Foo dogs are a perfect example,” says interior designer Sharon McCormick of Durham, Conn. “The lions were carved from stone originally and due to the expense involved, they became status symbols when used for private residences.” Modern iterations include foo dog lamps (lighting designer Barbara Cosgrove offers hers in pairs to keep with tradition) and smaller-scale versions like bookends or statuettes. This way, they can continue to flank important items with their protection. Another symbolic element that persists in home design is the pineapple for hospitality. In colonial America, pineapples were pricey, so placing one in the presence of guests showed how much the host welcomed and respected them. Because of their pleasing shape and artistic appeal in addition to their history, pineapples are a timeless decorative motif. In the past,

home can be a symbol for safety, family, wealth, stability and much more. As for some timeless home décor choices, they are often embedded with symbolism, whether the homeowner knows it or not. For instance, stone lions often guard the front of buildings, large and small. These originated from Chinese guardian lions – often called foo dogs – which traditionally stood in front of Chinese imperial palaces, temples and the homes of government officials and the wealthy. As far back as the Han Dynasty starting in 206 B.C., stone lions were thought to have protective powers. Over time, they became associated with grandeur, even to people unfamiliar with the history. So if stone lions turn up at a house that isn’t fairly impressive, a passer-by might think they strayed from their rightful owner. “It’s intriguing that many of the

pineapple carvings were found in corbels and balustrades. Now, they’re used for tableware, linens, lamps and other housewares. Feng shui – the art of orienting buildings and belongings in an auspicious manner – also assigns meaning to certain natural elements, such as koi fish and three-legged frogs. The former symbolizes abundance, while the latter supposedly draws wealth to feng shui homes. But designer McCormick uncovered a different meaning for frogs after decorating two baby boys’ rooms with a frog theme at the request of the parents. “I’ve since discovered that the frog is a symbol of fertility and abundance in Asia,” she says. Another symbol that holds different meanings according to culture is a bright red front door. It’s been told that in horse-and-buggy days, a home with a red door welcomed weary travelers to stop and rest. In certain religious traditions, a red door signifies protection against

Symbolism can be idiosyncratic as well as cultural, designers say. Hand-woven baskets from Bali mean something special to Austin, Texas, resident Amy Campbell, founder of the online marketplace Brilliant Imports. “It’s an important destination for me. They are sumptuous in detail and bring Bali home without needing to go anywhere,” she says. Highly significant objects can be arranged together to form an altar of sorts. “It is fun to create a sacred space to meditate in front of or simply a special area for treasured and meaningful pieces as part of your décor,” Campbell says.

completed in a faster timeframe than a full custom home. Production home builders Production home builders build a large volume of homes. The homes are built in developments, on land the builder owns. Many different types of homes are available, including singlefamily, condominiums and town houses. Production builders use standard plans, but often offer a variety of plan choices and options, such as different floor plans and elevations. There will likely be multiple homes in the neighborhood that look similar to each other. A range of decoration and feature options including flooring, appliances, cabinets, countertops and trim is also often offered. These options may or may not increase the base home price, but they enable the buyer to pick items that they desire. However, the builder may or may not offer a selection of options that conform exactly to what the buyer wants. Production homes are built in a range of price points, so production homes can be found in entry level, move up and luxury price ranges. The home is generally built in a fast timeframe, since the builder has already obtained the necessary permits for the plans. However, making alterations to structural elements, such as the foundation walls, will require reengineering the plans and resubmitting them for new permits which could lengthen the completion date. Experts say the recovery is stronger than expected, but low inventory is the main factor for rising home prices. Still, people are proceeding cautiously. Chrystal Caruthers fter years of declining home values and doomsday real estate forecasts, the housing market is roaring back with rapidly rising home prices and more buyers than sellers.

Low inventory is the name of this real estate market. Nationally, the number of available houses to purchase slipped to 2.49 million. The number of homes listed for sale is 20 percent below last year’s level. Price Growth Many experts say today’s robust price growth is the result of long pent-up demand. Those buyers who sat out the market waiting for prices to stabilize and the economy overall to rebound are now ready. With better than expected job growth, people now feel the time is right to finally make a move.

“Typically, homeowners are waiting until their house is sold before they buy, then they need a home right away,� says David Crowe, chief economist of the National Association of Home Builders. “There’s a greater likelihood that today’s prospective homebuyer is in an urgent situation.� That may account for the rapid rise in prices. Nationwide, prices increased 11.3 percent so far this year, according to the National Association of REALTORSŽ. Some of the hottest markets experienced strong double-digit gains that economists say are “unsustainable.� For instance, Phoenix saw a 30 percent home price gain. In Akron, Ohio, home prices rose by 32.7 percent, while Miami prices rose by 20.8 percent. “The rate of price increase cannot continue above income growth,� says Danielle Hale, economist at the

National Association of REALTORSŽ. Above Water Right now sellers hold the balance of power; however, that may not translate into profits. According to CoreLogic, a real estate analytics service provider, many homeowners still suffer from “negative equity,� meaning they owe more than their home is worth. With rising prices, that situation is also improving. “We are still far below peak home price levels, but tight supplies in many areas coupled with continued demand for single-family homes should help us close the gap,� says Anand Nallathambi, president and CEO of CoreLogic. It’s possible that those who purchased homes in 2004 are now in a position to sell, because today’s home prices are the same statistically as they were nine years ago. According to CoreLogic, nearly 20 percent of all residential properties with a mortgage had negative equity at the end of the first quarter of 2013. That figure is down from nearly 22 percent at the end of 2012, because home prices are rising due to low inventory. “Some sellers that are breaking even think they’re making out right now,� says Frank Mears, director of training and agent development for Meybohm Realtors in Augusta, Ga. The Comeback Mears says he expects continued price increases but warns it will be a long time before the market reaches the boom-time prices just before the housing market collapse. “We need a steady, methodical, logical comeback.� Lawrence Yun, chief economist at the National Association of REALTORSŽ, is calling on national home builders to provide more inventory. With pending home sales 12 percent higher now than the same time last year, Yun says 2013 will be a stronger than anticipated housing recovery year. That recovery is tempered, however, as the home-building industry struggles with tight lending restrictions, labor shortages and land acquisition issues. Says Crowe, “we only have 39,000 ready-to-go homes in the whole country,� currently. In a typical market, that would be the sales volume of a large city. He says, the “home builder’s chief barrier is money.�
