Check off these boxes for safety, peace of mind
New homeowners, especially firsttime homeowners, may feel a sense of confusion about maintenance, upkeep, taxes, insurance and the like. It may be difficult for some to make any new investments after move-in — between closing costs and purchasing furniture, as well as a hefty down payment, the checking and savings accounts may be depleted for a while. Fortunately, experts have delineated what actions new homeowners should take after moving in and in the weeks ahead to ensure safety, save time and money and make for a more pleasant experience. ✓ Safety first: American Financing’s online article, “New Homeowner Checklist: 12 Must Do Steps After
You Move,” is a helpful resource for any new homeowner. Their number one tip requires homeowners change all the locks and try to do so with a professional locksmith. ✓ It’s electric: Set up utility accounts from move-in day — water, gas, television, phone, internet and trash services should be aligned. Keep a list of these accounts online in a spreadsheet and set up autopay options to save on any late fees. ✓ Where there’s smoke: Test smoke detectors and carbon monoxide detectors and replace batteries if needed. ✓ Risk averted: Locate the main water valve and the main circuit breaker. sudden flood, will require quick action at these locations. ✓ Clean sweep: The same article suggests cleaning the home very well prior to move in — everything is easier to reach before the first boxes and furniture arrive, especially kitchens. If you can, paint the rooms in advance, as well. ✓ Return to sender: Change the old mailing address at the post office — and also online at credit card companies; banks; even the current Amazon ship-to address — the last thing a new homeowner wants is to ship some fun new décor item to the old apartment or house. ✓ Protect the walls: Speaking of décor, it’s a good idea to invest in a $25 stud finder before hanging wall décor. Incorrectly hanging pictures and the like can damage the walls, especially in older homes with plaster walls. Finally, if homeowners forget that wiring runs from switch to switch horizontally within the walls, they could be in for a very dangerous shock. ✓ Your new best friend: If there’s an HOA in the new neighborhood, American Financing says to use them — they can help with everything
from sourcing dentists to local gyms.
✓ Dig this: Landscaping remains on top
of the list for many new homeowners. Calling 811 before digging may result in someone from the utility company coming over to check where lines transect the property. There are fines and safety issues involved if new homeowners do not check this very important box. ✓ For the kiddos: Visiting schools prior to even shopping for a home remains a perennial recommendation for new or prospective homeowners. However, people with children should also swing by the fire station for stickers indicating where children and pets will sleep. There are many other things new homeowners must attend to after they move into a new home. Often, the real estate agent can assist, especially during a multi-state relocation. The inspection report can also be a great place to start planning repairs and budgeting time and money. Those who “trade up” to a more expansive home may need to revisit monthly budget items like entertainment or restaurant expenditures until the savings account is at a healthy level again — experts

