WELCOME Welcome to the Pikes Peak region! Once you have lived in the shadow of America’s Mountain, old timers say, you always will return. You’ll be hooked not only on Pikes Peak, but also on the Garden of the Gods, Red Rocks Canyon and hundreds of other beautiful sites for hiking and biking. Plenty of golf courses also grace our fair city, and you can take your pick. So to get a good start, take a look at FYI magazine. Here you’ll find a description of various neighborhoods in our city of about 465,000 people, with a metro population of about 700,000. The data also will tell you what schools and hospitals serve that neighborhood, plus how long it will take you to drive to Fort Carson or to downtown from the neighborhood of your choice. Explore our city fully and with zest; you have a plethora of choices on where to live, and each has unique offerings. So welcome, once again, to the friendliest city in the Rockies. As Colorado Springs’ growth continues to surge north and northeast, the Briargate, InterQuest and Northgate areas have become ground zero for some of the city's most modern housing and newest shopping centers.

BRIARGATE, A MASTER-PLANNED COMMUNITY WHERE THE FIRST HOMES WERE BUILT IN 1978, has become home to several subdivisions, with Cordera, Pine Creek and Wolf Ranch among the largest and newest.

It's also a great area for retail therapy, with the Chapel Hills Mall, Promenade Shops at Briargate, Briargate Crossing and the new Highlands at Briargate among high-profile shopping centers. The area has more than 13,000 homes on its 9,600-plus acres, with many more developments on the way. Briargate was one of the Springs’ first master-planned communities — an area where residents could live, work and play. In addition to neighborhoods and shopping, the area is home to dozens of employers at the Briargate Business Campus. Home builders in Briargate stay within strict design guidelines, producing houses in the Prairie, Craftsman, cottage and Spanish styles. All of the neighborhoods are family-centric, boasting some of the best schools in Colorado. Academy District 20 serves all three neighborhoods with 22 elementary schools, nine middle schools and seven high schools.

DID YOU KNOW? BRIARGATE ALSO IS HOME TO A YMCA AND A GOLF COURSE. Pine Creek, at the northernmost edge

of Briargate, has an 18-hole championship course. This development started in 1980 and hasn't slowed, as buyers have flooded the real estate market, hoping to get a home that faces the Rockies.

FARTHER NORTH OF BRIARGATE, FLYING HORSE, INTERQUEST AND NORTHGATE are among the city’s

fastest-growing residential and commercial areas. Flying Horse is an upscale development with posh homes, a golf course, clubhouse and boutique hotel, among other amenities.

INTERQUEST HAS BECOME ONE OF THE CITY’S HOTTEST COMMERCIAL AREAS. The Great Wolf Lodge hotel and water park helps anchor the InterQuest Marketplace shopping center, which includes the Regal InterQuest movie theater complex, The Summit entertainment center, restaurants, stores and apartments. InterQuest Commons and Victory Ridge are other commercial developments in the area. InterQuest also will be home to Ent Credit Union’s new headquarters, a Scheels All Sports outdoor store and In-N-Out Burger’s first Colorado restaurant, as well as its distribution center and patty production facility. Northgate boasts single-family homes, apartments and the 200-acre Polaris Pointe retail complex. Bass Pro Shops anchors Polaris Pointe, which also has Overdrive Raceway, Magnum Shooting Center, the new Boot Barn Hall at Bourbon Brothers concert hall, restaurants and stores. BLACK FOREST REGIONAL PARK HAS MANY HIKING TRAILS, basketball and tennis courts, picnic areas and much more, along with other parks and recreation areas.

It's also a hamlet of survivors of the Black Forest fire, which killed two people, destroyed more than 500 homes and scorched 14,280 acres June 11-20, 2013. The wooded refuge has recovered substantially since. The area’s schools are highly rated.

TRI-LAKES, AT THE NORTHERN EDGE OF EL PASO COUNTY, ENCOMPASSES MONUMENT, PALMER LAKE AND WOODMOOR.

 Monument has mansions studded throughout its forests and a historic downtown with wooden sidewalks and tourist-friendly antique and toy shops. The town holds free concerts every Wednesday night through the summer in Limbach Park, and popular food trucks always attend.

 Palmer Lake became a town in 1871. Like Colorado Springs, its founder was Gen. William Jackson Palmer. The old stop on the Santa Fe Railroad has evolved from a primarily agricultural and ranching community to one of the most popular places in southern Colorado to buy a home.  Woodmoor, a tiny covenant-controlled town just east of Monument, has many bridle trails in its common areas, and its Wild Duck Pond and Twin Ponds are stocked with trout and carp. The little burg's ecosystem also is home to bears, deer, foxes, coyotes and sometimes mountain lions.

WHY SO MANY AMENITIES? They're thanks to the population hub that has built up in the city's northeast corner.

The Stetson Hills neighborhood is near the Sand Creek Trail as well as all the shopping, theaters and other area attractions. Other major neighborhoods in the area include Greenhaven, Springs Ranch, Indigo Ranch, Claremont Ranch and Constitution Hills.

Springs Ranch is east of the giant First & Main shopping and entertainment complex. It's home to several schools, the Springs Ranch Golf Course and UCHealth Park, home of the Rocky Mountain Vibes minor-league baseball team.

