Sliding doors expand the open floor plan BY VICKI PAYNE  THE CHARLOTTE OBSERVER

Wide-open floor plans are a trend that has endured for a decade. Removing walls and opening up our rooms removes visual and physical clutter. Now we are expanding this concept even more by removing doors to pantries, laundry rooms and even bathrooms. Making multiple trips to your pantry while cooking or your laundry room — arms filled with piles of clothes — is a lot easier if there’s no door to contend with. Master bathroom suites with separate water closets function beautifully if you don’t have to open and close the main door every time you go in or out. A home office becomes more airy and less isolated if you can widen the doorway better access to the rest of the living spaces and more light. Sounds great, but what happens when we need privacy or want to hide the clutter? Designers and architects are choosing custom sliding doors to solve these issues. I’ve used sliding doors or “barn doors” in many design projects. The benefits are huge. Unlike old-fashioned pocket doors, sliding doors are installed outside the wall. This eliminates problems with in-the-wall door mechanisms. Most importantly, sliding doors don’t require the standard 15 square feet of clearance space for doors to swing open or closed. Furniture can be placed directly in front of sliding doors.

Install sliding doors on an existing opening, from a wide arched walkway to a standard door opening. You’ll need a flat wall on one or both sides of the opening. For example, if you have a standard interior door opening of 30 inches, you’ll need a 30-inch-wide wall on either side or 15 inches of wall space on each side. Depending on the type of track you selected for your door hardware, you may need a few more inches. I prefer referring to this style of door as sliding doors instead of barn doors. The latter leads many homeowners to believe this style of door is for the more rustic, traditional, cottage-style homes. Not true. Manufacturers are creating contemporary doors with textured glass, metal, lacquered and painted finishes. Sun Mountain Doors has watched its clients’ tastes change over the years. Home automation seems to be one of those tech industry snowballs that’s starting to roll downhill. The 2015 Consumer Electronics Show was packed with new ways to control your home environment. I’ve been testing the Wink Hub, which brings together the control of products from many manufacturers. Today I’m reviewing three items that all talk to the Wink Hub and are controlled with the Wink app for your smartphone or tablet. Now is as good a time as any to make sure you’ve heard of the term “the Internet of things,” which is a way of describing items such as light bulbs or thermostats that connect to the Internet to add functionality. CONNECTED CREE LED BULB I first became aware of connected bulbs with the very cool but very expensive Philips Hue lighting system. These are color-changing LED bulbs that can be controlled over the Internet from your phone. I really liked them during my testing, but they’re still expensive, at $180 for a starter kit with three bulbs. To be fair, Philips does sell non-color changing Hue bulbs for $29 each. Cree, a big name in LED bulbs, didn’t rush to market with its connected bulbs, but I’m glad, because there are some design elements to the bulb that are worth the wait. Cree’s connected bulbs cost just $15 each and are available at Home Depot, both in stores and online. The bulbs deliver 815 lumens of 2,700K soft white light. The bulbs differ in design from Cree’s

earlier models in that they don’t have any external heat sinks. There are vents at the bottom and top of the bulb housing to allow for air flow. These bulbs are the size and shape of a plain old incandescent bulb, they’re shatter-proof and they weigh only a few ounces. To control the bulbs, you’ll need a home automation hub like the Wink Hub installed. Cree says its bulbs will also be compatible with Apple upcoming HomeKit standard for home automation. From the Wink app, you can add the bulbs using a simple step-by-step on-screen guide. The process could not have been easier. Once the bulbs are paired to the hub, you can control them from anywhere your phone or tablet has an Internet connection. The bulbs can be controlled individually or in groups. The app also makes it simple to set the bulbs or groups to turn on or off on a schedule. Going to be out late and want the lights on at home? No problem. Instead of digging out that single outlet timer, home automation can turn on bulbs all over your house whenever you are away from home. Pros: Inexpensive compared to other connected bulbs. Easy to set up and control. Great design. Cons: None for me, but some might call $15 per bulb expensive. Bottom Line: Easy way to get started with home automation. LUTRON CASETA PLUG-IN LAMP DIMMER If you have lamps or ceiling lights that you’d like to control, Lutron has a solution

