Frequently, home sellers are in the hunt for a new home while at the same time trying to entice buyers to make an offer on their current home. While common, being both a home buyer and a home seller simultaneously is difficult. If your home happens to sell quickly, you might feel pressure to find your next home in a hurry, and very few people can afford to buy a home before they sell theirs. The current market is more advantageous for buyers who have already sold their homes or don’t have a home to sell. Selling first makes getting approved for a loan easier, but you may have to find a temporary place to live. Buying first makes moving less complicated but will distort your debtto-income ratio and make it harder to qualify for a new mortgage. There are multiple external
circumstances that come into play when buying and selling a home simultaneously. For every seller there’s a buyer, for every buyer a seller. Closings can be loaded with delays. Buyer’s might have trouble locking down their mortgage; the home inspector may discover issues that need to be addressed before you can move in. KNOW YOUR FINANCIAL SOLUTIONS For those who choose to sell first, the process is relatively straightforward other than the additional cost of a rental between homes. Sometimes there is the option of a rent-back agreement, which entails negotiating with the lenders and the buyers to remain in the property for a maximum number of days in exchange for a lower selling price or rent paid to the
buyers. If you buy first, your Realtor can advise you about decreasing your financial risk. A couple of options for buyers include CONTRACT CONTINGENCY: Buyers request that their new home purchase be dependent on the successful sale of their old home. In a competitive market, this may not be a feasible option; however, if the seller believes it could be a good deal for all parties and assumes your home will sell quickly, it could help. “Our local market is one that writing an offer in a competing situation while having a contingency attached to it makes you lose almost instantaneously,” said Brandon Smith with The Platinum Group Realtors. “I always tell my clients that they should consider a double move, so they don’t have to rush to find something (given it’s the biggest
investment of most people’s lives) and their offer is far more competitive without adding a contingency into it.” BRIDGE LOANS: Bridge financing allows you to own two homes simultaneously if you don’t have deep pockets for a second down payment. This option is especially attractive if you’re trying to sell your home first and use the proceeds to buy the other home. It functions as a short-term loan, intended to be repaid upon the sale of your original house. If your home has sold but you haven’t yet found a new home, don’t let anxiety push you toward a bad decision. Also, don’t think you have to compromise on things that are significant because you need a home. “All of this is only happening in certain price ranges,” Smith said. “It’s important for people to understand that most people
who are selling are move up buyers in the $400,000 and up range, they aren’t always competing, and contingencies are much more accepted.” Smith pointed out that a lot of move up buyers are selling in the mid $200’s and buying in the $400’s-plus range and aren’t dealing with the issues faced by families in the lower price ranges.
