Along with five other community partners, we have been looking at pathways to address the housing affordability challenge in Colorado Springs for housing types that support the missing middle. Despite all the challenges, there are numerous advantages to building a new home today. According to Jerry Konter, the chairman of the National Association of Home Builders, this includes rising costs stemming from historically high price levels for lumber and other building materials, supplychain bottlenecks that still exist two years after the COVID-19 pandemic began, surging interest rates, excessive regulations, overly stringent building codes, excessive zoning and density requirements, and a persistent lack of construction workers.

On behalf of the Housing & Building Association (HBA) of Colorado Springs and our members, I would like to personally welcome you to the 2022 HBA Parade of Homes. This is an exciting time for our organization as we continue to grow and support the housing and building industry in El Paso County.

How does this affect the person wanting to purchase a home? Every time the cost of a home increases by $1,000, there are an estimated 250 people in our community and 2,370 statewide that no longer qualify to buy that home.

The building industry is facing many challenges today. There are several reasons why builders across the U.S. are unable to build affordably priced homes.

The HBA is also working with local officials to address the “missing middle,” defined as people who fall between 60%–150% of the area’s medium income, who struggle to qualify for a house within the current housing inventory. Almost two years ago, at the request of the Colorado Springs mayor, the HBA set up the Community Housing Affordability Taskforce.

I also wish to thank all the home builders, partners, developers, sponsors and the Parade of Homes Committee for all their hard work this year. I wish you great success and appreciate your continued support of the HBA.
