WASHINGTON — Construction of new homes rebounded in December, helping to push activity for the entire year to the highest level since the peak of the housing boom nine years ago. Builders started construction at a seasonally adjusted annual rate of 1.09 million in December, an increase of 4.4 percent from November when unusually severe weather pushed activity down a revised 4.5 percent, the Commerce Department reported Wednesday. For all of 2014, builders started construction on 1.01 million new homes and apartments, an increase of 8.8 percent from 2013. It was the first time construction has topped 1 million since the height of the housing boom in 2005, when builders started work on 2.07 million homes. Construction activity plunged to 587,000 in 2010 and has been making a slow recovery since then. Housing construction topping the 1-million mark for the first time since 2005 adds to signs that
the world’s largest economy is on solid footing. The economy created nearly 3 million new jobs last year, the best showing since 1999. Economists believe the reviving labor market will drive further gains in housing this year. President Barack Obama highlighted the improving economy in his State of the Union speech to Congress Tuesday night, describing 2014 a “breakthrough year for America.” Jennifer Lee, senior economist at BMO Capital Markets, called the housing report good news. While building permits fell for a second straight month, she said all the weakness in permits occurred in the apartment sector. “The housing system has some good support systems in place,” she said, noting that many banks have relaxed some requirements for home buyers. The unemployment rate for 25- to 34-year-olds, the biggest sector for first-time home buyers, has also dropped to a six-year low.
For December, construction of single-family homes rose 7.2 percent while the smaller apartment sector, which can be volatile from month to month, fell 0.8 percent. Applications for building permits dropped 1.9 percent in December to 1.03 million after a 3.7 percent decline in November. By region, housing construction rose 12.5 percent in the Northeast and was up 8.8 percent in the South and 5.8 percent in the West. The Midwest was the only region to record a decline in December, falling 13.3 percent. Despite the recent weakness in building permits, economists are forecasting continued gains in home construction in 2015. That optimism stems from rising employment and favorable demographics that are expected to drive future construction as more young people decide to purchase a home. The National Association of Home Builders/Wells Fargo
builder sentiment index stood at 57 in January, down slightly from a revised reading of 58 in December. Readings above 50 indicate that more builders view sales conditions as good rather than poor. Broader economic trends point favorably for future sales. The unemployment rate fell in December to 5.6 percent in December. Nearly 3 million jobs were created last year in the best performance since 1999. And mortgage interest rates remain near historic lows. The 30-year fixed rate mortgage just dropped for a third consecutive week, falling to 3.66 percent, its lowest level since May 2013. Though new homes represent only a fraction of the housing market, they have an outsized impact on the economy. Each home built creates an average of three jobs for a year and generates about $90,000 in tax revenue, according to data compiled by the home builders.

That familiar refrain of winter is back. Do you hear it? Snow and ice removal can be backbreaking work. But a host of new tools aims to take the backache out of what can be the bane of many home and car owners’ existence each winter. “We all get caught like this,” says Home Depot spokesman Dan White. “We know it’s coming, but we wait until the last minute to get ready. … If you’ve already got some of these things installed, they’re going to save you a lot of headaches.” SNOW-MELTING CABLES Among the game-changing products in snow removal are cable kits that melt the white stuff off your roof, driveway or sidewalk. EasyHeat Sno Melter cables can be clipped to your roof, or strung through rebar and layered under hard surfaces like cement and asphalt to maintain a constant temperature above freezing. “There’s no need to shovel, snow blow or spread chemicals,” says EasyHeat product manager Romy Sheynis. The roof cables provide an uninterrupted path for melting water to flow down into your gutters. Sidewalk
kits cover areas up to 100 square feet with a single cable and must be installed by a professional contractor. A self-contained controller starts heating the surface whenever moisture is present and temperatures are below 38 degrees, according to EasyHeat. Snow mats that melt snow as it falls on your steps and sidewalk are also becoming popular, using similar technology, White says. HIGH-TECH SNOW BLOWERS Snow Joe and Ryobi offer blowers that are both cordless and don’t need gas — a more environmentally friendly way to clear your sidewalk or driveway. The snow blowers are powered by a rechargeable lithium battery. After charging for 2½ to 3 hours, they can run up to 40 minutes. Looking for something more traditional? Milwaukee-based Briggs & Stratton has introduced a serrated auger on its single-stage snow blowers this season. Called the “SnowShredder,” it combines 14 serrated steel teeth with the reinforced rubber paddles typically found in single-stage blowers to give users the power of a two-stage blower and the maneuverability of a smaller
machine. The new feature is available on the 922EXD and 1222EE models of Snapper, Simplicity and Briggs & Stratton single-stage snow blowers. SCRAPERS Icy Light, a snow scraper with a water-resistant flashlight in the handle. The brainchild of Washington state inventor Jeff Latham, Icy Light is powered by two AA batteries and comes in several colors. Sharper Image carries a heated scraper that melts away stubborn ice and snow after charging for a couple minutes in your car’s 12-volt outlet. A built-in rubber squeegee wipes away any excess water, leaving you with a clear view. It also contains a light. Looking for something bigger? Snow Joe offers a snow broom with ice scraper that easily pushes heavy, wet snow off your car hood or roof without scraping the paint. The handle extends up to 49 inches. Bare Ground has an ice- and snowmelting torch that lets you blast away frozen spots with a propane-powered flame. Bonus? According to the listing on Wayfair, it’s also great for weed removal in the summer.

