Proxies are specialized types of a document called a power of attorney where a person, the “principal,” gives someone else, that person’s “agent,” the right to act on their behalf. In each power of attorney agreement, the principal must specifically set out what the agent can do on their behalf. The agent must always act in the best interest of the principal, and in accordance with that person’s wishes. Proxies come in two flavors: limited and general. Limited proxies direct the agent to vote a certain way in an election, while general proxies give the agent more rights to act and speak on behalf of the unit owner. You should read the proxy form to determine which type of proxy you are dealing with. Remember, it is the content of the document that matters, not necessarily its title. Since your neighbor has a limited proxy, she will only be able to vote on behalf of her son. If she had a general proxy instead, she would be able to speak for her son as long as your association’s documents did not clearly prohibit it.  Gary M. DETERMINING ASSESSED VALUE Homeowners are often surprised when they receive their assessment from the local tax appraiser’s office. Usually the assessed value is lower than what homeowners believe their home is worth. An assessor, usually working for the county, places a value on the home to levy property taxes on it. The assessor looks at what similar properties are selling for, the value of any recent improvements, any income coming from the home, (such as renting out a room), and other factors like the replacement cost of the property. Once the assessor determines a value

property will bring in an open market transaction.” Or, the price a buyer is willing to pay, and a seller is willing to accept. Additional factors, such as homes that were recently sold in the area, the location of the home in relation to schools, and the future impact of construction for that area, as well as the economy, can all influence market value. Listing agents use market value to come up with a fair asking price for a home, and the buyer’s agent will also estimate the home’s market value. Simple ways to quickly boost credit scores METRO SERVICES

The road to great credit begins with consumers. Consumers who demonstrate an ability to pay bills on time and stay out of debt can make themselves more attractive to prospective creditors, which can ultimately save them thousands of dollars when they purchase homes and/ or vehicles. While strong credit scores take years to build, men and women looking to improve their scores can begin doing so rather quickly. Scores will not skyrocket overnight, but they will begin to improve if consumers begin taking the following steps.

PAY BILLS ON TIME

Paying bills on time is one of the most effective and simplest ways for consumers to improve their credit scores. One of the credit scores lenders use to determine if they will extend credit to a given applicant is the FICO score, which is generated by the Fair Isaac Corporation. According to the Fair Isaac Corp., a FICO score is broken down into five categories, some of which factor more heavily than others. An individual’s payment history accounts for 35 percent of his

or her FICO score, making it the most influential of the five factors for people who have been using credit for a long time. (Note: People with a nonexistent or greatly limited credit history may have their FICO scores more influenced by other factors.) If necessary, set up automatic payments so all bills, but especially bills owed to creditors, such as credit card companies and student loan lenders, are paid on time.

PAY DOWN BALANCES AND KEEP THEM LOW

Paying bills on time might not be enough to dramatically improve credit scores if consumers are still only paying the minimum amount each month while maintaining high balances. After payment history, amounts owed is the second biggest influence of most consumers’ FICO scores, accounting for 30 percent of an individual’s score. So in addition to paying on time, consumers should try to pay more than the minimum amount due each month, ideally paying balances in full each month.

STUDY YOUR CREDIT REPORT Credit scores can sometimes

fall victim to errors on a person’s credit report. A 2012 Federal Trade Commission Study found that roughly 25 percent of all consumers had errors on their credit reports that adversely affected their credit scores. Consumers who suspect their credit score does not reflect their credit worthiness should examine their reports, which are available to all consumers once a year for free, for mistakes. Report any mistakes to Equifax, Experian and/or TransUnion.

WAIT TO APPLY FOR NEW LINES OF CREDIT OR MORTGAGES

Consumers’ credit scores take a small hit each time they apply for new lines of credit, whether it’s a credit card or mortgage. Consumers who want to quickly improve their scores should refrain from applying for new lines of credit until they have increased their scores to a point where they won’t mind seeing those scores take a small dip. Credit scores can affect our lives in various ways. While it takes time to build strong credit histories, consumers can take small steps to begin improving their credit scores right away. 

Congratulations, you did it — you survived the screening interview and got a callback. While the first round of a job interview is all about going over your qualifications and resume, round two is often where the real vetting happens. “During a second interview, you will need to emphasize your added value to the organization,

enthusiasm for the position, and demonstrate that you are a good fit,” said Lynn Berger, a New York Citybased career counselor and coach.

Just because the first interview took place in a closed meeting room or office doesn’t mean your next meeting will have the same feel. “It’s very dependent on the organization, so be prepared for meeting more people and maybe it not being all sit-down,” said Berger. You might go out to lunch, or be taken on an office tour, for example. How to prep: Practice positive body language. “Your presentation and the impression you leave with the interviewer could help the employer decide to make you an offer,” Johnson said. So if you’re walking around the office, stand tall, smile, and make eye contact with staffers. Don’t underestimate the importance of a good handshake. And, of course, be mindful of table manners if food or drink is involved.

TYPICAL SECOND INTERVIEW QUESTIONS

Every employer uses different interview tactics, but second-interview questions often require you to reveal not only your competencies, but also your ethics and values and how they fit with the company culture. “Situational and behavioral interview questions are designed to learn a candidate’s approach to real-world situations,” said Johnson. (“What would you do if…” or “Tell me about a time when…” questions.)

In addition, some questions are designed to gauge how you prefer to communicate, and your thoughts on work/life balance. How to prep: Prepare valid examples of your accomplishments — times when you led a team, managed a project, or turned a negative situation into a positive outcome, said Johnson.

WACKY QUESTIONS

As for oddball questions like what you read last or what animal you most identify with, there’s really no way to be 100 percent ready for those. The interviewer’s goal here is to get some insight into your personality, while also observing if you’re easily flustered. How to prep: “Take a step back and understand why they’re asking the question,” said Berger, rather than blurt something out because you let your nerves get the best of you. Try pausing a moment to collect your thoughts, and then give a simple but thoughtful answer.

PROVE YOU FIT IN

Because so much of the second interview is about determining if you’re the candidate who’s the best fit, much of it does come down to how well you hit it off with the employer, said Berger. “You might have someone who asks questions very dryly, while someone else is more conversational,” she said. How to prep: Try to take cues from the interviewer regarding how casual and conversational you should be. As far as the content of your responses, try putting yourself in their shoes. “Your ability to identify with the employer’s operations, mindset, and processes will help them determine your fit/ability,” said Johnson. When possible, highlight a connection to the employer to indicate that you’re on the same page. 

The project generally consists of: The installation of a 6” pressure reducing valve (PRV) with pre-cast concrete vault at the intersection of 3rd St. and Portland Ave and approximately 1150 feet of new 8” looped waterline along Portland Ave. between 1st St. and 7th St. Project includes replacing several fire hydrants as well. Interior and exterior surface preparation, containment and coating of the existing 250,000 gallon water storage tank. The installation of a 12” altitude valve with vault and associated pipe and valves at tank site. All bids must be submitted in accordance with the Instructions to Bidders. Bids will only be accepted from qualified general contractors that have demonstrated experience in construction projects of this type.
