With existing inventories of homes for sale at 20-year lows and interest rates to match, there’s no time like the present to consider selling your home and building that new custom home you’ve always wanted. For many folks, getting started is the hardest part. The good news when working with Copperleaf Homes, is that we’ve already started for you! While most builders leave you on your own to make all of the decisions about what your new home should include, we’ve not only identified the majority of these high-end features and finishes, we’ve already pre-negotiated them on your behalf. Our philosophy is simple: If you’re going to pay to build a custom home, then you should know up front exactly what comes standard at that price. Why fall in love with a builders’ model home only to discover that what you are really viewing is a display of upgraded features exceeding both the list price of the home and your budget? With Copperleaf Homes you can know from the start exactly what comes included. There are no low quality builder-grade windows, doors and flooring that we both know will need to be upgraded. Instead you will receive standard items such as commercial grade windows and doors, high quality wood flooring and carpet, custom cabinets, ten-foot ceilings in the lower level (basement) and eight-foot high solid wood doors throughout, along with high-end tile, granite, hand troweled walls and even air conditioning! All standard. TRADITIONAL OR URBAN? While traditional designs will always remain en-
vogue, today’s buyers also are gravitating toward more modern or urban styles. Either option comes with its own set of beautiful preselected features and finishes. While the exteriors of traditional homes have a certain stucco-to-stone-to-timber ratio in their design, urban models are more about clean lines and leaner hardboard and flat stone finishes, often playing off of bright colors. Likewise, the interior finishes of traditional homes carry a deeper and more “earthy” feel with styled granite, wood and backsplash finishes, while urban décor is best marked by shades of lighter grays and whites with subtle combinations of each running throughout cabinets and countertops. Master baths are also clearly demarcated between the traditional and urban styles. An urban package will have free standing tubs and linear looks highlighted by white marble and high-end glass enclosures and fixtures while the traditional package carries with it the old world feels and textures of wood grain, tile or marble framed soaking tubs and framed mirrors. Standard urban packages also include wide linear fireplaces with raised hearths and more modern designs above versus the standard mantle and stone package of a more traditional design. As with all new custom designs, wider stairs add an entirely new dimension of feel and space that is sure to make a statement. Whether it is the urban look of floating stairs, steel cables and stylish treads or the traditional look inspired by CONTINUED ON PAGE 3
