If you have been to the Limegrove Lifestyle Centre in the last few months, you can’t fail to see the new I Candi Rocks store! Claire Howton is the inspiration behind this and Barbados Property News wanted to find out a bit more about her and this exciting new venture…

definitely a risky move but for us it has been worth it. Going in to Lifestyle has been the most exciting part and I love the buying. We still carry a selection of our I CANDI Rocks Jewellery…how could we not?… and have also introduced a couple of new Brands such as Elizabeth Scarlett and the Connock of London fragrance range which have both provide to be huge hits!!

A little bit about yourself, how you came to Barbados and why? I came to Barbados when I was in my mid twenties. My mother’s family is from Barbados and my father is English. I went to Camberwell art college in London and studied graphic design but I didn’t find my real passion in jewellery until I moved back to Barbados. I had a part time job at a well known jeweler who’s gemologist trained me and taught me how to string pearls. It was then that I fell in love with jewellery design and gemstones. I loved my job and the team I worked with but a year or two later I decided to go off on my own. At the time it was a huge risk and a very daunting move for me, I was very shy in my twenties and putting my work out there to be scrutinised gave me lots of anxiety! I started holding jewellery cocktail party’s at various private villas and the anxiety started to ease…just a little bit I showed my jewellery at Cobblers Cove hotel every Tuesday and my confidence in my designs grew as the response was fantastic.

Tell us about your expansion and what the future holds? We are opening I Candi studio which will be upstairs in Limegrove. This is planned for January with full interior design services. Watch this space!!! To say that we are excited doesn’t even describe how we’re feeling! We are spilling over with ideas and massive amounts of enthusiasm for our latest addition and our ever evolving brand! Bring on 2022!!! I Candi Rocks - What was the inspiration behind this store to being with and when did it all start? I Candi Rocks opened in 2008 at the chattel Village. The name actually came from a client who was trying on a multi coloured aquamarine necklace who remarked that it looked like candy. After playing around with a few ideas I Candi was born! I used the butterfly emblem on my logo as the it represents freedom… perfect! The Chattel Village played a very big part in our success and it was with a very heavy heart that we realised some quick, big changes had to be made if we were to survive through covid…. So in May of 2020 I put a proposal forward to Limegrove to open a lifestyle and furniture store (home and interior being my second love!) You’ve recently moved into the Limegrove Lifestyle Centre. It’s a much bigger store! Are there any particular brands/designers you have exclusively on island? Dee and myself love our new store and are so happy to be part of Limegrove. The Barbados Estate Agent and Valuers Association Buying and Selling Real Estate in this market Buying

So, you might have heard over the past several years that real estate is currently operating in a buyer’s market. What exactly is a buyer’s market you might ask? Well according to Investopedia.com, “A buyer's market refers to a situation in which changes to the underlying economic conditions that shape supply and demand mean that purchasers have an advantage over sellers in price negotiations.” In practical terms, it means that supply (the number of properties available) is typically outstripping demand whereby purchasers have options to select from. What’s instructive though is that in certain price ranges you probably have realised that options are limited, and it is quite the opposite picture whereby demand is now outstripping supply and in some instances the opposite is true. As a buyer, how should you prepare yourself to be able to take advantage of market conditions regardless of which range and conditions you may be targeting and operating in respectively. Here are a couple helpful hints: 1. Seek financing/pre-approve to understand the property price range you qualify for. 2. Identify a BEAVA registered agent to assist with your search. 3. Identify a desired property, complete a valuation/appraisal and inspection, and make an offer. 4. Identify an Attorney-At-Law if not using the attorney your financial institution may provide. 5. Complete you verbal/written offer and acceptance. 6. Your attorney/ financial will provide guidance through the deposit and closure process. As Louis Pasteur said, “Chance favours the prepared mind” so the more prepared and knowledgeable you as the buyer can be, the more you will be able to make the most of the opportunities that may befall you in areas such as maximizing the equity available in a property through negotiation of a purchase price as one example. Another would be having a valuation done on a property prior to making an offer as you should never assume the property was valued and subsequently priced as a result. Simply negotiating 10-20% off of a property’s listing price which may be for example priced 150% above the current market may leave you far afield and frustrated when the valuation for the financial institution is returned. Think of it this way, paying in the region of .2% (of the property value) per valuation on several properties to effectively prepare yourself, when negotiating on the property you finally settle on, may end up paying for all the valuations when you’re able to knowledgably navigate the negotiation process to come to a settled accepted price. Finally, reliance on land tax values while a general barometer of value may

not be reflective of the current market conditions and/or market value meaning that nothing will prepare you more than having a current and up-to-date valuation from a (BEAVA registered) valuer.

Selling For sellers, the equation while different is rooted much in the same preparation. Depending on the price range your property falls into, there may be limited, or excess supply and the most important starting point is having a valuation done (by a BEAVA registered valuer) which will assist you in understanding where you want to set the listing price. This listing price is driven by factors and conditions affecting the individual seller(s) but should be rooted in a clear understanding of what the property is worth i.e., current market value. Naturally, there are specific things that assist agents with selling the property and ensure closings can happen in a timely manner. These may include but are not limited to: • General recommendations - Identifying an attorney with a proven track record of efficient service. - Also providing all requested information to your attorney to ensure the property is in a saleable state. - Ensuring taxes are current where possible. - Pointing out clear and not so obvious deficiencies to your (BEAVA registered) agent will allow them to advise the best strategy in addressing and disclosing to prospective purchasers (e.g. estate to be settled or property title to be resolved). - Selecting one or no more than 3 BEAVA registered agents to list your property as often more agents does not translate to more exposure or attention. In fact, and you may not know this but, by registering your property with a BEAVA registered agent it provides the ability for your property to be exposed across BEAVA’s association of 130+ agents and their corresponding networks regionally and internationally through seamless co-broke agreements. • For land - Ensuring it is cleared where possible. - Ensuring boundary marks have been assessed and marked. - Having the property surveyed and a “current” plot plan available if over 10 yrs. • For buildings - If vacant make sure the property is cleaned and where possible maintain it going forward. - Ensuring that the property is adequately maintained e.g., exterior painting etc. The caveat would be not to overspend on this activity if the property is earmarked for sale. - Pertinent details such as monthly running costs (electricity, water, etc.) can be helpful to prospective purchasers.
