It’s important to get your credit score as high as possible if you want to qualify for the best loans and credit. Many lenders don’t even look at your credit report; they stop at your credit score. FICO credit scores range between 350 and 850, with 850 being the very best score you can get. If you have below a 680 score, there is much room for improvement — and if you’re score is even lower than that, you might be feeling hopeless. It is, however, possible to raise your credit score to a much higher level by the end of the year — or sooner, in some cases. WHAT GOES INTO A CREDIT SCORE MyFICO.com, the original developer of the commercial credit scoring model, has published basic guidelines of what goes into your score: • 35 percent of your score is your payment history • 30 percent of your score is your credit utilization, or how much of your available credit you use • 15 percent of your score considers the length of your credit history. • 10 percent of your score is the amount of new credit you’ve received. • 10 percent of your score is the type of credit you’ve used.

CREDIT SCORE QUICK FIXES PAY DOWN YOUR CREDIT CARD BALANCES Since the amount of credit you use makes up such a large part of your credit score, paying down your balances will have a dramatic, positive effect. The credit-scoring model rewards those who have used less than 30 percent of their total credit limit. If you are maxed out on your credit cards, paying them down below 30 percent can easily see a dramatic increase on your score. REFINANCE YOUR HOME EQUITY LINE OF CREDIT INTO A SECOND OR FIRST MORTGAGE Despite the fact that these loans are secured by your home, HELOCs are revolving lines of credit, and the percentage of the line you have used up can lower your score. If you have used more than 30 percent of your HELOC credit limit, you will be penalized as if you have used up too much of your credit on a credit card. Refinancing can also help your score. This act rewards you for opening new credit (10 percent of your score) and opening up an installment loan. PULL YOUR CREDIT REPORT The FTC did a survey in 2013 and reported that 1 in 5 Americans have

errors on their credit report, with 1 in 20 having mistakes so grievous it negatively affected the credit score. You can get your TransUnion credit report and score from CreditRepair.com. If you don’t like what you see, the site offers credit repair and score improvement services to get your credit back in shape. FIX MISTAKES ON YOUR CREDIT REPORT Write to the credit bureaus and explain why you think a listing is in error and needs to be corrected. Include any documentation you might have to back up your claim.

The good news is that if you apply for a new mortgage, auto loan or student loan, multiple inquiries within a certain period of time only count as one inquiry. For mortgages and auto loans, all inquiries placed within a 30-day period of time only count as one inquiry against your credit score. All student loan inquiries within a 14-day period of time count as one inquiry. There is no similar penalty-free “shopping period” for other types of loans and lines of credit, such as credit cards: All submitted credit applications will result in an inquiry being placed on your credit report. Inquiries stay on your credit report for up to two years. 

Changes in 2014 to federal reverse mortgage regulations have shifted this senior safety net away from its traditional role as a loan of last resort to keep the elderly in their homes. Reverse mortgages now serve as a financial planning tool for the waves of middleclass baby boomers facing retirement. In 2014, the Department of Housing and Urban Development, or HUD, eased the rules on Home Equity Conversion Mortgages, or HECMs, in two significant ways. Previously, full repayment of reverse mortgages fell due upon the death of the borrower, sometimes forcing a surviving spouse to sell the home or face foreclosure. Now, HUD allows nonborrowing spouses of reverse mortgage borrowers who pass away or enter assisted living to remain in their home, provided they use it as their permanent residence and continue to pay taxes, insurance and association fees. In a second but related change, HUD allows qualified borrowers to obtain an HECM even if their non-borrowing spouse is younger than age 62, with the caveat that the loan’s principal amount will be actuarially based on the age of the younger spouse. Toward that end, HUD released new loan amount tables

that apply to non-borrowing spouses of ages 18 to 61. Prior to the change, both the borrowing and non-borrowing spouse had to be at least 62. The last major boomer-friendly reverse mortgage tweak came in 2009, when the Federal Housing Administration, or FHA, announced its HECM for Purchase Program, which enabled qualified seniors to downsize or relocate by using a reverse mortgage to purchase their new home, thereby saving on closing costs. The 2014 reverse mortgage makeover came about in part as the result of a longstanding legal challenge by AARP, which argued that even nonborrowing spouses should be protected as homeowners from eviction and foreclosure under reverse mortgages. AARP also recognized a trend popular during the housing crisis: HECM applicants would remove their spouse from the home’s title before taking a reverse mortgage in order to maximize their loan amount. Such moves not only generated tons of bad press for lenders, who appeared to be throwing widows to the curb, but in many cases saddled them with additional risk.

