3 ways to use your lawn to improve curb appeal METRO SERVICES
Returns on home improvement projects vary. In its annual Cost vs. Value Report, Remodeling magazine notes the projects that yield the best returns on investment in a given year. But a host of factors, including the type of market (buyers’ or sellers’) and the region where the home is being sold, ultimately combine to determine if homeowners’ investments in home improvement projects will provide the returns they were hoping for. Though there’s no way of guaranteeing a home improvement project will yield a great return, real estate professionals often cite improving curb appeal as an excellent way to attract prospective buyers and potentially get the asking price or more when selling the home. Improving curb appeal makes even more sense in today’s real estate market, when many people do their own searching via real estate websites such as Trulia or Zillow. When using such sites, buyers will likely be less inclined to click on a listing if exterior photos of the property are not eye-catching. Various projects, including tending to lawns and gardens, can improve curb appeal. An added benefit to focusing on landscaping to improve curb appeal is it promotes spending time outdoors in spring and summer. In addition,
many lawn- and garden-related home improvement projects need not require professional expertise. 1. MAINTAIN A LUSH GREEN LAWN Lawns that fall into disrepair may not give buyers a correct impression about how homeowners maintained their homes. Lawns with multiple dead spots and grass that appears more brown than green may lead many buyers to assume that the home’s interior was equally ill-cared for. Maintaining lush green lawns is not as difficult as it may seem. Applying fertilizer and aerating at the appropriate times of year (this varies by region) can promote strong roots and healthy soil, making it easier for grass to survive harsh conditions like drought. When watering in summer, do so in early morning or evening so as little water is lost to evaporation as possible.
Penn State’s College of Agricultural Sciences notes that removing dew that collects on grass leaves each morning, which can be accomplished by mowing or dragging a water hose across affected areas, can be an effective way to reduce brown patch. Homeowners without much lawn care experience can consult professional landscapers to address the issue. But those looking to sell their properties should note that buyers often walk the grounds of homes they are considering buying. So addressing any issues on the lawn should be a priority for sellers.

I live in a large apartment complex where we paid a flat fee for water. Recently, the management started charging us for water per square foot rented and by the number of people living there. The more tenants, the higher my water bill. I just paid $125 when I normally paid $55. Is this legal? — Peggy
A:
When you rent a home, most of your relationship with your landlord is controlled by the written terms of your lease. Your specific answer can be found by reviewing the terms of your lease. If your lease states that you are supposed to reimburse your landlord for water, rather than having water included in your rent, then you would need to do
so. Of course, your landlord must charge you fairly and not take advantage of the situation. The way that your landlord is splitting the bill should be disclosed in the lease and cannot be changed without your agreement, whether by amending your current lease or by new terms when you renew. Your landlord cannot just unilaterally change your lease terms.
These sorts of changes are typically done when you renew your lease for another year, giving you the choice to accept the change or move out. If your complex made the change without your agreement, you should ask them to abide by the terms of your lease, and you can take legal action if they do not do so. However, if you already agreed to the change, then you are stuck with it

Sean Black thinks selling your house and buying a new one should be as easy as trading in a used car at the dealership. Black, one of the founders of real estate information giant Trulia, is the CEO of Knock. com, an online sales platform that’s launching in Charlotte this week. The company, which got its start in Atlanta, is offering a different spin on real estate sales, one that the company hopes will slash costs and cut out some of the real estate agents people are used to using. “It seems odd now, or maybe hard to imagine, but I think in five years it will be hard to imagine the way it is now,” said Black, in an interview Tuesday in Charlotte. In Atlanta, Knock.com has facilitated more than 2,000 transactions since starting in 2016. Charlotte is the company’s second market as part of a planned national expansion. The company is geared towards buyers who need to sell their house to afford the next one, a majority of the market. Here’s what Knock.com does: When a homeowner wants to sell, they plug in their information and get an estimate of its worth online, using the same sort of data that Trulia and Zillow have compiled. An inspector comes out and confirms the price with an in-person visit. Then, Knock.com helps the seller find their next house. The company buys it, with cash, and relocates the seller. Knock.com then fixes up the old house as needed, markets it, sells the house and settles up with the original owner. said the company is often able to win bidding wars — a critical selling point in tight real estate markets where there’s not enough inventory to meet demand. “We’re not contingent on a mortgage or your house selling,” said Black. “We’re a sure thing.” The company pays agents a salary plus bonuses, not the standard commission structure. Knock.com recently raised $33 million in venture funding, and has partnered with banks and other financial institutions to handle its debt, Black said. The ultimate goal, Black said, is to become a common marketplace that people turn to as their first option. “We think we’re solving the mass-market, everyday problem,” he said. In Atlanta, where the company has been able to list enough houses on its platform to start directly matching buyers and sellers, fees in those transactions are down to 4 percent, instead of the standard 6 percent. Real estate agents, Black said, are often skeptical when they first hear about Knock.com. He said the company tries to work with them and show how they can be a positive. “We play really nicely with the traditional folks,” he said. “We got a lot of agents, the first thing they do is throw their arms up in defense. … But we’re going to show your houses and be really good buyers. It’s very symbiotic.” Like it or not, however, Black said more technological disruption is coming to the residential real estate market. “Like Jeff Bezos said, I didn’t invent the Internet, I just took advantage of it,” Black said. “It’s coming.”

