When it came to real estate in 2017, the residential housing market had, in many ways, a banner year: Home prices across the nation surged to pre-recession levels, mortgage interest rates remained low, and the number of residential sales picked back up again after years of sluggish growth. Overall, that meant the 2017 market was largely a boon for sellers, who often were able to sell their properties quickly — and above asking price — as low supply and high demand sent buyers into a frenzy. Going into 2018, the housing market will largely be the same, observers and economists agree, with sellers having the upper hand again for much of the year. Which likely has homeowners wondering, as they head into the busy spring real estate market, what kind of renovations should be undertaken now to get the home in shape for a potential sale. Real estate agents, market observers, and appraisal experts who were asked what renovations were most worth homeowners’ time and money agreed on this: When undertaking a renovation, less means more.
It’s important, they said, to avoid “overimproving” a home — changing a house so much that it might not fit a buyer’s taste — or spending money on a major renovation just for the purpose of selling. Rarely, data show, do renovators make back the money they spend on a project. According to a 2018 study by Remodeling magazine, the average payback on 20 different remodeling projects last year was just 56.8 cents of every dollar spent. Meanwhile, in the Middle Atlantic region — Pennsylvania, New York, New Jersey — homeowners recouped even less: just 51.3 cents of every dollar spent, on average. “Cost does not usually equal value…,” said Jim Murrett, the president of the Appraisal Institute, the nation’s largest professional association of real estate appraisers. “But that’s one of those decisions someone has to make. Do I do a renovation in the short term because I want to sell the house? Is it going to make the house more sellable and attractive?” When it comes to kitchen renovations, minor projects often yield a better return on investment, according to Remodeling magazine. Massive renovations that
include removing and replacing cabinets and drawers, for example, tend to require expensive labor and materials, making it much harder to recoup the full cost. For the most part, the Remodeling study found, focusing on less-expensive projects typically can yield a higher return on investment, while bigger, more exciting projects — a major kitchen renovation or a bathroom remodel — tend to cost more and receive far less return. In Philadelphia, for example, a smaller undertaking such as installing manufactured stone veneer on the outside of a home to replace vinyl siding allowed homeowners to recoup almost 99 percent of the average $8,420 spent on the renovation. In contrast, completing a full-scale kitchen remodel with “upscale products” — such as top-of-the-line custom white cabinets or stone countertops — yielded only 59 cents on every dollar spent. Buyers paid more than the asking price in nearly one quarter (24 percent) of U.S. home sales in 2017, netting sellers an additional $7,000 each. Five years ago, 17.8 percent of final sale prices were higher than the asking price, according to a new Zillow analysis. Over the past year the American housing market has been struck by the combination of strong demand and limited supply. Young adult renters are increasingly feeling confident enough to buy, but they are entering a market with very few homes for sale, as inventory has been steadily declining for almost three years. Low interest rates have buoyed buyers’ budgets, raising the limits on what they can afford — and may be willing — to pay. Homes sell quickly in such a competitive market, with the typical U.S. home selling in 80 days, including the time it takes to close on the sale. In San Jose, San Francisco and Seattle, the average home sells in less than 50 days. Fierce competition means buyers may not win a home on their first offer. The typical buyer spends more than four months home shopping and has to make multiple offers before an offer is accepted, according to the 2017 Zillow Group Consumer Housing Trends Report. “Low interest rates and strong labor markets with high-paying jobs have allowed home buyers in some of the country’s priciest housing markets to bid well over asking price,” said Zillow Senior Economist Aaron Terrazas. “In the booming tech capitals of the California Bay Area and Pacific Northwest, paying above list price is now the norm. In the face of historically tight inventory, buyers have had to be more aggressive in their offers. We don’t expect this inventory crunch to ease meaningfully in 2018, meaning buyers will be facing many of the same struggles this year.” In San Jose, Calif., San Francisco, Salt Lake City and Seattle, more than half of all homes sold last year went for above the list price. The average home sold above list in San Jose netted sellers an additional $62,000, the largest difference between list and sale price of the metros analyzed. Over the past five years, Seattle saw the greatest increase in the share of sales that were above the asking price, from 20 percent of home sales in 2012 to 52 percent of sales in 2017. The amount over asking price grew as well, from 2.5 percent to 5.3 percent above the listed price. Miami homes were least likely to sell for more than the listed price last year, followed by Virginia Beach and New Orleans. Federal law requires home sellers to divulge particular declarations about the property they’re selling, such as the existence of asbestos or leadbased paint, or any other known health or safety risks. The typical seller disclosure form is several pages long prompting the seller to report known defects. This includes appliances and information about electrical, heating, sewer, water and other mechanical systems. The roof, foundation and other structural elements are also included in the report, as well as latent or hidden defects that are not evident from a visual inspection, such as: mold, a crack in the foundation, or a prior flooding problem. The seller’s disclosure is a tremendously important part of the real estate transaction. Therefore, it’s vital to know what should be disclosed and what impact it has on the