 Banning Lewis Ranch is so massive that it covers about a third of the city, offers a variety of home styles, well-regarded schools and easy access to shopping, recreation and medical care, whether at UCHealth Memorial Hospital North or the St. Francis Medical Center. The ranch also features 10 recreation areas, such as its community center, Northtree Ranch, junior Olympic pool, Vista Water Park and pickleball courts.

Falcon, an unincorporated area northeast of Banning Lewis Ranch, also is a hotbed of housing development. With roots as a railroad town, Falcon has grown into a thriving residential and commercial area. It's home to the Homestead Ranch Historical Park, site of the first homestead of the township.

 The beloved Flying W Ranch also sits in this quadrant, where chuckwagon suppers were served to tourists and locals alike since 1953. The 2012 Waldo Canyon fire destroyed the ranch buildings, but not the spirit of the westerners who long toiled here. Work has been afoot ever since to restore the authentic ranch, which still runs some cattle and horses. The long-awaited reopening is set for Memorial Day weekend 2020.

NEARBY, BLODGETT PEAK'S 9,426-FOOT SUMMIT TOWERS MORE THAN 2,000 FEET ABOVE THE TRAIL. Hidden on the peak's northwest ridge is the wreckage from a military cargo plane that crashed into the mountain in 1943, killing four. They were flying from Pueblo to Denver when the plane struck the peak.

Reaching the wreckage is difficult, requiring a short, steep descent on scree down to the mangled metal beneath the ridge. The site is still marked by a U.S. flag to memorialize the lives of the servicemen who died in the crash. The peak also brings hikers close to the Waldo Canyon burn scar, and the devastation there is in stark contrast to Blodgett's verdant lower levels. An open space with rolling trails lies at the peak's base.

THE COLORADO SPRINGS' SOUTHEAST SIDE AND FOUNTAIN VALLEY LIE FARTHER FROM THE MOUNTAINS THAT TOWER OVER OUR CITY, but those areas have their own unique features, history and natural beauty. The area is anchored by the Colorado Springs Airport, an economic driver that has generated tens of thousands of jobs and billions of dollars in economic impact. Four of the nation's largest airlines — American, Delta, United and Frontier — provide nonstop flights across the country.

◉ The hallmark attraction for southeast Colorado Springs

has to be the National Museum of World War II Aviation, 755 Aviation Way. It honors a time when the Air Force had yet to be conceived, and pilots flew with the Army Air Corps in daring bombing runs deep over Nazi Germany and Japan. The museum houses many rare planes, and it complements the city's rich military presence with a nod to its historical significance.

THE BLUESTEM PRAIRIE OPEN SPACE, just south of the airport, boasts 650 acres of wildflower-specked grasslands inhabited by pronghorn, black-tailed prairie dogs, as well as mountain plovers, red-tailed hawks, burrowing owls and migratory shorebirds. This gorgeous terrain surrounds the Big Johnson Reservoir.

FOUNTAIN VALLEY has been recognized nationally as "on the rise," providing affordable housing and easy access to Fort Carson and Interstate 25. The region is spattered with parks and open spaces, including Fountain Regional Park and the Fountain Creek Nature Center. Both of these areas provide a respite from hectic city life, with suburban homes, farms, ranches and open spaces galore.

◉ The Fountain Valley School of Colorado, a private

boarding college preparatory school, has graduated such stars as Bob Weir of the Grateful Dead, producer Samuel Goldwyn Jr., actress Dominique Dunn and Denver author Mike McPhee. Fountain Valley is also home to Tee Cross Ranches, an enormous operation that raises and sells cattle, show horses and stallions.

MANITOU SPRINGS, JUST WEST OF OUR CITY, is the gateway to Pikes Peak, nestled at the base of Barr Trail to the summit. Residents also delight in Manitou's Intemann Trail, connecting neighborhoods to some of the region’s best nature preserves, including Red Rock Canyon Open Space. But most popular is the Manitou Incline, a grueling stretch of railroad ties that never seems to frighten visiting flatlanders. Central Colorado Springs, from the revived stretch along South Tejon Street to the prized, historic Patty Jewett and Old North End neighborhoods, combines an eclectic mix of new buildings and retail with homes that still champion the city’s history.

DOWNTOWN, THE HEART OF COLORADO SPRINGS, has thrived with recent commercial development, condos and upscale apartment complexes. Downtown boasts historical jewels such as the Colorado Springs Pioneers Museum and McAllister House Museum, as well as the annual Art on the Streets exhibit and many other arts and cultural experiences. The Fine Arts Center at Colorado College is home to permanent and traveling art exhibits, a theater company, a 450-seat performing arts theater, a music room, gift shop and the Bemis School of Art. "Explore the creative corridor" from April through October by riding the free First Friday shuttle bus to art galleries from downtown through Old Colorado City and Manitou Springs. Downtown living options have never been more abundant. Multistory structures offer units for renters who want to walk or bike to coffee shops, bars and jobs. Residents can enjoy all the perks of living in a city, while the grand view of Pikes Peak reminds them that the soul of Colorado Springs is still a mountain town. The bustling urban life also provides plenty of outdoor opportunities. Stop at Oskar Blues, 118 N. Tejon St., during the summer for UpaDowna's weekly Pedal Party.

Patty Jewett is tucked away from the noise of main streets but still is within walking distance of downtown. The gorgeous Patty Jewett Golf Course, the third oldest public golf course west of the Mississippi, is home to the Patty Jewett Bar and Grill, a clubhouse that hosts not only golfers, but also celebrations by residents, city officials and others.
