HOUSING The lack of supply, combined with the strong demand, has sent housing costs soaring and priced some buyers out of the market.
Housing’s hot streak continues RICH LADEN

NOT EVEN THE ECONOMIC FALLOUT FROM THE COVID19 PANDEMIC has derailed the Pikes Peak region’s robust housing market. In the first half of the year, home prices set more record highs; houses continued to sell briskly on the resale side of the market; and home construction exceeded last year’s pace. Demand, driven in part by historically low mortgage rates, showed no signs of slowing. That’s in spite of fears earlier in the year by some real estate industry members that temporary and permanent closures of restaurants, hotels and other businesses, coupled with furloughs and layoffs of their workers, could stall the market. “It’s crazy,” said Joe Clement, broker-owner of Re/Max Properties in Colorado Springs. “Even this pandemic did not stop things in its tracks. It just keeps going.” A hot market that’s great for sellers, however, has its downside for buyers. Colorado Springs continues to struggle with a shortage of single-family homes for sale, a problem the community has wrestled with over the last few years and one that cities nationwide also have experienced.
In other cases, buyers find themselves in bidding wars, especially if they’re searching for a home among the dwindling supply of properties priced at $300,000 or less. They sometimes wind up offering thousands of dollars above the asking price, while sellers get to choose from multiple bids. There’s only one winner, however, and many buyers who lose out walk away disillusioned. “When you look at our average price of being over $400,000, where, what two years ago it was $300,000, that prices a ton of people out of the market,” said Eddie Hurt, a real estate agent with ERA Shields Real Estate in Colorado Springs. “A lot of people don’t realize those people aren’t buying houses because they can’t afford a house anymore, so they go and rent. But because there’s so much demand, those people kind of get forgotten in the numbers.” The average price of homes sold during June on the resale side of the market climbed to a record high of $401,980, according to Pikes Peak Association of Realtors figures. It was the first time the average had hit $400,000. The average price, however, can be skewed by a few very high or very low sales. The median, which is the midpoint of all sales prices for homes sold over a given time and considered by economists as a more accurate market barometer, tied a record high of $360,000 in June, Realtors Association figures show.

HOUSING As those prices climb, $300,000-and-under homes now make up a smaller percentage of properties sold. In June, the Pikes Peak Association of Realtors tallied 1,684 home sales as reported by its members, with most of those properties selling in El Paso County and the remainder in 16 Front Range counties. Of June home sales in El Paso County, 19.4% sold for $299,999 or less, Realtors Association figures show. Five years earlier, in June 2015, homes that sold for $299,999 or less accounted for two-thirds — 66.1% — of that month’s total number of sales in El Paso County. Demand isn’t just limited to lower-priced properties. Real estate agent Rick Van Wieren of Re/Max Properties said he represented a client who was selling a home with an asking price of $780,000. On the first weekend, the seller received three offers, he said. “Even in the more expensive homes, we’re seeing that kind of demand,” Van Wieren said. Credit mortgage rates for helping to fuel the demand.
Those “insanely low” rates aren’t just attracting traditional owner-occupants, Hurt said. Investors, too, have jumped back into the market to buy homes, he said. Investors typically will rent a home or make repairs and resell it for a higher price — known as fixing and flipping. Low rates also help some buyers stay in the market even as prices soars, said Harry Salzman of Salzman Real Estate Services and ERA Shields. In many cases, shrinking mortgage rates allow buyers to lower their monthly payments, which offsets the rising cost of a home, Salzman said. Homeowners also are eligible for a tax break when they deduct their mortgage interest, while the value of their property typically appreciates over the long haul — more reasons that houses continue to sell, he said. In addition to the lure of low mortgage rates, Colorado Springs continues to struggle with a shortage of single-family homes for sale, a problem the community has wrestled with over the last few years and one that cities nationwide also have experienced.