with the Caseta line of switches and dimmers that can be controlled from your smartphone or a small remote. I like this system as there is an in-wall model that replaces your traditional light switch or a plug-in model for lamps that install in a matter of seconds. Both sell for $59.95 at Amazon or Home Depot. Each dimmer/switch has the same functionality — turning on or off lights and dimming and both come with a remote. If you just want to control the lights while you are home, the remote and dimmer is all you’ll need. If you’d like to add the ability to control things away from home, you’ll need to add a link to the Internet, which can be Lutron’s own Smart Bridge ($119.95) or a Wink Hub ($40.36 on Amazon). I tested the plug-in dimmer and it worked perfectly. The dimmer has two outlets to connect lamps with any type of dimmable bulb. The corresponding smartphone app will also let you set schedules for turning the lights on or off. These dimmer/switches bring smart functionality to lamps and fixtures that use traditional, “non-connected” bulbs. Pros: Inexpensive. Super easy to control. Remote control. Cons: None. Bottom Line: Great way to add a remote dimmer switch to any lamp. LEVITON PLUG-IN APPLIANCE MODULE (DZPA1) This module isn’t a dimmer; it’s purely for turning the power on or off to a light or small appliance. The DZPA1 ($44.95 from Amazon or

Getting a reverse mortgage and telling your adult children BY MARCIE GEFFNER  BANKRATE.COM

You’re thinking about getting a reverse mortgage. Should you discuss your plan with your adult children? Maybe. “I wish I could give you one best practice that’s optimal for every family, but it’s more complex than that,” says Joseph Goetz, an associate professor for the department of financial planning, housing and consumer economics at the University of Georgia and a board member of the Financial Therapy Association. A reverse mortgage is a type of home equity loan that is available to homeowners age 62 or older. No repayment is required until the borrower dies or moves out. At that time, the principal and accumulated interest are repaid, usually by selling the house. Most reverse mortgages are insured by the Federal Housing Administration, which calls the loan a home equity conversion mortgage, or HECM (pronounced HECK’m). As a general rule, Goetz says, more communication is better, but family dynamics and the family’s financial culture are important, too. “In some families,” he says, “the kids would be really upset if Mom and Dad gave up the house without talking to them. In other families, they would not.” A reverse mortgage doesn’t necessarily involve giving up your house — at least, not as long as you live there. But Goetz’s point is well-made: Many adult children have an emotional attachment to their childhood home or expect to receive their parent’s home free of any encumbrance upon the parent’s death. DEATH: A BAD TIME TO SURPRISE THE KIDS A reverse mortgage discovered after the fact can come as a surprise, shock or disappointment, suggests Buz Livingston, a financial planner for Livingston Financial Planning in Santa Rosa Beach, Fla. He recalls one client whose father and stepmother took out a reverse mortgage without their daughter’s knowledge. Another client’s parents took out a reverse mortgage and informed one sibling but not the other. “The children need to be involved just to make sure everybody is on the same page and there is not a big surprise,” Livingston says. “Just keep it simple. Say, ‘This is what we are going to do and if this (house) is something you want to hold on to, speak up.’” YOU CAN INFORM WITHOUT SEEKING ADVICE Whoever will be responsible for your estate should be aware of your reverse mortgage and the options to repay it, says Cara Pierce, a housing and reverse mortgage counselor at ClearPoint Credit

Counseling Solutions in Fresno, Calif. Many times, that executor or administrator will be one of your adult children. “It doesn’t mean you have to get them involved or take their advice,” Pierce says. “But if I am setting up my son to be trustee, it would be nice if I told him that if I stay (in my house) until I die, he needs to make sure to pay off the loan on my behalf.” WHAT TRIGGERS THE LOAN REPAYMENT? Heirs aren’t personally responsible for the debt, but the house will have to be sold to repay the reverse mortgage unless there are other ready funds, retirement savings or life insurance or the adult child can qualify for a new mortgage. Disclosure also matters because if you move out of your home for an extended period, the reverse mortgage likely will have to be repaid, which could trigger the sale of the house if there aren’t other assets to pay it. “It has to be your primary residence,” Livingston explains. “If you are living in a nursing home, it’s not your primary residence and the bill comes due.” THE TALK ISN’T JUST ABOUT MONEY The conversation, if you decide to have one, should be aligned with your goals, which might include a desire to address your adult children’s emotional concerns, expectations or sibling rivalries, Goetz suggests. “If one of the parents’ goals is their adult children’s happiness or to leave a bequest for their children, a financial planner will say, ‘You need to bring your kids into the conversation because that’s consistent with your goals.’ Another set of parents could say, ‘My kids are doing fine. It’s my business, and my kids won’t feel any adverse emotional reaction to not knowing I took a reverse mortgage.’ In that case, you don’t need to tell your kids,” he says. WHEN TO TALK ABOUT IT The house itself or your broader financial planning agenda could be entry points to start the talk with your adult children. Another option would be to include your adult children in the financial counseling that’s required for some types of reverse mortgages. Pierce says a lot of housing counseling is done over the phone and adult children can participate in the call. Livingston says he’s “not anti-reverse mortgages,” but he also says you should speak with your adult children before you get one. “I always make a point of hammering pretty hard to my clients that they need to talk to kids about it,” he says. “It’s important to have that discussion.” 

