Home improvement projects can turn a house into a home. Homeowners plan scores of renovations to transform living spaces into rooms that reflect their personal tastes and comforts. Homeowners going it alone may find things do not always go as planned. In fact, a Harris Interactive study found that 85 percent of homeowners say remodeling is a more stressful undertaking than buying a home. But homeowners about to embark on home improvement projects can make the process go more smoothly by avoiding these common pitfalls. FAILING TO UNDERSTAND THE SCOPE OF THE PROJECT Some homeowners don’t realize just how big a commitment they have made until they get their hands dirty. But understanding the scope of the project, including how much demolition and reconstruction is involved and how much time a project will take can help homeowners avoid some of the stress that comes with renovation projects. For example, a bathroom renovation may require the removal of drywall, reinforcement of flooring to accommodate a new bathtub or shower enclosure and the installation of new plumbing and wiring behind walls. So such a renovation is far more detailed than simply replacing faucets.
NOT ESTABLISHING A BUDGET Homeowners must develop a project budget to ensure their projects do not drain their finances. If your budget is so inflexible that you can’t afford the materials you prefer, you may want to postpone the project and save more money so you can eventually afford to do it right. Without a budget in place, it is easy to overspend, and that can put you in financial peril down the line. Worrying about coming up with money to pay for materials and labor also can induce stress. Avoid the anxiety by setting a firm budget. MAKING TRENDY OR OVERPERSONAL IMPROVEMENTS Homeowners who plan to stay in their homes for the long run have more free reign when it comes to renovating their homes. Such homeowners can create a billiards room or paint a room hot pink if they so prefer. However, if the goal is to make improvements in order to sell a property, overly personal touches may make a property less appealing to prospective buyers. Trends come and go, and improvements can be expensive. If your ultimate goal is to sell your home, opt for renovations that will look beautiful through the ages and avoid bold choices that may only appeal to a select few buyers.
FORGETTING TO PROPERLY VET ALL WORKERS It is important to vet your contractor, but don’t forget to vet potential subcontractors as well. Failing to do so can prove a costly mistake. Contractors often look to subcontractors to perform certain parts of a job, and it is the responsibility of homeowners to vet these workers. EXPECTING EVERYTHING TO GO AS PLANNED Optimism is great, but you also should be a realist. Knowing what potentially could go wrong puts you in a better position to handle any problems should they arise. The project might go off without a hitch, but plan for a few hiccups along the way. OVERESTIMATING DIY ABILITIES Overzealous homeowners may see a renovation project in a magazine or on television and immediately think they can do the work themselves. Unless you have the tools and the skills necessary to do the work, tackling too much can be problematic. In the long run, leaving the work to a professional may save you money. Home improvements can be stressful, but homeowners can lessen that stress by avoiding common renovation mistakes.

Q: I am downsizing by purchasing a smaller home that will be my primary residence. Because I do not have my existing house on the market, the lender I approached to finance the purchase has asked me for a letter describing my reasons for the purchase. I intend eventually to sell my current primary home, but for now, I will most likely rent it to a friend for some time. What should I include in my letter that would satisfy this lender? A: In pricing loans used to purchase a home, lenders distinguish three possible uses of the property. Mortgages used to purchase a house that the purchasers intend to occupy as their primary residence get the best price. The presumption is that borrowers who encounter financial difficulties will exert the greatest effort to stay current on their mortgage if the home in which they reside is at stake. Mortgages used to purchase a vacation or second home will
be priced a little higher because second homes are viewed as having a lower priority to the borrower. Mortgages used to purchase a house that the borrower intends to rent out as an investment are viewed as the riskiest of all, and will carry the highest price. You intend to occupy the smaller home as your permanent residence, and therefore you should get the best price. Because you do not intend to sell your current house, however, the lender wants assurance that you have no intention of using the newlypurchased house as a second home or an investment. A letter explaining your need to downside and your intention to rent your current house should provide adequate assurance. Note, however, that in qualifying for the new mortgage, retention of your existing home will raise the bar for documenting both income adequacy and asset adequacy. The lender will calculate a debt-payments-to-income ratio that
includes the payment on your existing mortgage as well as the payment on the new mortgage. In most cases, lenders cap this ratio at 43 percent. While you may generate rental income from your existing house, the lender won’t include it because it hasn’t happened yet. Further, since you will be making payments on two mortgages, the lender will want you to have liquid assets that will cover both payments for six months or so instead of the two months that is normally required when there is only one mortgage. Before finalizing your decision not to sell your existing house, therefore, I would make sure you can qualify for the new mortgage. Q: I recently completed a Federal Housing Administration streamline refinance, or thought I did. Shortly after the closing, I got a call from the mortgage company telling me that FHA won’t insure the loan because it did not
include the upfront mortgage insurance premium in the loan balance. The firm to which they sold the loan is requiring them to buy it back, which evidently they have the right to do. The mortgage company now owns an uninsured loan that it can’t sell, and it wants me to refinance it into two loans, one a second mortgage, that it can sell, at no cost to me. Am I obliged to do this? A: No, you are not. Your loan is a done deal and you have no obligation to rescue the lender from the consequences of its own mistake. However, you can be a nice guy and offer to go along, provided the new mortgage (or mortgages) leaves you at least as well off as you are now. But making a determination that one mortgage package is as good as another when the packages differ in interest rate, points, other loan fees, and mortgage insurance can be difficult. Because I am curious as to what they
