Rents are rising everywhere, but mortgage rates remain alluringly low. The combination is enough to entice many wannabe homebuyers into the market. But once there, some are haunted with misgivings and second thoughts. “(Some prospective buyers) fear making a long-term mortgage commitment,” says Ashley Richardson, a seasoned real estate agent who’s affiliated with the Council of Residential Specialists (www.crs.com). She tells the true story of a pair of clients who’d love to own a home. But they were obsessed with worries about the implications. After a long and meandering property search, the couple finally settled on a new suburban townhouse. But after an anxiety-ridden two days, the couple phoned Richardson to say they were backing out of the deal during their rightto-rescind period. Fast forward several months and the couple found another property, one that met all their needs. But they lost out on that house, as well, by submitting a lowball offer they knew would come in below that of rival bidders.
To calm their fears and frame a realistic view, Richardson advises nervous young buyers to consult others in their age group who’ve already bought a home. Here are a few pointers for buyers: KEEP IN MIND YOUR REASONS FOR WANTING TO BUY Fear is a powerful factor that can stop people from realizing their home-buying plans, even when logic tells them to go forward, says Sid Davis, a real estate broker and author of “A Survival Guide for Buying a Home.” “Obviously, no one has a crystal ball about real estate values or about rental rates. But everyone needs housing, whether that be rental or purchase. So if your dream is to own a home of your own ... you might kick yourself later if you let worry stop you,” Davis says. SEEK THE EARLY BACKING OF A REPUTABLE MORTGAGE LENDER Though federal mortgage standards are gradually becoming less stringent, most lenders
still go to great lengths to ensure that the loans they originate are solid. That means borrowers must be prepared to respond to their lender’s request for documents. As proof of income, many lenders now insist on more than the customary pay stubs and W-2s. For example, they’ll likely ask for at least two years’ worth of tax returns. Also, they’ll probably want proof that the funds for your down payment have been in your savings or checking account for some time and weren’t borrowed from your grandmother just last week. In addition, a good lender will provide you lots of guidance on how to overcome hurdles -- like rectifying errors on your credit reports, Davis says. The time you spend documenting your financial fitness to buy a home is well spent if the lender gives you a “pre-approval” letter, a vitally important tool as you negotiate for a property. “Another advantage of pre-approval is that it helps you define your comfort zone on how CONTINUED ON NEXT PAGE

Self-employed? Here’s how to get a mortgage BY JANNA HERRON BANKRATE.COM
Being your own boss can come with a host of perks such as setting your own dress code (read: pajamas), a flexible schedule and a cubicle-less existence. But one financial benefit — tax write-offs — morphs into an ugly disadvantage when self-employed workers try to get a mortgage. It’s not impossible to get a mortgage when self-employed, but it definitely requires advanced planning or stepping outside of conventional financing. There are almost 9 million selfemployed people in the United States, representing about 6 percent of nonagricultural workers, according to the U.S. Bureau of Labor Statistics. Many of these people earn a good living but find it hard to qualify for home loans. Borrowers typically have to provide two years’ worth of tax returns, which often don’t accurately reflect the take-home pay of self-employed people. “How we qualify self-employed doesn’t always agree with how the IRS says you can run your business legally,” says Pava Leyrer, training and development manager at Northern
Mortgage Services in Grand Rapids, Mich. “So they are finding it harder to get a loan unless they want to show more income to the IRS. It’s a fine balance.” Self-employed people can take advantage of a slew of tax deductions related to their businesses, from retirement plans to business meals and entertainment to interest on business loans or business credit card interest. It reduces their taxable income, so Uncle Sam doesn’t empty their pockets at tax time. But when mortgage underwriters look at tax returns for proof of income, they see income after business expenses have been deducted. The result often is a much lower figure than what the self-employed person actually takes home. This could reduce the loan amount that the borrower can qualify for, or even result in rejection. “If they are making money and the tax returns don’t show it, I can’t help them,” says John Stearns, a senior mortgage banker at American Fidelity Mortgage in Wisconsin. In some cases, mortgage lenders will
allow certain deductions to be added back to the income such as depletion, depreciation or a large, nonrecurring item, Leyrer says. “I had a customer who owned a restaurant with a liquor license. He wrote off $90,000 for a one-time expense for the license,” she says. If you’re self-employed, Leyrer recommends that you prepare longer than most borrowers before buying a home. The easiest way is to write off fewer expenses in the two years leading up to the big purchase. Clean up your finances so that your business doesn’t commingle with your personal funds. For example, pay for a computer using a business credit card rather than a personal one, because some lenders may not count that debt against you because it belongs to the business, she says. Also, choose your years carefully. While lenders will ignore seasonal spikes and valleys in income by averaging out income over 24 months, they won’t like seeing a decline in income from one year to the next. “By definition, these businesses can
