MARBLE Marble tends to be less expensive than granite without sacrificing aesthetic appeal. However, marble is softer and more porous than granite, so it can stain and be etched. Diligence in wiping away spills, routine sealing and a gentle touch is necessary for those who choose marble countertops.
SOAPSTONE This is a natural stone composed mainly of mineral talc that gives the stone its smooth feel. Soapstone ranges from black to gray but can sometimes have a green shade to it. Other materials in the stone can produce veining. Although softer than granite, soapstone is still high-density and will hold up well. It’s impervious to stains and bacteria, and exposure to chemicals will not damage it.
QUARTZ Quartz is a manufactured product made of stone aggregate and polymers
compressed under high pressure. It has the look of natural stone but requires less work to maintain. Quartz has consistent colors and patterns and is a nonporous material, so it will not need routine sealing and resealing.
GLASS Glass countertops are back-painted, so homeowners can order just about any color they want. Glass will be tempered, so it is safe and heat-resistant. Glass can scratch, though, so it is not as impervious as other materials.
CONCRETE Concrete is another material that can be colored to match homeowners’ whims. Concrete is relatively inexpensive compared to other countertop materials, but it can crack or chip. While granite is a popular countertop material, homeowners who want something new have many additional options at their disposal. ❧

Once a rarity, fire pits have grown increasingly popular in recent years, as more and more homeowners turn their homes into private oases. Fire pits run the gamut from the very simple to the more elaborate, and the fire pits homeowners choose often depend on the space they have available as well as their budgets.
But even homeowners without any space or budget constraints should give careful consideration to which fire pit they ultimately install, especially if they plan to make that installation themselves. The following are some dos and don’ts of fire pits for those about to add this relaxing and popular accessory to their backyards.

DO confirm you can legally build a fire pit in your yard. Fire pits have become so commonplace that homeowners may think there are no regulations governing their construction. However, it’s still best to confirm with your local government planning or zoning offices if you can build a fire pit and if any restrictions apply. DON’T proceed with the project until you have been granted official approval. Assuming you have the goahead to build a fire pit is not the same thing as knowing you have been approved. Starting early could result in fines if it turns out you aren’t allowed to have a fire pit. But you may also begin building a bigger fire pit than the local government allows, and that could be money down the drain later. Wait until you get official word before you proceed with the project. DO build on flat ground. The fire pit should be built on flat ground to reduce risk of accident and/or injury. A fire pit built on flat ground also means everyone can enjoy it comfortably and equally once the project is finished. If the ground around the pit is not flat, some people may be forced to sit crooked or lean forward just to enjoy the pit. DON’T build near flammable structures. Build the fire pit far enough away from existing structures, such as your
home, garage or shed, so flickering flames do not catch some wind and lead to disaster. Before building in a given spot, monitor the wind patterns for a few days by sitting in a lawn chair at the spot you ultimately want the fire pit to be. If you notice the wind is blowing toward your house, you will want to choose another area for the pit so smoke from the fire will not be blowing into your home every night. DO choose the right size. The size of your fire pit will depend on the space you have available, but even if you have a vast swath of space, keep in mind that professional contractors typically recommend building a fire pit no bigger than 44 inches wide. Anything larger can be unsightly and may not appeal to prospective buyers down the road. In addition, an especially large fire pit may result in potentially unruly flames that can present a fire hazard. DON’T go it alone if your DIY skills are suspect. Installing a fire pit is a relatively inexpensive DIY job, but that does not mean anyone can do it. Ground needs to be excavated and the slope of the yard must be measured so the fire pit is safe and functional for years to come. If your DIY skills are not up to snuff, hire a professional contractor so your backyard oasis does not become a costly headache. ❧

75 million: … that’s the number of baby boomers who will retire in the next 15 years and thousands are headed to Colorado Springs. Now that the kids are gone, there’s a whole lotta Baby Boomers who are on the move — literally. The impact on the housing market is already being felt because of the sheer magnitude of change. Every day, from now until 2030, 10,000 Baby Boomers will turn 65, according to the Pew Research Center. Many Boomers will seek a new lifestyle in their retirement years, with more time for recreation. It’s fair to say that many retirees will want to move to a clean, affordable, friendly and beautiful city like Colorado Springs. After all, in survey
after survey, our community ranks as one of the top cities for retirement. The changes ahead for local home buying and selling will be significant. The 65-plus crowd will opt for a wide range of home choices, including shared living space with adult children and grandkids. Others will want to stick with a home that’s affordable because retirement isn’t shaping up to be the freedom from responsibility they’d hoped for. Instead it’s a time of life that is centered around helping other family members. Boomers are hard at work raising grandkids, helping to support their adult kids, and also becoming caregivers to aging parents. Nowadays, a whopping 50 percent of all boomers are raising grandkids or supporting adult children financially — or both — according to a recent survey