Our neighbor in our townhouse community wastes an excessive amount of water cleaning her sidewalk and driveway. We have asked her not to waste water, but she responds that it is covered by her maintenance dues, so there is no reason to worry about it. I am troubled by her waste of valuable resources. – Marilyn

Conservation of water resources is a serious issue and should be taken seriously. However, I am unaware of any state laws that forbid hosing off a person’s sidewalk and driveway. You may want to check your individual city’s code to see if there are any local ordinances. You can usually find a link to this information on its website. Also, your community association may have specific restrictions. Even without a particular limitation in place, I have seen associations assess an individual homeowner who abuses a community resource, causing the bills to rise for the whole community. There are rules that cover other aspects of water use that affect homeowners, however. Irrigation restrictions, and especially the use of automatic sprinklers, are restricted, and misuse can cause heavy fines. All homeowners should know and follow the rules for their area. Besides curbing your neighbor’s cleaning streak, there are other ways you can help conserve water. Try replacing your faucet aerators with models rated for less than 1.5 gallons per minute; encourage your community to only water the lawn when needed; install low flow appliances and shower heads; and make sure your toilets do not leak. Believe it or not, a leaky toilet can waste more than 200 gallons per day, which may be more than your neighbor uses cleaning her walks.

Most of us think of “bouncing back” from a bad experience as getting back to the way we were before. But you define true resilience as something else. Could you explain? By the time we’ve been through something difficult, whether as job seekers or leaders, or even as whole communities and nations, we’ve often been changed by the experience. It’s up to us to tip that change to our advantage and learn from it. That’s a fundamental part of being a Type R — looking at challenges and seeing opportunities. The world is also moving too quickly to let us get back to where we used to be. We live in turbulent times. Leaders are more stretched than ever, while being bombarded by information and emails, so they’re less accessible and less responsive to direct reports and to job applicants. And honestly, reverting to the past is a waste of adversity. Difficult, or stressful, experiences often tell us that our way of perceiving things, or our assumptions or behavior, is out of sync with current realities. If we don’t adapt, we’ll stay illequipped, and potentially irrelevant.

You write about the idea of “reframing” an experience — seeing it from a new perspective — as essential to resilience. How can you “reframe” a layoff or a firing? I, myself, was laid off from my first two jobs. It was certainly a struggle at times, but I reframed the situation in my mind daily and sometimes hourly. This meant interrupting negative thoughts, avoiding harsh judgments of myself or other people, and getting past feelings of disappointment. I also reflected, both times, on how I had outgrown the job I just lost but had ignored the signs. The space created by those disruptions in my life gave me a chance to question my own interests, values, and skills and choose a new direction. That led me to graduate school in International Affairs at Columbia (University), which was a game-changing decision for me. Something like this happens to anyone who focuses on using a setback as a springboard to something better. For instance, Steve Jobs famously reframed his firing from Apple. In a Stanford University graduation speech many years afterward, he said, “I didn’t see it then, but it turned out that getting fired was the best thing that could ever have happened to me … It freed me to enter one of the most creative periods of my life.”

How does resilience come into play in a job search?
A big part of it is asking, after each interview that hasn’t led to a job, “Can I learn something from this rejection, or missed connection, that can help me create the next iteration of myself, or change how I present myself?” Especially if you’re in a long, frustrating job hunt, it can really help to carve out a space in each day where you are able to spend time without facing any judgment from others or from yourself. I’m still learning this skill myself, but analyzing what happened, and then letting go of it, can save us an immense amount of wasted energy.
