Rising home prices and steadily increasing interest rates have pushed the average monthly mortgage payment up nearly 13 percent nationally over the past year, further challenging home buyers this spring, according to a new analysis released today by realtor.com, a leading online real estate destination. U.S. home listing prices on realtor. com have increased 10 percent year over year; while interest rates on a 30-year fixed-rate mortgage have increased

28 basis points during the same time period, increasing the monthly mortgage payment of a median priced home by an additional $168 a month. A realtor.com analysis of the top 20 housing markets revealed monthly mortgage payments have increased dramatically in five markets, where home prices are rising faster than the national average. The monthly mortgage payment for a median priced home will increase an average of $449 in Seattle, $378 in

San Francisco, $363 in Los Angeles, $242 in San Diego, $236 in Minneapolis, $213 in Atlanta and $130 in Denver. “Buyers can expect to see more of their paychecks go to their mortgage payments this year,” said Danielle Hale, chief economist for realtor.com. “Tight inventory has limited options for buyers and sent home prices soaring in many markets. Now, home buyers will also have to factor in higher mortgage rates.” “This spring’s home buyers will have

to decide: do they give up some desired home features to get into that lower price range, or do they dig deeper into their wallets?” she added. Although rising interest rates play a role, Hale said, the majority of the payment increase can be attributed to the housing market’s prolonged inventory shortage, which has pushed home prices above pre-recession levels in most markets. Millennials who have been slow to make the move to homeownership are finally starting to edge out older buyers. Last year millennials accounted for 36 percent of U.S. home buys — more than any other age group according to the National Association of Realtors. Baby boomer buyers were a close second with 32 percent of home purchases. Sales to millennial buyers would be even higher if there were more affordable properties available for first-time buyers, industry analysts say. “Realtors throughout the country have noticed both the notable upturn in buyer interest from young adults over the past year, as well as mounting frustration once they begin actively searching for a home to buy,” Realtors chief economist Lawrence Yun said about the latest profile of buyers. “Prices keep rising for the limited number of listings on the market they can afford, which is creating stark competition, speedy price growth and the need to save more in order to buy. “These challenging market conditions have caused — and will continue to cause — many aspiring millennial buyers to continue renting.” The Realtors study found that a typical millennial buyer had a household income of $88,200 and purchased a house with a median price of $220,000.

Almost half of the millennial homebuyers reported that they also had student debt with a median loan balance of $25,000, the Realtors found. High student debt had been identified as one of the top factors keeping renters from buying a house. First-time homebuyers made up just 34 percent of U.S. home sales last year, down from 35 percent in 2016. The share of first-time homebuyers has plunged from 2010 when they accounted for half of all home sales, according to the Realtors. Sixty-five percent of recent homebuyers said they were married couples. And 37 percent of homebuyers had children under age 18 living at home. The Realtors found that the nationwide average size for recently purchased homes was 1,870 square feet, with three bedrooms and two bathrooms. With rising mortgage costs and soaring home prices in many markets, homeowners are staying put longer. Recent buyers said they expect to live in their homes for a median of 15 years. And 18 percent say that they plan to never move. About 40 percent of the buyers said they previously rented an apartment or house. Another 12 percent said they previously lived with family or friends. 

How to answer the question, ‘What are your long-term goals?’ The way you discuss this topic could make or break the interview. Try these exercises to stay focused so you can clearly state your goals with ease.

How you envision your future is important to employers. They can tell a lot about the type of employee you think you are (or are hoping to become). That’s why one of the most common interview questions is, “What are your long-term goals?” Job seekers stumble on it for a number of reasons, said Julie Jansen, career coach and author of You Want Me to Work With Who? “A lot of people think of goals in terms of career progression,” Jansen said, “but employers aren’t asking whether you want to be promoted when they’re asking about your goals.” Other job seekers make the mistake of concentrating on salary goals, said Tim Cole, owner at career-coaching firm The Compass Alliance. “Saying what you want to be earning in a few years is a very ‘me focused’ response,” he said. Of course, how you answer this job interview question will depend on your industry and the position you’re applying for, but there are some general guidelines to follow when crafting your response.

RELIEVE THE EMPLOYER’S FEAR

DEMONSTRATE YOU’RE PASSIONATE

Most hiring managers are looking for employees that will stay at their company long term, said Priscilla Claman, president of Career Strategies Incorporated. “A lot of employers are still mentally recovering from the recession, and they’re concerned about employee retention,” Claman explains. Indeed, 55 percent of employers recently surveyed by Xerox HR Services said one of their biggest labor concerns is retaining top talent. Retention is a valid concern, considering not only the financial consequences of high turnover but also the fact that millennials change jobs, on average, six times from ages 18 to 25. Thus, “hiring managers want to know if you’re not just a match for the current year, but if you’re a match for the company in the long run,” said Cole. Therefore, your response should show you’re committed to working at the company for a while (e.g., “I look forward to growing with the company and making a large contribution to the organization”).

Employers want to hire people who are intrinsically motivated to perform well on the job. So, when describing your long-term goals, Cole said it’s important to underline what makes you want to go to work every day. (“What’s most important to me is finding a place where public service is important. I see that reflected here.”)

TIE YOUR GOALS TO THE EMPLOYER’S Hiring managers are searching for evidence that your goals align with the company’s goals, said Los Angeles executive coach Libby Gill. In turn, part of your interview preparation is to read up on the organization’s mission and values — and find spaces where your long-term goals overlap. (“You’re looking for someone with advanced computer skills. Being able to apply my computer skills and build upon them is important to me, and there seems to be opportunities to do that here.”)

FOCUS ON BUILDING YOUR BRAND AND THE COMPANY’S BRAND Developing your personal brand in the workplace is certainly beneficial, and “improving your brand and visibility in the industry also benefits your employer,” Cole pointed out. So, if one of your long-term goals is to become an industry expert, make sure you explain how your branding will further the company’s mission. (“I’m looking to gain a strong social media presence and start speaking on industry panels, which would improve the company’s reputation in the field.”)

PROVE YOU’RE A CULTURAL FIT Employers are looking for people who will integrate seamlessly into their culture — meaning your career goals should address this concern. Your best approach is to show how your personality and work style would fit into the office environment. (“My ideal workplace is one that values individual employees and encourages them to speak up and share ideas, and I see

that’s the type of culture you foster here.”)

SHOW YOU’RE A TEAM PLAYER Employers want to create collaborative workplaces, where employees get along and thrive together. Thus, your goals should show that you’re committed to building relationships with co-workers and creating a team environment. (“I think working in teams is one of the best ways to achieve better results. I’d like to continue to do that here.”)
