60th Anniversary of Parade of Homes

In September 1954, the Housing and Building Association of Colorado Springs’ first annual Parade of Homes was big news. Sponsored by local builders, the event was a way to showcase their work and even warranted an official proclamation by Mayor C. Harry Blunt, who said the real estate event would “enhance our city’s reputation as a community of homeowners.” “In viewing this preview of new ideas, our potential home buyers have an opportunity to judge new products and new methods of home building, and thus is encouraged a demand for modern, healthful and efficient dwellings,” the mayor said. The decades of parades that have followed continue to showcase the best, most innovative home designs in the region. This year marks the 60th anniversary parade, which starts Friday August 1, and upholds the focus on new products, building methods and design. But sixty years later it’s a whole new ball game for folks visiting the Parade looking for fresh and modern ideas. In 1954, The Parade of Homes showcased a carefully planned
neighborhood with neat, gabled-roofs, and modest (averaging 1,500 square feet) ranch homes priced around $14,000. This year’s Parade includes 28 homes throughout the Pikes Peak region ranging from under 400 square feet to over 8,000 square feet and priced from the mid$100,000’s to more than $2.4 million. But even though they’re separated by 60 years, thousands of dollars and lots of square footage, the show homes at Pleasant Valley in 1954, and the ones spread across the city in this year’s event aren’t so different, at least in the philosophy behind them. “The floor plans of the homes in this year’s parade focus on what home buyers are looking for in today’s market,” said Shirley Rouse, Director of Member Services with the Housing and Building Association of Colorado Springs. “They want a home that’s livable, comfortable, and functional.”
A TURN TOWARD MODERNITY
In the 1950s, Americans back from World War II and the Korean War were ready to settle down, and get married — and giving birth in record numbers to what became the “baby boomer” generation. Construction surged and the suburbs were
bursting. Home buyers wanted space for their growing families with modern conveniences. Pleasant Valley was designed with those aspirations in mind. On a flat, grassy mesa west of Old Colorado City and east of the foothills, compact ranches with modern touches set it apart from the gingerbreaddecorated Victorians of nearby Old Colorado City. Unlike most of the Victorians, Pleasant Valley’s parade homes had open floor plans, more than one bathroom for growing families (a new must-have), ample closet space and attached garages. Buyers were captivated with the brick fireplaces and shiny ceramic-tiled bathrooms. At that time, such homes were the height of new and modern. But now, those tiled bathrooms are nothing compared with today’s extensive master baths with jetted tubs, open concept gourmet kitchens, and spectacular outdoor living spaces. Yet, the idea of the Parade of Homes is the same today as then: to show consumers what’s new and what’s available. “The parade is about striking a balance between showing the latest in design, decorating and technology, as well as presenting a variety of prices,” said Rouse.

Home ownership remains a dream for many people. But on the heels of the recession that began in late 2008, prospective home buyers are finding it far more difficult to secure a mortgage than it was in the years before the economy took a turn for the worse. Stricter guidelines now govern both borrowers and lenders alike, and the process can quickly frustrate prospective homeowners. But strict guidelines and more diligent lenders do not mean prospective borrowers will not be able to secure a loan to finance their home purchases. It just means those borrowers might want to take every stop possible to ensure their loan applications are approved and their mortgages are affordable. Address credit concerns before beginning the process. Poor credit is a prospective borrower’s worst enemy, and it’s an instant and glaring red flag to lenders. And thanks to inaccuracies on their credit reports, some people may have poor credit and not even know it. Before they even begin the process of applying for a home loan, would-be applicants should go over their credit reports with a fine tooth comb, ensuring there are no potentially harmful inaccuracies that may affect the
ability to secure an affordable mortgage. Inaccuracies or poor credit histories can bring down individuals’ credit scores, which lenders use to determine home loan interest rates. So prospective applicants should have any errors to their credit reports corrected and/or work to improve their credit scores before applying for loans. Pay down debt. Even if an applicant’s credit score is solid, lenders may scoff at applicants with substantial amounts of debt. Credit card debt should be paid down before beginning the process, and it also may benefit applicants to pay off any additional loans, such as car notes or student loans, before applying for a home loan. The less debt an applicant has, the more attractive that applicant becomes. Avoid overusing credit cards. Using credit too frequently also can make it more difficult for prospective home buyers to secure a home loan. Credit card holders each have a maximum limit on their credit cards, and financial experts recommend using less than 20 percent of available credit to maintain a strong credit rating. Don’t bluff on loan applications. Some