Careers 4 steps to following your dreams — without falling flat on your face BY DANIEL BORTZ,, MONSTER.COM
Two years out of an Ivy League college, 24-yearold Mike Lewis snagged a high-paying job with Bain Capital Ventures, a finance arm of prestigious consulting firm Bain & Co. He knew he should be happy. After all, only a tiny percentage of candidates for jobs like this are chosen, so getting hired at the firm, he said, was “like winning the lottery.” Yet, an avid and skilled squash player, Lewis found himself spending more and more time “staring at the wall” in his office, daydreaming about quitting his job to play squash. “What you have in mind is absolutely crazy,” said a friend to whom he confided his secret wish. “But there’s a difference between crazy and stupid.” Over the next few years, not only had Lewis made his daydream come true, but he also found hundreds of other people who had made similar jumps — including a publicist who became an Episcopal bishop, a garbage collector who is now a furniture designer, and a commercial banker now running a brewery. Along with colorful profiles of other successful career changers, or “jumpers,” Lewis’s new book, When to Jump: If the Job You Have Isn’t the Life You Want, offers a practical, four-step road map for anyone thinking of following the “little voice” inside that keeps urging a big career change. “Whether you jump now or later, this book will be
here,” Lewis wrote, “so you won’t have to jump alone.” Monster recently spoke with Lewis about how to go after the job — and life — you really want.
Q.
Your book lays out a four-step process for pursuing a whole new career. Could you briefly describe the four steps?
A.
The first one is listening to that little voice. At this stage, you may be trying to ignore it, but you find yourself more willing to, at least, consider doing something about it. In Phase Two, you’re deciding to take action — jotting down ideas and making a budget. You start tackling the nitty-gritty. Phase Three is what I call letting yourself be lucky. Once you have planned, dreamed and worried as much as you can, you’re ready to run with whatever comes your way from now on. No jump can be fully predicted or planned out before it’s made, so don’t try to get every detail nailed down. You’re going to find your luck. And in Phase Four, you’re pushing on with this jump — or toward your next one. You’re not looking back.

I believe the “little voice” is the honest and authentic voice you should listen to when it’s giving you the same message over time. In today’s world, we are bombarded with noise and distractions over every kind of medium and technology, so it’s hard to determine what’s worth listening to and what’s not. But if you distill it all down over time, there will be fewer voices, and perhaps only one, that remains constant. It’s the one you can’t shrug off or ignore — no matter how hard you try. As terrifying as it may be to listen to your deep inner voice, it certainly won’t be as terrifying in the long run as hearing it constantly, but never responding.
Q.
In all your conversations with fellow “jumpers,” what was the biggest obstacle they had to overcome at the outset?
A.
From what I’ve seen, the biggest hurdle is simply fear of the unknown. On the one hand, we know exactly what we’ll give up if we go for it: a certain income, a familiar routine, our current social status. But in pursuing something we care about, we know very little, if anything, about how it will go or where it will end. Yet, in my own
case and every single one of those I wrote about, it’s there in the unknown that your luck will be discovered. You just have to jump to reach it.
Q.
You’re now making a second jump, from squash player to author, and several people in the book have jumped more than once, too. How do you know when it’s time to jump again?
A.
I think as soon as something feels comfortable, set, certain and a bit mindnumbing, if we’re honest, it’s time to jump again. In fact, most people will reach that point in any dream they’re chasing. For me, it was while I was sitting on a flight to Bulgaria and thinking, “OK, I’ve done this, I’ve lived out my dream.” I’d just bought a domain name and was busy collecting stories for my blog, whentojump.com. That’s when I decided to write my book, which is the anchor to my broader, online platform that features monthly newsletters and weekly podcasts that include practical advice on following your dream as well as an online learning program. Right now, I’m focused on building this community of “jumpers,” so your journey might be crazy, but it won’t be stupid.
