Pretty soon home buying season will be heating up, bringing countless prospective homebuyers wandering through homes they found for sale online. Whether already working with a Realtor or just starting to browse online, some etiquette should be practiced during the process. “No matter what, we know that buyers are going to spend time looking online at available homes,” George Nehme with The Platinum Group, Realtors said. “But there is a lot of information consumers can’t access online and they need a Realtor to assist them.” When reaching out to the listing agent for answers, buyers should make it clear if they are already working with a Realtor in their home purchase. “Before the listing agent does a bunch of leg work for a buyer, they should know if another Realtor already has an agreement to work with that buyer.” When you and your Realtor finally get out and view homes in person, there are some common courtesies, which are not always adhered to by potential homebuyers.
ARRIVE ON TIME
Start off on the right foot with the seller or listing broker by arriving on time. After all, you could potentially be putting a bid on this house. While most sellers won’t be present in the home during the showing, they still live there and will expect to come on time.
TAKE YOUR SHOES OFF
Taking off your shoes goes a long way towards showing the sellers that you appreciate and respect their home. Sometimes the listing agent will have “booties” available to put over your shoes to ensure you don’t track anything through the home. During the tour, it’s acceptable to open: • closets • kitchen cabinets • bedroom doors • bathroom doors • pantries • linen closets • dishwasher door • refrigerator/freezer doors (if they’re staying with the house)

DON’T USE THE BATHROOM
Unless it is an absolute emergency, there should be no reason to use the bathroom at a house showing. Some sellers are very uncomfortable with the thought of strangers using their bathroom. If sellers are not living in the house at the time of showing, they might have the water turned off. Before you try anything, ask the seller or listing broker about the water.
DON’T BRING FOOD
Leave the snacks in the car, it is never polite to bring food to a house showing. Sometimes, a seller or a listing broker might provide water and dry snacks to potential buyers. In addition, food is a bad idea due to any unknown food allergies. You never know if the seller or any potential buyers looking at the

Last year was another record-setter for housing in the Colorado Springs area, and there are no signs of a market downturn in 2018. Single-family home sales totaled 16,337 in 2017, the third consecutive year that sales hit a record high, according to the latest report by the Pikes Peak Association of Realtors. The 2017 record came despite a 2.4 percent, year-over-year drop in December home sales to 1,206, the association’s report showed. December’s decline was a rarity; it was only the second time in just over three years that monthly sales fell on a year-over-year basis. Other highlights of the latest Realtors Association report show: • Homes continued to sell briskly in December, spending an average of 33 days on the market before selling. That’s down from 40 days a year earlier. • The inventory of homes for sale remained historically low in December, a month when selling activity traditionally slows and a time when some potential sellers are keeping their homes for fear they won’t find another to buy. Just 1,350 homes were listed for sale in December, down 12.1 percent on a year-over-year basis. By comparison, nearly twice as many homes were listed for sale in December 2014. • With a strong demand and limited supply, the median price — or midpoint — of homes that sold in December rose to $285,000, a nearly 12 percent, year-over-year increase. Median prices have risen each month since November 2014. • The greatest demand for homes continues to be in lower price ranges; in December, about seven out of every 10 homes that were sold went for less than $400,000. Low mortgage rates, an improved economy and more people moving to Colorado Springs — including Denverarea residents seeking cheaper home prices — have been among reasons
cited by local real estate experts for the strong demand for housing. Last year’s housing market continued to favor sellers, said Debbie Howes, a broker with Re/ Max Performance and the Realtors Association’s board chairwoman. Homes typically went under contract in 10 days, and sold in 30 to 45 days, she said. Howes recalls a transaction she handled in early summer: a threebedroom, two bathroom home in the Springs Ranch area on Colorado Springs’ east side was listed for sale at $229,000. Six days later, her seller had received 11 offers and the home was under contract for $12,000 over the asking price, Howes said. “Especially in that more affordable price range, under $400,000, under $350,000 to $400,000, those were the ones that just kind of flew off,” she said. For 2018, Howes said, she expects sales and prices to rise again. More people and more jobs will continue to drive the demand for housing, she said. One problem for the market, however: entry-level buyers will have slim pickings because of the strong demand and rising prices, Howes said. Some of those entry-level homes are being scooped up by institutional investors, who buy homes for the purpose of leasing them, she said. Investors have cash in hand to make their purchases, putting them in a better position to buy and leaving first-time purchasers with fewer choices. “They have cash,” Howes said of investors, “and when we’re working for our sellers, we have to get them the best deal. But it makes it difficult for the first-time homebuyers.” The Realtors Association’s monthly report compiles sales transactions handled by its members, and excludes properties sold by individual owners. Most sales each month take place in Colorado Springs and El Paso County, with a handful taking place in other Front Range counties.

Watching your salary tick up can sometimes seem a lot like watching grass grow or paint dry — it can take some time. Overall, median yearly salaries increased from $45,790 to $49,630 (or 8.4 percent) from 2012 to 2016, according to the Bureau of Labor Statistics (BLS). Meanwhile, during that same time frame, people in certain occupations saw their salaries increase anywhere between 9.7 percent and 35.5 percent — faster than you can say, “I deserve a pay raise.” Recently, personal finance technology company SmartAsset used BLS data to calculate the jobs with the largest income growth between 2012 and 2016. The majority of the occupations are found in the health-care sector, including orthodontists (No. 1) and anesthesiologists (No. 2), but the list also includes a few surprises in finance and aviation. While orthodontists may have the highest pay increases by the number (they made $42,460 more in 2016 than they did in 2012), personal finance advisors and genetic counselors saw the biggest boosts percentage-wise, with their incomes increasing more than 30 percent during the four-year period. We then looked to see which companies and cities have the most openings for these top jobs on Monster right now.