Extending the season frost protection BY FREDRICKA BOGARDUS COLORADO MASTER GARDENER
In a good year, with no late or early frosts, Colorado Springs has an average of 128 frost free days. This makes our season short for growing warm weather crops like tomatoes and peppers. If it takes 80 days to get tomatoes from a transplant, that leaves only about five weeks for fresh tomatoes. You can lengthen the season by providing an environment which will warm the soil sooner and protect plants from light frosts, which are likely to occur in spring and fall. This allows you to plant more varieties and extend your growing and harvest season. Frosts fall into two categories. Advective frosts are the result of winter cold fronts that move into the area. Only a greenhouse will protect plants from this type of frost, it is basically winter weather. Radiation frosts are the light frosts that occur during the spring and fall. The cloudless nights cannot hold the heat and air temperatures dip a few degrees below freezing, which is preceded and followed by warm sunny daytime conditions. These frosts are easy to protect our plants from. CLOTH COVERS: Cloth can be used to provide temporary insulation for a frosty night. I have used draped sheets over tomato structures during an early fall frost. You do need to remove the sheet first thing in the morning, but it should provide enough insulation to keep the plant from turning black when the sun comes up. For longer term use there are special agricultural fabrics that will provide some insulation but allow most light through. Agri-bond 19, the one I am familiar with, allows 88 percent of the light through. It can be used as a floating row cover for both insulation as well as protection from harmful insects. Space blankets can be used in a pinch for insulation. All you are really trying to do with covers is trap enough of the daytime heat around the plant to moderate the temperature by a few degrees. For spring protection of transplanted tomato plants, walls of water® are available at garden centers. These are circular, flexible plastic structures that feature vertical slots to fill with water. Place one around each newly planted tomato then fill the slots with water and it will form a tepee like structure around the plant. The water heats up during the day and then, in the cooler evening,
the heat dissipates which warms the air around the tomato. These work well because in addition to moderating the air temperature, they also protect the young plants from wind. Last May they protected my tomatoes from the very damaging hail storm that we experienced. HOT CAPS: Hot caps are plastic plant protectors that are easy to place over small plants. You can also make hot caps from milk gallon jugs (there are lots of online instructions). Be sure to remove these as soon as the air warms up as they may get hot enough inside to “fry” your baby plants during warm days. In a pinch almost any protector will do for a short term frost. Think solo drinking cups, pillowcases anything that will hold just a little heat. LONGER TERM OPTIONS: If your goal is to warm your soil early, think about cold frames, hoop houses and tunnels. These structures can generally be built inexpensively and can get your soil warmed up a bit early while also providing protection in the fall. Raised beds are a great option because the soil warms sooner, drains better and can more easily be improved. About 6 weeks prior to planting, consider laying some clear plastic sheeting where you plan to plant. This will warm the soil and buy you a little extra growing season. This is a technique that can also be used to kill weed seed, but for that purpose you need to cover the area during the warmest season. In spring your goal is to get the soil to about 50 degrees to plant lettuce, spinach and other similar plants. To kill weed seeds the soil temperatures must reach about 140 degrees. Don’t let a short cold snap defeat your vegetable quest prematurely at either end of the season. Be creative and give those plants a break. Dear Ken: When I flush a toilet or run the dishwasher, a little water comes up through the basement shower drain. What do you think is wrong here? – Brian Ken Moon
You need a drain cleaning company’s services. When we think of sewer line maintenance, we usually mean the mainline to the street. But there are two or three branch lines under the basement floor which lead to that main drain — most typically from the kitchen, floor drain and laundry line. Over time these can get clogged with lint from the washer and grease runs down through the disposal. This is especially true for older homes which, up until the 80s, were plumbed with cast iron under the concrete floors versus the smooth PVC plastic we use today. So tell the plumber to skip the main drain this time and clean out the branch lines to the basement bath, washing machine and kitchen sink.
