Finding a Realtor that’s right for you Finding a real estate agent that is right for you is no easy task. There are so many factors to consider when you are being contacted by agents left and right and do not know who to go with. “Buying or selling a home is a significant undertaking,” says Dick Archer of The Becky Gloriod Partners. “And in many cases, may represent a homeowner’s most substantial asset. In order for the process to go as smoothly as possible, it’s best to do a little bit of research before selecting a real estate professional.”
RED FLAGS
First, it’s crucial to know what red flags to look out for — in order to avoid a catastrophic experience. You might want to go with a Realtor who does real estate full time, rather than on the side. This way, you know that they are always up-to-date on new listings and are available to assist you when you need; or schedule showings of your home at any time, if you are selling. or family member. They may be close to you, but it does not mean that they specialize in your area or property type. This can cause an unsuccessful buying or selling experience, and may harm the relationship. If you’re selling, you should get listing presentations from three or more agents. If one of the agent’s suggested listing price is significantly higher than the others, it may sound great at first, but it is an over value of your home and can hurt your home sale in the long run. Since all the agents are looking at the same data to come up with your home’s listing price, they should all be around the same price. Also look out for the Realtor’s commission rate. Commissions are typically set at five to seven percent. If an agent has an unusually high, low or “flexible” commission set, then it should alert you that they may not be the best for the job. Also, make sure that they are willing to provide you with a list of past clients and references. If the agent is unwilling to do so, it may be because they have unsatisfied past clients. Sellers should look into if past clients’ selling prices were close to the asking price, and buyers should look into the overall satisfaction of new homeowners. Finally, check out how the Realtor markets their properties. If you see that the agent’s listings have unflattering photos, brochures and videos, they may not be best to work with. Realtors should be taking high quality, professional photos of the homes, providing exceptional and informative brochures, and should be up to date with all of the latest technologies that buyers and sellers are using.
GREEN FLAGS
Look for neighborhood experts. This is very important because agents who specialize in a particular neighborhood will know the ins and outs of the territory. They will know the specifics of each and every block, and can link
you to buyers who are looking for a home in your neighborhood, as well as sellers who have not even put their home on the market yet. Beyond being neighborhood specific, a Realtor is best suited to you if their other listings are within a similar price range and property type. If you are trying to sell your home, priced in the 600’s, you’ll want to make sure your Realtor has experience selling that kind of property in that price range, rather than condos in the 200’s or mansions in the millions, for example. If you check with the state licensing board for Realtors, there is much you can find out. A good Realtor will be licensed, and have no complaints or disciplinary actions. You also want to make sure your agent has been in the industry for at least five years to ensure their aptitude. Beyond the license, another thing to look out for is the realtor’s additional credentials. Some designations include CRS (Certified Residential Specialist) and ABR (Accredited Buyer’s Representative). Further, it’s advantageous to employ a Realtor who is a member of the National Association of Realtors (NAR), as there is a strict code of ethics that members adhere to. Members of NAR will refer to themselves as a Realtor — with a capital “R.” “Beyond all of these details, a Realtor gets a green flag if they are attentive to your needs, have your best interest in mind and are thorough in their efforts to help you buy or sell a home,” says Archer. “Working with a real estate professional you trust and who clearly understands your motives and interests, provides the best opportunity for results that meet your expectations.” They will go the extra mile in making sure your home is optimally presentable both in person and online, and will equip you with the marketing material and home presentation tips that you need to be successful. ■

Comcast to offer new “digital home” solution to 15 million homes in 2017 NEWSWIRE
In the same way that Comcast used X1 to change the way people experience television, the company previewed a new, whole-home networking solution at CES 2017 that will provide customers with a simple, fast and intuitive way to control and manage their Digital Home and the devices connected to it. The cloud-based platform, which will be included at no extra cost for customers with a Comcast Wi-Fi Gateway device, delivers fast and reliable connectivity in the home and provides an intuitive user experience that allows people to easily add devices, pause device use during dinnertime, pair Wi-Fi extenders that boost signal strength and use voice controls to see who’s on the network, all in a safe and secure way. The new experience will be automatically enabled in the first half of 2017 for the approximately 10 million existing Xfinity Internet customers who have a compatible Xfinity Wireless Gateway. That number is expected to grow to more than 15 million by the end of the year as Comcast’s new Advanced Wireless Gateway becomes available to customers. This Advanced Gateway is capable of delivering up to nine gigabits per second over Wi-Fi within the home, supports voice, home monitoring and automation applications and will be the device Comcast uses to make one gigabit per second Internet speeds available across its entire service area. How to save enough for a down payment on a house METRO SERVICES
A home is the most costly thing many people will ever buy. The process of buying a home can be both exciting and nerve-wracking. One way to make the process of buying a home go more smoothly is to save enough money to put down a substantial down payment. Saving for a down payment on a home is similar to saving for other items, only on a far grander scale. Many financial planners and real estate professionals recommend prospective home buyers put down no less than 20 percent of the total cost of the home they’re buying. Down payments short of 20 percent will require private mortgage insurance, or PMI. The cost of PMI depends on a host of variables, but is generally between 0.3 and 1.5
percent of the original loan amount. While plenty of homeowners pay PMI, buyers who can afford to put down 20 percent can save themselves a considerable amount of money by doing so. Down payments on a home tend to be substantial, but the following are a few strategies prospective home buyers can employ to grow their savings with an eye toward making a down payment on their next home. DECIDE WHEN YOU WANT TO BUY. The first step to buying a home begins when buyers save their first dollar for a down payment. Deciding when to buy can help buyers develop a saving strategy. If buyers decide they want to buy in five years away, they will have
more time to build their savings. If buyers want to buy within a year, they will need to save more each month, and those whose existing savings fall far short of the 20 percent threshold may have to accept paying PMI. PREQUALIFY FOR A MORTGAGE. Before buyers even look for their new homes, they should first sit down with a mortgage lender to determine how much a mortgage they will qualify for. Prequalifying for a mortgage can make the home buying process a lot easier, and it also can give first-time buyers an idea of how much they can spend. Once lenders prequalify prospective buyers, the buyers can then do the simple math to determine how much they will need to put down. For example, preapproval
for a $300,000 loan means buyers will have to put down $60,000 to meet the 20 percent down payment threshold. In that example, buyers can put down less than $60,000, but they will then have to pay PMI. It’s important for buyers to understand that a down payment is not the only costs they will have to come up with when buying a home. Closing costs and other fees will also need to be paid by the buyers. EXAMINE MONTHLY EXPENSES. Once buyers learn how much mortgage they will qualify for, they will then see how close they are to buying a home. But prospective buyers of all means can save more each month by examining their monthly expenses and looking for ways to save. Buyers can begin by
looking over their recent spending habits and then seeing where they can spend less. Cutting back on luxuries and other unnecessary spending can help buyers get closer to buying their next home. AVOID RISKY INVESTMENTS. Sometimes it’s great to take risks when investing, but risk should be avoided when saving for a down payment on a home. Traditional vehicles like certificates of deposit, or CDs, and savings accounts can ensure the money buyers are saving for their homes is protected and not subject to market fluctuations. Saving enough to make a down payment on a home can be accomplished if buyers stay disciplined with regard to saving and make sound financial decisions. ■
