In his new book, Dating Your Investments, author and real estate expert Spencer Chambers explains how the common experience of dating and relationships conveys into understanding real estate investing. This raw and honest take gives would-be investors a familiar context to grasp real estate investing so they can seriously consider adding it to their portfolios of investments. Chambers said, “If you can date, you can invest in real estate.” That’s why in his book, Dating Your Investments, Chambers goes into detail, giving readers a lighthearted but thorough comparison of the similarities between dating and investing in real estate. It takes the different aspects of dating, from meeting new people to growing a family, and explains how these concepts can be easily applied to real estate investing, making this lucrative form of investing accessible to all. Here’s a small taste of what readers can expect from Chambers’ book: It all starts with reverse engineering life. Whether it be investing or dating, the goal must be decided first, then the process worked backwards from there. The process begins with what Chambers calls “the point of attraction,” which is the moment a person first discovers an attraction to someone or something. In dating, the point of attraction takes the form of noticing an attractive person for the first time. With investing, the point of attraction is when a person realizes he can change his life through investing. This first thought is then followed by action. Chambers calls the first actionable

step “the process of exploration.” This is when research happens. In the realm of relationships, researching means getting to know another person better by talking to them and spending time with them. Exploring compatibility allows a couple to determine what kind of relationship they want, if they want one at all. Exploration in the world of real estate involves researching properties to determine compatibility. Compatibility in this sense means a potential investor must determine if he can afford a property and whether the property will work as a short-term or longterm investment. Once the end goal is determined, it’s time to bring in a matchmaker, or a real estate broker, in terms of investment. Chambers encourages investors to play the field when it comes to dating their investments. Much like there are different types of dating, there are also different types of real estate investments. Flipping a house, which is a short-term investment of about a year or so, can be compared to a romantic weekend or summer fling. On the other hand, investing in long-term rentals, such as apartment buildings, is much like marriage or another stable, longterm relationship. When it comes to investments, playing the field involves diversifying and getting involved with many different types of investments. In addition to short-term investments, like wholesale deals, and long-term investments, such as residential housing portfolios, Chambers encourages investors to be a bit spontaneous. Like meeting someone in the line at Starbucks and striking up

a conversation, referral investments are often unexpected, but they’re worth adding to an investment plan. Diversifying and trying new things leads to success — in dating and investing. Walk into some rooms, and you immediately feel welcomed, nurtured, visually excited. You want to curl up on the room’s plush velvet sofa, wrap yourself in its nubby thick throw, and enjoy the flickering, warming flames from the fireplace with its big rustic stone surround. What’s the room’s secret? Often not its size, style of furnishings, or color palette. A mix of textures may be the catalyst. “Texture makes all the difference between a room seeming warm and inviting rather than cold, flat and unfinished,” said Erica Islas, owner of EMI Interior Design in Los Angeles. Chicago architect Elissa Morgante with Morgante-Wilson Architects agreed, “Texture’s definitely the total buzz, especially because neutral palettes have become so popular.” And for Sarah Barnard, another LA designer, texture, not pattern, is the go-to tool. Textural trends have come, gone and returned before. But not all’s the same

this time around. Today’s update? An overall subtlety in the finished design, and one chunky show-off texture to act as a focal point or foil. Manufacturers are adding texture in expected and novel ways. Katia Silva of Saccaro USA, a Brazilian furniture manufacturer, uses textures from rattan to leather and wood in the company’s indoor and outdoor pieces, many now in a lighter tone to reflect that color trend. Jon Sherman, creative director of Flavor Paper in Brooklyn, N.Y. uses texture to give a more authentic trompe l’oeil look and dimensional effect to some company wallpapers. “Some mimic stone, brick, canvas, or leather. Our Brooklyn Bridge wallpaper has a grimy feeling,” he said. In a game room by Los Angeles designer Christopher Grubb, he wrapped a cabinet in textured but low-key thermofoil, covered the ceiling in grass cloth and walls in ribbed vinyl, chose a carpet with a loop, then added one

textural star — a column lined in Balinese seashells. “The shells work as a conversation piece unto themselves,” he said. But design experts know that the best executed textured spaces avoid a too-busy palette that can quickly become cacophonous. “You can’t have everything scream, ‘look at me, look at me,’ or a room won’t work,” Grubb said.

EIGHT TRICKS WITH TEXTURE

Be playful; use a texture with a small scale next to one with a larger scale to balance it out. “Part of the fun is exploring and doing things differently, though in moderation,” said Bostonarea designer Tiffany LeBlanc, who loves using sisal rugs, topped with handmade overlays. Keep a room’s colors or tonality the same or in a similar family. “Texture’s my substitute for color,” said Chicago designer Michael Del Piero.

“Everything in my shop including the wall is textured, a fringe burlap with clay plaster.” Choose the right texture for the desired effect. “Rough textures make a space more intimate; smooth textures bring a sleeker tone; bold saturated colors are best with smoother textures; and soft textures are nurturing,” said New York designer Laura Angelini. Avoid mixing too much texture with too much pattern; they’ll compete and distract the eye. Use texture as one feature rather than the dominating theme of a space, said Los Angeles designer Christopher Grubb. Introduce texture through layering different ones — some tactile, some with dimension, and some reflective, said Islas. When debating rent vs. buy, people tend to focus on the monthly payments. Purchasing a home through a mortgage forces savings from paying down the principal monthly. “It’s like a savings plan that basically pays for itself,” MacGuire said. Since the mortgage payment combines interest and principal, payments are split between interest and reduction of the principal. More interest is paid at the beginning of the mortgage, therefore the longer you have the loan, the greater share of the payment is used to pay it down. Rent payments do not bring you any closer to paying off the home.

Homeowners get tax deductions on mortgage interest, which allows them to deduct the annual interest paid on a mortgage along with property taxes. In addition, substantial gains (up to as much as $500,000) are exempted from capital gains tax upon the sale of a home.

The winter chill can easily infect you with Grinch-like malice — particularly if your job doesn’t take place in a comparably toasty setting, like a cubicle. In fact, residents of cities such as Pittsburgh, Cleveland and Boston suffer the most from the winter blues, which can have a real effect on workplace performance. Fortunately, we’re here to help. If you’ve ever found yourself gazing longingly as you make your way through the surrounding world of frost and slush, here’s a chance to warm up your job search — and, shall we say, pull your career up by its root-straps. What you’d need: Working in a greenhouse involves physical labor, so being able to lift heavy objects (think bags of soil and fertilizer) is essential. It may also require working outdoors in both hot and cold weather. Depending on the type of greenhouse and position, a bachelor’s degree may be required. What you’d make: $23,820 per year

Description: There’s nothing like a