borrowers might be tempted to inflate their earnings on home loan applications, including counting overtime or bonuses they haven’t yet earned when listing their annual income. Borrowers can expect lenders to request documentation of any extra income, including bonuses, so applicants should avoid including additional income on their applications unless they can prove it. Applicants also must avoid hiding past issues on their applications. Banks performing their due diligence will eventually discover any past problems, so applicants should be straightforward from the start. Applicants concerned about their earnings should know that it’s acceptable to include information about assets such as retirement plans and savings even if those funds don’t figure to be used to pay the mortgage. Make a substantial down payment. Lenders look fondly on borrowers who can afford hefty down payments, feeling that such borrowers are less likely to default on their loans. In addition, the larger the down payment, the less the monthly mortgage payment will be, saving borrowers a significant amount of interest fees over the course of the loan.

After flatlining during the economic downturn that began around 2008, housing markets in many regions of the United States and Canada have shown signs of recovery. Those in the market to buy and sell may find this year presents an ideal opportunity to do just that. According to the real estate listing Web site Zillow, home values rose 5.1 percent across the United States between February 2012 and February 2013. The latest forecasts from Canada Mortage and Housing Corporation indicate a strong housing demand into 2014, at which time a strengthened economy will energize both resale and new housing markets.
BUYERS
Having a plan is essential when buying a home, as such a purchase is not something buyers should take lightly. Establishing a budget is the first step. This means taking inventory of savings, expenses and borrowing power. It is advisable to sit down with a lender and do a run-through of what you can afford. By providing key financial information, including earning statements, existing debt and credit history, buyers can quickly learn how much they’re qualified to
borrow and how much they are comfortable borrowing. This helps buyers zero in on homes in their price range. Being preapproved for a mortgage is advantageous when it comes time to make offers on properties. It shows sellers that buyers are serious and that they have been vetted by the bank. Many buyers conduct a lot of research online prior to stepping into a home. This research lasts an average of six to eight weeks, according to the National Association of Realtors. Homework includes investigating neighborhoods and school systems, comparing the going rates of homes in the area, as well as figuring out which features are desired in a home. It also is important to hire a buyer’s agent. Such professionals send buyers listings that fit their home-search parameters, which saves buyers a lot of time and effort. Some agents preview homes for their buyers, even going so far as to identify overpriced listings that can be avoided or finding sellers who are willing to negotiate. A buyer’s agent works for the buyer, meaning there will be no conflict of interest. Agents assist buyers in the negotiating process, using their
knowledge of the real estate market to help buyers make realistic offers that are likely to be accepted while providing a wealth of information about housing trends, area services and home improvement vendors. When sellers accept buyers’ offers, buyers must then arrange home inspections. An inspection is oftentimes included as a contract contingency, and buyers have a right to cancel contracts if inspections find that a home is unsatisfactory structurally.

Sellers competing for business in a thriving housing market also have to do their share of work. It is unlikely sellers will be able to list their homes for sale one day and have dozens of offers the next. Today’s buyers are much more conservative, and homes will have to be presented in the best light and listed at reasonable prices. Sellers can start the process of selling their homes by researching recently sold homes in their neighborhoods, paying particular attention to final sales prices. This information may be available through tax records, and some real estate sites publish the data online. Sellers can then
compare this information to what they still owe on their mortgages if their homes are not paid off, and this should give sellers an idea of their potential profits. Sellers also can benefit from working with real estate agents, as it can be quite difficult and stressful for homeowners to sell their homes on their own. Agents have access to multiple listing databases and industry contacts, information that is quite valuable when selling a home. Agent will do their own assessments of a home to help sellers price the home accordingly based on market conditions. In addition, real estate agents can inform sellers about which, if any, repairs or changes may need to be made to make a home more attractive to prospective buyers. Real estate agents also help sellers through the negotiating process, finding a balance between what the buyer wants to pay and how much the seller wants for the home. Housing markets are once again looking up and many people may find now is the time find their next home. Understanding the process and getting guidance from real estate professionals makes the process of buying and selling a home that much easier.