HOUSING “This whole pandemic has actually made Colorado and the Front Range even more attractive to people, especially on the coasts,” Hurt said. “Because if we’re going to get locked down, at least you know we have nice big yards. We probably can go to our big parks and our open space. Even if that got shut down, at least you have a yard where you can walk out and move around a little bit as opposed to, like, New York City and some of those cities. We’ve seen a good amount of out-of-town buyers and I think that’s going to continue to be the case.” Despite job losses in tourism and hospitality, other industries such as health care and tech continue to employ people who are buying homes, said Clement, of Re/Max Properties. And after buying and selling was disrupted during April, when the state temporarily banned open houses and restricted showings in an effort to slow the spread of the coronavirus, the market saw pent-up demand on the part of buyers, Van Wieren said. Some of those buyers still are coming from the Denver area in search of cheaper housing, he added. For the last several years, skyrocketing prices in Denver drove some residents

there to buy in northern Colorado Springs and northern El Paso County. With Denver’s median price at was $480,000 in June, and the Springs still has an advantage with its prices, Van Wieren said. But even with so much demand, the shortage of homes continues to dog the market. Some homeowners delay putting their properties on the market for fear they won’t be able to find another house that they can afford. Others, because of the pandemic, don’t want buyers coming through their homes for fear of spreading the coronavirus and therefore have remained on the sidelines that put their home on the market. In June, when the buying and selling season typically is in full swing, the supply of Springs area homes for sale at all price ranges totaled 1,479, according to the Pikes Peak Association of Realtors. It was the fewest number of listings for any June for the last quarter century, according to records compiled by The Gazette. And based on the pace of recent sales, the number of homes for sale in June represents less than a one-month supply, Realtors Association figures show. >> Read the complete story at gazette.com

Upon arriving at the top of Pikes Peak, visitors might not expect to see a bustling construction site in the middle of the breathtaking views they came for. Sometimes they pass by workers clad in hard hats and neon vests, like the site’s project manager Rob Clough, and ask, “What are you guys doing up here?” The answer is impossible to miss. A crew of 100 from GE Johnson spend each day working on the $60 million structure that will soon be the new Pikes Peak Summit Complex. “Guests can feel how hard it is to breathe up here,” Clough said on a recent morning atop the 14,115-foot mountain. “They’re so impressed seeing the amount of work going on.”
than twice the size of the current Summit House, built in 1963. The complex is expected to open by spring of 2021, a date that is months behind the previous plan of this fall. Since beginning in 2018, construction has hit delays mostly because of occasional bursts of cold and blustery weather such as 65 mph winds, lightning, snow and hail, Clough said. “WEST SIDE, BEST SIDE.” THAT’S THE MANTRA OF THOSE DWELLING ON THIS END OF COLORADO SPRINGS. Manitou Springs, just west of our city, is the gateway to Pikes Peak, nestled at the base of Barr Trail to the summit. Residents also delight in Manitou’s Intemann Trail, connecting neighborhoods to some of the region’s best nature preserves, including Red Rock Canyon Open Space. But most popular is the Manitou Incline, a grueling stretch of railroad ties that never seems to frighten visiting flatlanders. AsIAN

Banning Lewis Ranch, so massive that it covers about a third of the city, offers a variety of home styles, well-regarded schools and easy access to shopping, recreation and medical care, whether at UCHealth Memorial Hospital North or the St. Francis Medical Center. The ranch also features 10 recreation areas, such as their community center, Northtree Ranch, and its junior Olympic pool, the Vista Water Park or pickleball courts.

Springs Ranch is east of the giant First & Main shopping and entertainment complex. It’s home to several schools, the Springs Ranch Golf Course and UCHealth Park, home of the Rocky Mountain Vibes minor-league baseball team.
Falcon, an unincorporated area northeast of Banning Lewis Ranch, also is a hotbed of housing development. With roots as a railroad town, Falcon has grown into a thriving residential and commercial area. It’s home to the Homestead Ranch Historical Park, site of the first homestead of the township.

THE CORONAVIRUS PANDEMIC STRUCK, AND THINGS WERE LOOKING BAD FOR IAN HORGAN’S SMALL BUSINESS. “It was definitely scary,” said the young entrepreneur behind Colorado Springs-based Wayfarer Vans. “Come early March, our sales just tanked. And spring is our big time of year because people are gearing up for summertime.” Little did Horgan know that people would be gearing up more than ever. The camping sector, like the biking and kayaking sectors and just about every other provider of adventure goods, has experienced a summer of boom. Busy trailheads and campgrounds have been clear indicators, as have been numbers by the RV Industry Association. July shipments were up about 54% from the same month in 2019, the association reported.

