That speculation was quickly proven wrong. The group collectively agreed to “check the egos at the door,” according to MacGuire. “We all consented that it was about the success of the group, together we will all be better.” “What was supposed to be our greatest weakness turned out to be our greatest strength,” said Ed Behr, founding partner with The Platinum Group, Realtors. “We each brought great ideas to the table and a good system of checks and balances.” Right away local agents noticed the difference at The Platinum Group. “We never intended to be a huge firm,” said another founding partner, Anne Marie Flynn. “But within months of our doors opening, we needed to secure more office space.” Now with 63 agents, the partners agree that the progress The Platinum Group has achieved can be credited to putting the group first and maintaining their primary objective to provide exceptional service to consumers. “We were confident that we could stand out from the norm due to the high caliber of agents that were reaching out to us. We wanted to build a strong team that shared our vision,” commented founding Partner, Dean Weissman. “Our agents choose to be part of this firm. We’re not the most expensive, and we’re not the cheapest, but we have fostered an atmosphere with positive energy and support, creating a great place to work, learn and get the job done,” said Weissman. Familiar with the way other real estate firms and franchises operate, The Platinum Group partners organized a way to prevent an atmosphere of rivalry and competition within the Group. This was paramount within the organization as the agent migration
resulted in a very quick rise to the top. “We don’t post production numbers,” said MacGuire. “Pushing production can backfire. We do share when we get great feedback from clients and encourage the other agents to aspire to share as well.” Unlike many franchise firms, collaboration and cooperation among agents is a way of business. “We really do share our ideas and experiences,” said Flynn, “we’re not competing with each other.” Back in the 1980s, there was an almost 20 year upcycle in the real estate business. “It became very trendy to go into real estate,” said Steve McFarlane, another founding partner. “There was an excess of people trying to do it part-time, and with it came a real dip in professionalism.” The market crash that began in 2006 managed to clear out a significant number of less serious agents and the remaining professionals had to work hard to change the perception of the industry. This not only entails a firm commitment to the business, but also requires a desire for continued learning and repeatedly adapting to fluctuating market trends, as well as implementing innovative tools and resources that are always being introduced. “We started Platinum Group one year prior to the market crash,” McFarlane said. “Yet we’ve continued to grow and succeed despite the recession. That’s a true testament to the quality of our agents and their commitment to this profession.” “Many traditional real estate companies business model is ‘you want to sell real estate? You’re hired,’” said MacGuire. “At The Platinum Group we want to ensure you’ll be a good fit
with the family.” Flynn agrees, “It is like hanging out with your family. We’ve been through deaths, births, illness’s, and market ups and downs; all throughout supporting each other.” It’s the result of a collective mindset and everyone working together so that they all experience success. Being a good fit for the Platinum family includes veteran Realtors bringing a wealth of experience, as well as younger agents with less practice. “We have a wide-range of ages working here,” said Behr. “The older agents act as mentors for the newer agents while the younger folks bring fresh and innovative ideas to the group.” The mentor program The Platinum Group initiated in 2014 is limited to just two brand new agents per year. “It’s important that we are able to spend quality time with new Realtors and help them build a strong, solid foundation for their business,” said MacGuire. “They are partnered with an experienced agent who commits to one year of mentorship,” McFarlane added. “And it requires the new agent to be in the program for two years.” One more significant element found in each Platinum Group Realtor is the conviction to give back to the community. “We firmly believe in a responsibility to give back to the community we live and work in,” said Behr. “Not just with resources, but also with our time.” “Along with all of our great agents, innovative tools, extensive experience and comprehensive marketing plans comes our affiliation with Leading Real Estate Companies of the World. WASHINGTON — Average long-term U.S. mortgage rates fell this week, resuming their downward trend of this year after rising slightly last week. Rates are near historically low levels. Mortgage company Freddie Mac said Thursday that the nationwide average for a 30-year mortgage declined to 3.59 percent from 3.66 percent last week. The average rate is at its lowest level since May 2013. The rate for the 15-year loan, a popular choice for people who are refinancing, eased to 2.92 percent from 2.98 percent last week. A year ago, the average 30-year mortgage stood at 4.23 percent and the 15-year mortgage at 3.33 percent. Mortgage rates have remained low even though the Federal Reserve in October ended its monthly bond purchases, which were meant to hold down long-term rates. The Fed sent a message last week that it will be “patient” in raising interest rates from record lows despite the steadily brightening outlook for the economy. The central bank indicated that no rate hike is likely soon because inflation remains well below its target rate. Real estate data released Tuesday showed
that U.S. home prices rose at a modest pace in December, a sign that there are too few potential buyers to bid up prices. Data provider CoreLogic said home values rose 5 percent in December from 12 months earlier. That was down from the 5.5 percent price gain recorded in November, and it’s much lower than the doubledigit gains recorded last year. Those much larger increases in early 2014 priced many potential buyers out of the market. To calculate average mortgage rates, Freddie Mac surveys lenders across the country at the beginning of each week. The average doesn’t include extra fees, known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount. The average fee for a 30-year mortgage was 0.7 point, up from 0.6 point last week. The fee for a 15year mortgage increased to 0.6 point from 0.5 point. The average rate on a five-year adjustable-rate mortgage fell to 2.82 percent from 2.86 percent. The fee was unchanged at 0.4 point. For a one-year ARM, the average rate ticked up to 2.39 percent from 2.38 percent. The fee remained at 0.4 point.

Historic-home renovations differ from other types of modifications. According to the Victorian Preservation Association, renovation is getting a home back to where it may have been when originally built, but making concessions for today’s lifestyle. Preservation is the act of maintaining a structure in its current historic state, and restoration is returning a home to its original state. Unless a homeowner plans to use an outhouse or live without electricity, the majority of work done on historic properties is likely to fall into the category of a renovation. Renovating an aging structure can be fulfilling and help to make a home more
functional. But make no mistake, such a renovation is a major undertaking. Before beginning, it pays to hire a professional consultant with expertise in renovating historic properties. He or she can inspect the property to determine which areas of the home are safe and which will need to be upgraded. A professional inspection also can determine if any deficiencies lie hidden in the structure. Potential concerns can be toxic paints and other substances, building code issues, rotting, and structural settling. Professionals will know what to look for and guide homeowners accordingly. Homeowners also may want to
consult with a preservation association, community restoration group or general owner-builder group. These people can refer homeowners to the craftspeople and materials that will be needed for a job. Homeowners can request to see other historic properties in the area and learn what those owners did to maintain the integrity of a home when using newer materials. Before any work is started, homeowners should find out if their home is listed with the National Register of Historic Places. According to the United States National Parks Service, property owners can do whatever they want with
their property so long as there are no federal monies attached to the property. However, the property owner should also contact his or her state’s historic preservation office, or SHPO. The SHPO is the state agency that oversees historic preservation efforts in each state, and there may be state or local preservation laws that the owner should be aware of before renovating a historic property. Craftspeople should have experience with historic homes and a sensitivity and appreciation of renovating older properties. Homeowners always should see examples of a craftsperson’s work and verify references from each
contractor before hiring anyone to work on the property. Homeowners who want to include traditional hardware and other period details in their homes may be able to find quality replicas of historic milling materials, while others may want to scour antique shops or salvage yards for era-appropriate materials. Historic renovations can be costly and have a tendency to go over budget because of unforseen damage and hazards that have to be repaired so the building is up to code. Going into the project with this in mind can help soften the blow of extra costs down the road.

Pruning flowering shrubs for maximum bloom BY FREDRICKA BOGARDUS COLORADO MASTER GARDENER
“Arthur: Well, what is it you want? Head Knight: We want … a shrubbery!” – Monty Python and the Holy Grail Shrubs are an important aspect of garden design. They can be used to provide structure to a garden, they also can provide winter interest, flowers for pollinators, fruit for wildlife and humans, as well as erosion control. Shrubs have been used in gardens for a long time. Topiary or ornamental pruning of shrubs is noted in literature all the way back to the beginning of the Common Era (CE). Today we are going to focus on flowering shrubs that bloom after June 15, or summer flowering shrubs. Late winter is the time to prune those shrubs, preferably while the plant is still dormant. The other class of flowering shrubs are those which bloom prior to June 15, or spring blooming shrubs. These should be pruned right after they bloom. The reason for this distinction is that spring blooming shrubs set flower buds during the prior year’s growing season. If you prune them in winter you will
be removing flowers for the following spring. The approaches to shrub pruning can be summarized as follows; thinning, shaping, rejuvenation and shearing. For flowering shrubs shearing is generally not advised, it does not encourage new growth from the base which is needed for flower production. Frequent and improper shearing will leave a deciduous shrub with a woody core and a thin shell of foliage towards the exterior. Thinning is simply cutting out 1/3 of the branches to the ground, select the older branches for removal. This will open up the shrub to more light and airflow, and will encourage new growth from the base of the plant. The shrub will look more youthful, with new growth replacing the older woody growth. This technique is especially good for nontwiggy shrubs such as Viburnum sp, Euonymus sp and Cornus sp. Shaping allows you to even out height, if that is desired, or encourage a more aesthetically pleasing form. Always remove branches that cross other branches causing the bark to wear off,
and any broken, damaged or diseased branches. Rejuvenation is a process where you cut the entire shrub down to the ground in late winter. In general this should not be done more than about once every three years. The results can be dramatic as all of the growth will be from the roots, resulting in a flush of young vigorous growth which can flower abundantly. This works really well for twiggy shrubs such as Blue Mist Spirea (Caryopteris sp) and Potentilla sp. There are a few plants for which rejuvenation is advisable annually. Butterfly bush (Buddelia sp.) and Russian sage (Perovska atriplicifolia) are two examples of shrubs which can benefit from annual rejuvenation pruning. A caution here is that in order for rejuvenation to be successful the plant must have a healthy root system. If the shrub is struggling because of growing conditions it may be better to improve the soil, and other conditions first, and then, if necessary replace the shrub. The first step is to determine whether your shrub is a spring or summer blooming shrub. Remember that if it is a
spring bloomer, late winter pruning will remove that year’s flowers, but should not harm the plant. Then decide whether your approach will be thinning or rejuvenation. Be sure to use clean sharp pruning shears or loppers, you don’t want to leave raggy edges. When you are done be sure to remove the cut branches so they do not become a source of problems. Pruning summer blooming shrubs should be completed during the plant’s winter dormancy. That means late
January to late February in the Pikes Peak region. Wait for a nice day to get out there and prune those shrubs! New water heater regulations BY KEN MOON SPECIAL TO SPRINGSHOUSES.COM
Dear Readers: New water heater regulations are on the way. As always, we homeowners end up paying the freight when others decide to save energy. The feds (who else?) have promulgated updated standards for residential waters which will take effect Ken Moon in April. It looks like most of the change will be additional and more efficient insulation around the tank (we could all accomplish the same thing by buying and installing a $15 water heater “blanket” at Wal Mart, but never mind). A local, reliable plumbing source told me that the manufacturers are still scrambling to provide details about costs, but their best guess is that the price of a new unit will rise between $100 and $200. Bottom line: If your water heater is, say, more than 12 years old it would probably pay you to schedule the installation of a new one relatively soon. Dear Ken: My hot water takes forever to get to my
bathroom in the morning. I know I’m wasting a lot of water and time. Any ideas to help with this? – Kim Yes. There are two devices which you should investigate. One is called the Hot Water Lobster (www.hotwaterlobster.com). It is a small valve and pipe set with an internal bimetallic thermostat. You attach it between the hot and cold pipes under that farthest-away lavatory. When the thermostat cools down, it opens the valve to let hot water move upward from the tank into that bathroom, then down through the cold pipe, setting up what is known as a convection loop. So the water in your bath will always be warm-to-hot. Cost? About $179. Another device is the AutoCirc (available at Amazon and Home Depot, among others). This system is a little more sophisticated, although the connections under the sink are similar. It has a small electric pump and timer (so, unlike the Lobster, you need an electrical connection underneath the sink). You set the little clock to start the pump whenever you need hot water — like just before arising, for example. Because this system only runs part-time, it wastes less energy. About $239.
Dear Ken: I live in a house built in the ’60s. All of a sudden there are hairline cracks in the basement floor. Should I be worried about these? – Renee Not now. Hairline cracks by definition are flat—that is, no high/low edge. These are usually benign, but they do provide a little warning for you to check on your drainage. Since they appeared relatively quickly, they may be signaling some water intrusion underneath the house. When the underlying soil gets wet, it can expand a little, pushing up on the comparatively light basement floor. This is a good time of year to modify your exterior drainage elements. Extend the downspouts and fill low spots next to the house so the soil slopes down and away at a minimum rate of 1 inch per foot. Also, make sure there are no gaps between the window wells and your foundation, which can let water inside during a storm. If so, you can fill them with expanding insulation foam covered with a layer of caulking. Finally, check the exterior hose
faucets and the sprinkler system valves. They can be significant sources of moisture sneaking under and around your foundation. Dear Ken: I have a painted brick wall on the front of my house, and it is peeling and flaking. How can I remove it? – Eric Power washing is best. But painted brick is usually irreversible. Don’t hold out any hope of getting it totally pristine — that is, as if it had never been painted. Brick is unbelievably porous, so there will always be flecks of paint in the crevices and fissures. Bottom line? You’ll have to repaint. Use a couple of coats of a high quality acrylic or oil-based primer first. That will keep moisture from creeping beneath the paint layers — which is probably what caused it to flake off in the first place. Ken Moon is a home inspector in the Pikes Peak region. Embracing the ‘new feminine’ BY MELISSA RAYWORTH THE ASSOCIATED PRESS
A year ago, menswear-inspired decorating was wildly popular. Interior designers hung sharply tailored draperies alongside furniture covered in pinstripes. Sophisticated shades of gray were everywhere, as was navy blue. But “since the pendulum always swings, we’re starting to see fresh feminine spaces,” says interior designer Brian Patrick Flynn, “regardless of who lives in them.” The trend that designers are calling “the new feminine” isn’t a return to an excess of florals, shabby-chic lace and other cliches of feminine decor from a decade ago. Instead, “feminine style” has evolved into “an aesthetic that’s classic with a soft, eclectic spin,” says Flynn, founder of Flynnside Out Productions. Pretty is back, but designers are using traditional florals on furniture with edgy, sleek lines to create modern mashups. Even the color pink has enjoyed a makeover: Pantone’s “color of the year” for 2015 is a sexy, dark pink called “marsala.” “There was a period in design when ‘pretty’ or ‘feminine’ were considered bad words,” says New York-based designer Young Huh. “It was considered lightweight and not serious. Ideal rooms were masculine, a bit somber, devoid of pattern and softness. Recently, there is a return to appreciating traditional design and also pretty rooms.” Believe it or not, Huh says, “there is
a new generation discovering chintz and florals.” So how do we pull off this new look to give rooms a beautiful, feminine touch without getting too “girly”? CONTRAST IS KEY Anne Maxwell Foster and Suysel dePedro Cunningham, the designers behind the design firm Tilton Fenwick, suggest layering a feminine room with an eclectic mix of furniture and patterns. “We love traditional-style upholstery details (like a gathered skirted chair, for example), but aren’t afraid to pair it with a clean and modern side table,” they said in an e-mail. Huh also emphasizes contrast: “When I think of feminine elements, I turn toward traditional design, such as the curvilinear shapes of Louis VI pieces, floral or other nature-inspired textiles and wallpapers, trims and passementerie, and traditional curtain and furniture making,” she says. “But to make the style fresh and modern, make sure the room contains contrasting elements that are edgy, clean and contemporary. ... Having modern bookcases, simple molding and contemporary architectural lighting make the feminine embellishments look new and fresh within that context.” SHAKE UP THE COLORS Pink is possible, but it doesn’t have to be your starting point.
“I’ve been designing and decorating homes for eight years, and not once has a female client asked for a pink room,” says Flynn. “There are so many colors to choose from that add a soft, feminine spin. ... You can never go wrong with white on white, but if that’s too impractical, mint green and red, lavender and white, and turquoise mixed with just about anything are excellent modern-day feminine options.” If your heart is set on pink, he says, “pair it with navy blue. Dark blue and muted pink strike a gender-neutral balance and also create a super preppy vibe.” The Tilton Fenwick designers suggest uncommon color pairings. “Color combinations like olive green and turquoise, for example, feel unique and fresh rather than stuffy and dated,” they say. “It allows you to use traditional patterns in fabrics and textiles without feeling dowdy.” One of Huh’s favorite tricks for giving a feminine room edge is to add black (or another “masculine” color). “Paint some molding black, the legs of a chair, add black trim to traditional chintz pillows and all of a sudden you’ve made that ‘nice girl’ look sexy,” she says. DON’T FEAR THE FLOWERS Although an overload of floral patterns will look dated, don’t avoid flowers completely if you love them.
“Florals are a great starting point for a feminine feel” but pair them with a more modern and clean palette, say the designers at Tilton Fenwick. They also suggest mixing in “more modern or unexpected furniture pieces, art and accessories — a modern photograph for example — that adds a layer of interest.” BREAK THE RULES If a client wants some shabby chic, Flynn gives it an eclectic twist. “Instead of the classic shabby chic look of white lace, weathered ivory finishes and lots of silver,” he says, “I like to simply stick with weathered wooden finishes in high energy colors, then mix hand-woven
or blocked prints in. This results in a well-traveled look packed with organic textures and shapes.” Take it a step further and you’ve got what Flynn calls “rustic elegance” — “the clever juxtaposition of weathered finishes and farmhouse elements mixed with clean, tailored lines.” “I just completed a dining room which my female client wanted to feel very folk-art-inspired. To pull it off, we covered the walls and windows with a soft shade of gray, added tailored drapery and then brought in almost all worn, weathered pieces. While there are definitely moments of femininity, the space is just as appealing to men as it is to women.”
