Obama pushes homeownership steps in once hard-hit Arizona BY JULIE PACE AND BOB CHRISTIE  THE ASSOCIATED PRESS

PHOENIX — Standing at the epicenter of the nation’s recent housing crisis, President Barack Obama on Thursday promoted plans to lower some mortgage insurance premiums, a move the White House says could save homeowners $900 a year and attract 250,000 first-time buyers. The housing market in Arizona is drastically different than it was when Obama first visited the state weeks after taking office in 2009. The state’s foreclosure crisis has evaporated. Home prices have soared and are nearing precrisis levels. “This progress is not an accident, it’s not luck,” Obama said. “It’s what happens when you have policies that put middle-class families first.” Despite the rebound in the housing market, nationwide home sales slowed in 2014, as rising home values pushed many would-be buyers to the sidelines. The rate cut Obama announced Thursday is aimed at getting more buyers into the market and helping homeowners who refinance save money. At the end of this month,

the Federal Housing Administration mortgage premium will drop from 1.35 percent to 0.85 percent. In addition to the 250,000 new homebuyers the White House hopes to attract — a figure that marks a modest increase in sales — administration officials said the rate cut would help 800,000 homeowners who refinance their mortgages. The president is in the midst of a three-state swing to preview his upcoming State of the Union address. Obama, who has often been cautious in taking credit for economic gains in order to avoid appearing tone deaf to struggling Americans, is now talking more confidently. He said his goal this year is to make “everybody feel like things are getting better and we are moving in the right direction.” Obama spoke at Central High School, a few blocks from the hospital at the center of last year’s controversy over patient care at institutions run by the Department of Veterans Affairs. The president’s motorcade sped past the hospital, and he left the state without

visiting. Aides have noted that other senior administration officials already have made stops at the hospital. Throughout Obama’s presidency, Arizona has served as a symbol of the nation’s housing crisis and its recovery. The state’s home ownership rates have dropped by more than 6 percent from their 2006 peak. New home construction also remains well below what economists believe is a healthy level, with many buyers shut out of the market because of tougher loan standards, higher prices and lingering fears from the foreclosure crisis. Arizona-based economist Elliott Pollack said the move would “help on the margins, but it really isn’t a gamechanger.” Still, the savings would be meaningful for individual homeowners. The National Association of Realtors estimates that a homebuyer with 5 percent down and a $175,000 mortgage would save $818 per year, or $14,079 over the life of a 30-year mortgage. Even with the reduction, the new 0.85 percent premium is higher than historic

norms. The rate was initially increased to raise FHA capital reserves, which took a hit during the housing crisis and are still not back to their required minimums. House Financial Services Committee Chairman Jeb Hensarling, R-Texas, said Obama’s move was a “grave mistake that will end up hurting hardworking taxpayers” and worsening the FHA’s financial condition. He said taxpayers spent nearly $2 billion to bail out the agency two years ago and that a recent audit revealed that the FHA has insufficient capital reserves. “A fiscally sound FHA, with a clearly defined mission, ensures homeownership opportunities for creditworthy first-time homebuyers and low-income families,” Hensarling said. Administration officials said FHA will be able to replenish its reserves even with the rate cut, and that eligibility requirements for FHA loans will not change. “Our action is not a return to the past,” said Housing and Urban Development Secretary Julian Castro, who joined the president on the trip.

Before the speech, Obama and Castro visited a model home at a housing development that was affected by the economic downturn. A redevelopment project begun about two years ago and aided by nearly $2 million in federal funding is replacing the subdivision’s once weedy and garbage-strewn lots with single family homes. Obama said after the tour that lower mortgage premiums “could make all the difference for a family that’s owning its first home.” Obama is expected to promote the housing announcement in his State of the Union address. In a strategy shift, Obama has begun unveiling proposals from the address before the Jan. 20 speech rather than follow the usual practice of keeping policy announcements secret until he speaks to Congress. The president is making pre-State of the Union announcements during a series of stops around the country this week. He visited Michigan on Wednesday and closes out the week in Tennessee, with additional travel expected next week. 

