Do you have any advice about getting a mortgage? — Tony
When you start looking for a home you will receive plenty of advice that you should buy the most home you can afford. This is probably because you will quickly fill any home you find, regardless of its size, and having extra space often comes in handy. However, I would advise that you do not buy so much house that you become “house poor,” using most of your budget just to maintain your home. This leaves you without the ability to eat out, take a vacation or absorb a financial contingency. Eventually, your new dream home will need a new water heater, A/C or roof. And even the most secure career can suffer a hiccup. So buy as much house as you can afford on your current salary, leaving room for unexpected expenses and an enjoyable life outside of your new home. Start the mortgage process before you find a home. An approved buyer is much more attractive to sellers. Make sure to shop around, as rates and closing costs can vary greatly. Remember that almost everything related to your home is negotiable, at least to a point. Most lenders will trade a slightly higher rate for reduced fees. If you are planning on staying put for a while, ask about buying down your interest rate by paying a lump sum at closing, which can save you a lot of money in the long run. While it is a good
idea to start at your bank if you have good credit, a talented mortgage broker may get you a better deal. Credit unions have also been known to have some great deals, especially for people with specific jobs, such as teachers or police. Whoever you choose, your new lender will have an incredible amount of questions and will want more paperwork than you expect. Be ready with several years of tax returns, and months’ worth of pay stubs and bank statements. Loan applications are time sensitive so respond quickly to requests. Hang in there. Getting a loan can be somewhat intense, with a lot of paperwork to review. Make sure to read everything your lender sends you and ask questions about what you do not understand. Like everything else in life, there are good loan officers and others that are best avoided. Make sure you interview yours to make sure you are picking one that can get the job done. ■ Gary M. Your floors are just as much a canvas for your design vision as the rest of your space, and there’s no better way to decorate them than with an area rug. Using an area rug in a room is like adding artwork to your floor. Just like wall art, a rug introduces color, pattern and texture that make the space more interesting and cohesive. Rugs also visually separate different parts of a space, which you can use to create conversation areas in large spaces. They don’t just have design benefits — rugs also add warmth and softness to hardwood or tile floors, and save wear and tear on wall-towall carpeting in high-traffic areas. When adding a rug to a room, first determine what size rug works best in the space. If you use a rug in your living room, it should be big enough to at least touch the front of your sofa or sectional, and ideally extend under the front legs or the whole piece. In
the dining room, use an 8-foot by 10-foot rug under your dining table to ensure that the rug is large enough to comfortably fit the table and chairs. Next, select the color of your rug. You don’t have to match your rug to your upholstery. It should coordinate with the rest of the room, but it’s actually more interesting if it isn’t an exact match. An easy way to do this, is to pick a rug that includes some of the colors used throughout the rest of the room. After you’ve chosen a rug, care for it by vacuuming it regularly and by using a rug pad to prevent sliding. Swings in mortgage rates can sometimes make or break your homebuying prospects. When rates rise, it can squeeze your house budget to its limit and force you to reevaluate your plans. And when rates fall, you’re in a better position to qualify for a loan amount that gets you the dream house. An unexpected drop in mortgage rates in late 2018 has galvanized some homebuyers into action ahead of the busy spring sales season, spurring an early rush of mortgage applications. The average 30-year fixed mortgage rate was expected to hover above 5 percent in 2019, but instead fell to nine-month lows around 4.59 percent, according to a Bankrate.com survey of the nation’s largest mortgage lenders. What’s even better for homebuyers is that revised forecasts call for rates to stay firmly below 5 percent over the next three years. For homebuyers, that’s a prime opportunity to snag a more affordable home loan, especially as price growth cools in some markets, says Joel Kan, associate vice president for industry surveys and forecasts with the Mortgage Bankers Association. The MBA’s January mortgage rate forecast revised the 30-year fixed mortgage rate down from 5.1 percent to an average of 4.8 percent in 2019 — the same average for all of last year. The average rate is expected to stay below 5 percent through 2021, according to the MBA’s forecast.
‘The bottom is here’
Many large housing markets are feeling a chill as price growth slows dramatically and homes linger on the market longer, says Adam Smith, president and founder of the Colorado Real Estate Finance Group in Greenwood Village, Colorado. For example, U.S. home-price growth is expected to slow to 4.8 percent from November 2018 to November 2019, compared to the 5.1-percent growth from November 2017 to November 2018, according to CoreLogic’s Home Price Index report. Potential homebuyers who are crossing their fingers and waiting for home prices to fall further may miss the affordability boat if mortgage rates creep up again. “I don’t think we’re going to see a bottom like this where interest rates and home prices will be lower than they are today,” Smith says. “Waiting a year (to buy a home) could be a sixfigure financial decision in some major metro markets.” A severe shortage in both new construction and existing housing stock means homebuyers won’t see
softer home prices in the foreseeable future, Smith adds. “We’re not in a housing bubble, and we have a legit supply-and-demand problem on our hands for years,” Smith says.
How lower rates impact your monthly payments
Using a mortgage calculator, you can run the numbers to see how today’s lower rates impact your monthly mortgage payment. Say you’re looking to buy a $300,000 home with a 30-year fixed mortgage at 4.5 percent and 10 percent down. Your monthly payment (before taxes and insurance) is roughly $1,368. If you wait to buy a home and wind up with a 5-percent interest rate, you’ll pay $81 more per month ($1,449). While that doesn’t seem like much, the interest you’ll pay over the life of the loan adds up considerably. At 4.5 percent, you’ll pay about $247,220 in interest over the life of the loan compared to $279,767 with an interest rate of 5 percent — a savings of nearly $33,000 at the lower rate.
Make lower interest rates work for you
The decision to buy a home doesn’t hinge on finances alone, of course. Your ability to buy may depend on selling your current home, finding something suitable in your price range, or a time-sensitive job move. You may not have the luxury of a wait-and-see approach to see if home prices or interest rates fall further, Kan says. “It’s true that more home sellers tend to list their homes in the spring,” Kan says, “but savvy buyers are realizing that stepping up their timeline while rates are still low could save (them money) when shopping for a mortgage.” Most lenders offer a mortgage rate lock, allowing a borrower to lock in today’s interest rate for a limited time, up to 60 days in most cases. Some lenders may charge a nominal fee or offer a rate lock for free. Either way, you gain peace of mind that your interest payments won’t go up even if interest rates climb before closing day. Some lenders offer a float-down too. They’ll lock your rate and even reduce it if rates fall more before your loan is funded. Finally, don’t forget to shop with several mortgage lenders and a mortgage broker to compare interest rates, fees, loan types and terms. Comparing loan estimates side-by-side will help you narrow your choices to find the right loan for your needs. ■

When Terry Gladin of Colorado Springs searched for a new place to call home, what he got was sticker shock at the prices he saw. “I wanted to stay in Colorado Springs by family,” Gladin said. “I had looked at a number of places, but I found most to be expensive. With 18 unique and spacious floor plans to choose from, the homes range in size from approximately 900 square feet to over 1,600 square feet of one-level living space, within a safe and secure threestory building. Standard features of this community include a club room, reading areas, community area with full kitchen, woodworking shop, guest suite, garden plots, while-you’re-away services, underground heated parking with a carwash bay — all wrapped up in a fully secure building. The homes are equipped with all appliances, including a washer and dryer, in-home storage, walk-in closets and individually controlled HVAC systems.