“Say you’ve extended amounts of money to a 75-year-old and now you have a 71-year-old continuing to live in the house. That loan may possibly have a longer duration than the lender anticipated,” says Peter Bell, president of the National Reverse Mortgage Lenders Association. “Now, going forward, they can underwrite to the 71-year-old.” Ramsey Alwin, vice president of economic security for the National Council on Aging, applauds the new HECM rules for protecting nonborrowing spouses, lenders and the FHA, which insures the loans. But she points out that those protections may not please all consumers. “Given the use of actuarial tables in determining the loan amount, it’s going to be a smaller draw as a result,” she says. “That may squeeze out some of the individuals who are in crisis mode. But generally speaking, the new policies strengthen the product, protect the consumer and make it wellpoised to be an important long-term financial planning tool, most likely for the more moderate- to higher-income population.” Kevin Sandifer, a reverse mortgage attorney based in Columbia, South

Carolina, would rather his borrowers had been given a say in the matter. “I wonder what would happen if you put an either-or provision in there,” he says. “Maybe the borrower could sign a disclaimer that says, ‘We’ve taken care of my wife with a term-life policy; she doesn’t want to live here because her family is far away, but we need the higher borrowing amount to be able to pay off our mortgage.’ In my opinion, you’re forcing all the borrowers to take a lesser amount if they have a nonborrowing spouse.” Overall, he considers the new rules “well-intentioned. I don’t think there’s a ‘gotcha’ in there for the consumer.” What concerns him is, “it just limits the pool (of applicants).” “Financial planning is great when everything works for you and you have your own nest egg set aside. But in the real world, things don’t always work as planned, whether due to illness, loss of job, downsizing or parents or kids passing away,” he says. “If they’re upside down in their mortgage, they’ve gone through their nest egg and their home balance is higher than what they can borrow, then they’re precluded from taking advantage of the situation. I think you need to be careful how tight you

shrink the market.” Alwin is concerned, as well, that opportunists may step in to take advantage of those most in need. “There may be more predatory products created that are then attractive to the cash-poor, house-rich individual,” she says. “We need to be vigilant about our consumer protections and consumer awareness for those individuals.” Bell of National Reverse Mortgage admits that while the new rules may “penalize” those with a legitimate reason to exclude their spouse from the HECM equation, he predicts that settling the spousal rights issue stands to open rather than further constrict the reverse mortgage market. “Over the past couple years, I’ve seen at least half if not three-quarters of the industry stop writing non-borrowing spouse loans period, because they felt that the ‘headline risk’ and other liabilities associated with them were not worth doing,” he says. He sees the awakening among financially savvy baby boomers to the benefits of taking a reverse mortgage earlier, rather than later, as a more productive approach to a valuable product that has long been unfairly maligned. 

PREPARATION: My yard is covered with snow. The wind is howling and I am thinking about how soon I can start my 2015 vegetable garden. I am happy to say, I can start the process sooner than later. But, success depends on a bit of research and good planning. One thing that is required for success is an understanding of the difference between cool and warm season vegetables. The Internet is replete with articles (.edu and .org) that discuss this topic and provide examples of the various vegetables and important details on soil temperature requirements, germination temperatures, plant spacing, etc. Now is the time to determine which vegetables you want to plant and then find and use a vegetable planting guide (an invaluable resource for vegetable gardeners). You can find a planting guide tailored for the Front Range at http://www.ext.colostate. edu/mg/gardennotes/720.html It is also important to understand that soil temperatures are as important to success as air temperatures. Strategies that increase soil temperatures can help your warm season crops establish faster, increasing growth rate and drought tolerance by promoting a welldeveloped root system. SOIL TEMPERATURES: Proper soil temperature is critical for seed germination and transplant establishment. After you have prepared your garden for the seeds or transplants, begin to check the soil temperature. Check the soil early in the morning, before the sun has warmed the soil. In general, you will take the measurement at 4 inches. Beans are an exception; measure the temperature at 6 inches. Soils that are too wet and cold will promote diseases that can be fatal to seedlings. COOL SEASON VEGETABLES: A cool season vegetable will grow in cooler soils and can tolerate cooler temperatures. For best results you will grow these vegetables to maturity in cool weather. These vegetables will lose their quality in hot weather. Crops that have 60 to 75 days to harvest can be re-planted in mid- to late summer for a fall harvest. Generally, cool season vegetables are grown for the leaves and roots. Examples include spinach, beets, peas and potatoes. Crops that are fall planted typically have less weed

