Despite the high stakes, many home buyers and sellers give little thought to choosing the right Realtor and wished they did. Whether buying or selling, finding the right Realtor is imperative to not only provide a painless real estate transaction, but to represent your greatest financial investment. I recently was the second listing agent on a property that had not sold during the listing period. When I asked how the clients chose the first listing agent, they said she was, ”a Friend of a Friend who seemed nice,” but there was never a detailed conversation about the services she would or would not provide. This led to months of lost time and a great deal of frustration that with a 30 – 45 minute interview could have been avoided. But all too often, Buyers and Sellers hire the first person they talk too, or Uncle Buddy’s sister’s friend who just got her real estate license without properly interviewing the Realtor. Here are 6 minimal expectations to have when hiring a real estate professional: 1. EXPERIENCE Hire an Expert with a proven track record. It is important that your Realtor has successfully navigated through many difficult and unique situations. In our current market, nearly 30 percent of transactions fall apart due to inspections, appraisals, buyer qualifications, or simply the buyer changing
their mind. This can be extremely frustrating because the process must start from square one again with a new buyer. You need to be able to rely on the expertise of your Realtor to get you successfully through the closing. 2. LISTENING AND HEARING YOU Look for a Realtor who will take their time with you ensuring that they not only listen to you, but hear and understand your goals and objectives. They should know how to ask the right questions so they can properly counsel you throughout the entire process and should never push or pressure you to make quick decisions. 3. KNOWLEDGE OF MARKET CONDITIONS Real Estate experts should have real time knowledge of current market conditions which significantly impact the selling and buying process. Data such as current inventory of homes for sale, median & average sale prices, average days on market, and list to sales price ratios are important indicators that help determine decisions you make in the buying and selling process. 4. NEGOTIATION SKILLS Top Realtors are skilled negotiators who know how to present their client’s case in the best light to achieve the best price and terms
for their client. They can separate themselves from the emotion of the transaction and work towards the goals expressed by their client. 5. PRICE GUIDANCE & CONSULTATION Real Estate experts should provide all the data necessary to their clients to make informed decisions about proper pricing. This data includes market supply, market demand, condition & comparable sales. Through this consultative approach, the client can choose the price. 6. WHAT DO THEIR PAST CLIENTS SAY? Real Estate is one of the easiest business to get into and the hardest to succeed. Over 90 percent who get their license are out of the business within 2 years. Over time, Realtors stay in business because satisfied clients refer them to friends, family, neighbors and coworkers. When interviewing a real estate agent, always insist on references and review past client testimonials. Don’t trust your greatest investment to just anyone. Take 30– 45 minutes to ensure you find a Realtor who makes customer satisfaction their number one priority and puts their customers’ needs before their own. ■

I bought a home in a gated community in 2009 and have been paying the maintenance dues annually since then. Last year, the board notified the residents that it now would be charging a road assessment fee of an additional $500 to $250 the first year and then $50 a year until paid in full. Is my association allowed to start making up fees six years after I bought the property? – Cunningham
A:
Yes. Special assessments are legal, but certain formalities must be followed. Whether you live in a condominium or a homeowner’s association, there are two types of assessments. Regular assessments, which most people refer to as maintenance dues, are collected by the association for payment of the common expenses used in running the community. Special assessments are levied against
the owners for unexpected or infrequent expenses that have not been budgeted for. As an owner in a community association, you are responsible for paying both types of assessments, and if you don’t, you may be subject to foreclosure and fees to pay for the foreclosure. Depending on the contents of your individual association’s rules, special assessments may be approved by either the owners or the board of directors. Either way, all unit owners must be notified directly by mail or by having the notice conspicuously posted at least 14 days before the meeting to vote on the assessment. The notice must include a statement regarding what the assessments are for and how much they will cost. Money collected for a special assessment may be used only for the purpose that was approved. If, after the project is complete, there is any money left over, the association can either return it to its members or apply it to their assessment accounts. ■
Pre-appraisal steps to take METRO SERVICES
Homeowners unfamiliar with the appraisal process might not know if there is anything they can do to make the process go more smoothly. While certain variables involved in the appraisal process, such as location of the home and the value of surrounding homes, are beyond homeowners’ control, the Appraisal Institute recommends homeowners take the following steps before an appraiser visits their home.
CLEAN THE HOUSE
A dirty home that is full of clutter will not make the best impression on appraisers. Dirty homes may be vulnerable to insect infestations that can lead to structural problems with the home. While a dirty home is not necessarily an indicator of infestations or a reflection of a home’s value, a clean home will create a stronger first impression.
MAKE ANY NECESSARY REPAIRS
Homeowners who have been putting off repairs should make them before the appraiser arrives. Homes with repairs that still need to be made will likely be valued less than similar homes with no
such repair issues. Though repairs can be costly, investing in home repairs will likely increase both the appraisal and resale value of the home.
OBTAIN ALL NECESSARY DOCUMENTS
Homeowners who have certain documentation at the ready can speed up the appraisal process. Such documentation may include a survey of the house and property; a deed or title report; a recent tax bill; if applicable, a list of items to be sold with the house; purchase history of the home; and the original plans and specifications of the home.
INFORM THE APPRAISER ABOUT RECENT IMPROVEMENTS
Homeowners can inform appraisers about any recent improvements to the home and the cost of those improvements. The value of home improvements with regard to a home’s appraisal value vary depending on a host of variables, but having such information at the ready can help appraisers make the most informed appraisal possible. ■