PIKES PEAK STILL REIGNS OVER THE CITY AND THE GARDEN OF THE GODS IS AS IMPRESSIVE AS EVER, so it’s easy to think little has changed in Colorado Springs, yet plenty of reminders indicate otherwise. Seeing most people with half their faces covered and signs admonishing us to maintain social distance signal life in our city, and elsewhere, is different than it was in early March. The ever-growing list of transformations only adds an exclamation point. Restaurants, sports venues, concert halls, movie theaters, fitness centers, government buildings, among others, have changed — if they’re open at all. Reduced hours, out-ofbusiness notices and limited access are signs of COVID-19 times. Yet, it’s not all doom and gloom. “If there’s a silver lining it would be that so many more people are discovering the outdoors,” says Susan Davies, executive director Trails and Open Space. “As an organization we went ‘hurray,’ we were delighted. People are buying bikes, riding bikes, hiking, learning about parks they never knew about.” Increased trail use, though, does create some issues, as Davies notes, ““We have a lot of new people on our trails, which are more crowded than normal. People may not know the rules of road, so to speak. In early April we were hearing some parks and trails described as being like the 4th of July weekend. It’s been like a July 4th weekend every day.” Restaurants also have a new look. Some have taken advantage of outdoor seating, but all have capacity limits, require masks and many added curbside pickup as an option for diners. “We went curbside from the beginning,” explains Jerry Mollica, who opened Mollica’s Italian Market and Deli in 1987 with his parents. “We never closed because we have the market. We did close the dining room.” However, since it reopened, all Mollica has to say about the situation is “It’s strange.”

BLACK FOREST — A POPULAR RURAL AREA NORTH OF COLORADO SPRINGS AND EAST OF THE AIR FORCE ACADEMY — IS HOME TO HORSES AND NATURE LOVERS ALIKE.
Palmer Lake became a town in 1871. Like Colorado Springs, its founder was Gen. William Jackson Palmer. The old stop on the Santa Fe Railroad has evolved from a primarily agricultural and ranching community to one of the most popular places in southern Colorado to buy a home. Woodmoor, a tiny covenant-controlled town just east of Monument, has many bridle trails in its common areas, and its Wild Duck Pond and Twin Ponds are stocked with trout and carp. The little burg's ecosystem also is home to bears, deer, foxes, coyotes and sometimes mountain lions.
It’s also a hamlet of survivors of the Black Forest fire, which killed two people, destroyed more than 500 homes and scorched 14,280 acres June 11-20, 2013. The wooded refuge has recovered substantially since. Black Forest Regional Park has hiking trails, basketball and tennis courts, picnic areas and much more, along with other parks and recreation areas. And the town’s schools are highly rated. TRI-LAKES, AT THE NORTHERN EDGE OF EL PASO COUNTY, ENCOMPASSES MONUMENT, PALMER LAKE AND WOODMOOR.

The area is anchored by the Colorado Springs Airport, an economic driver that has generated tens of thousands of jobs and billions of dollars in economic impact. Four of the nation's largest airlines — American, Delta, United and Frontier — provide nonstop flights across the country. But the hallmark attraction for southeast Colorado Springs has to be the National Museum of World War II Aviation, 755 Aviation Way. It honors a time when the Air Force had yet to be conceived, and pilots flew with the Army Air Corps in daring bombing runs deep over Nazi Germany and Japan. The museum houses many rare planes, and it complements the city’s rich military presence with a nod to its historical significance. The Bluestem Prairie Open Space, just south of the airport, boasts 650 acres of wildflower-specked grasslands inhabited by pronghorn, black-tailed prairie dogs, as well as mountain plovers, red-tailed hawks, burrowing owls and migratory shorebirds. This gorgeous terrain surrounds the Big Johnson Reservoir. Fountain Valley has been recognized nationally as “on the rise,” providing affordable housing and easy access to Fort Carson and Interstate 25. The region is spattered with parks and open spaces, including Fountain Regional Park and the Fountain Creek Nature Center. The Fountain Valley School of Colorado, a private boarding college preparatory school, has graduated such stars as Bob Weir of the Grateful Dead, producer Samuel Goldwyn Jr., actress Dominique Dunn and Denver author Mike McPhee. Fountain Valley is also home to Tee Cross Ranches, an enormous operation that raises and sells cattle, show horses and stallions. Both of these areas provide a respite from hectic city life, with suburban homes, farms, ranches and open spaces galore.