competition. Cool season crops usually benefit from more reliable precipitation than warm season crops. Warm Season Vegetables: Warm season vegetables need both warm soils and air temperatures. Sandy soils warm up faster than clay soils and are therefore good choices for summer vine crops. Warm season crops are intolerant of frost. For this reason, you want to check the average frost dates for your area. Warm season vegetables are typically grown for their fruits (e.g., corn, tomatoes, and squash). Generally, hot conditions are favored for maximum growth and fruit development. However, production of tomatoes, peppers and eggplant could be limited by hot morning temperatures. If temperatures reach 90 degrees by mid-morning, flowers will often abort. Conversely, if nighttime temperatures are below 55 degrees, pollen fails to develop. Warm season vegetables are generally more drought tolerant than the cool season vegetables. However, some warm season crops may not be well-suited for Colorado gardens, especially those at high elevations, because the number of warm days is insufficient to mature the crops. In those situations, season extenders can increase the length of the growing season and the temperatures. FINAL SUGGESTIONS: Vegetable gardening has many benefits. Vegetables are very important in human nutrition (rich in vitamins and minerals and low in calories). Gardening provides an opportunity to interact with others, spend time outdoors and get some exercise. But, vegetable gardening has many facets. you want to understand microclimates and different fertilization requirements for cool and warm season crops. The variety of a vegetable you select is important. Some vegetables should be started using transplants, not seeds. Dear Ken: I removed wallpaper from our dining room walls and then painted. But I can still see some glue lines. Is it too late to fix this? – Mark Maybe. You probably Ken Moon should have used extra applications of an enzyme based wallpaper remover product. Now, however, you’ve locked that glue in with your paint coat. You could try to sand, but sanding a sheet rocked always turns out badly. That’s why I always tell people on the radio show, “Once wallpapered, always wallpapered”. That is, you can never get rid of the after effects of papering enough so that a subsequent smooth, painted wall will look pristine. Why not repaper with a muted texture product — like you see in office buildings and doctors’ offices? You could choose a light gray, tan or offwhite that will be barely noticeable — especially after you rehang your pictures and doodads and

move the furniture back into place. Dear Ken: Is it OK to cover the crawl space with dirt? Even if it has periods of dampness in the spring? – Deborah My rule is: Damp is OK, wet is not. That is, the dirt in all crawl spaces will feel a little cool and slightly damp year round (moisture likes to transpire up through the earth to the dryer space under your house). But if the soil is wet and sodden, you should leave it uncovered. One test for this to pick up a clump and squeeze it in your hand. If water leaks out around your fingers, then it needs to “breathe” — that is, no plastic. Your observation is correct. Spring and summer are the hardest months for your crawlspace. Moisture from your sprinkler system and downspouts leaks around the foundation and finds its way inside. Now is a good time to analyze the drainage systems around the perimeter of the house. Use that black, flexible pipe to extend the downspouts at least ten feet away. Also, sprinkler heads are a bad idea close to the foundation; keep

them at least five feet away. Once you’ve dried out the crawl space, then roll out a layer of black, 5-mil heavy duty plastic sheeting — otherwise known as visqueen. It will keep the humidity down in there and help you avoid fungus issues, like mold or dry rot on the wood floor above. And it will help soften your energy bill a little. Speaking of crawl spaces: Dear Ken: I want to add a little heat to my crawl space by cutting a hole in an unused heat register. Any problems with this? – Tonya A little heat blown into the crawl space is always helpful. I know it wastes energy, but the benefits are a dryer environment in there along with less chance of frozen water pipes. However, I would not simply cut into a room register. That will steal heat you may need during really cold weather. Instead, look for the main trunk feeding the branches and cut your hole in it.

Dear Ken: Is it OK to put the attic access in the garage? – J.R. Yes. But you need to honor the “firewall” in there. In most homes the walls which are common with the house plus the ceiling are covered with a special, extra thick sheet rock — usually 5/8" instead of the normal 1/2". The theory is that it will slow down or even contain a fire until the firefighters get there. So, yes you can cut an access hole to the attic, but be sure to cut a piece of the thicker drywall as a lid in the opening. Plus, picture frame the hole with pieces of 2"x4". Many folks have installed a set of pulldown stairs in their garage ceiling. The bottom of these stair sets (the part you see when it is closed) is usually a layer of thin plywood. Technically this is also a violation of the “firewall.” It can be ameliorated by adding a layer of drywall or even galvanized metal sheeting on the room side of the stairs.  Ken Moon is a home inspector in the Pikes Peak region. Got sun? Indoor herbs can thrive on winter windowsills BY KATHERINE ROTH  THE ASSOCIATED PRESS