by the Pew Resource Center. The survey finds that today’s middle aged adults are experiencing a prolonged period of being “sandwiched” between the needs of their parents and their children. Many Millenials (those born between 1982 and the early 2000s) have had a tough time finding good jobs, or any job, after high school. (If your 25-year old is still at home, living in the basement, you know what I’m talking about). For those who have already experienced financial hurdles due to the Great Recession, the squeeze is a budget buster making it difficult to save for retirement. As local baby boomers gear up to downsize, or right-size or whatever they want to call it, many will be frustrated by the lack of available homes that meet their needs. Call it a tsunami of middle aged home seekers. And it’s hitting the
shore. Or, to use an expression that’s more appropriate here in Colorado, it’s an avalanche. Local real estate agents say there’s a chronic shortage of ranch homes, or properties with a master bedroom on the main level. These are the most popular choices for buyers who anticipate staying in their retirement home, even if they experience illness or a loss of mobility. The buyers looking for an affordable ranch property — say, $250,000 or below, may find it’s almost impossible. Colorado Springs home builders are working to meet the demand, but extra cost of building a one-level home, or incorporating features to improve accessibility, tends to push newer homes into the $300,000-plus range, well over the local average home price now hovering in the $260s.

And Boomers aren’t content to move just anywhere. Location is a huge consideration for older homebuyers. This generation of retirees is less-inclined to move to a traditional “retirement” community. Quite a few are craving the country life and hope for a home with space that allows them to pursue their favorite hobbies and park their boats, campers, RVs, and ATVs. Many boomers are ditching the suburbs and heading to the city center. Lain and Barbara Chappell, owners and founders of Solid Rock Custom Homes, were raised in Colorado Springs and together attended the University of Colorado at Colorado Springs. After the high-school sweethearts were married, they worked for separate, local non-profit ministries. Lain took on a second job finishing basements to allow his wife to focus on raising their young family. Barbara assisted Lain as much as she could, and in 1995 their construction business took off. Construction quickly became the Chappell’s primary means of income. In 2001, Lain went into the business fulltime with aspirations to combine his love for designing and building custom homes. Over the years, Lain has continued his education by taking construction courses and acquiring specialized certifications. He recently earned the Graduate Master Builder (GMB) Designation from the National Association of Home Builders. “There are only 3 other GMB designation holders in the state of Colorado, making
the GMB designation holders an elite few,” said Mr. Chappell. “The curriculum is very comprehensive, and as a result, I believe I can provide better services for our Solid Rock Custom Home clients.” As a Design Build contractor, Solid Rock Custom Homes pays close attention to each client’s individual needs and works closely with local architects to create ideal dream homes. In fact, Lain recommends that the architect and the builder be present for every meeting with the client during the design process, “the last thing you want to do when designing a custom home is to build beyond your budget … that’s my job, to help everyone stay within budget parameters” says Lain emphatically. “I believe what sets us apart from other builders is our company’s culture, as well as our building process,” Lain said. It’s no secret that college isn’t cheap. The average cost of an in-state, public college education is running upwards of $20,000 per year; double that price tag for a private institution. This news is discouraging, considering there is a need for more college graduates in order for the U.S. to keep pace with developing countries. One reform in public education gaining momentum is the Early College High School (ECHS) movement. ECHS programs combine high school and college curriculums, condensing the time it takes to complete high school and the first two years of college. Students in traditional, year-long AP classes may earn some college credit while still in high school, but the ECHS programs offer up to 60 college credits, or the equivalent of a twoyear associate’s degree — for free! Colorado Springs School District 11 is now operating the region’s premier Early College High School, located at the Roy J. Wasson Academic Campus. Partnering with Pikes Peak Community College and the University of Colorado at Colorado Springs, ECHS students embark on a
journey that will challenge them and prepare them for a bright future. “By courageously choosing to experience high school differently, our students have the opportunity to earn an associate’s degree, or 60 credit hours towards their bachelor’s degree. At Early College High School, we consciously integrate the high school and college experience, at no cost to parents,” explains D11 ECHS Principal, Aurora Umana-Arko. ECHS is appropriate for a wide variety of students; research shows that average, underachieving, and well-prepared high school students are all inspired by the rigor, depth, and intensity of college work. Students in D11’s ECHS will not be placed into a class that they are not ready or able to pass. Due to the small class sizes, ECHS students receive more support from teachers than students in a traditional high school. By offering the opportunity for students to ultimately graduate from the ECHS with both a high school diploma and an associate’s degree, this method is opening doors for low-income families, first-
generation college students, and many others so often underrepresented in higher education. It is one way Colorado Springs District 11 is preparing every student for a
