The ‘reverse’ in reverse mortgages and ‘skipping’ payments BY JACK GUTTENTAG  TRIBUNE NEWS SERVICES

Occasionally, I like to play professor by answering some of the moreinteresting questions I have received. The ones I respond to below are all interesting for different reasons.

Q: A:

What is “reversed” in a reverse mortgage?

The reversal is in the typical pattern of loan-balance change. On a standard mortgage, the balance usually is at its highest point when the loan is made, declining steadily thereafter until it reaches zero at the end of the term or when the balance is prepaid. On a reverse mortgage,

in contrast, the initial loan balance is relatively low and grows over time as borrowers draw funds and as interest adds to it. Related to the reversal in loanbalance change is reversal in payment flows. On a standard mortgage, the borrower is required to make a monthly payment, whereas the reverse mortgage borrower has an option to draw a monthly payment or irregular amounts against a credit line.

Q: A:

If I double my mortgage payment, can I skip a month?

You can skip a month if you inform your servicer that one

payment is for the current month and the second payment is for the following month. That isn’t exactly “skipping it.” It’s better described as paying the second month in advance. If your intention is to pay off the loan sooner by having the entire second payment credited to principal, then you cannot use it to pay in advance. You can pay in advance, or you can pay down the loan balance faster, but you can’t do both with the same payment. What you can do is make sure that what happens with your payments is what you want to happen. If you want to pay in advance, write two checks for the payment amount, each with the notation “payment for (name of

month).” If you want to pay down the balance, write “apply to principal” on the check and make sure that the designated amount is not exactly equal to the monthly payment.

Q: A:

Is interest on home mortgages front-end loaded?

I received this question in a letter in which a reader stated that since most of the interest collected on a home mortgage is collected in the early years, and the typical loan has a life of about seven years, the true rate of return must be much higher than the stated interest rate. He wanted to know whether I had developed a calculator that would allow him to measure the “true rate of return.” The idea that since home mortgages are front-end loaded, lenders must be

earning more than the stated interest rate is an old myth that has not a shred of validity yet never goes away. Most mortgages written today call for equal payments that fully amortize the loan. This necessarily means that in the early years, most of the payment is interest, and in later years, most of it is principal. But the years of high interest payments are the years when the loan balance is high. If the interest rate on a 30-year $100,000 loan is six percent, in month one the interest payment is 0.06 divided by 12 and then multiplied by 100,000, or $500. After 25 years, the interest payment is down to $155, but that’s because the balance is then only $31,000. The dollars of interest earned in month one and the dollars of interest earned in month 300 are both equal to 0.5 percent of the amounts owed in those months. ■

You’re clearing out your email inbox when you stumble upon a rude email. You reread it and incredulously ask yourself: Did she really just write that? As anyone who has ever written an email knows, it is easier to convey tone and emotion when you are speaking to someone in-person as opposed to online. The words, phrases and tone that you use with your friends might make you come off sounding like a jerk in a professional email. Monster spoke to career experts to find out some of the most commonly used words and phrases that make you sound rude in emails, so you won’t make those mistakes at your next job.

Example: “Obviously we should move forward with the marketing plan based on the outcome of the board meeting.” Why it doesn’t work: “It sounds as though the writer is pointing out that the information that follows should be obvious, but you, the reader, are not smart enough to grasp it,” says Dianna Booher, founder and CEO of Dallasbased communication firm Booher Research Institute. Use “obviously,” and you run a high risk of coming off condescending — and being branded the Miranda Priestly of the office. Use this instead: “We should move forward with the marketing plan based

Example: “I actually think it would be better if we publish the article in advance of the book’s release date.” Why it doesn’t work: “‘Actually’ is a word best saved for conversation,” says Melissa Bessey, founder and president of the Toronto-based public relations firm Media Allure. “Any text using ‘actually’ can too easily sound hostile or make you sound like a know-it-all — either one will be perceived as rude.” Use this instead: “Let’s publish the article in advance of the book’s publication date.” Example: “Apparently, the presentation is too long, and we should be more concise.” Why it doesn’t work: Unless you work in law enforcement, words such as “apparently,” “allegedly” and “evidently” can sound like you are contradicting or questioning someone’s judgment or portrayal of events. “It sounds as though the person may have been sneaky, previously hiding something from you that you’ve had to deduce for yourself and then point out in the email,” says Booher. Use this instead: “We received feedback that the presentation is too

long. We should edit it to be more concise.”

“FINE”

Example: “Thanks for sending the press release to me for approval. It’s fine.” Why it doesn’t work: “The word ‘fine’ is often used in conversation as a form of compliance. It can have a negative or positive tone, but it is mostly perceived as rude and dismissive,” says Bessey. “It is best to err on the side of caution and replace ‘fine’ with ‘good.’ When something is not fine, be direct enough to let the reader know what is not okay so they are not left wondering.” Use this instead: “Thanks for sending the press release to me for approval. It’s approved. Great work.”

Use this instead: “I won’t be able to publish the article on Monday because I have three time-sensitive articles to publish, but I will publish it the following Monday.” ■

Machine, disassemble and assemble parts for equipment and machines in a safe manner, using lathes, boring mills, milling machines, grinders, drill and hydraulic presses, and appropriate hand, power and measuring tools, and all other shop equipment to exacting tolerances. Must possess (or have the equivalent of) Machinist Journeymanship/completion of an accredited Machinist Apprenticeship Program/Machining Technology Degree/ or a minimum of five years machining experience. Must have extensive experience and knowledge in manual, automatic and computerized machinery operation. Must be proficient with precision measuring equipment, blue print reading and shop math. Must have a good background in metallurgy and mechanical applications including lubrication, friction, gear reduction, critical alignments and bearing fits. Makes provisions for handling of materials, equipment and tools through the safe use of forklifts, overhead and jib cranes and proper rigging for material lifts and picks. Must be physically able to exert forces up to 100 pounds to lift, carry, push or pull.
