More than the luck of the Irish appy St. Patrick’s Day! Are you wearing your green today? Did you know that green is the Marianne Bornhoft, color of the year? 2013 President It’s true. Spokane Association of REALTORSŽ Pantone, the world-renowned authority on color, has named green the 2013 color of the year. Technically, they call it PANTONE 17-5641 Emerald. The Pantone people say this about their choice: “Lively. Radiant. Lush. A color of elegance and beauty that enhances our sense of well-being, balance and harmony.� Should you paint your house green if trying to maximize its re-sale value? Let’s explore that question. Color, of course, does a great deal to set a home’s curb appeal in the mind of a potential buyer. You want a color that maximizes this curb appeal without making your home look like it belongs somewhere else. In other words, take a walk through your neighborhood and see what your neighbors are doing. If your home is in an older neighborhood, a

light color may make it look out of place or less charming than the traditionally painted homes around it. If you discover that most of your neighbors live in houses of bold colors and dramatic features, then using emerald as part of your color palette might be appropriate. Look, too, at the other colors of your home. If your roof is green, then you may want a different color for your house. If your house features natural elements like brick or stone, then you may want a warmer palette to go with these colors. Tans, browns and rusts, for examples. Often, however, trim of dark red, deep green or Williamsburg blue on such a home can be particularly pleasing. A national survey by Sears shows 40% of Americans prefer white as the primary color of a home’s exterior. Yellow and red were the least preferred colors. Still, even these can be used for maximum curb appeal, especially when used together – a light yellow with white trim and a Red front door, for example, has always been a favorite combination of mine as I find it particularly cheerful. If you’re still not sure what
color is best for your house, visit one of our area’s newer residential developments. Many of today’s builders are using light, neutral shades. Tan, clay, cream, for examples, with shades of white on the trim. If you find these colors a little too mild, think about adding a splash of color on your front door. A deep gray-blue door looks stately on a light-gray home with white trim. If you live in a neighborhood with covenants, check to be sure your color choices are not limited to a select few. In such a case, your choices may already be made for you. Why all this fuss about color? Curb appeal sells more than half of all houses that go on the market, according to the National Association of REALTORSŽ. When you pair couple curb appeal with market-appropriate pricing, the figure jumps to 90%. Want the best advice on how to prepare and price a home for sale? A REALTORŽ can help you with both, based on solid experience and information. Truth be told, selling your home at a good price takes more than the luck of the Irish to have you seeing green.

Question: We own a condominium, free and clear, which we rent out. We would like to purchase a duplex and use the condo to aid in the purchase. What might be the best action to follow: Sell the condo and use the proceeds, or offer the condo as part of the purchase? Answer: If you sell the condo, there are marketing and closing costs that will reduce the net cash you receive. Instead, consider these two alternatives. First, if the cash flow from the condo is strong, you have a written lease and you want to keep the property, then consider a refinance instead of a sale to raise cash. A lender today might allow a 75 percent loan-to-value ratio with a cash-out refinance, meaning that if the investment property is worth $300,000, a qualified borrower might be able to get a $225,000 mortgage. To hedge against inflation, you want a fixed-rate loan to effectively lock in today’s low interest levels. The money gained is then available to buy an additional property, the cash flow from the condo continues and there are no marketing costs or capital gains taxes from the transaction – because nothing was sold. Speak with lenders for details. Second, if you really want to sell the condo, then consider a Section 1031 tax-deferred exchange. In this situation, you sell one investment property and use the funds to purchase replacement investment property. Although such transactions are sometimes described as “tax free,� in reality the capital gains tax on the sale is postponed. According to the Internal Revenue Service, “Both properties must be held for use in a trade or business or for investment. Property used primarily for personal use, like a primary residence or a second home or vacation home, does not qualify for like-kind exchange treatment.� You’ll want an experienced broker, attorney and tax professional to help with exchange transactions. You’ll also need a “qualified intermediary� to hold cash from the sale during the transaction process.

ccording to a recent survey conducted by HomeAdvisor, online home repair and improvement resource, more than half of U.S. homeowners (53 percent) do not perform annual maintenance on their homes. Additionally, 77 percent of bill-paying U.S. homeowners are at least somewhat concerned about their high energy bills. That’s a bad combination, because annual maintenance and repairs “have a direct reflection on your utility bill,� says Amy Matthews, licensed general contractor and television host for DIY Network. “I encourage people to understand and be familiar with their home’s mechanical systems. Especially for first-time homebuyers, it can be intimidating.� Only 18 percent of homeowners said they were “very confident� in understanding their home’s annual maintenance needs, the survey shows. Homebuyer should account for maintenance and utility bills in their budgets: “Ask the real estate agent to get you information on the cost of operations for the house,� Matthews recommends. To ensure there’s money saved up for unexpected costs or repairs, “look at what you’re paying per month and put away 10 percent of all your utility bills,� says Matthews, who also serves as HomeAdvisor’s home improvement expert. You can also do some research to find out the cost of a basic service call for major appliances, then try to keep that money in a rainy day fund. As for important maintenance tasks, she recommends that homeowners get their roofs checked seasonally and after inclement weather. Also, remember to change furnace filters, clean the gutters, check smoke alarm batteries and install weather stripping. Otherwise, “[Homeowners] are setting themselves up for potentially spending a load of money for repairs and breakdowns,� she says. She also recommends scheduling these tasks on a calendar so people don’t forget when they were performed last: “Nowadays, most everyone has smartphones. You have a calendar for everything else in your life, why not put maintenance on a calendar?�
