When homeowners think about renovating their properties, many first need to secure some funding to finance such projects. Some may tap into the equity of their homes by refinancing an existing mortgage, while others may apply for home equity loans. Home appraisals compare your home to neighboring properties to determine your home’s current market value.

Homeowners can facilitate the process by having certain information readily available for the appraiser. When preparing for appraisers, homeowners should consider and collect the following information:

• If your home was built on the largest lot in the community.

• If you have made significant upgrades since it was last appraised, such as installing a new roof or siding. Don’t overlook smaller renovations, like extra insulation added or sealing drafty windows, which can increase a home’s value.

• Proof that you have used sustainable resources or if you participated in any energy-savings programs.

• Naturally, any expansion projects, such as adding another bedroom or extending the footprint of the home, should be mentioned.

A real estate appraiser is a certified,

licensed professional who will do his or her best to determine the value of your home. The appraisal provides banks with information that can tell loan officers if the house is worth the loan amount.

Expect to pay a fee for the appraisal, which is generally included in your closing costs.

The appraiser gathers information for the appraisal report from a number of sources, but the process often begins with a physical inspection of the property, both inside and out. He or she also will compare your home against a few others in the neighborhood, which are known as comparables, or comps. Appraisals will be based on recent prices of comparable properties as well as other factors.

Apart from the improvements done to the home, there are other ways to get a higher appraisal amount. The appraiser may consider the overall maintenance of the home and property. It is wise to consider curb appeal and ensure the home is clean and maintained when the appraiser arrives. Minor repairs or common maintenance can impress the appraiser. Removing clutter and cleaning up the home’s interior can make the home appear larger, possibly increasing its value as a result.

It may be worth it to invest some more money into the property before having an appraisal done. A study sponsored by the National Association of Realtors says wood floors, landscaping and an

enclosed garage can lead to a more favorable appraisal.

An appraiser will spend roughly 30 minutes in a home. Try to give that person space to do his or her job.

Following the appraiser around during an inspection can raise a red flag that something is wrong with the house that you don’t want to be seen. Turn lights on throughout the house, make sure the heating or cooling system is functioning at full capacity and keep pets locked away. Move items that can impede access to basements or attics.

Providing background information on the home and having a well-maintained property can improve the chances of a favorable appraisal. 

Why do some borrowers pay higher mortgage interest rates than others?

THE MORTGAGE PROFESSOR

The Consumer Financial Protection Bureau recently unveiled an Internetbased tool designed to help consumers shop effectively for the lowest possible mortgage interest rate. For this tool to work, it must help mortgage shoppers distinguish between rate differences that are justified, which borrowers would have to pay in a perfect market no matter how effectively they shop; and rate differences that arise because lenders know more than borrowers and control the process, which might be overcome by effective shopping.

I have been examining the CFPB tool to see how well it meets this challenge, and will report on it next week. This article lays the groundwork by looking at the different sources of rate differences.

JUSTIFIABLE RATE DIFFERENCES Some borrowers pay higher interest rates than others for reasons that have nothing to do with their knowledge or ability to shop. They would pay more even in a perfect market. The reasons boil down to a few key points.

Transaction timing differences: The rate quoted to one borrower may differ from the rate quoted to another if the quotes apply to different times and the market changed within that period.

Mortgage lenders set their rates every morning after secondary markets have opened and they have checked the opening prices. The rates posted may last through the day, or they may not, depending on what happens in secondary markets during the day.

Shoppers can place no credence in price quotes that do not show the date and time to which they apply. Effective shopping requires access to price quotes that are time-stamped.

Lender fee differences: Mortgage lenders charge upfront fees, some defined as a percent of the loan amount, which are called “points,” and others that are a fixed dollar amount.

The rate difference between loans with the highest fees and those with negative fees (rebates) can be as large as 0.625 percent. A rate quote that does not also show the fees that go with it is meaningless.

Differences in transaction features: From a pricing perspective, each mortgage loan can be viewed as a collection of nine transaction features that affect its price. In summary, the list of nine is as follows: State location of property: Loans in states with laws that make it more

costly to foreclose on a mortgage will carry a higher price (rate and/or fees).

Occupancy type: Loans on second homes or rental properties will be priced higher than loans secured by the borrower’s primary residence.

• Property type: Loans secured by properties other than single-family detached homes will be priced higher than loans secured by singlefamily homes.

• Loan purpose: Refinance loans in which the borrower withdraws cash will be priced higher than loans to finance a home purchase or to refinance without taking cash out.

• Loan amount: Loans that are too large to sell to Fannie Mae or Freddie Mac will be priced higher than those that are below the maximum size limits of the agencies.

• Down payment: Loans with the smallest permissible ratio of down payment (or equity) to property value will be priced higher than loans with a larger down payment.

• Credit score: Loans with the lowest permissible credit score will be priced higher than loans with a higher credit score.

• Lock period: Loans on which the lender locks the price for more than 30 days will be priced higher than those with 30-day locks.

• Waive escrow: Some borrowers want to pay taxes and insurance themselves, rather than set up an escrow account from which the lender will make the payments.

Such borrowers are said to “waive escrow,” and they pay a higher price than those who accept escrow.

UNJUSTIFIABLE RATE DIFFERENCES Market imperfections: Interest rate differences associated with differences in the timing of transactions, in lender fees and in important transaction features are justifiable in the sense that they would exist even if markets were perfect. But this market is very far from perfect because of the complexity of mortgages, the complexity and length of the mortgage process, and the sizeable knowledge imbalance between lenders and borrowers. For

these reasons, some borrowers pay more than others on what would otherwise by an identical transaction.

One of the worst of the market imperfections, made possible by the long processing period required to generate a mortgage, is the fake price quote. Since rate quotes do not commit a lender until they are locked, and the market is very likely to change before that happens, some lenders are tempted to “low-ball” — meaning to quote a price they have no intention of delivering — in order to be selected by the borrower. Once the borrower gets involved in the process, such lenders have no difficulty finding explanations for a price adjustment, and the cost to the applicant of disengaging and beginning anew somewhere else becomes increasingly high.

Building your brand

Who makes your favorite shoes or outfits? What beverage calls your name when you need a pickme-up? Whose movies won’t you miss? Whose help do you seek when you want a project done right, at home or at work?

All of these questions involve your reactions to a particular brand — a collection of assumptions about quality, appeal and reliability that you’ve made in response to repeated experience with a variety of possible products, people or services.

Here’s the important thing: Whether you like to think about it or not, right now there are people thinking about your very own brand of whatever you are and do, and they’re deciding if they want to make it one of their favorites.

International branding strategist Robin Fisher Roffer, author of “Make a Name for Yourself,” suggests eight steps to help women develop and project their own brands.

EIGHT ESSENTIAL STEPS 1. Identify the primary “product” (service, resource, special ability, etc.) you have to offer others.

2. Identify your core values. What really matters to you?

3. Identify your passions. What things or ideas do you love?

4. Identify your talents. What have you always been recognized for (particularly as a kid)? What do you do better than most other people? What skills do people seem to notice in you?

5. From your hopefully long list of talents and qualities, choose the top five, the ones you do best and enjoy doing the most.

6. Weave the items on all your lists into a statement of your specialty. What are you particularly gifted at delivering?

7. Write a paragraph emphasizing your specialty and your five key talents, weaving in your most important values, passions and skills.

8. Now add a tag line to your brand.

THE TAG LINE TELLS YOUR STORY A coach I know who consults by phone — primarily helping six-figure earners work their way even further up the corporate ladder — goes by this tag line: “A coach for successful people to help them be even more successful.” A senior project manager working in the crossfire between the marketing group and packaging designers at a stressful manufacturing facility has developed this tag line: “An efficient problem solver who understands and enjoys both the creativity of designers and the practicality of marketers.” My tag line for my counseling and coaching practice is this: “The permissionary — a visionary realist to help you discover and manifest your dreams.

A tag line’s shorthand helps other people remember a key point about you. At the Pioneer Valley of Massachusetts chapter of the NAWBO (National Association of Women Business Owners) breakfast meetings, every member and guest stands up and introduces herself via her tag line, or verbal business card. In this organization, the women remember each other’s tag lines as easily as their names, and after each month’s meeting, hundreds of ripples go out about each of the women attending and what she has to offer. And it works for entrepreneurs and employees alike.

GET THE WORD OUT Once you’ve worked over your tag line and the other items on the list for a few days or weeks, it’s time to take them public with someone you trust. Keeping them secret is a sure way to never act on them.

The road to career disappointment is littered with lists, dreams and goals never shared with anyone.

So get your “brand me” musings out into the light of day to solicit support and constructive criticism from someone else. And you could be a brand adviser for that person in return. And it would be even better is you could get four or five women

together regularly to encourage and critique each other’s branding strategies and activities.

Creating and building your unique brand is an organic and ongoing process. So consider yourself

and your career a work in progress, and reach out to get and give as much help as possible as your brand shifts and matures across the expanse of your career. 