will come up with, I am willing to do this analysis for you. Your chances of getting an advantageous deal will rise if you tell the lender that I will do the analysis — but only one time. Q: I refinanced a mortgage I had with Lender A through Lender B — or rather I thought I did. All the requirements were met, the closing was executed at my home by a notary, to whom I gave a check for $418. But several weeks later I discovered that the old loan had not been paid off. Despite numerous phone calls, I was not able to get an explanation from anyone at Lender B, except that the last person I spoke to there told me that the refinance would have to be done over … What should I do? A: What you shouldn’t do is refinance again with Lender B. What you should do is to contact the notary agent and request the $418 be returned immediately. WASHINGTON — Fewer Americans signed contracts to buy homes in December, a sign that low mortgage rates have yet to coax more buyers into the market. The National Association of Realtors said Thursday that its seasonally adjusted pending home sales index fell 3.7 percent last month to 100.7. The index ended the year below its 2013 average. But the Realtors project sales of existing homes will rebound in 2015 to 5.26 million, a 6.6 percent increase from last year. Pending sales are a barometer of
future purchases. A one- to twomonth lag usually exists between a contract and a completed sale. Jim O’Sullivan, chief U.S. economist at High Frequency Economics, said that there may have been some volatility due to the seasonal adjustments applied to a winter month when sales normally slow. “(T)he trend in home sales is probably still up,” O’Sullivan said, noting that more people identified “now” as a good time to buy a house in the University of Michigan consumer sentiment survey.
Lackluster wage growth and rising home prices stifled buying for much of 2014. This caused the share of Americans who own homes to dip to 64 percent at the end of last year, down from 65.2 percent a year ago, the Census Bureau reported Thursday. Still, the affordability pressures should ease in 2015 due to strong job gains in recent months coupled with falling mortgage rates. Rates for 30-year mortgages averaged 3.66 percent this week, down from 4.32 percent a year ago, according to the mortgage firm
Freddie Mac. The drop has made it less expensive for buyers to borrow, enabling them to either save on monthly payments or afford larger and more expensive homes. Strong job growth over the past year should help contribute to income gains and real estate sales. The unemployment rate has plunged to 5.6 percent from 6.7 percent a year ago, as employers added nearly 3 million jobs last year, according to the Labor Department. While average wages have basically kept pace with inflation, the job growth has increased
the number Americans with paychecks — which may spur more home sales this year. Construction firms still expect growth this year, although their enthusiasm has waned slightly. The National Association of Home Builders/Wells Fargo builder sentiment index fell slightly this month to 57, down one point from a revised reading of 58 in December. Despite the decrease, any reading above 50 indicates that more builders view sales conditions as good rather than poor.

Hostile boss? Be hostile right back, study says BY KATE ASHFORD FORBES
Not everyone loves their work. Seven out of 10 employees either despise their jobs or are totally disengaged, according to a Gallup poll. Another one in 10 are totally dissatisfied with their boss or immediate supervisor. NO ONE LIKES A BOSS WHO’S A JERK. But what about the supervisor who’s really antagonistic to his employees— yelling, mocking them and telling them their ideas are stupid? What’s the best way to handle the situation? BE HOSTILE RIGHT BACK, SAYS A NEW STUDY FROM OHIO STATE UNIVERSITY. The study found that employees who retaliated against hostile bosses felt less like victims and had less psychological distress and greater job satisfaction than those who did nothing. “Before we did this study, I thought there would be no upside to employees who retaliated against their bosses, but that’s not what we found,” said Bennett Tepper, the study’s lead author and professor of management and human resources at Ohio State University’s Fisher College of Business, in a press release.
The study was done in two parts. In the first part, respondents answered questions for two surveys that were seven months apart. The first survey asked people how often their supervisor did hostile things, such as “My supervisor ridicules me” and “My supervisor tells me that my thoughts and feelings are stupid.” The survey also asked how often employees struck back by doing things such as ignoring their boss or making only a half-hearted effort to do what their boss requested. Seven months later, the same respondents answered questions about job satisfaction, commitment to the company, psychological distress and negative feelings. In the end, boss hostility without employee retaliation caused people to feel less committed to the employer, more depressed, and less satisfied at work. But when people were hostile back to their bosses — termed “upward hostility” in the study — the exchange didn’t affect them negatively. This was interesting, of course, but what then? Were employees initially happy about their boss payback and later fired? Demoted? Assigned to a desk in the basement? The researchers
decided to run a second set of surveys — three this time — to figure this out. These three surveys were completed three weeks apart from each other. The first survey contained similar questions as the previous first survey — about downward and upward hostility. The second survey asked whether employees identified themselves as victims at work, and measured their feelings of negativity. And the third survey measured job satisfaction, commitment to the company, psychological distress, and career outcomes. RESULTS: As upward mobility increased, so did career satisfaction and career expectations. They were also less likely to identify themselves as victims, and experienced less psychological distress. How’s that, you ask? It may be that workers who stand up for themselves impress their colleagues and feel better about their work. “We have respect for someone who fights back, who doesn’t just sit back and take abuse,” Tepper says in the release. “Having the respect of co-workers may help employees feel more committed to their organization and happy about their job.”
