When you first bought your home, it was just the right size. But with a couple of kids, some pets, maybe a relative living in the basement — now it doesn’t seem to fit anymore. Whether you’re bursting out of your house or your starter home is just starting to feel too tight, it may be time to move up to a larger home. Jumping in to the market to upsize might feel like a formidable idea, but trade-up buyers are generally in a good position. It’s true that the timing can be tricky, however the same forces that work against you as a buyer — tight inventory, rising prices — are in your favor as a seller. “Right now it almost feels like we have two separate markets,” Anne Marie Flynn, broker/ partner with The Platinum Group, Realtors said. “One under a half-million, which is really strong, and then the higher price points which are a bit more sluggish. The higher end homes are still selling, we’re just not seeing the same activity as the mid-range price points.” Additionally, the under $250,000 market is seeing many instances where multiple offers are happening. “This is why it really matters to have someone who knows what they’re doing helping you,” Flynn said. It’s prudent to think about long-term goals; is lifestyle the priority or is it more of an investment?

Some families buy a home or choose an area with lifestyle in mind, while others are more concerned with financial return in the future. Think about some of these moves as you contemplate selling your current house and finding one more suited to your current life. 1. IS BIGGER BETTER? Take into account more than just the size of the home. Analyze the layout, the neighborhood, schools, commutes, potential for future development and other factors. Newer homes may have more bedrooms or a finished basement, but do you lose out on the lot size, distance from work and schools or community perks? Consider higher costs in terms of maintenance, property taxes, utilities and home insurance, in addition to whether any renovations will be needed. 2. SELL FIRST Even in the current seller’s market, experts recommend selling your existing home first. You might have to rent for a bit, but that’s better than managing two mortgages at the same time. Continue shopping around while your home is on the market, hopefully you can move quickly when the right place turns up. “If you have to write a contingency offer, you

are really going to miss out,” Flynn said. “It’s better to sell first. There are a lot of people who don’t want to sell first and are trying to figure out ways to get around it, but it’s almost impossible to time it exactly right.” 3. DON’T OVERPRICE In this market it might be appealing to add a little extra onto your asking price to give yourself more purchasing power, but overpricing is still a bad idea. You need flexibility as well as top price, so your goal should be to draw the best and quickest offer giving you more room to negotiate. Home buyers have a surplus of information at their fingertips and know what values to look for. If it’s priced correctly, you improve your odds of getting the best outcome. “We recently had a situation where the seller wanted to list the home for a higher price than we suggested because of the strong buyer demand, so we agreed,” Flynn said. “An offer did come in, but it was low and ended up not coming together in the end. When the seller agreed to reduce the price, we got three offers right away and all of them were above asking price.” 4. NEW CONSTRUCTION New construction tends to have a longer time

frame, you don’t get into bidding wars, and you have breathing room before closing on the new mortgage. All you need to pay up front is a deposit — around 1 to 2 percent of the purchase price — but it gives you plenty of time to close on your current house. “New builds are always an option for buyers, and gives them more time,” Flynn said. “But people aren’t always aware that they end up paying more because construction prices have increased as well. And they forget to consider that even after the closing there will still be significant expenses for finishing touches such as window coverings, landscaping, fencing and more. Buying a home is a huge investment, probably the most significant purchase of your life. It’s not something you should do without preparation. Before you start on the road to homeownership, make sure you are ready. IMPROVE YOUR CREDIT SCORE A high credit score snags you the best deals. “Below 660 or 680, you’re either going to have to pay sizable fees or a higher down payment,” said Barry Zigas, director of housing policy for the Consumer Federation of America. A score of 700 to 720 will get you a good deal, and 750 and above will garner the best rates on the market. Pull your credit reports and make sure you’re not penalized for old, paid or settled debts. Stop applying for new credit a year before you apply for a mortgage. Keep the moratorium in place until after you close on your home.

FIGURE OUT WHAT YOU CAN AFFORD There are various ways to determine how much house you can afford. If you’re using an FHA loan, your monthly payment can’t exceed 31 percent of your monthly income. The FHA will let you go higher under some circumstances. For conventional loans, home expenses should not exceed 28 percent of your gross monthly income, says Susan Tiffany, retired director of personal finance publications for adults for the Credit Union National Association, or CUNA. Use Bankrate’s calculator to figure out how much house you can afford. Add to that other housing expenses such as taxes, insurance and utilities. Then, bank the difference between that total and what you’re paying now. SAVE FOR DOWN PAYMENT, CLOSING COSTS You’ll need to save between 3 percent and 20 percent of the house price for a

down payment. Your credit history and loan terms help determine how much you’ll need to come up with. For example, with an FHA loan, the down payment requirement can be as low as 3.5 percent. You’ll need a credit score of at least 580. Home loans backed by the Department of Veterans Affairs, or VA, require no down payment. Another cash expense will be closing costs. The national average for closing costs for a $200,000 mortgage is $2,084, according to Bankrate’s latest survey. If a big down payment is a hardship, look for down-payment assistance. Search online using the city name, the county name and key word combinations such as “down payment assistance,” “first-time homebuyers” or “homebuyer’s assistance.” Down-payment assistance often is based on location or reserved for particular buyers, such as first-time buyers. In a buyer’s market, you can negotiate to have the seller pay a portion of the closing costs.

BUILD A HEALTHY SAVINGS ACCOUNT Building up your savings, not just for a home, is very important. Your lender wants to know that you’re not living paycheck to paycheck. If you have three to five months’ worth of mortgage payments set aside, you’re a much better loan candidate. Some lenders and backers, like the FHA, will give you more latitude on other criteria if they see that you have a cash cushion. That money will also help pay for maintenance and repairs of the home. Most repairs are sporadic, but bigticket fixes such as a new roof or water heater can come up suddenly and drain your budget. A good rule of thumb is to assume that you’ll spend 2.5 to 3 percent of your home’s value each year on upkeep and repairs. If you buy a $250,000 home, aim to save $520 to $625 per month. GET PRE-APPROVED FOR A MORTGAGE Before you start house shopping, you

should get your financing in place. “The No. 1 thing is (homebuyers) better have everything in order,” said Dick Gaylord, of Re/Max Real Estate Specialists in Long Beach, California, and a former president of the National Association of Realtors. Gaylord says you should get a mortgage preapproval “before you walk through the first house.” Otherwise, “How do you know how much you can afford?” BUY A HOUSE YOU LIKE Short-term homeownership can be expensive, depending on how much you put down and what it costs you to sell your old house and move. During the early and oftentimes rain-drenched days of spring, it can seem like there may never be a time when plants will struggle to get their share of water. But drought can affect any area and arid climates in particular. Ensuring gardens can survive drought takes patience and forethought. Drought can be particularly troubling for avid gardeners because it can wreak havoc on lawns and gardens. In addition to causing changes in the physical appearance including wilted, dried out leaves and stalks; drought can weaken the integrity of plants. This makes plants more susceptible to disease and attacks from plant-preying insects, according to Better Homes & Gardens. In addition, it can take years for plants to recover from drought. So what can gardeners do? While they may not be able to prevent damage to plants from drought, gardeners are not helpless.

WATER WELL INFREQUENTLY Get plants used to a thorough watering every week or every other week. This will help develop strong, deep roots rather than shallow ones that will need frequent watering to thrive.