During this season of short, dark days, indoor herb gardens offer welcome greenery and fragrance, as well as adding zest to cold-weather stews and soups. “In the winter, even indoor plants won’t be doing much, but an already established herb plant can thrive quite happily in a sunny window,” said Sonia Uyterhoeven, who teaches herb gardening at the New York Botanical Garden. “Easy herbs to grow inside are basil, chives, parsley, oregano, sage, thyme, mint, cilantro and bay,” she said. “If you bring lemon verbena inside for the winter, it will drop its leaves. But just cut it back hard and in a month it

will look good again. It’s fragrant and really lovely. Rosemary can do OK, but needs time to adjust to lower indoor light and should be given two weeks to transition first.” For rooms with limited light, parsley, chives and mint are quite forgiving, she said. Basil, oregano, rosemary and sage, all Mediterranean plants, generally do better with much more sun. Most herbs are happiest with 6 to 8 hours of sunlight a day. “The biggest mistake people make is underestimating how much light herb plants need,” explained Leda Meredith, who teaches about herbs and herb gardening at the Brooklyn Botanic Garden. “Your basil plant is not going to

love you for just two hours of sunlight in the morning. You have to remember that to a plant, light is food.” If light is a challenge, fluorescent light is full-spectrum, works well on plants and is much cheaper than plant lights, she said. Ginger root is another wonderful, easy and often-overlooked option for indoor gardens, said Meredith. “Ginger is a great idea, and the long glossy plant leaves are very attractive. Florists use it a lot in arrangements. Just get a ginger root from the grocery store, chop it into 1-inch chunks, and plant those in a pretty good-size pot with just an inch of potting mix on top, leaving several inches between each

piece of ginger. That’s it,” she said. “Start watering them and, after a couple months, you’ll realize that the whole top of the pot is ginger root. They form horizontally, not vertically, and you can harvest what you want,” she said. Ginger plants do well with anything from full sun to bright indirect light most of the day, but are pretty tolerant, she said. General rules to help kitchen gardens thrive in winter include making sure pots are sufficiently large; herbs almost always need to be repotted in containers two to three times the size they came in. “The more space they have to grow, the better they’ll do,” Uyterhoeven said. “Around 70 degrees is ideal for most

herb plants, and placing a bowl of water beside them will give them a little extra humidity,” Uyterhoeven said. She and Meredith warned against overwatering and over-fertilizing indoor herb plants, which should generally not be watered until the soil just below the surface is dry. They tend to lose their scent and taste if given too much fertilizer. Plants should be rotated periodically to ensure all sides are exposed to sunlight, and they do best when planted in a combination of potting soil mix and compost. They also “love a good haircut,” according to Uyterhoeven, and can be cut back by a third to a half periodically. 

When the topic is storage, most people will tell you they’d like to have more of it. That’s especially true for those living in urban housing, which typically has fewer and smaller closets. There are ways to get around the cramped closets and the clutter. One solution is to take storage beyond the closet and bring it into the room. Years ago builders incorporated lots of built-in storage space in homes. Bookcases, china cabinets and entertainment units were standard features in custom and semi-custom homes. As these homes were remodeled and updated, these features were viewed as old-fashioned and dated. Many homeowners had them eliminated. Too bad. They were excellent for all types of storage. Even today’s furniture choices tend to reduce our storage options. The large armoires that once graced everyone’s bedrooms became obsolete. Dining room sets with matching china cabinets fell out of vogue. Many had their entertainment units hauled away once the wall-mounted televisions were hung. Laptops and tablets pretty much eliminated the need for a standard desk in many homes. What we gave up for fashion and progress was storage space. Cabinet manufacturers looking to expand their markets are designing and selling storage units decorative enough to be used outside the closet. Designs by Plain & Fancy Custom Cabinetry, for example, are elegant and practical. Sleek glass doors, ornate molding, custom

fluted pullouts and decorative crown molding provide the appearance of the finely crafted built-ins of years before. These cabinets become more useful when combined with creative storage solutions such as pullout drawers for storing shoes, cabinets fitted with hardware to hang ties and belts, and even a valet for hanging a suit or dress. Those features make it easier to stay organized while keeping everything accessible. Here in Charlotte, Liz Lowery used standard, unfinished wooden cabinets to create a dining room storage unit in her arts and crafts bungalow in Elizabeth, N.C. Recently married, Lowery and her husband, Lee Lowery, needed storage space for wedding gifts. They painted the cabinets to match their decor, and the look is stunning. Another approach is to turn a spare room into a giant closet. You will enjoy a well-designed “closet room” far more than the convenience of a guest room that may be used once or twice a year. I’d much rather pick up the cost of a night’s hotel bill for my once-in-a-while guests than suffer from too little closet space every day of the year. Take your room measurements to a local closet specialty store, or hire a certified storage/organization consultant to help you set up your new space. If the room is large enough, consider adding an island for folding, storing and organizing your clothing. A full-length mirror and a bench for putting on your shoes also would be nice touches, if you have the space. 