Dear Readers: : Do you know where your doorbell transformer is? This is not an idle question. This device — which steps down the 120 volt house current to about 16 volts for the doorbell — produces heat. For some perplexing, reason builders in prior decades stuck them in the attic, hanging on the side of the hallway light fixture. That was probably OK when just a few inches of attic insulation was de rigueur. Now, in response to higher energy prices, most attics have 12 inches or more up there. So now that transformer can’t breathe, and its natural heat can’t escape. That creates the possibility of a fire. Trouble is, by the time you notice an attic fire, it’s almost too late. So if your house was built before, roughly, the 80’s, check out the location of your transformer. If it’s in the attic space, the fix is incredibly simple. Build a little “box” — maybe 8" x 8" — out of plywood, sheet rock or quilted insertion foil. Brush the insulation away from the transformer and set the box over it as sort of a little coffer dam to keep the insulating at bay. Where else might the transformer be if it’s not up top? Check the hallway guest closet or the side of
your furnace. Dear Ken: Our dog had surgery and afterwards had several “accidents “on one section of carpet. We’ve tried Nature’s Miracle and the Wollite products. No Luck. Any other ideas? – Mary A carpet guy said on the show that he likes Urine Off. He claims that it actually dissolves the urea salts that cling to the carpet fibers (they cause the recurrence of the odor every time the humidity changes). The company makes a dog and a cat version of this stuff, and it’s available at Amazon and other retailers. If your pooch overdid it, then the urine may have soaked the pad and penetrated into the sub flooring. In that case, a professional carpet cleaning company should roll back the carpet and treat its backing. They also will replace that small section of pad and spray a primer on the plywood. Dear Ken: I have older appliances in the house. What do
you think of a warranty plan for about $50 a month which would cover these? – Doug I would probably pass. These bets you make with warranty companies seldom pay off. One exception: first time buyers who choose an older house can purchase piece of mind by with a one year, whole house warranty policy from one of the two well-known companies that routinely provide these; a real estate agent can provide the names. In your case, I would want to see the fine print and deductibles. I bet you’ll find that the details make this offer a little iffy. Bottom line: Take the same $50 a month and put it in a little savings account to create what used to be called a sinking fund — or reserve account, if you will. That way, if one of your appliances expires, you’ll have the cash to replace it. Otherwise, if they behave themselves, you’ll still have the money. The New Year is still young so let’s continue to welcome it in — with some lucky bamboo. At this time of year, this plant appears in supermarkets and plant stores across the country. It may or may not be lucky, but bamboo it ain’t. Lucky bamboo does look a lot like bamboo. The jointed stalks are typically one-half to three-quarters of an inch across, with a tuft of strappy leaves sprouting either from their tops or from
the side of one of their upper joints. Sometimes the leaves have yellow stripes, and on some plants the stalks spiral around rather than continuing straight up. EASY CARE With such supposed powers, lucky bamboo is a plant well worth caring for. Fortunately, it’s very easy to grow. Light? No problem. Lucky bamboo will survive quite happily in relatively low light. Too much is more likely to do it harm, resulting in water-soaked splotches on the leaves. Fertilizer? No problem. Lucky bamboo can go for a long time with little or no fertilizer. As with light, too much is more likely to cause problems than too little, with scorched leaves providing evidence of fertilizer burn. Watering is a little trickier, but only marginally so. Plants will survive for long periods with the bottoms of their stalks in plain water or supported in pebbles and water. The water should be changed periodically, once or twice a week. Lucky bamboo is sensitive to chlorine and fluoride, so rainwater or well water would be best, or at least tap water that has sat out for a few hours. A plant growing in soil needs to be watered pretty much like any other houseplant. AND SPEAKING OF HOUSEPLANTS … That’s what lucky bamboo is — one of a common species of houseplant
known as dracaena, corn plant or dumbcane. The name “dumbcane” comes from what happens to your mouth, because of oxalate crystals, if you bite into this plant, so don’t. Dracaena or lucky bamboo is not even distantly related to bamboo. Left to its own devices, a dracaena plant can grow 6 feet high, or more, but the large plants no longer have that intimate charm common to Asian gardens and plants. Recapture that charm by merely lopping the plant back to its charming height. New leaves will sprout from one of the joints near your cut. (You can’t do this forever; the plant will keep growing back to its charming height, but along the way the stem will grow uncharmingly fat.) If you want to make the growing stem curl around in a spiral, arrange it to see light from only one direction, toward which it will grow, and then rotate it as needed. If you prune the plant, don’t throw away the pieces of stem you cut off. They can be used to make new plants by merely immersing their bases in water or potting soil. Group the stalks together as you wish: three stalks for happiness, five for wealth, seven for health, or 21 for a powerful allpurpose blessing.