Buying a new house before selling the old one BY JACK GUTTENTAG  THE MORTGAGE PROFESSOR

Home owners buy their second or third homes for a variety of reasons. They may be trading up to get more space and amenities; they may be downsizing, because they don’t need as much space and want to cut expenses; they may want to relocate to get closer to their place of employment or their children,. Whatever the reasons for the move, many face the same challenge: how to use the equity in their existing house to purchase the new one before completing the sale of the old one. BORROW AGAINST 401(K) ACCOUNT If you have a 401(k) retirement account and your employer permits loans against it for the purpose of buying a house, which most do, this is a lowcost and usually a low-risk way to finance the home purchase before selling the existing house. The cost is the earnings foregone on the amount you borrow, which is no longer earning a return. The risk is that if you lose your job, or change employers, you must pay back the loan in full within a short period, often 60 days. If you don’t, it is treated as a withdrawal and subjected to taxes and penalties. While 401(k) accounts can usually be rolled over into 401(k) accounts at a new employer, or into an IRA, without triggering tax payments or penalties, loans from a 401(k) cannot be rolled over. UNSECURED BRIDGE LOANS A bridge loan is one that is used to provide funds needed for a short period until another source of funds becomes available. In the home loan market,

a bridge loan, sometimes called a “swing” loan, allows a home buyer to close on the new home purchase before closing on the old home sale. But a bridge loan will not be available unless you have a binding contract of sale on the old house. The sale agreement is the lender’s security. I used an unsecured bridge loan on my last purchase, and it was relatively simple and hasslefree. While the rate may be high, the interest payment won’t amount to much because the period covered by the loan is short. Banks aren’t crazy about bridge loans because they realize they are one-shot affairs and they are unlikely to see the borrower again. For this reason, you should go to the institution where you currently hold your household deposit, and let them know (in a polite way) that as a customer, you expect this service. HELOCS If you don’t have a binding contract of sale, you can’t get an unsecured bridge loan, but if the house is not yet listed you can probably get a home equity line of credit or HELOC. With a HELOC, you can draw the amount you need to close on the new house, subject to a maximum draw. If your old house is listed for sale, however, a HELOC may not be available. Lenders are not much interested in a deal that will last only a few months. If they go ahead on a home that is listed for sale, there likely will be a cancellation charge, and you may have to pay closing costs that they ordinarily waive to attract new customers. 

It never fails, when one important project is at hand, several more appear at the same time. The problem becomes how to keep your promise of finishing all of it in a timely manner. Soon the question becomes a quandary because there just doesn’t appear to be enough hours in the day.

HABITS OF SUCCESSFUL ENTREPRENEURS:

FOCUS Create a document to have at your fingertips of what needs to be completed, in a prioritized list. Under each named project, list the components to be included so there will be no forgetting. Eliminating forgetfulness and the need to re-do eliminates extra time required.

The exhilarating ride is completely gone, and if one isn’t careful almost a depressed like state will take over. As you begin to see you are closing in on the finish line, take time to think about those new ideas or what you enjoyed most on this current project. Don’t finish the trail but instead keep extending it. Knowing you have something to pursue keeps the energy moving in the right direction along with the motivation to keep pursuing.

INTERRUPTIONS Should peers request help with a project during your busiest time, politely explain your schedule. Let them know it is important to you to provide the best support you may, and for that reason, you will give every effort to their project after your deadline. It would be difficult to argue with this position. A cautionary step would be to note the promise on your calendar so that you may live up to it.

REPEAT Fine-tune a system that works for you to continue moving forward. All of these pointers will magically increase time efficiencies and enable you to finish on time. Even better you will accomplish more in any given period. As you turn the system into an adhered to habit, others will be asking you for help and will lead to the Smooth Sale! 