Banning Lewis Ranch is Colorado Springs’ number one selling

Once home design and construction is complete or the closing is over, new homeowners may want to decide what they would like to do with the finished basement; extra bedroom; or a corner of the large great room. Some homeowners repurpose the second car of a two-car garage, as well — either for a workbench, craft area or, for a home fitness space. Why workout at home? Many people enjoy the control over cleanliness, privacy, and flexibility of their workouts as well any entertainment of their choosing — many take free Zumba classes and nearly every “hot” exercise trend can be found online on Pop Sugar Fitness and other YouTube channels. And even though wiping down equipment at home is a good idea anyway, the peace of mind when opening a private gym at home can’t be replicated. The folks at Fitness Systems, Inc. have helped many new homeowners design the best gym to meet their needs. Owned by Jay Huey, the store not only sells home fitness equipment but is used to talking with those who would like guidance about what to buy — and, more importantly, what to buy to help them maintain a consistent regimen. After 40
years serving the Springs, the team has moved to a new location next to Costco in University Village, on Nevada. “Even with just a modest amount of space,” said Fitness Systems’ retail manager Ray Burget, “we can plan a gym that will keep you working toward your fitness goals.” Since 1993, Ray has been fitness consultant to this community. “We give homeowners options that are tailored to their budget and goals. The most important equipment is the piece or combination of machines you will use. A cardio machine you stay on ten minutes longer or use one more day a week than others is worth the investment,” Burget said. Be aware of heavily advertised equipment you are not able to test before you buy as you will find you are paying more for marketing then good construction and performance. For both cardio and strength equipment, Burget said, homeowners can figure out which cardio or weight training equipment they will use. For strength equipment, testing is imperative as many machines claim to have a multitude of exercises that turn
out to require numerous adjustments, lack proper mechanics, and cause risk of injury. Good equipment has effective resistance for all body sizes. One piece of cardio and one piece of strength can get a person started, Burget said. “Every gym knows they have to have more treadmills because they are the best for sticking with exercise. But quality definitely comes into play. There are many treadmills on the market. Make sure you get one that makes your workout effective and more likely for you to stick to.” For strength equipment, Burget said that the key word to keep in mind is “variety.” A good working home gym might not have a lot of variety but the exercises it does, it does well — and that’s all some people will need or want. Other gyms offer more choices for exercise. There are a lot of exercises that you can do on a less expensive piece of equipment. But they are not for the long haul. As a rule of thumb, Burget says, “The better pieces of equipment are not featured on TV infomercials.” Advantages of buying from a specialty fitness store also include professional
delivery and set up, as well as the removal of old equipment that has been deemed unusable. That’s just one reason it’s often a great idea to invest in new equipment to create a sense of urgency around a fitness schedule. If there’s a significant investment involved, regular fitness enthusiasts report that they are more apt to use the treadmills, ellipticals and weight machines they’ve purchased. Of course, buyers can also scour Craig’s List or visit the ARC stores around town — however, those outlets rarely have a return policy. If something goes wrong with the “new-to-you” equipment, one may be in for costly repairs, that is, if the item can be repaired at all.
HOW TO PLAN TO WIN
No matter why one chooses to create a home gym, or decides to join an off-site gym, the benefits of working out regularly are manifold. Let’s face it — people exercise for many different reasons. Exercise can improve one’s appearance, reduce the risk for illness, alleviate stress or anxiety, and even help pass some time. COVID-19 outbreak, many people have found themselves looking for ways to exercise at home. Alexa Tucker and Christa Sgobba at Self magazine have recently gathered “10 amazing benefits of exercise that are extra important right now.” One key benefit remains stress control — the Harvard Medical School recently proved that aerobic exercise in particular stops the production of cortisol and adrenaline — two hormones that can make you feel anxious. Not only that, but the same Harvard study measured levels of feel-good endorphins, serotonin and dopamine. A Lancet study, moreover, tracked one million people’s exercise habits. Those that exercised “reported 43% fewer days per month with poor mental health.”

Find a dedicated space. A home gym will be limited by the amount of space that can be devoted to workouts. Possible fitness room locations include a spare bedroom, a garage, a basement, or an enclosed patio. Measure the space so you can choose equipment that will fit. Leave some space for movement exercises or mat activities.

Keep the space bright. Darkness can sap energy levels, so invest in mirrors and adequate overhead lighting to make the space inviting. Natural light can make the exercise area more enjoyable. Consider the flooring. New flooring can protect against damage and make an area more conductive to working out. Rubber mats can offset echoes and reduce the noise of running on a treadmill or setting down heavy weights. Use space-saving equipment. A home gym space will likely not be as expansive as the space inside a traditional fitness center. Thankfully, many activities do not require a lot of space or equipment. Classic exercises like squats, lunges, push-ups, and sit ups require little gear but still produce results. Figure out which equipment you like the most and invest in two or three key pieces. Dumbbells, a medicine ball and a yoga mat can be all you need to create a versatile, effective workout. A TRX system and a door-mounted pull-up bar also are great space-saving options. Have a TV hookup. A home gym may benefit from a smart TV that can use stream workout videos or catch up on the latest news while running the treadmill or using the stationary bike.