be highly volatile,” Stearns says, “so if one year shows income and the next year shows half as much, that could be a problem. You want to show an increase from year to year to show that business is good.” If those moves don’t help you get a home loan, you may need to enlist someone who has high enough income on their tax returns as a co-signer on the mortgage, says Dave Norris, president and chief operating officer of loanDepot. “Or, look at a smaller loan that is easier to qualify for,” Norris says. “If the goal is an investment, then get into a mortgage by buying a condo or townhome.” Another option for self-employed workers is getting an “alternative income verification loan,” the more responsible cousin of the “no-doc” and “stated income” home loans from housing’s go-go years. So far, only niche lenders, such as Western Bancorp, offer these. The company qualifies self-employed borrowers using 12 months’ worth of business bank statements and personal
bank statements to create a cash-flow analysis. “We determine how much positive cash flow this person has,” says Rick Soukoulis, chairman and CEO of Western Bancorp. “Borrowers also must provide a profit-and-loss statement to match to the bank statements.” Western Bancorp requires a minimum credit score of 620. Maximum loanto-value is 75 percent up to $1 million and 65 percent to $2 million. The interest rate is about 1 percentage point higher than a conventional fixedrate mortgage, and it is structured as a 5/1 adjustable-rate mortgage. The mortgage is available only in California and through mortgage brokers. “We brought it out about a year ago because there were 1.7 million selfemployed borrowers in California who couldn’t get financing,” says Soukoulis. “I think it will become mainstream in the next few years.”

Then, gradually narrow that list to a shorter one. In the process, you’ll learn more about what you’re looking for,” Davis says. However, he cautions wariness about any agent who tries to convince you to buy a place that doesn’t meet your core criteria, no matter how favorable the price.
SCREEN FOR HOMEOWNERS EAGER TO SELL SOON Tom Early, a real estate broker and past president of the National Association of Exclusive Buyer Agents (www.naeba.org), says that during all selling seasons there are some “test-the-market” sellers who have no urgent need to move. But there are also highly motivated homeowners who must move due to professional relocation, a financial setback or divorce. “If a property is vacant, it’s likely the
sellers are eager,” Early says. Even if the home isn’t vacant, there are ways to assess the sellers’ level of motivation. Early says many owners, along with their listing agents, are remarkably frank. “Some people are astoundingly candid about why they must move. They’ll even tell you about their serious money problems or the breakup of their marriage. You don’t need to pry, just ask why they’re moving and they’ll open up,” Early says.

Pruning evergreen shrubs BY FREDRICKA BOGARDUS COLORADO MASTER GARDENER
Evergreen shrubs present some unique challenges when it comes to pruning. Because these plants grow more slowly than deciduous shrubs, it is important to understand why and how they should be pruned. Evergreen shrubs can be broadly divided into two categories; narrow leaf (also called conifer plants) identified by the presence of needles, scales and cones or berries, and broadleaf evergreens which include plants like holly, boxwood and barberry. This article will address only narrow leaf plants or conifers. BASIC PRUNING PRINCIPLES: When selecting conifers, consider mature size and shape. It is far better to choose the shrub or tree that you want, than it is to try to control the size or shape by pruning. There are a wide variety of shapes and sizes when
it comes to evergreens — choose the variety that, at maturity, will best suit your needs. A consistent principle for junipers and pines is that bare, woody branches will not produce any new buds. So, if you must remove a branch past where there is green growth, remove the entire branch. Otherwise it will likely remain just a bare branch until it is removed. And, it is likely that when you remove a branch you will be left with a permanent bare spot. Needled evergreens should be pruned in the spring, after the ground is thawed but before July 1. If you prune later in the summer, you may stimulate new growth which can be damaged by an early frost. Needled evergreens should not be pruned in extremely cold weather. Junipers and arborvitae, or low growing ground cover varieties, will probably need very little pruning.
Trimming out broken branches and around walkways etc. is probably all you ever need to do. Pruning larger junipers to keep them more vigorous looking can be done by pruning individual branches back to an upward growing side branch. You should try to always prune so that the base of the plant is wider than the top. If the base is narrower than the top of the shrub, the risk is that it will thin due to shading (eventually the bottom of the plant will look bare and woody). If you must control size by pruning make sure you start early in the plant’s life and prune in small increments each year. Again good cultivar selection is a better plan. Fir and spruce produce some side buds and can be pruned to encourage bushier growth by trimming branch tips to promote side buds to grow. Slower growing varieties, such as Alberta spruce and birds nest spruce,
are less tolerant of pruning. It is possible to shear these plants, but care should be taken to go slowly when using shearing techniques to shape them. Too much pruning on slow growing species may leave the tree or shrub more vulnerable to winter desiccation and may result in “pruned look” for a long time. The overall risk for shearing is that the tree will be left with a thin outer shell of foliage and a bare woody interior, both unattractive and not healthy for the plant. Pine trees and shrubs only grow from the terminal or outermost tip of the branch, they have no side buds. Because of that, they are fairly intolerant of any pruning. It is possible to stimulate slightly more compact growth at the tip by cutting off the outer one third of the new growth, often referred to as “candles”, that appear in the spring.
