By breaking the information down by price range, brokers can effectively evaluate the current market against the same time period from the previous year. For example, 54 homes in the $500,000 to $749,999 price range have sold year-to-date, while a year ago at the same time only 38 homes in that price range had sold. This indicates an increase in activity for that price range. The RE/MAX Properties, Inc. Monthly Report, gives brokers additional information such as average price, median price, and whether these prices are up or down compared to the previous year, in addition to the number of days on the market. The Market Signs section shows at what point the market changes from a “seller’s market” to a “buyer’s market.” At the end of 2014, the change was at the $375,000 price point, and 13 months later in January 2016, that point moved up to the $590,000 price point. This reveals that sellers have a good chance for a successful sale of their home with an optimistic price, all the way up to $590,000. Price points over $590,000 have more supply than demand, suggesting a buyer’s market. “Having this data available today is important to our company because we are in the middle of a market change,” said Joe Clement, broker/owner of RE/MAX Properties, Inc. “A better real estate market is much better to work in when agents have current data at their fingertips to share with their clients.”