However, unlike a common misconception surrounding the Gloriod Partners, they are happy to work with buyers and sellers in all price ranges. As a matter of fact, in 2014 they sold homes ranging in price from $80,000 to over $3 million. A second misconception is that they only do business in the Broadmoor area. Again, not true. “We cover all areas of the springs, all types of homes and all price ranges,” said Archer. BECKY GLORIOD Before founding Gloriod and Associates, Becky Gloriod was an army wife while also holding a variety of occupations. “Moving around for so many years, I had to constantly reinvent myself,” she said. Another fascinating detail about Becky is that at one time she was a speech writer for Former United States Secretary of State Colin Powell. JACK GLORIOD A graduate of the United States Military Academy at West Point, Jack Gloriod retired from the army as a Colonel after 24 years of service. After helping a start-up software company successfully launch, Jack joined Becky

in the real estate business in 1994. He then opened their real estate company in 1999 which today is one of the most prominent businesses in town. DICK ARCHER Archer spent 30-plus years as a Manufacturing Engineer and was a key member of two startup companies. “The second startup, which grew to employ 300 people, brought me to Colorado Springs,” said Archer. As the company’s Global Customer Service Manager, Archer polished his customer care skills which he now applies to his real estate business. Archer, who has been doing real estate since 2003, joined the Gloriod’s at the beginning of 2014. BRYAN SEALE A graduate of the United States Coast Guard Academy, Seal served 21 years in the coast guard. Upon retiring, he was lured to Colorado Springs by the startup of the U.S. Northern Command (Northcom) where he was one of the original employees from the time of the startup. However, after spending over a year in that position, Seale decided to pursue real estate. He joined the Gloriod’s at the beginning of 2015 and brings 8 years of successful real estate experience to the team. 

3 work resolutions to keep in 2015 BY LIZ BRENNER  BUSINESS2COMMUNITY

I admit it — I’m not a big fan of New Year’s Resolutions. Usually because they involve limiting myself in some way that is supposed to make me “better.” For me, this approach only lasts a few weeks before I revert back to old behaviors. This year I’m doing something different. I’m breaking my big, lofty resolutions into daily, weekly, and monthly mini-goals. Here are some work resolutions and mini-goals worth keeping in 2015:

1. Lift Your Head Up

It’s time to move away from your desk — physically and mentally. Make time to get away — not just on vacation but in the office. Grab a cup of coffee with a colleague, have lunch with your manager. Have conversations in person, not over mail. Use this time to build your network, share your goals and successes! To do today – Build time in your calendar for breaks — for you to get up and chat with a colleague or get coffee. To do this week – Connect with one new person. Maybe it is a colleague you don’t know well or the person behind you at the office café. You never know who you might meet. To do this month – Reflect and review your network. Who do you need to know better to support your career goals? Identify someone to get to know for next week.

2. Find Your Passion

Make 2015 the year you stop working. When you do what you love, work doesn’t feel like work. You can read about how I did this a few years back. Here are some easy steps: To do today – Make a list. Think about who you are, specifically your values, your motivations, the things that give you energy, also the things that drain your energy (work and non-work related). Do this daily and after a short time you will have a pretty good idea of who you are, what inspires you, and what makes you happy.

To do this week – Take an hour each week to reflect on your list and start mapping opportunities either inside or outside of your organization that can help you touch these areas. Make it a new column on your list above. For example, do you get energy from helping others? Maybe there is a volunteer group at work that you could get involved in. Taking small steps towards the things you love can lead to bigger opportunities. To do this month – Take action each month and try something that supports your list. Take a risk and go outside of your comfort zone. Did you identify a new area at work that piques your interest but you don’t have experience? Try reaching out to the leader or someone on that team and volunteer for a project. You need to start somewhere.

3. Brand You

Take stock of your personal brand. Remember, you are your CEO. If you want the business of you to succeed, you need to start with your company brand. Google yourself. Don’t like what you see (or is there nothing to see)? Time to get to work. To do today – Take a look at the list you created in #2 and build you brand statement. It should wrap up who you are and what’s important to you. Then, spend a short time daily on the social network of your choice getting up to speed on the latest happenings related to your “passions.” To do this week – In week one, make time to update your social profiles with consistent pictures and your new brand statement. Each week after that, set aside an hour to make new connections on LinkedIn.

To do this month – Take a step to stretch your brand to new heights. Take a speaking engagement, write a blog, or even comment on a blog. You can do this! I hope you find something in here that you can stick to in 2015. Remember, go outside of your comfort zone and above all else, have fun! What are you hoping to accomplish in 2015?