If it sounds like I am recommending an excess of caution when pruning conifers, I am. If you make a pruning mistake with a deciduous shrub, or even a tree, you will likely see the plant cover your mistake rather quickly. With a conifer you will probably live with that mistake in evidence until the plant is gone. On this I speak from personal experience! Proceed with caution. Dear Ken: I have a light switch that’s behind the bedroom door when you open it. Could I rewire it to be outside of this room so you turn it on before you walk in? – Jack Ken Moon You could, but why not try a motion detector light switch first? That way, when you push the door open, the light will come on all by itself. Motion detector lights are also invaluable in places where either it isn’t handy to turn it on— like in the laundry room when you have your arms full — or in areas where you constantly forget to turn the light off — like the garage. They fit into a standard electrical box, so you simply remove the old regular switch, and wire in the new one. Cost? A good one runs less than $20. One other terrific use for motion detector technology: your outside light fixtures. You can buy flood light or coach lamp versions that have a built-in detector. They light your way when you come home after dark, and they also serve to startle anyone approaching your home who isn’t
supposed to be there. Plus they save energy — especially if you’re now in the habit of leaving your outside lights on all night. Finally, they are a great deterrent. Nothing says you are away on vacation more than leaving your porch light on 24/7. With motion detection technology, you won’t have to.
Dear Ken: Can you recommend somebody to test for mold in my crawl space? An inspector says I may have some, but he wasn’t able to show it to met is peeling and flaking. How can I remove it? – Joe
Dear Ken: My hot water is dirty — sort of orange brown color. I have a newer water heater and am on city water. Help! – Tom
Mold testing is problematic. Mold spore colonies can move from place to place within a given space, so the testing is not necessarily definitive. The good news is that mold you can’t see is not part of the indoor air environment. Look at the walls of your crawl space and also the boards under the floor above. If there are no black or whitish stains, you probably don’t have mold. If, however, you see some indications, you can kill them and then seal over these areas. Use a solution of Clorox and water followed by a couple of coats of primer, like KILZ. All crawl spaces have a musty and dank odor, but that doesn’t necessarily mean mold. A layer of heavy plastic over the dirt can help eliminate the smells. Ventilation is also a key here. Leave one or two exterior vents open year round and open them all during the spring and summer months.
Have your anode rod checked. This is a metal rod — usually magnesium — that hangs down inside the tank. Over time it deteriorates under the influence of stray electrical currents — which otherwise would harm the metal tank. If yours is mostly gone, then those currents may be eating into the sides of the water heater, causing that discoloration. The rod is not all that easy to change, so you should engage a plumber for this. While they are on site, ask about dielectric unions. This is a small coupling you install in between the pipes and the water heater. Inside is a rubber bushing that will isolate the components and retard the electrical flow even further.
Dear Ken: I had a radon test. It was 7.9, and I understand that the maximum you can have is 4. What should l do now? – Cherry Test again. The radon level over time is influenced by dozens of variables, including the weather and the season of the year. If you test again in three or four months, you may find a lower level. You could then average the two readings together for a more realistic evaluation of the radon in your house. If the number doesn’t come down, then you should mitigate the radon. With the level you indicate, there’s no big hurry. But eventually—and especially if you put the house up for sale—you should have a radon mitigation company do their thing. They will add some vent pipes and a fan to get the level down below that 4.0 magic number. The cost? About $1000 to $1500 depending on the size of your basement and whether or not you have a crawl space. Ken Moon is a home inspector in the Pikes Peak region. Outdoor living spaces have come a long way from the days when “outdoor furnishings” meant a few inexpensive folding chairs around a flimsy plastic table. Today’s outdoor chairs might be wrought iron or wrought aluminum, with upholstered seats. The table might be stone or wood or an elegant faux version of either, and would not look out of place inside in the dining room. Add outdoor sound systems, carpets and lighting, and the backyard or balcony can look and feel like an extension of the home. That notion gets ramped up this spring and summer; manufacturers are offering new furniture, textiles and materials that resemble indoor furnishings yet can withstand the elements. Getting the right look can be tricky; you don’t want it to seem like you just plunked a sofa from the living room down onto the patio.
