tiled, sunken bathtub; a sculptural waterspout streaming into it; and a mahogany vanity with double sinks. A tendency to incorporate elements native to the host country and reflective of its culture and landscape was the third hallmark Keith notes. Though it contains a “global roundup of furnishings,” the vacation home of Alexandra Angle stands out as an ode to its host country, Nova Scotia, as well as an ideal retreat because of its color palette. Angle tells Keith she was inspired by the surrounding landscape’s “moody blues and grays, delicious greens and lavenders” — colors that correspond so seamlessly with the interior that Keith says the window seat cushions “act somewhat like reflecting pools.” But just as important, Angle says, the colors are “completely different hues than those we have at home in Los Angeles.” Perhaps when the painstaking details all come together, it’s just such a contrast that characterizes a vacation home.

Put a Panel On It Wood siding has moved out of your parents’ basement and into modern, fresh-looking interiors with tongue-and-groove joints
A classic wall treatment is back again, showing off its versatility in homes and looking as fresh as ever. Whether it’s covered with a crisp and creamy paint or a rustic, clear stain, horizontal tongue-and-groove paneling is sure to make any wall pop. “People get a little bored with painted [walls], and they want something that can warm up a room,” says J.C. Schmeil, an architect and principal at Merzbau Design Collective in Austin, Texas. “You can definitely do that with wood siding.” Tongue-and-groove siding, in particular, joins two pieces of wood together to create a flat surface, with the tongue of one piece fitting into the groove of another. The result is a tight joint that makes for a clean, striped pattern, perfect for a kitchen or bedroom, on a ceiling or living room wall. People taking on this project should first decide whether they want to use a clear finish or stain or paint the wood, Schmeil says, because that should influence which kind of wood they use. “Pine
is a really easy one to work with,” he adds. “Do a little research and look at the woods you like.” Since wood tends to darken over time, Peter d’Entremont, an architect and principal at Knight Associates in Blue Hill, Maine, also recommends considering the size of the room and its quality of light. If darkness is a concern, a lighter colored stain or paint will keep things bright. Wood paneling typically holds up well over time. Wood shrinkage could cause problems for painted wood, d’Entremont says, so make sure it’s “primed and painted before installation, at least one or two coats. Otherwise, when the boards shrink, you’d see bare wood.” Of course, tongue-andgroove style is only one option for paneling among a whole family of joints. Others include the butt joint, formed by butting the edge of one sheet of wood against another and fastening it into place, and the shiplap joint, made with overlapping edges.
